W

hat do you do when you can’t find anything in the shops that seems stylish or original? The answer in one fashion-conscious woman’s case was to establish brands of her own. Mother-of-two Louise King is now at the forefront of modern, classic fashion on the north shore, with the popularity of Arlington Milne’s and ELMS+KING’s range of bags, accessories and clothing proving how right she was to question the lack of options. “I’m known in Cammeray as the bag lady, but I’m OK with that,” she jokes. “Initially I wanted to create bags that were not available in the market – simple and affordable. Twelve years ago bags in Australia were fussy, with oversized buckles and buttons, so after 12 months of research we decided to launch our first brand Arlington Milne – a classic range of leather handbags and accessories.” It has proved an inspired decision, although it has not been without its challenges. “When we launched the wholesale business I had a fouryear-old and was seven months pregnant – but it was now or never,” Louise, 41, says. “I lost my mum when I was 25 so realised life is short, and thought: ‘Worst case we lose the money we invested in the business – best case I get to indulge in something I love every day’.” Fast forward a decade and the handbags from Arlington Milne and ELMS+KING, Louise’s other brand, have become soughtafter accessories. The labels have increased their ranges over the past decade to now produce everything from totes to men’s wallets to women’s clothing.

The designs are stocked in more than 250 fashion and lifestyle stores nationally and internationally, and can be found at The Hunted, which Louise also owns, at Stockland Cammeray, as well as at her second store in Lane Cove. The Hunted concept came from a desire to showcase exceptional products and designs from Australia and New Zealand – something that was missing in the area. Arlington Milne and ELMS+KING release summer and winter collections that continue to attract a growing following. Indeed, Oprah Winfrey is a fan and met Louise when she visited Sydney four years ago, after one of Arlington Milne’s wallets made the superstar’s coveted favourite things list in Oprah magazine in 2015. “Having direct contact with our customers daily through The Hunted allows us to come up with new designs and ideas, all based on customer feedback – what the ladies are asking for,” Louise says. “Someone gave me some really good advice when we started out on our journey, saying: ‘Lifestyle is loyal, fashion is fickle’. We base our designs around that – it seems to have worked. “We never set out to be an ‘it’ brand, we wanted longevity. We’ve created a lovely community where women visit the store. The retail climate is tough, but we’re finding people appreciate quality when it is backed with a great story of how the product came to life.”

O

ver the past six to 12 months, the lower north shore property market has had its lowest number of sales transactions in decades. There were just 12 house sales in Cammeray in the first half of 2019, compared to the 21 sold in the first six months of 2018 and the 24 sold from June to December last year. Interestingly though, townhouse and apartment sales have remained relatively consistent, with 30-40 sales recorded biannually, albeit at lower sale prices than previous years. During the past 12 months, motivation and opportunities to buy or sell have mostly been taken by first-home buyers and/or upsizers, leaving downsizers thin on the ground and investors – for the most part – sitting on the sidelines. However, these trends are set to change as we progress through the latter half of this year and into 2020. With the election out of the way, favourable changes to serviceability assessments from lenders, interest rate cuts, and a government guarantee on deposits for first-home buyers, allowing them to enter the market with a minimum deposit of 5 per cent, it’s fair to suggest the worst is behind us. I’m not saying you should expect to see strong capital growth soon, but I do expect to see the market stabilise with neutral capital growth or potentially even an increase of a few per cent. is a more “fluid” property market. Greater numbers of people looking to buy means more people selling, more people moving and, ultimately, more opportunities for everyone. The change in buyer sentiment in May couldn’t have been more obvious, with increased online enquiries, more inbound calls and an increase in attendance at open inspections. Winter will always be the slower selling period of the year when it comes to available stock. However it is still an opportune time for sellers, given the recent change in buyer sentiment and low stock levels – meaning there’s less property competing for the same, now re-energised, buyer pool. We are also expecting a very busy spring, with more properties coming on the market than in the past few years. If you are considering selling, thinking about your timing for spring is very important because listing in late July/early August will likely have you competing with less available stock. Everyone’s situation is different, which means there are a range of factors that need to be considered, with some goals more important than others. My role is to marry up buyers and sellers based on this. So if you are looking to sell, it’s likely I already know the buyer whose goals are best aligned with what your property offers, and vice versa if you are looking to buy. T

he beautiful weather perfectly suits the atmosphere as we arrive at Soldiers Point in Port Stephens. A shimmering white building perched overlooking the beautiful blue waters and narrow beaches, Bannisters is an enticing prospect that sits reflecting the sun’s rays back to the surrounding area. Housed in an old motel, what was once The Salamander, it underwent an extensive 18-month $7 million makeover before opening last year with a restrained style that has become synonymous with the brand. The bare bones of the old motel remain so the refurbished property retains some of its laid-back ‘60s vibe, although everything is refined rather than retro. Everything has a simplicity and finesse that highlights the maxim less is more. From the elegant yet relaxed reception area and impeccable menus of the restaurants to the uncomplicated but chic rooms and the stunning infinity pool with panoramic ocean views, effortless luxury abounds. Well known for its flagship Bannisters By The Sea in Mollymook on the south coast of NSW, the company has reimagined it for the expansion north, and once again brought popular TV chef Rick Stein along for the ride. Around three hours’ drive from Sydney, Bannisters Soldiers Point is within easy reach for a weekend away from the hustle and bustle of the city – and there is nowhere better to kick back and relax. There are 80 rooms in total – 50 of which have ocean views, including six luxury suites

and a penthouse. Each has an air of bespoke simplicity and features balconies overlooking the lush, green gardens that skirt the hotel and the water beyond. Surrounded by dazzling outlooks featuring koala habitat and the ocean, there is a sense of serenity and seclusion no matter where you look. This air of peace continues into the room itself, with a photographic print showing a surfer at home on a wave with a slither of sky above him perfectly encapsulating the pervading atmosphere. And with names such as Oceandeck and Paperbark given to each room, it is clear the natural environment is an important influence. The room exudes a sense of calm and comfort. All refinement and no fuss, with clean lines, natural hues, patches of blue and touches of blush pink as light floods in from the balcony. The monochrome bathroom is also awash with style, with some top-floor bathrooms featuring a large skylight to allow the warmth of the sun to reach even the most private of spaces. It is worth visiting Bannisters for the spectacular infinity pool alone. It has a European feel, with its roughhewn stone floors and grey and white striped umbrellas. Situated high among the treetops, you can drift away as you take in the endless views or retreat to one of the surrounding loungers to soak up some sun as you decide on a cocktail from the adjoining Terrace Bar. It is another example of the simple but stylish outlook that pervades throughout, with muted natural tones combining with the warmth of dusty pink. There are strong design

elements, such as the propeller-style ceiling fans and the clustered oversized pendant lights, with a unique painted white contemporary design spanning one of the walls. Each detail adds a layer of intrigue – banks of oversized, soft seats, the soft lines of the natural-coloured cane furniture. The Terrace Bar’s menu has been crafted to perfection and is served by happy and relaxed staff more than willing to linger and have a chat. The food is a Mediterranean-Australian mix, with everything meant to be shared around the table, and includes delicious fish tacos, fried calamari, haloumi salad and grilled salt water barramundi, which were particular favourites. Many people make the pilgrimage to Bannisters By The Sea in Mollymook to visit Rick Stein’s renowned seafood restaurant and Soldiers Point is no different. The hotel is located beside a huge marine park and the chef’s signature restaurant makes full use of locally sourced fish to prepare simple, sumptuous, modern dishes – accompanied by a wine list of equal class. From oysters fresh from the waters of Port Stephens and meaty Moreton Bay bugs to a classic fish pie and Sri Lankan cashew nut curry, to name just a few, everything is note-perfect making the key ingredients – the seafood – the hero of every dish. For something altogether different, on the ground floor there is The Tavern, a traditional pub with a large beer garden just 50m from the beach. With a wide range of beers on tap, it offers hearty traditional pub food such as fish and chips and chicken schnitzel that is sure to hit the spot.

The beach that borders Bannisters stretches out for a short way either side of Soldiers Point Jetty and is great for a short stroll, but if you want somewhere to relax and enjoy a swim, nearby Shoal Bay is the place to visit. A long stretch of white sand that curves gently along the shore, the inviting ocean waters lap gently on the beach as stand-up paddleboarders float by and a few more daring divers throw themselves off the jetty that juts out into the sea. Just behind there are plenty of places to grab something to eat or drink, such as the wonderful Shoal Bay Country Club, which offers unobstructed views of the beach and ocean. Just next to Shoal Bay is Nelson Bay, where there are some great cafes and boutiques to check out. Evviva Cafe & Bar stands out for its chic setting and delicious coffee – which is sourced from Neutral Bay – and is perfect for breakfast, lunch, dinner or even an evening cocktail. Also not to be missed are The Home Interior – a stunning homewares shop with licensed in-house kitchen serving breakfast and lunch – and Homebody, which sells a hand-picked range of homewares, furniture, clothing and accessories from Australian and New Zealand brands. The Bannisters team have once again created a wonderful place to escape. They call it barefoot luxury – we would just love to call it home again some time soon.

e could all do with eating a healthier diet, but sometimes it all seems a bit too hard or regimented. It doesn’t have to be. Nutritionist Laura Phongsavath provides a multitude of mouth-watering dishes on her website The Rebellious Foodie and she has provided 2062 readers with a couple here. What started as a hobby turned into her passion when she “realised just how much I enjoyed cooking and creating recipes to share with others”. Laura credits her mother with inspiring her love of cooking. “(She was) my biggest inspiration growing up, she taught us the joy of cooking and the role that food plays in bringing family and friends together,” Laura says. And while she is committed to clean eating, Laura’s philosophy is all about balance and enjoyment. “I believe in nourishing yourself with good, quality food and ingredients… but I also think there’s room for enjoying dessert or a glass of wine. Creating a healthy relationship with food and making sure you find enjoyment in your meals are all important when it comes to healthy eating.”

Thai Satay Tofu Noodle Salad

METHOD

over the noodles, leave for 4-5 minutes to soften and cook. 3. In the meantime, dice tofu up into 2cm-sized cubes. 4. Heat oil in pan, cook tofu. Brown on each side for 1-2 minutes, adding in the tablespoon of soy sauce towards to the end. Set aside. 5. Drain the noodles, rinse with cold water and return to the mixing bowl. 6. Remove the core of the red cabbage and thinly slice. 7. Peel the carrots and then continue peeling to create carrot “noodles”. 8. Roughly chop the coriander leaves and stem. 9. T

he sun casts its warmth down on the workers filling garden beds with soil as they plant and harvest eggplants, large lettuces, tomatoes, zucchinis, horseradish, herbs, watermelons, and pretty red poppies and marigolds. Toiling away at the Anzac Park Community Garden every Saturday morning is an army of volunteers made up of retirees, professionals, and families with young children. The blooming 600sq/m space, across the road from Anzac Park Public School in Cammeray, is a world away from the section of park volunteers have transformed since the garden opened in March. “It’s full of life now and it brings the community together,” says the park’s designer Eric Sturman, the co-ordinator of North Sydney Council’s Streets Alive Program. “The volunteers reap the rewards and take home the fruits of their labour, but they use Saturday mornings as a reason to inject new life into that space and for neighbours to catch up. It’s a great learning space for children, too. “You’ll sometimes find the volunteers handing fruit or vegetables over the fence to children or parents passing by in the street.” Sheridan Rogers, a food writer and author of The Cook’s Garden, first approached the council with the idea for a garden two years ago. “I had long thought a community garden

would be a good idea,” she says. “Eric has done an outstanding job of laying out the garden, and his enthusiasm and knowledge readily transmits itself to all of us who are volunteers.” The 60 volunteers, 20 of whom work in the garden at one time, are divided into groups who manage watering and pest disease, fertilise, sow seeds and supply seedlings. “I’m thrilled that so many locals have volunteered their valuable time,” Sheridan says. “There’s a wonderful spirit in the garden, especially on Saturday mornings.” And Eric – who designed the garden in the shape of a rising sun in a nod to the spirit of the Anzacs – says it functions as something of a “social club”. “It used to be an under-used park surrounded by a six-lane freeway. Now parents lay down picnic rugs on a weekend in the garden and take their dogs for a walk,” he says. With the raised beds and four herb beds, all set at different heights, children can get involved in planting and maintaining the garden. Grape vines now climb the handmade pergola and the fruit trees lining the perimeter are gradually extending their roots. “As more plants and vegetables grow, I hope Anzac Park becomes a place where people come to meet new friends, catch up with old ones and get back in touch with nature,” Eric says.

Jizakana Jizakana, a new edition to Cammeray’s excellent list of eateries, is a delightful mix of new and old. It offers a la carte dining with modern twists on traditional Japanese cuisine, as well as the extremely popular and more traditional omakase, showcasing traditional sushi counterstyle fine dining from Hideaki Fukada, the former owner of Toriciya and head chef of Masuya. The hot food kitchen headed up by Jun Miyauchi, also formerly of Masuya, specialises in putting a modern spin on traditional Japanese fare. Omakase roughly translates as “leave it up to you”, with every night serving up a different seven-course menu consisting of the best produce that day to offer a truly unique Japanese dining experience on the lower north shore.

The decor is minimalist and uncomplicated yet elegant, with lots of natural light and ample seating, and with extensive food, wine, sake and beer lists, there is something for everyone. Due to the popularity of our omakase, bookings must be made one to two weeks prior and are subject to availability.
