As we look back at the third quarter of 2024, buyers began with their “out to lunch” signs displayed The market felt unusually quiet, with inventory levels at historic lows throughout July Major factors like the National Association of Realtors (NAR) August Settlement dominated the conversation, but at TSG, we took a proactive approach We advised our clients to pause their home search, hit the road, and enjoy the summer while the market settled With inventory so low and uncertainty in the air, it was the perfect time to recharge and wait for better opportunities
Inventory Trends: A Closer Look at Q3 Shortages
While our clients took our advice to step away and recharge, the numbers revealed just how tight the market had become. In key Mid-Peninsula markets, the story was clear: inventory was dramatically lower than the previous year, creating a slower start to Q3 Burlingame, often buzzing with activity, saw listings drop by a staggering 73 1% Hillsborough, with its luxury appeal, dipped 24 2%, while San Mateo and San Carlos declined by 25% and 52 9%, respectively
This occurrence wasn’t just a seasonal lull it was a market grappling with scarcity, leaving buyers with fewer options and reinforcing our strategy to wait for better opportunities ahead
The Turning Point: August and the NAR Settlement
While the much-discussed NAR Settlement loomed over the industry, many hoped the Federal Reserve’s next meeting might bring relief through an interest rate cut Still, in the first half of August, the market saw little movement as families wrapped up summer vacations and returned home to settle into the back-toschool routines
But here’s the turning point: by the third week of August, the market began to wake up Inventory was still tight, but more homes started appearing as agents and clients, including those at The Sharp Group, began preparing for the Fall selling season Things kicked into full gear by Labor Day, and this year, it didn’t disappoint

When The Sharp Group took on the challenge of modernizing this beloved property, it wasn’t just about a superficial facelift For TSG, transformation means elevating both form and function, creating spaces that enhance not only the beauty and lifestyle of the home but also its market value Imagine the magic required to transform a home sold for $4 5 million last year into a masterpiece now commanding over $8 million just a year later This is the essence of The Sharpie Touch a fusion of talent, expertise, and connections that brought this historic gem into a new era of luxury living
To truly grasp the magnitude of this transformation, you first need to understand the original essence of the home and the incredible thought that went into reshaping it. When you stepped through the front door, a segmented entryway greeted you. While charming, this entryway hinted at a design frozen in time. Moving further into the home, the dining room once a marvel of 1941 design seemed to stifle the flow of space, its walls blocking natural sightlines and leaving the heart of the home disconnected. What is a “Halloween Candy Buyback?”
The idea became widespread in 2013 through a program marketed as a popular way to get rid of extra sugar. More than 2000 dentist offices have registered since! In return for your child’s candy, businesses may offer cash, toothbrushes, coupons, food, and more.
Many places, including some of the dentists that our own little Sharpies visit, offer a buyback program or an incentive for kids to indulge consciously And what happens to the candy?
In most cases, these offices usually donate the excess candy to children who cannot celebrate Halloween for one reason or another or to troops overseas who don’t have access to the sugary goodness we take for granted every October 31st. Non-profit programs like Operation Shoebox or Troopathon provide care packages for our troops overseas and send off mounds of candy to our military men and women!
