Welcome A warm welcome to the August 2018 edition of the Castle Point Local Business Guide. We’ve had some fantastic weather recently and so why not visit some of the lovely gardens that we have on our doorstep. Our feature ‘ Gardens in Essex’ on page 6 will give you some great ideas of where to go. In our regular ‘What’s On in Castle Point’ on pages 16 and 17 we feature a Heritage Talk on the ‘History of Stibbards’ the local Funeral Director, an Essex Summer of Art at the Old Fire Station in Hadleigh, a Coffee Morning, a Poetry Reading, the Dutch Cottage Museum’s 400th Anniversary Garden Party and the Hadleigh Community Summer Fayre. Plenty for everyone to enjoy! In our regular Acres Way feature (pages 10 and 11), we are really pleased that both Jerry the Labrador and Oscar the Boxer Cross that we featured last time have now found new loving homes! Unfortunately, Bear the Rottweiler Cross is still currently at Acres Way awaiting a new home, so we are featuring him again this month, along with 2 new dogs needing new homes. Within our Community section this month we focus in on the Hadleigh Summer Fayre (page 8) which is being held at John Burrows Recreation Ground, Rectory Road in Hadleigh with live music, arena displays, beer tent, bouncy castle, face painting, BBQ, craft & game stalls, international food area, savouries, cakes and sweets. We also have a feature about the history of the Kynoch Hotel on Canvey Island (page 18), the Castle Point Bowls Club (page 24) and volunteering opportunities with local charity CAVS (page 21). Our regular financial expert Martin Lamb from Joseph R Lamb Financial Advisers provides his regular contribution (centre pages).

Working for the Community

Can you help Re-Home a Dog from Acres Way Kennels? Adopting a Dog If you think you can offer a dog a good home, the firs thing you need to do is to go down to the kennels, select a suitable dog you like, take it for a walk and see how you get on. Some people and dogs just don’t get along, so before reserving a dog, the Acres Way staff would need to see if you suit each other. If you have children, or another dog, they recommend that you bring them with you, to make sure that everyone will get on. Once you have visited the dogs, and hopefully found one that matches your lifestyle and expectations, a member of staff will arrange a convenient time for a home check. These are usually carried out within 2 or 3 days of your visit and take about half an hour. Once the home check is complete, you’ll

be able to collect your dog. You will need to bring with you some identifiction showing your current address, and the £130 adoption fee. Their staff will be on hand if you have any questions, and will be able to guide you through the adoption process. All the staff and dogs at Acres Way look forward to seeing you.

Re-Homing Update We are really pleased that both Jerry the Labrador and Oscar the Boxer Cross that we featured last time have now found new loving homes! Bear

- Rottweiler Cross  Aged 4 years

Loves : His food. Looking for : Bear is a lovely lad and a gentle giant. He can be very nervous of new people but once he knows you he becomes your best friend. He wouldn’t be suitable with children and would need to meet other animals within the household if he needed to live with other pets

Daisy

- Staffie Aged 7 years Loves : Lots of fuss and attention . Looking for : Daisy is a lovely little Staffie who is looking for a quiet life and comfy home. She is ok with children but due to not getting on with other dogs we would not have here with small children. She also may suffer with a little separation anxiety.

Arnold

- Shar Pei  Aged 2 years

Loves : Lots of attention and his food. Looking for : Arnold is quite a quiet lad who enjoys his food and a good walk. He has tested well with other dogs but would recommend he meets any other pets in the home. He would not be suited to a home with small children as he can be quite lively at times.

Money Guidance I have written several articles about Pensions following the dramatic changes Pensions Freedoms have made. To recap personal pensions are now much more simple, and very flexible long-term savings accounts. The only limitation for most is that they can’t currently be accessed until age 55, but if you could access it earlier you might end up with no pension! Tax relief is given on contributions at your marginal rate of tax, for high earners this is simply too attractive to miss, and for basic rate tax payers there are still long-term advantages. Pension funds accumulate free of capital gains or income tax, 25% of the total fund can be accessed tax free, the balance is taxed as income when you draw it, but most should be earning less in retirement so the income tax due on it should be less than the tax reliefs given. In addition, pensions are normally free of inheritance tax. If you run your own business and your business pays your pension contribution this is normally all set off against corporation tax as well, so you can extract money from your business into your own pension account free of corporation tax, income tax and national insurance. If you are happy to tie the money up to age 55 it really is a ’no brainer’ mathematically. Remember that after 55 (57 after 2028) you can access as much of your pension as you wish and when you wish. You can use the 25% tax free part as ‘income’ and draw it down without any tax until it is exhausted, and you could draw up to your income tax allowance from the taxed part of the pension, if you don’t exceed the allowance this will also be free of income tax. Pensions now really are just too good to miss out on, especially if you are a higher rate or additional rate tax payer. There is some confusion in the savings market however, as a Lifetime ISA broadly replicates a pension for basic rate tax payers. There is no tax relief on contributions, but the entire fund can be withdrawn without income tax and you can access them earlier than a pension. They are subject to certain limitations, but they do make sense as a form of long term savings. However, things may be about to change. The Government are looking to raise more money and are unlikely to want to borrow further. As economic growth is somewhat slow at the moment it is almost certain they will raise it from taxation but will want to limit 14

direct tax increases so tax preferred savings may well be in for a change. In fact, the Treasury Committee have very recently suggested simplifying the savings market by scrapping Lifetime ISA’s and limiting the attractiveness of personal pensions as they spend £billions on tax reliefs, mainly for higher earners. At the moment you can pay up to £40,000 a year into your pension if all your earnings total less than £150,000 per year and get tax relief at your marginal rates. The Treasury Committee are also proposing to reduce the £40,000 and to have a flat rate of income tax relief, (maybe 25%?). This will be fairer to lower earners as they will have an increase in tax relief and should encourage more to save, yet 25% tax relief is still attractive enough for higher earners to want to continue saving for later life, albeit with less available allowance if the £40,000 is reduced. Currently if you have not used your full pension allowance you can claim it back for three previous years, so potentially you could pay £160,000 in this year if you have made no pension funding. This facility could also be reined in by either limiting the years or limiting the carry forward amount to whatever the new reduced annual limit may become. Or by scrapping it all together! These proposal, or similar have been kicked around for some while now and look increasingly likely, as they are getting more support within the Government. So if you have any spare cash to invest to age 55, especially if you run your own business and are sitting on more cash than you need to trade and are limiting your drawings to reduce income tax, now may be an opportunity to extract money from your business more tax efficiently than any other method. Don’t wait until the Autumn statement if this is the case, seek advice or this massive tax saving opportunity may well be lost.

History of Castle Point

The Hotel Kynoch - Canvey Island

T

he Hotel Kynoch (right) was located approximately 800 yards east of the Lobster Smack on Haven Road. As the sign on the side of the building in the photograph above shows, the Hotel Kynoch was built in 1900. It was built by the Kynoch Dynamite Company which was based on the other side of Hole Haven Creek in Kynoch Town - now known as Coryton. Hole Haven Creek was an important place for the Kynoch Dynamite Company. Although the shipping of explosives bound for London had been banned beyond a certain point by the Thames Conservators, the Dynamite Company had been licensed to moor storage hulks in the creek - against the wishes of the Commissioners of Canvey. More than a dozen hulks were moored between Hole Haven Point and Pitsea, gunpowder being transferred from them to barges and then caves in Benfleet Creek.* Kynoch’s bought approximately 240 acres of land at Brickhouse Farm on the south west side of Canvey Island in order to build the hotel to accommodate their directors and business associates. The hotel proved to be an expensive investment and whilst the initial building estimate had been £2,500, a total of £7,000 was spent by the end of 1900 and opening was delayed until 1903. The Hotel, although a very pleasant residence, was quite isolated and it’s only access was via a track running below Brickhouse Farm along the Seawall. A roof terrace

18

was provided giving a fabulous panoramic view across the Thames Estuary and enabling guests to view passing shipping An elevated walkway led to the sea wall. The first recorded manageress of the Hotel Kynoch was Mrs Annie L. Bee. She was replaced in 1909 by a Mr James Went who later went on to become the landlord of the Lobster Smack. Subsequent hotel managers were Douglas Hemus and Edward Hibbert Smith. The hotel continued to run until the mid 1930s. During the war, it served as an army billet and then became the offices for the London and Coastal Oil Wharves. Sadly, this magnificent building was eventually left to fall into disrepair and was demolished around about 1960.
