Diving into Mortgage Myths with
Rita
Bigger banks offer better rates – a myth.
Often times, bigger banks can offer better rates, but not always Every situation is different, and rates will sometimes be better with banks and occasionally better with smaller lenders It is important to talk to a reputable mortgage professional to understand the different mortgage products, terms, and offerings and to find your best rate
You need a minimum of 20% down to qualify for a loan – a myth.
There are loan programs as low as 0% down available for qualified customers to utilize, and it depends on the situation, which is why it is so important to have a knowledgeable mortgage professional to help guide you through the process
It’s difficult to get a loan in 2024 – a myth.
The loan process is no different than it was a few years ago
The perception that loans are difficult to get is because customers may not qualify for the same amount they did two years ago when the rates were less than half of what they are currently

“The purpose of Feng Shui is to harmonize you with your surrounding environment.”
ELEMENTS
FENGSHUI 5OF USING THE TO CREATE YOUR IDEAL HOME
While on the hunt for one’s dream home, there are a multitude of factors that impact our decision as a buyer One of the factors that David Cho, our Feng Shui master, thinks should be at the top of your list is Feng Shui Originating from China years ago, the purpose of Feng Shui is to harmonize the individual with their environment, in can maximize the positive influence on one’s health, deepen relationships, and even increase your wealth David recommends that all buyers analyze the interplay between these key areas in your home and the five elements to determine whether the home is the right fit…and what elements can be added to create balance.
11
David tells us that there are five core elements of Feng Shui which impact a home:
Wood 1
Picture a home embraced by a thick canopy of trees, where the air is filled with the promise of growth and rebirth Wood symbolizes life and expansion, making it ideal for environments that promote creativity, inspiration, and personal development Look for homes with several natural wood features in their architecture or surroundings, such as, hardwood flooring, beams, or large gardens to ensure your space is a sanctuary for flourishing and rejuvenation
Fire 2
Fire represents energy, passion, and transformation, so it's perfect for areas that encourage action, creativity, and social interactions. Imagine a home filled with the warm glow of sunshine spilling through windows and sparking the flames of vitality inside. If that kind of ambiance is what you're looking for, seek homes with sufficient natural light, bold colors, and comfortable fireplaces that invite your friends and family to gather.
Water 3
Seek homes with flowing layouts, reflective surfaces, and soothing water elements that whisper tales of serenity to embrace the concepts of flow and flexibility Adding water features such as fountains, ponds, or aquariums enhances the beauty of your home and can provide a sense of tranquility that soothes the mind.
Metal 4
Amidst the keen energy of metal, it can help you focus and simplify your efforts, by supporting you to achieve your goals with clarity and accuracy Imagine a home with elegant metal accents and minimalist design with soft colors that are clutterfree, crisp, orderly, and disciplined in structure That's the kind of home one should seek where the environment can guide your daily actions purposefully
Earth 5
A home balanced with Earth's energy is solidly rooted in the ground, providing a sense of strength, stability, and security in the face of life's uncertainties. These homes typically have solid foundations, neutral color schemes, low, flat surfaces, and spacious, well-organized interiors.
Through David’s lens, we’ve come to learn that our homes are more than just physical places. They represent our inner selves and the energy we want to nurture. Remember to honor the interaction of these five elements and their significant impact on the energy and atmosphere of your future space. Whether it is the energy of wood, the passion of fire, the solidity of earth, the clarity of metal, or the flow of water, may your home become a haven of balance, harmony, and peace.

Art Color of : The
Elevating Home Value and Lifestyle Through Design
In the realm of luxury real estate, the power of color transcends mere aesthetic appeal, becoming a pivotal tool in adding value to a property. At our company, we understand that color is not just a design choice; it's an emotional language that speaks to the essence of home living Through strategic use of color, we not only elevate the value of the homes we curate but also enrich the lifestyle of those who inhabit them
This article delves into the creative application of color, exploring its psychological impact and design philosophies that guide our approach to transforming spaces
16
The Psychology of Color
Color psychology plays a foundational role in our design strategy Each hue invokes a unique psychological response, influencing mood and even behavior! For example, blue, often associated with tranquility and clarity, is perfect for bedrooms where calmness is important! Alternatively, vibrant colors like yellow can inject energy and optimism into a kitchen or dining area, promoting social interaction and culinary creativity.
Understanding these subtle impacts allows us to craft environments that not only appeal to the aesthetic senses, but also cater to the emotional well-being of the homeowners. By thoughtfully selecting colors that resonate with the desired ambiance of each space, we ensure that our homes are not just places to live but sanctuaries that enhance daily life
Color Design Philosophies of The Sharp Group
Our approach to color is guided by a blend of timeless philosophies and innovative trends We draw inspiration from a variety of sources, ensuring that every home we design is both unique and resonates with potential buyers!
One key philosophy we adhere to is the idea of balance. We strive for a balance that feels both organic and deliberate. This might mean employing a monochromatic scheme to create a serene and cohesive space or embracing contrast to add depth and vitality to a room.
Another aspect we consider is the concept of color blocking, which involves using contrasting colors to define spaces within a home This modern technique can transform a room, making it feel more spacious, dynamic, or even more intimate, depending on the chosen colors It’s a bold way to inject personality and character into a space!
17
Enhancing Value Through Color
At the intersection of color psychology and design philosophy lies our ultimate goal: to enhance the value of the homes we work with This value is twofold, encompassing both the monetary worth of the property and the intangible lifestyle value it offers to its inhabitants
From a financial perspective, homes with thoughtful color schemes often stand out in the real estate market. They attract a broader range of buyers and command higher prices, as they offer something beyond the standard palette of neutral tones. This differentiation is crucial in luxury real estate, where uniqueness and character can significantly influence a property's market value.
On a more personal level, the careful selection and application of color transform a house into a home, enriching the lives of those who dwell within its walls A home that reflects its occupants' personalities, tastes, and desires becomes more than just a place to live it becomes a source of joy, comfort, and inspiration
Our approach to using color in home design is both an art and a science. By leveraging the insights of color psychology and adhering to thoughtful design philosophies, we not only enhance the aesthetic appeal of a property but also its emotional resonance and market value.
At The Sharp Group, we believe that a home should be a reflection of its inhabitants' aspirations and a canvas for their lives Through the strategic use of color, we turn this belief into reality, creating spaces that are not only visually stunning but also deeply meaningful

The of BALANCE Beauty
Bilateral Symmetry:
The Art of Symmetry in Interior Design
efers to the ents or features by creating hetically pleasing armony and cture to modern metry can be styles to transform asterpiece Let's y within interior ance, impact, and
Symmetry can be achieved through various methods, each contributing to the overall aesthetic appeal and functionality of the design. Here are the two most common types of symmetry in interior design:
This form involves arranging elements in a space in a mirror-like fashion along a central axis This creates a sense of equilibrium and order, commonly seen in classical and traditional interior styles For example, a room with identical furniture and decor placed on either side of a fireplace or doorway exhibits formal symmetry.
Radial Symmetry:
In radial symmetry, elements radiate outward from a central point in a consistent and balanced arrangement This form is often used in designs where a focal point is emphasized, such as in grand entryways, circular dining tables, or chandeliers with symmetrically arranged arms extending from a central light source
33
The Power of Symmetry
Symmetrical design not only captivates the eye but influences how we feel within a space
Sense of Balance and Harmony:
By evenly distributing elements by size, shape, color and even texture with bilateral symmetry, the eye and therefore the brain register a sense of balance and order This can promote a sense of calmness and elegance, promoting overall well-being Using radial symmetry to draw the eye to a focal point can have a similar effect by creating a sense of organization and cohesiveness
Perceived Size and Proportion:
By aligning elements along central axes or focal points, the eye is drawn to the negative spaces which creates an illusion of openness, which can make your home feel larger and more inviting. This enhanced sense of space and proportion contributes to a feeling of freedom and expansiveness, promoting a positive mood.
Sense of Order and Cohesion:
Symmetrical design, with its structured framework, has the added effect of creating a sense of intention and equilibrium Without the chaos of clutter, your home will have a sophisticated tranquility synonymous with luxury living
Applying symmetry in interior design can be as extensive as balanced window placement, an even number of exposed ceiling beams, and matching built-in shelves on either side of a fireplace It can also be as simple as lining up books by height and sandwiching them with bookends, or putting twin nightstands and lamps on either side of your bed
Whether you're a design enthusiast seeking inspiration or a homeowner embarking on a decorating journey, the timeless allure of symmetry awaits, promising to transform your living spaces into havens of beauty and equilibrium Our goal at The Sharp Group is always to have your home enhance your well-being and elevate your lifestyle, and ensure that your sanctuary reflects who you are and how you want to live.

Our summer isn't complete without a trip to Webb Ranch for berry picking It’s a perfect way for the kids to see where their food comes from, all while having fun in the sun!
Rossotti's Alpine Inn is 5 minutes from Webb Ranch so it’s a must-stop for us on a family outing They have lots of food and drink options with plenty of picnic benches and outdoor space, it’s very kid-friendly! Fun Fact: Rossotti’s Alpine Inn is the second-oldest continually operating tavern in California!
Mints & Honey is our go-to for a cozy family brunch. It’s one of those places that truly has something for the whole family, and I never need to convince them to want to go! The waffles and fruit are my boys' go-to order!

Rossotti's Alpine Inn, Portola Valley Mints & Honey, San Carlos
For those days when my boys need to burn off some energy, we head to Ninja Republic. It's a great place for my older guy, Nicholas, who loves to jump, climb, and swing like a real ninja. I actually have worked from here too! They have tables set up for parents and free Wi-Fi! Note to parents: there is a minimum age for this activity and my youngest, Wes, has yet to experience Ninja Republic but he will soon!

The Reading Bug, Ninja Republic, San Mateo
San Mateo San Carlos Antoine’s Cookie Shop,
Antoine’s cookies are a must for any Peninsula family Just one bite, and you’ll know why both kids and us adults can't get enough!
I love this local, independent bookstore! They host weekly events, like outdoor story time, or special events where they have host authors of children's books My boys are very active, but this Peninsula gem is a calmer space for kids where they can engage their imaginations

Vista Park, Hillsborough
Vista Park in Hillsborough is amazing, so amazing in fact, that we hosted Wes’ 3rd birthday there! There are so many great parks near us, but I’ve come to find that our family loves the smaller parks like Vista Park The larger ones are always so busy, that we’ve made it a family mission to explore small local parks in the surrounding neighborhoods Borel Park and Paddock Park in San Mateo are also on our list of favorites We also love the great outdoors and often explore the many trails close to our home Waterdog Park in Belmont, Bay Trail, and HMB-Purisima Creek Redwoods Preserve are among our most frequented!
Palmetto Superfoods, Burlingame
My boys, like most kids, love their treats so when I cave to desires but am health conscious, we make our own acai bowls at Palmetto Superfoods. It's fun and delicious and on the healthier side.

Bowling in San Mateo
Bel Mateo has a classic, old-school bowling vibe that is nostalgic in all the best ways and Pinstripes has a more upscale ambiance with great bites! Bowling is a family activity for us and my boys love playing outside of Pinstripes at the North Block at Hillsdale Shopping Center The turf is great to run around on and the boys love climbing and jumping off the rocks - although I'm always terrified!
Alpha Acid Brewery & Tasting Room, Belmont
We are foodies and this low-key brewery and eatery is family-friendly! Great beer for us and Pinball and Pacman arcade games for the kids What’s unique about this place is that you can bring in your own food, but they also host a food truck daily Our favorite is the Shmash’d Burgers truck!
As a local realtor and a mom who treasures the Peninsula's community spirit, I understand how crucial it is to find a neighborhood that fits not just your lifestyle but also your family's needs Exploring the Peninsula has made our family life richer and more enjoyable I hope these spots bring as much joy to your family as they have to mine Happy exploring!
