In the city, a project can sell by itself…

In the case of The Haven, we had to:

1. Promote Ipoh

2. Promote Tambun

3. Create a unique development

4. Appoint capable and trustworthy consultants and contractors

5. Ensure quality of the materials

6. Provide an array of useful facilities

7. Have a concept(s) to the development

8. Develop a recognisable Brand

9. Build confidence in the Project and the Developer

10. Build up the management team

11. Undertake frequent communications with purchasers

12. Continue to follow up with contributions

13. Effectively resolve problems especially the legal cases

All these activities were continued even after completion of the development.

Over 150,000 foreigners from over 120 countries

We list below the contributions of the developer and its management to the development not listed in the SPA:

1) The density of the developmenthas been deliberatelykept low, only 516 unitsin 3 buildingson a land size of 15.3 acres.

2) Abundanceof quality facilities has been incorporatedincluding a professionallylandscapedjoggingtrack.

3) A speciallydesigned 5-levelseahorseswimmingpool has been painstakinglyplanned,designed and incorporated.

4) Universalaccessfacilitiesand children’samenities have been incorporated.

5) A goodand wide quality accessroad,withattractivelandscaping to connectto the main road,completewithfilterlane and trafficlightshave been incorporated.

6) A comprehensiveDMC has been painstakinglycorrelated to lay the foundationfor good managementand executedby all parcelowners.

Upgrading included the provision of a large and attractively designed reception area in Tower B.

7) The developerachievedthe addition of an annex building whichincreasedthe receptionarea as wellas adding an extra restaurantto the commonfacilities.

Specially constructed 5-level car park to enhance balance and aesthetics +275 parking spaces added free of charge for parcel owners

8) An extra1.67 acresof land witha speciallyconstructed 5-level car parkhas been donated“pro-bono”to the development.

9) Lookout post at the jogging track which functions as barbeque area was incorporated.

10) A water diversion mechanism to enable the diversion of polluted waters in case agriculture or development is conducted on the upper slope of the land, was an addition provided for.

11) Sewerage facility has been installed in case the need for it arises in the near future.

12) Rainwater harvesting connections has been provided in case the lake water is depleted due to drought.

13) Two minibuses were purchased to provide regular shuttle service for residents and guests.

14) A 2nd guard room in the development was added.

15) Installation of high-quality fencing surrounding the entire compound of the development.

16) Security in the development has been exemplary through the years.

17) Despite the huge challenges, three quality towers together with the Annex building with all the facilities planned for had been completed on time.

18) Certificate of Compliance and Completion (CCC) was obtained on time.

19) Lease of the land had been extended by 7 years (from 19 August 2108 to 15 June 2115) with the amalgamation of the 1.67 acres additional land with the 13.6 acres land.

20) The hotel operations obtained a 5-star rating, the first in Perak,

• The Cuisines Restaurant has been ranked by TripAdvisor No.1 out of 528 restaurants in Ipoh.

21) Exemplary, selfless management has been introduced throughout the Badan.

22) Exemplary cooperation between JMB, Hotel Operator and Developer has been established.

23) Exemplary Maintenance of the Buildings and Facilities of the Development has been accomplished.

24) Frequent training of all staff to upgrade maintenance and management of the development has been held at least once a week for over a decade, since 2014.

25) The development succeeded in attaining first-class image and strong branding.

26) Dedicated, selfless and exemplary management has been instituted in the JMB. We have noticeably performed so well that other councils in Selangor had on their own initiative send groups of delegations to be briefed on our management practices and achievements.

27) Maintenance fee lowest in Malaysia, probably in the world for maintenance of this standard and quality and the size of the development and the numerous facilities.
