That was a first for me; most of my retail clients think my projections are too optimistic, and I’m used to combating that side of an argument. Ann O’Neal

Welcome to The Dealmakers special edition for the ICSC Pennsylvania, New Jersey and Delaware Idea Exchange. This issue has some excellent leads and an interesting overview of the region’s comeback from the recession. New Jersey has always been a strong market for retailers, and now the retail leasing scene is on fire. Even with the dramatic uptick in leasing, rents have remained stable, and in top tier centers, landlords are seeing modest increases. On the investment sales side, the demand has far outstripped the supply of retail sites for sale, and most of the acquisitions in the state are registering low Cap rates. Retail leasing and sales in Pennsylvania have heated up as well, but not with the same velocity as New Jersey. Both states are seeing their fair share on new developments. Developers in New Jersey have been more vocal lately about the regulatory hoops being too cumbersome and that construction costs are inching upwards. Retail leasing and sales have always been challenging in Delaware. The tri-state region is seeing lots of new development in the pipeline. Most of these new projects are small strip centers with a shadow anchor, and because the region is so hot, the availability of anchor positions is tight. I think every developer that I have spoken to in New Jersey during the past six months plans to redevelop or renovate at least one center in their portfolio. They are worried that the market will soon heat up so much that they need to reinvest to keep their centers competitive. The folks at The Dealmakers recently attended the ICSC Florida Dealmaking. They said the cocktail party was packed, the convention floor was busy by mid-afternoon on the first day, and the second day was a typical slow day. Lots of existing retail space was being marketed at the show, a decent number of retailers were there looking for deals and the investment sales side seemed a bit subdued. What was really interesting is that my folks said there were more first time attendees at this show than they have ever encountered at an ICSC function. Most of the newbies were landlords looking for tenants. It’s great that the guys with smaller portfolios feel confident that they will be able to find tenants. Overall, it was a good show and the people seemed enthused. With retail sales holding steady nationwide, I’m seeing a lot of chains looking to enter the U.S. market. Recently, I did consulting work for a chain based in the Puerto Rico with stores throughout the Caribbean. They wanted to explore opening stores in the states, and I put together a growth strategy plan for them and identified the top 20 markets with the densest populations of Puerto Rican or Caribbean descent. Then, we started to build the model to figure out projected store volumes and how much rent they could afford. I had some vocal debates on projected store volumes, and they couldn’t understand why I was being “so pessimistic.” I had to laugh out loud at that comment. the tourist element for their existing stores would be totally void in their stateside stores, they agreed that would affect projected sales. Then, the big discussion was about the population in the Caribbean having lower household income levels, yet they have substantially higher disposable incomes than their counterparts residing in America and how that would have a huge impact on projected sales. To prove my point, I put together cost of living indexes for their potential customers in Brooklyn, Chicago and Los Angeles; they nearly keeled over. When they looked at the asking rents in those three markets and then overlaid my projected volumes, even with a dense population base, they no longer thought the roads stateside were paved with gold. Now, they are rethinking entering the states, and I don’t blame them. Entering a new state is hard enough, but entering a new country for a retailer is always a tremendously difficult task. It was an interesting assignment, but a rollout would have been more fun. Not only is the info on expanding chains excellent, but the introductory price is pretty amazing, too, with annual subscriptions for only $189 each. There are about 2,000 chains in the freestanding tenants directory, and the food tenants directory has 1,000 of the most actively expanding food and restaurant concepts. We give you all the details on their site criteria, with a search feature that allows you to drill down a list of prospects that match the space requirements and uses for your sites. STATE OF THE INDUSTRY ICSC PA/NJ/DE Idea Exchange Edition Stephanie Weaver Welcome to The Dealmakers’ annual state of the industry report for our ICSC Pennsylvania, New Jersey and Delaware special edition. We gather the opinions of regional industry experts every year in an attempt to ascertain the economic health, where it has been and where it’s going. We asked, at length, how the Pennsylvania, New Jersey and Delaware markets are faring, what retailers everyone’s making deals with, vacancy factors in the region and where the market is headed.

An overwhelming majority of respondents indicated that lower vacancy rates and higher demands for grade ‘A’ retail space in the tristate region have created a competitive leasing environment. Chuck Lanyard, with more than 35 years in the industry and president of The Goldstein Group, noted, “Vacancy rates in the state of New Jersey have come down considerably. We are seeing vacancy rates well below 7%, while the rest of the country is up near 10%. This is because the region has a dense population and new housing developments are popping up all over the place, causing a stronger demand for retail.” Matthew Harding, president of Levin Management, a firm specializing in leasing, landlord representation, property management, construction and development, as well as property acquisition services, predicts that vacancy levels will remain generally stable with a slight reduction next year.

Children’s learning centers such as Primrose Schools are expanding in the Tri-State region.

Harding stated that while a limited number of supermarket chains are expanding, organic food specialists, such as Whole Foods, are growing their presence within the market. Harding’s company, Levin Management, recently signed a lease with Stein Mart, a discount apparel chain and home fashion retailer, at Mayfair Shopping Center in Commack, New York. He went on to say that fitness centers, including LA Fitness and Blink Fitness, and off-price retailers are also actively signing leases. Levin Management enjoyed a busy start this year, with 36 shopping center leases and renewals totaling 337,000 square feet through May. The firm negotiated deals with T.J. Maxx, Blink Fitness, Retro Fitness, Staples, McDonald’s and Chipotle, as well as a lease with Dave & Buster’s for 41,300 square feet at Post Road Plaza in Pelham Manor, NY.

The Goldstein Group has also seen an uptick in leasing transactions, too. According to Lanyard, the company has negotiated leases for Del Frisco’s, Miller’s Ale House, Whole Foods and Wegmans. The company brought New Jersey’s first Price Rite Market to the state with a 44,000 square foot supermarket opening in Garfield. With all of the demand for new space, it’s no surprise that ground is being broken throughout the region. The Goldstein Group is preleasing a 10,000 square foot strip center in Hanover, Pennsylvania. Shop Rite anchors the property. The company is also preleasing a project slated to break ground next year; The Modern, a mixed-use development located next to the George Washington Bridge in Fort Lee, New Jersey. R.J. Brunelli & Co., LLC is preleasing retail sites throughout New Jersey, including Shoppes at Randolph, a 103,000 square foot development located along Route 10 in Randolph Township; Bridgewater Plaza, a 56,000 square foot center in Bridgewater; Lakeside Plaza, a development with up to 60,000 square feet of divisible space available and located along Route 9 in Lacey Township and a 70,000 (continued on page thirty-four)

Levin Management is preleasing Holmdel Crossing, a 120,000 square foot retail development located along Route 35 in Holmdel, New Jersey. The center has big box, junior box, inline spaces and pad sites available. The company is also preleasing space at the Stafford Park in Manahawkin, New Jersey. Cotenants include Costco Wholesale, PetSmart, Target, Dick’s Sporting Goods and Ulta. Plans call for 180,000 square feet of space to be built, including several pad sites. In addition, Clark Commons, located along Raritan Road in Clark, New Jersey, is slated to break ground next year. Whole Foods will anchor the site. Harding said, “We definitely are seeing more activity with regards to new construction.” DeLuca concurred and also added that government approvals on new developments make leasing tricky. Harding added, “In a postrecession environment, retailers and landlords are a little bit more cautious in their negotiating, and as a result, the process of getting a transaction to closing takes longer than in the past.” Respondents had similar feelings when it came to investment sales and acquisitions in the region. Lanyard commented that the market is extremely competitive because not many centers are for sale and the ones that are have very low Cap rates. DeLuca observed that there was a high demand from investors for all types of centers, including NNN leased properties. According to Harding, there is a lot of competition in the market to acquire “top” shopping centers and retail properties, especially for those with a high quality grocer as an anchor. “Secondary, perhaps unanchored, retail properties are still more difficult to sell and lease,” Harding said. There are quite a few hot retail regions in the tri-state area. According to Lanyard, Paramus, New Jersey is still a premier area in the country, with $5 billion in retail sales annually, more GNP than many small countries in the world and the largest amount of retail sales in the country. Any market can be strong, according to Harding. All it needs are well-located shopping centers with a strong tenant mix and curb appeal to draw retailers and consumers. All respondents are optimistic that the retail industry will continue to get stronger in the tri-state region. DeLuca summed it up with, “It’s gone from slow to full throttle.” Better hold on to your hats. It’s going to be a fun ride. DM
