Q: “When I list my home, should I price it a little higher so I have room to negotiate?”

It’s a common strategy for sellers to want a little “wiggle room,” but pricing too high at the start can actually work against you. Buyers today have access to more data than ever, and they can quickly tell when a home is overpriced When that happens, fewer buyers schedule showings and without strong initial activity your listing loses momentum.

A home that sits on the market longer than others in the neighborhood starts raising questions. Buyers begin to wonder if something is wrong with the property, and that doubt gives them more negotiating power. Ironically, a too-high price often leads to lower offers and bigger price reductions later.

When a home is priced correctly from the outset, it attracts more qualified buyers, creates a sense of urgency, and often generates multiple offers. That competition is what drives prices up, not artificially padding the list price.

My goal is always to help you get the highest possible price, and strategic pricing is one of the best tools we have. By analyzing comparable sales, active competition, condition, and current demand, I help sellers position their homes to stand out and capture the strongest offers the market will support.

In short, listing high to “leave room to negotiate” sounds tempting, but a well-researched, market-driven price usually leads to a faster sale and a better final result.
