TESTIMONIAL

We first met Nutan thirty years ago when our children attended school together. Over the years we have seen how active she is in our BloorWest/Swansea neighborhood. When the time came for us to make the difficult decision to sell our parents home that our father built thirty six years ago, it was without hesitation that we reached out to Nutan. Her professionalism and compassion was appreciated as she guided us through the sale of our family home. We were impressed by her expertise and prompt response to any of our questions and concerns. We highly recommend Nutan. - Ronald, Jeannette, Sandra and Susan

Ana Santos and Sara Branco are an amazing real estate duo! My wife and I had been anxious about beginning the search for a new home given all the horror stories we had heard about bidding wars and escalating prices. We lucked out when we chose this team to help us in this search. Ana and Sara had helped our parents out in the past and we were impressed with their knowledge of the area as well as their vast networking capabilities. In the matter of four visits to different homes, we were ready to place a bully offer on a home we liked. When going for a second visit to that home in order to prepare the offer, there was another listing that came to market that also ticked all of our boxes. Proactively, Ana set up an appointment for us to go see that house right after. Good thing she did, because before we went to sleep that night, we had put in an offer for that home that was ultimately accepted. It didn’t end there fortunately for us. As soon as that offer had solidified, Ana also had a private buyer set up to come see our current property. Three nights later, that home was also sold! We couldn’t have been happier as this team made the process seamless and not to mention very prompt. We will definitely refer Ana and Sara to any one of our friends and family as they are professionals in what they do!

4 Tips to

PREPYOUR HOUSE for the Real Estate Market.

Whether you're selling or renting, it's important that your home looks fresh and makes a good first impression with potential buyers or renters. Here are some tips to add value with little effort.

Paint outdoor trim The elements can wear down painted surfaces over time making them look tired, but a fresh coat of paint can go a long way toward making your home stand out. Remember, the buyer's first impression is extremely important. Try painting your outdoor trim and window shutters black to add drama to your exterior. Preparation is equally as important outdoors as it is in, so use a quality painter's tape like Painter's Mate Green to protect windows and ensure a flawless finish. It can be used on many different surfaces and delivers excellent results, without the premium price point.

Swap out hardware Upgrade the hardware around your home — including doorknobs, drawer pulls and faucets — for an easy, stylish update. Enhance your kitchen cabinets with brushed nickel knobs to complement the moulding of the cabinetry to give the space a vintage look. A great choice for modern and contemporary kitchens is elongated stainless steel drawer pulls that enhance clean lines.

Refresh trim & baseboards Clean up your baseboards and trim with a coat of paint to add new life into your home. A classic white works well as a no-fail option. White works well with both neutral and coloured walls for basic trim as well as more elaborate moulding styles. Painting your baseboards is one of the top projects you can do and guarantees maximum results with only minimal effort. Begin by masking off the lower edge of the wall right above the baseboard to ensure a faster and cleaner paint job.

Neutral colours in common areas Instead of giving in to the urge to replace everything in your home, consider some quick paint projects for your living room or kitchen to show off what you already have. A fresh coat of light-coloured paint helps the buyer envision themselves in your home, versus bold colours that may not fit their personal style. RECIPE

RECIPE TIP

A GREAT CATCH

Tacos

The leftover pickled red onion will keep in your fridge for up to two weeks. Use in salads and sandwiches – you can even use the pickling liquid in salad dressings and savoury cocktails.

DIRECTIONS STEP ONE FOR THE PICKLED RED ONION: Pack red onion snugly into 1-cup (250 mL) canning jar with tight-fitting lid. Bring vinegar, sugar, coarse salt, peppercorns, mustard seeds and 1/2 cup (125 mL) water to a boil in small saucepan. Carefully pour mixture over red onion; cover with lid and screw on band to seal. Let stand at least 20 minutes. You can make this ahead and refrigerate for up to two weeks. STEP TWO FOR THE SLAW: Stir together fennel, mayonnaise, lemon zest and juice, sugar, salt and pepper in bowl. Stir in 2 tbsp (30 mL) chives. Set aside.

TACOS ARE ALWAYS A WIN, BUT LOBSTER TACOS WITH A CRUNCHY POTATO-CHIP TOPPING? NOW THAT’S JUST GENIUS. Look for lobster tail skewers that are prepped for you and ready to grill, so you don’t have to worry about the messy business. Whip up the pickled red onion ahead of time to get these tacos in your belly even faster.

LOBSTER TACOS Prep Time: 30 mins | Cook Time: 25 mins

INGREDIENTS FOR THE PICKLED RED ONION • 1 small red onion, thinly sliced • 1/4 cup (60 mL) cider vinegar • 1 1/2 tsp (7 mL) granulated sugar • 3/4 tsp (4 mL) each coarse salt, black peppercorns and mustard seeds

10

FOR THE TACOS • Half fennel bulb, cored and very thinly sliced • 3 tbsp (45 mL) mayonnaise • 1 tsp (5 mL) grated lemon zest • 1 tbsp (15 mL) fresh lemon juice • 1/4 tsp (1 mL) granulated sugar • Pinch (0.5 mL) each salt and black pepper • 3 tbsp (45 mL) chopped fresh chives, divided • 1 pkg (200 g) PC lemon and butter grilling lobster tail skewers • 4 corn tortillas • 4 to 6 plain thick-cut or kettle-cooked potato chips, lightly crushed

STEP THREE Preheat grill to medium. Oil grill. Arrange lobster skewers, shell side down, on grill. Cook, lid down, 22 to 24 minutes, turning once, until opaque throughout. Remove lobster meat from shells and skewers. Cut each tail into four pieces; keep warm. STEP FOUR Grill or pan-fry tortillas over mediumhigh heat, turning once, until slightly puffed and lightly toasted; 30 seconds to 1 minute. Transfer to serving plates. STEP FIVE FOR THE TACOS: Top tortillas with fennel mixture and lobster, dividing evenly. Top each with 1 tbsp (15 mL) drained pickled red onions. Sprinkle with remaining 1 tbsp (15 mL) chives and the potato chips, dividing evenly. newscanada.

backdrop for the many bold, black accents added throughout the home and offered a nod to the beloved modern-farmhouse, Cape Cod-inspired aesthetic. Deeper caramel tones and pops of colour create a cohesive, cozy feeling throughout each individual living area across the broader main floor.

TIP: A CLASSIC COLOUR PALETTE OFFERS GREAT LONGEVITY. IN THIS HOME, WE PAIRED SHERWIN WILLIAMS IRON ORE ON THE ISLAND AND RANGE HOOD AND BENJAMIN MOORE REVERE PEWTER ON THE UPPER CABINETS TO CREATE A CLASSIC “COUNTRY” STYLE.

THE OFFICIAL ARRIVAL OF SPRING SEEMED LIKE THE PERFECT TIME TO SHOWCASE THIS BRIGHT AND FRESH SPACE WE DESIGNED ON… YOU GUESSED IT – SPRING BOULEVARD! The waterfront location served as the perfect inspiration for this top-to-bottom renovation, which we lovingly “gutted” and redesigned to suit this blended family who call it “home.” We literally dug into the main floor, which included the living room, dining room, kitchen, pantry, laundry room and the principal bathroom. Our firm designed, furnished and styled the home to make the family – and all the guests they hoped to host in the near future – feel right at home. Here’s how this project came together. As with all busy families, this one had design priorities, one of them being

entertaining. The hosts-with-the-most needed a home that would welcome residents and guests alike, with a cool, casual aesthetic that has become our design firm’s signature style. The property already had great bones, which gave this project a solid start. Working alongside our client’s construction team, we were able to pitch the ceilings which gave the main level much needed extra height, light and an overall airy vibe. The outdoor view was a natural focal point for the main-floor living areas, so we laid out the home with the windows in mind, ensuring to leave sightlines free and clear to enjoy the ever changing seasonal views. We warmed up the space with wood tones and working with a neutral colour palette. The off-white wall colour was a perfect

Charm is a key characteristic of any modern farmhouse-inspired space. It is also in the eye of the beholder. In this case, we used a combination of Tongue and Groove on the walls and ceilings for texture, and “heritage” and artistic elements that spoke to the homeowners, and made a statement with an exclamation point! Our neutral backdrop served as the perfect blank canvas for personal touches, such as chunky dark-stained wood furniture, a gallery wall of black-andwhite family related historical photos from the area and black-iron light fixtures throughout, which instantly draw the eye and speak to the home’s classic yet contemporary style. The kitchen is a hub in this home,

With storage space consistently on the must-have list, we knew adding a pantry/bar area would be a great use of space and ultimately, a no-brainer for this family of six. So, we borrowed a little “extra” space from the adjacent tandem garage, to create a convenient and organized walk-in pantry, dubbed “The Speakeasy.” The homeowners loved the finished spaces, which as a designer, is always my ultimate goal. At Patti Wilson Design, we believe that every home has the potential to become a dream home – one that’s joyful, comfortable, and functional for those who call it “home.” Here, our design team was able to achieve our clients’ goals for daily life, with their dreams of a modern farmhouse.

AT PWD, OUR DESIGN PHILOSOPHY IS “A HOME THAT IS DESIGNED WITH INTENTION, IS ONE THAT WILL NEVER GO OUT OF STYLE”. ◆

The kitchen is a hub in this home, so this was a focus for the homeowner and design team alike. We prioritized function, with materials and finishes that would stand the test of time, both in terms of aesthetic trends, as well as from a durability standpoint.
