CLIENT TESTIMONIAL
My mother had lived there for 60 years, and my sister and I grew up there. It was a special place to us, tucked away in a quiet neighbourhood, where people stop to talk on the streets, and birds are the background noise to the conversations. We spoke to several agents, who all said they could sell it easily, even in a slow market, but we were not interested in just a house sale, but a home sale, in a neighbourhood.
My mom suggested calling Nutan. From the beginning, she completely understood our intentions and how to present the home to appeal to the right buyer. The day before the house went up for sale was the day of the biggest snowstorm of the year. Undeterred, Nutan had the heavy windrow at the end of the driveway and front steps cleared of snow. She was always there to provide practical support and encouragement.
This story ended beautifully. We got to meet the new family who are going to make this place their home. They are as excited as we are. I am so glad we worked with Nutan, who was just the right agent for us.

INVITING AND WELL-DESIGNED CREATING A HOME THAT FEELS
By Jessica Cinnamon | Photography by Mike Chajecki & Stephani Buchman (bedroom photos)
DESIGNING A HOME THAT IS BOTH BEAUTIFUL AND FUNCTIONAL CAN FEEL LIKE A DAUNTING TASK, BUT IT IS ALSO AN INCREDIBLY REWARDING EXPERIENCE. A HOME IS NOT JUST A PLACE TO LIVE—IT IS A SANCTUARY THAT REFLECTS YOUR PERSONALITY, SUPPORTS YOUR LIFESTYLE, AND PROVIDES COMFORT AND CONNECTION. BY FOCUSING ON A FEW KEY DESIGN PRINCIPLES, YOU CAN CREATE A SPACE THAT FEELS COMFORTABLE, BALANCED, AND WELCOMING.
THE PRINCIPLE OF BALANCE
Balance is one of the most important principles in home design. It ensures a space feels visually stable and harmonious, where no area looks too heavy or sparse. Achieving balance doesn’t always mean creating perfect symmetry. Instead, it involves arranging furniture and décor in a way that feels grounded and intentional.
For instance, in a living room, a large sofa can be balanced with smaller side chairs or a well-placed floor lamp. Adding a rug under the coffee table can help tie elements together, anchoring the space. Asymmetry, too, can create balance—placing a tall bookshelf on one side of the room and a group of smaller framed photos on the other adds interest while maintaining harmony. The goal is for the eye to move naturally through the room without being overwhelmed by a single area or element.
HARMONY: THE THREAD THAT TIES IT TOGETHER
Harmony is about ensuring all the elements in a space work together cohesively. When a room feels unified, it becomes more inviting and restful. Harmony doesn’t mean that everything has to match perfectly; instead, it’s about ensuring that colours, textures, and materials complement each other. A consistent colour palette can help create harmony. For example, using soft grays, muted blues, or warm earthy tones throughout your home creates a seamless flow between rooms. Incorporating similar textures—such as natural wood, woven fabrics, or metallic accents—can also tie spaces together. This principle is especially effective in open-concept homes, where visual continuity enhances the sense of space.
PROPORTION AND SCALE: FINDING THE RIGHT FIT
The size of your furniture and décor matters just as much as their style. Proportion and scale ensure that elements in your home feel appropriately sized in relation to the room and to each other.
In small spaces, large or bulky furniture can make the room feel cramped. Conversely, small furniture in a large room might seem lost. To strike the right balance, measure your space and plan how people will interact with the furniture. In a small bedroom, for example, a sleek, low-profile bed can make the space feel ▹
airy and functional, whereas a heavy fourposter bed might overpower it.
Comfort and functionality are equally important. Choose pieces that not only fit the scale of the room but also serve a purpose. A sofa should invite relaxation, while a dining table should accommodate guests comfortably without crowding the room.
RHYTHM: CREATING FLOW AND MOVEMENT
Rhythm in design guides the eye and creates a sense of movement throughout a space. This is achieved through repetition, progression, and contrast.
Repetition involves using similar patterns, colours, or textures across a room. For example, if a room features a blue accent wall, you can repeat the colour in pillows, artwork, or a patterned rug. Progression, on the other hand, creates flow through gradual changes in size or colour. For instance, placing smaller objects in the foreground and larger items in the background adds depth and perspective. This principle ensures that no single element feels out of place, and the eye moves naturally across the space. It’s a subtle but powerful way to make a room feel cohesive and engaging.
EMPHASIS: HIGHLIGHTING FOCAL POINTS
Every room should have a focal point—a standout feature that draws attention and sets the tone. A focal point anchors the space and gives it personality.
In a living room, a statement fireplace, an oversized piece of artwork, or a stunning light fixture can serve as the centerpiece. Arrange furniture and décor to highlight this feature, ensuring it stands out without overwhelming the room. In smaller spaces, even a bold rug or an eye-catching lamp can create a striking focal point.
THE IMPORTANCE OF NEGATIVE SPACE
One of the easiest ways to elevate your home design is by embracing negative space. This refers to areas left intentionally uncluttered, allowing key pieces to shine.
Overcrowding a room with furniture or décor can make it feel chaotic and uncomfortable. Instead, focus on a few standout items and let them take center stage. For example, a large, plush sofa might only need one or two side tables rather than a cluster of accessories. Negative space also enhances the room’s functionality, creating a sense of calm and openness.
DESIGN AS A JOURNEY
Creating a home that feels well-designed and inviting doesn’t require a massive budget or elaborate ideas. By focusing on the core principles of balance, harmony, proportion and scale, rhythm, and emphasis, you can design a space that reflects your personality and meets your needs.
Take your time and enjoy the process. Designing your home is a journey of self-expression and discovery. Trust your instincts, embrace experimentation, and celebrate each step. The ultimate goal is to create a space where you feel happy, relaxed, and at ease—a true reflection of who you are. ◆
