6. Sellers Consultation/ Staging Ideas Shared
The Logan Home Group will schedule a face to face sit down meeting in your home at a convenient time for you to discuss what to expect throughout the transaction, along with how we can stage your home We can also arrange for one of our staging companies to come view your home for a consultation at no cost!
5. Sign Placed
Signs will be strategically placed on your property to ensure the public is aware that your home is for sale. Our third party company will arrive between 24-48 hours and place the sign in the marked, agreed upon location(s). This simple step will increase inquiries on your home.
4. Photography Appointment
We will work with to set up a time to take photos of your home when it works best for you. We have a preferred professional photographer and we can usually accommodate appointments within 2-3 days, or based on your schedule.
3. Lockbox Placed
A lockbox will be placed on your home at the time of photography appointments It is called Sentrilock and it ensures your safety and security during the viewing process of your home sale. More details on Sentrilock to follow!
2. MLS Preparation
We will now review the listing details, edit photos, and create a vivid description of your home from information gathered throughout our conversations and appointments so that your home is ready to go active on the MLS.
1. Your home is now LIVE!
Once the home is Active on the MLS, you will begin to receive showing requests from our ShowingTime service. This is a 1-800 number that can either call, text, or email you in order to confirm showings. We will have a plan in place for what will work best with your schedule to accommodate any showings

This will incur the best outcome for you and the sale of your home. Professional stagers can be brought in upon request.

Home Showings Now Begin!
First showing request: Scheduled!
Now it's time to prepare your home for buyers to walk through. We suggest sellers are not present during this time so that potential buyers have the ability to envision themselves living in the home. All buyers will be accompanied by a licensed Buyer's Agent during these showings.
THE GOLDENRULE FORLISTING: YOU MUST CLEAN, DEPERSONALIZE AND DECLUTTER
Personal documentation needs to vanish. Lock it away and shred what you don't need. Remember to include photos, mail, calendars and medications.
Air fresheners are a quick and simple way to freshen up the place. Place any dirty dishes in the dishwasher and take out the trash.
Lock away animals if you ' re unable to take them with you for showings
Make all the beds every morning so you ' re prepared for any surprise showings, and fluff any pillows.
Any paperwork regarding recent home updates should be left available on the kitchen counter for the buyers to review.

The lock box placed on your home is called a SentriLock. SentriLock uses bluetooth technology to ensure only licensed realtors are accessing your home for showings. SentriLock documents the time a showing begins, and exactly who opened the box as well. If you ever need to personally access the SentriLock, your agent may be able to provide you with a one-day code.

Home Showings & Receiving Feedback
What can you expect?
We use an appointment request system, ShowingTime. As soon as your home becomes available on the MLS, agents may then begin requesting appointments through the system. We can cater to your needs in terms of only allowing showings during certain periods of time, a required amount of hours notice or even restrict the appointments in the case of something coming up that would not allow for showings. The options are endless and once we are ready, we will get all of these options covered with you.
ShowingTime automatically requests buyer feedback once the agent has concluded their viewing appointment. Feedback is vital to successful showings, as it is always great to hear how buyers are feeling about your home. We can then make easy changes if necessary. In the case of no feedback received within the first 24 hours of the email being sent to the buyers agent, our client care specialist will then reach out to the buyers agent and make it their priority to ensure that feedback is submitted.

WHAT TO EXPECT WHEN YOU RECEIVE AN OFFER
Congratulations! You've received an offer on your home! Depending on the activity on your property, we may suggest handling the offer in a few different ways:
Highest & Best Situation: showings are abundant, interest is high and there are multiple offers. We will set a deadline for the highest and best offer. This will require offers to be submitted by a certain date and time. All buyers will know this date and ensure their home showing is prior to, and agents will have their offer submitted accordingly. We will review all offers together and you will decide which offer is most appealing with us explaining every step of the way.
Accept/Counter/Reject: When an offer is received you have three options. Accept- meaning you are content with this offer, showings will stop and all contract items in agreeance will be met.
Counter- this would appeal to a person who is almost happy with what's been offered. We would submit a counter to the agent writing the offer for their clients, revising some contract items to your liking. We can counter as many times as both parties remain interested.
Reject- this option would be the route if terms are not going to meet your needs. We do not have to counter every offer, and if it doesn't seem to work at all, you would advise us that you're not interested in that offer and we would simply reject.
