MEET A MEMBER OF OUR TEAM Raised on a hobby farm in Caledon East from the age of 4, Carmela attended elementary school at Herb Campbell Public School and high school at Mayfield Secondary School (it became the School of the Arts when she was in grade 10). Her background in the community is a very interesting one. In 1995 while attending York University her family opened Mayfield Garden Centre on Mayfield Road which they ran until 2014. After working at the garden centre until 2003 Carmela decided it was time to venture out on her own and practice her entrepreneur skills that she learned from her family. She opened up a flower shop in Caledon East on Airport Road happily named Hummingbird Flowers and Gifts. After getting married to a local Palgrave boy in 1999, whose family has run Scoles Septic in Caledon since 1970, they had 3 wonderful children (John, Joseph and Micaela). In 2015 Carmela decided it was time to hang up her florist apron and move on to something new, that is when real estate came knocking at her door in the form of Chris P. Richie. He had heard that she was looking for something new and he offered her a job at Re/Max In The Hills Inc. She happily accepted the part-time offer because she had always been interested in real estate as her parents had purchased many properties over the years and she herself dabbled in real estate investing. In 2017 she became a full-time employee and in September 2020, she completed her Real Estate Program and is now a registered Sales Representative at Re/Max In The Hills Inc. Carmela is a people person who can have a conversation with anyone while making them feel completely comfortable around her. Since people are her passion, she decided to focus on a real estate career which enables her to interact constantly with local people, friends and her former flower shop customers. DOES THIS REALLY MEAN “SOLD OVER VALUE”. How true is the current real estate market being represented or is this just another marketing gimmick to make both the Sellers and Realtors look and feel good because sold over asking doesnʼt mean sold over a market value. Before judging, lets look at the facts over the past year to understand the context of todayʼs real estate market.

According to the local MLS system, January sales are up 35 per cent compared with a year earlier. However, COVID 19 shutdowns and restrictions did not seem to stop record number of families from desiring a rural lifestyle and taking advantage of record low interest rates. Coupled with not being tethered to fixed office spaces drove more buyers out of the cities into smaller rural areas. The reality of supply and demand of real estate continues to drive up market values.

It is more common to see Realtors and sellers list homes under market value and hold offers to present a sense of affordability. In doing so they can be assured a flock of buyers flood the sellersʼ doors in hopes of generating bidding wars. Personally, I cringe hearing a specific seller and Realtors boast they had line ups of families going through their home during COVID resulting in the property being sold for over the asking price in a matter of mere days. But a property priced accurately will likely get the same or even a better price as only serious Buyers knowing market value will make an offer. The strategy of quality over quantity will potentially have more qualified buyers and better controlled viewings. Eliminating buyersʼ who may think the property will sell at the low asking price. So apparently low asking prices with

a limited supply of properties and a growing demand for housing does not take a lot of skill to generate a “Sold over Asking” in an overheated real estate market. Although, I will never profess to have a crystal ball, but there should be more properties available balancing the supply of housing to stabilise market values in the Spring. Cheesy BAGEL BITES WITH JALAPEÑOS

Prep Time: 30 minutes | Makes: 6

DIRECTIONS STEP ONE: Preheat oven to 375°

INGREDIENTS • 1 200g package of Pillsbury wiener wraps • 125g cream cheese • 75g shredded cheddar cheese • 1 green onion chopped • 2 whole fresh jalapenos roughly chopped (seeds removed) • 1 clove garlic finely chopped • 1/4 cup everything bagel seasoning • Salsa for dipping

STEP T WO: Keep the wraps in the fridge until ready to use. Meanwhile combine the cheeses, onion, jalapenos and garlic in a medium bowl. Put the everything bagel seasoning mix in a shallow bowl. STEP THREE: Line a small baking sheet with parchment paper. Take the wraps out of fridge and arrange them individually on the counter for filling. Spoon out 1 heaping tablespoon of the cheese mixture into the centre of each of the wraps. Bring the ends of the wrap to the top and centre of the cheese ball, and pinch the dough together to seal the dough around the mixture. Once in a ball shape, roll each ball in the everything bagel seasoning. Place each dough ball seam side down on the baking sheet and bake for 15 minutes or until golden brown. STEP FOUR: Serve on a platter with a small bowl of salsa for dipping. ◆

Tucked discretely down a quiet urban laneway, the original building was part of Moore’s Hearse Livery and used as a vehicle depot. Altered and added to overtime, it was converted into a residence in the 1980s. The only thing left from the livery is the brick walls in the courtyards.

Taylor Smyth Architects, working with William Fulghum Design Associates, gutted the two-storey structure down to the bare studs and enhanced the key features of the residence with a contemporary light-filled interior that incorporates a rich material palette of wood, stone, bronze, and leather. New furniture was selected for all spaces to complement the design. Distinctive wall and ceiling light fixtures throughout the house combine vintage 1960’s pieces with modern ones.
