REAL ESTATE STRATEGY Even though each home and home buyer is unique, being prepared when making a purchase may improve your odds in a very tight market where few homes are available. Many buyers who are not represented by a real estate professional believe that the selling agent will help them get a house in multiple offers. This is simply not in your best interest. Hiring a REALTOR® to help you be prepared in a seller’s real estate market is the most important thing you can do to reduce regret, anxiety and save you money in making your next move. The hard reality is the listing agent has a fiduciary responsibility to the seller and in multiple offers it can be viewed as a conflict of interest to have the same REALTOR® representing both the buyer and seller. It’s true, the listing agent is there to ensure the seller receives the best offer with the best conditions. You should question whose back a REALTOR® has when their buyer paid well over asking on their listing. Time is of the essence. Working with a REALTOR® dedicated to you is only one step in improving your chances of success in making an offer on a home. Knowing how much you can afford is critical. Being armed with a mortgage verification letter is important to show the seller you are pre-qualified to close on the deal. Buying a home is a major decision and should not be taken lightly. Moreover, a rural REALTOR®'s expertise would represent your best interest in rural homes. Ensuring the biggest purchase transaction most people undertake in their lives that much more comfortable, secure and steady. As your partner throughout the real estate transaction, your REALTOR® will ensure that your offer is on par for the property value, and that it will likely be accepted. With the variety of brokerage business models available in today’s real estate industry, both buyers and sellers have a greater range of options than ever before. For these reasons, you should always invest in a dedicated REALTOR® looking out for your best interests. INCORPORATE LUXE LAYERS

WINTER NEST DECOR IDEAS:

HIBERNATE IN Style newscanada.com

For most of us, the coming of winter means spending significantly more time indoors. To keep from getting cabin fever, now is the time to start planning for winter hibernation. Create a cozy retreat you'll never want to leave with these style and decorating tips:

6

Rewards

Create contrast for the harsh weather with lush fabrics and textures that bring warmth and comfort inside. Think rich velvets, cushy alpaca and soft faux fur. The great thing about these luxurious materials is that a little goes a long way, so simply add a few pillows, a throw blanket, or an area rug to instantly upgrade the look and feel of your space.

ARRANGE NEW SEATING NESTS After spending so much time at home, now’s the perfect time to mix it up by playing with the layout in your most used rooms. Encourage snuggling up with a book or a new podcast or enjoy a good conversation by creating intimate seating areas. A deep recliner and ottoman can create a little reading nook in your

bedroom, while a couple of chic accent chairs in the living room can designate a space away from the TV for chatting.

SET THE TONE WITH SOUND Just like the smell of homemade cookies or a cozy blanket can evoke a feeling of comfort, music can help bring a room to life and provide a finishing touch to your winter nest. Try using SiriusXM to create the ambiance for a cozy evening or weekend at home. Whether you want a soothing soundtrack for dinnertime, a throwback playlist for games night or an early start on holiday tunes, the SXM App offers a huge variety commercial-free music to build a soundtrack for special moments and memories. Find more information at siriusxm.ca.

CALEDON ROSEHILL SCHOOLHOUSE CIRCA 1872

Beautifully maintained, while keeping the character of yesteryear in this wonderful piece of history, the Rosehill Schoolhouse, circa 1872, is the first designated heritage building, in the Town of Caledon and sits on a mature and enchanting 10-acre setting with towering maple trees, trails, a ravine with a seasonal stream and spring! Constructed in an Italianate-influenced vernacular style, and typical of rural schoolhouses, the original 1 acre lot is demarcated by a ring of maple trees planted in 1897, by pupils commemorating Queen Victoria’s Diamond Jubilee. Lovingly maintained and renovated by the current sellers, this property has kept its original historical flavour and character, while being updated with current amenities. Located in a fabulous commuter location and close to all amenities, restaurants, quaint shops and Headwaters Healthcare Centre in nearby Orangeville, 45 minutes to Pearson International Airport and is only a short one-hour drive to Toronto via Highway 10.

FURNITURE CAN MAKE OR BREAK A ROOM, BUT CHOOSING THE RIGHT PIECES FOR YOUR HOME DOESN’T HAVE TO BE A MIND-BENDING EXPERIENCE.

to ow H SELECT FURNISHINGS FOR YOUR HOME By Diana Rose Design | Photography by Mike Chajecki

IN FACT, WITH SOME SIMPLE TRICKS OF THE TRADE, FURNITURE SHOPPING CAN BE A TRANSFORMATIVE EXPERIENCE, FOR YOU AND YOUR HOME. HERE ARE SOME OF MY KEY THINGS TO CONSIDER WHEN SELECTING FURNISHINGS FOR YOUR HOME. FIT Get your measuring tape. Measure the room, but don’t stop there. Measure the doorway into your home and into the room, measure any hallways, stairways and any passages that the furnishings must traverse, and if you live in a condo, measure the elevator. If you have a floor plan of your home, have it handy when shopping. The sales associate will be able to help you choose a size and scale that works for your space. Now, go home.

DIANA ROSE is the Principal and Creative Director for Diana Rose Design. Nationally published known for creating tailored interiors that enhance and complement your lifestyle. Servicing Toronto & GTA, Muskoka. @ DianaRoseDesign • www.DianaRose.design

8

If you’re not experienced in choosing furniture, or even if you are, I recommend noting the measurements of each piece, then outlining it in tape on your floor. Do this with every piece of furniture that you intend to have in the room. This should give you a good idea of how everything will fit together, and the negative space around it.

FUNCTION Your needs are important. You need to decide how you will be using this new piece of furniture. Do you want a few individual chairs for casual cocktails or a deep lounge sofa for movie nights. No designer or sales associate can tell you how to use your space. So be sure to give it some thought before you start shopping.

FASHION

QUALIT Y CONTROL

The style of your furnishings should be guided by the overall aesthetic of your home. A good gauge is your current collection of furniture. What do you like or dislike, and why? Do you lean toward straight and square lines, or organic forms? Do you prefer bold colours, or neutrals? Don’t be too trendy, particularly when it comes to the big-ticket items such as a sofa or dining table. An unusual shape or colour will stand out for all the right reasons, as long as it’s in style, but will stick out like a sore thumb once the trend has passed. For longevity’s sake, invest in classic pieces that you’ll love for many years to come.

Speaking of longevity, your furniture isn’t the place to skimp on quality. Yes, a wellmade, quality piece will cost more, but it will also last longer and withstand daily use. Quality is generally reflected in the type of material, construction (check the joints, drawers, frames, springs and cushions) and upholstery. If you’re shopping online or from a catalogue, I always advise my clients to see the piece in person, if possible. It’s very difficult to gauge quality and comfort from a photo. Be sure to sit, lie down or otherwise “test dive” the piece as you intend to use it. Request fabric swatches if they are available so you can take it home to see the finish/fabric in the light of your space.

This may seem like a rigorous process, but trust me, it’s worth the effort. There’s nothing worse than purchasing a piece, paying an arm and a leg for it, waiting weeks (or longer!) for delivery, and having buyer’s remorse because it is not what you expected. Do your due diligence now, and you’ll end up with a collection that you’ll love for decades to come. ◆

INGREDIENTS

DIRECTIONS

FOR THE MASHED POTATO TOPPING

STEP ONE

• 2 1/2 lb (1.13 kg) yellow-fleshed potatoes, peeled and quartered

• 1/2 tsp (2 mL) each salt and black pepper

Preheat oven to 375°F (190°C). For the potato topping, place potatoes in large saucepan and add enough cold water to cover by 2 inches (5 cms). Bring to a boil; reduce heat to a gentle boil and cook until very tender, about 25 minutes. Drain and return to saucepan. Add broth, buttery spread, salt and pepper. Mash with potato masher until smooth. Cover and set aside.

FOR THE FILLING

STEP TWO

• 1/2 cup (125 mL) vegetable broth • 1/3 cup (83 mL) vegan buttery spread or margarine

• 3 tbsp (45 mL) olive oil, divided • 1 pkg (340 g) PC plant-based beefless ground • 1 onion, finely chopped • 1 pkg (340 g) crumbled cauliflower • 2 cloves garlic, minced • 2 tbsp (30 mL) all-purpose flour • 2 tbsp (30 mL) tomato paste • 2 tbsp (30 mL) sodium-reduced soy sauce • 1 1/2 cups (375 mL) vegetable broth • 2 cups (500 mL) frozen mixed peas, carrots and/or corn • 1/2 tsp (2 mL) each salt, black pepper and dried thyme

RECIPE TIP

MAKE MASH USING SWEET POTATOES OR USE HALF YELLOWFLESHED POTATOES AND HALF SWEET POTATOES.

Meanwhile, heat 2 tbsp (30 mL) oil in large nonstick skillet over medium heat. Add beefless ground; using spatula, break into four pieces. Cook, turning once, until browned, 5 to 6 minutes. Continue to cook, breaking up into crumbles using spatula, until browned and cooked through, 9 to 10 minutes. Transfer to plate and set aside. STEP THREE

Heat remaining oil in same skillet over mediumhigh heat. Add onion; cook, stirring occasionally, 2 minutes. Add cauliflower and garlic; cook, stirring often, until softened, about 5 minutes. STEP FOUR

Stir in flour, tomato paste, soy sauce, salt, pepper and thyme; cook, stirring constantly, 1 minute. Gradually stir in broth. Stir in frozen vegetables and beefless ground; bring to a simmer. Reduce heat to a gentle simmer; cook, stirring often, until sauce is thickened, about 10 minutes. STEP FIVE

Transfer to 8-inch (2 L) square glass baking dish, spreading evenly. Spoon mashed potato topping over filling, spreading to edges. Place on baking sheet. Bake until filling is bubbly, about 40 minutes. Let stand 10 minutes before serving. ◆ newscanada.com

HOME DÉCOR

A BLANK Canvas By Jason Stacey | Photography by Stephani Buchman

An unused space in any home offers an abundance of possibilities. Mention an unused room to an Interior Designer and their eyes light up! It’s the blank canvas that all designers dream about. When Claire Jefford was approached by the homeowners of this older home in a beautiful mature neighbourhood in Aldershot, she was tasked with helping the client bring their vision to life for an inviting living space in an unused area of the home.

16

THE CLIENTS SAW AN OPPORTUNITY TO DO SOMETHING SPECIAL WITH THIS AREA,” REMARKED CLAIRE. “AFTER REVIEWING THE SPACE WITH MY TEAM, IT WAS HARD NOT TO GET EXCITED. WE GOT TO WORK IMMEDIATELY. Claire Jefford’s interior design process always starts with an indepth conversation at their initial consultation meeting with the clients, to help the team understand the client’s lifestyle and precisely assess how they need a space to function for their needs.

“In that initial meeting, we discussed many topics including design styles and preferences for colours,” added Claire. “The clients made it very clear what they were looking for which was fantastic. Understanding the clients wants and needs is crucial to any successful renovation.”

From that meeting, the team including lead designer Karen Dunn, designed two layout options which were presented via 3D renderings so that the client could completely visualise their new space. In order to allow for enough room for everything on their wish list, they all agreed it necessary to tear down a wall to achieve an open floor plan between the kitchen and the new Great Room.

“In discussing the needs and wants for our clients, we thoughtfully designed an entertaining area that the entire family could enjoy. It was important for us to accentuate the great architectural features in this room, such as the tall, slanted ceilings and abundant windows that provided a glorious view to the lush gardens in their backyard.” Because the space was being opened up from the kitchen, see through acrylic panels were used as opposed to railings that can often look busy and create a visual distraction. This seamless design element is a great way to keep the eye moving and was enthusiastically welcomed by the clients. ▹

FOR THE COLOUR PALETTE, CLAIRE ADMITS SHE LOVES BEING INSPIRED BY FABRICS. “Typically, I use one or two swatches that become the ‘jumping off point’ for the entire design,” said Claire. “From there we look at other decorative elements to support the design palette, mixing in some warm tones as well, which you see reflected here in the coffee table and walnut shelf on the media unit. Then we add in more layers such as the area rugs and accent cushions. The wall colour is ‘Gray Owl’ by Benjamin Moore.”

GREAT ROOM The main focus of this project was the addition of the custom media wall unit and new fireplace that was designed using soft white shiplap and a small marble herringbone tile. There was an emphasis on creating a coastal colour palette with nautical hints to complement the new shiplap fireplace. Beautiful dark blue fabrics were used in the conversational seating area, as well as in the other blue tones incorporated into the children’s new crafting area.

CR AFTING AREA The space allowed for the addition of a kid’s crafting area in the corner by the large windows. This area used to house an old hot tub which the clients never used. With the additional sunlight that pours into this room from the skylights above, it was the perfect spot to create a cozy little nook. “The custom bench seat that sits perfectly within the bay window area not only looks great, but the drawers underneath for storage of colouring books, pencils, games and puzzles means that it’s super functional as well,” added Claire. Claire Jefford’s industrious and spirited personality brings something special to each project she works on. Along with her team, their job is most meaningful when client’s trust them to create stunning and functioning spaces for gathering and

making memories. From the colours to the fabrics, the clients were thrilled with the result. Having a space with multiple functions that the whole family can use has made this once unused space into the most popular spot in their home. ◆

Whether she’s guiding a homeowner through colour, fabric or furniture selections, presenting a fully custom 3D design plan, or coaching another interior design professional on how to bring a successful business to life, Claire is untiring in everything she does. Her designs are stunning, tailored and timeless, and her energy is ridiculously contagious. Claire’s work has been featured in Lux Lifestyle Magazine, and Maria Killam’s White e-book and blog. She’s a prominent keynote speaker, and she’s also co-authored an interior design business book. Simply put, Claire Jefford walks the walk. ClaireJefford.com
