OBSERVATIONS AND CONVERSATIONS Many retailers feel trapped in a gunshot wedding. They want store growth, but many chains still don’t want to put a ring on it and seal the deal with an exclusive. Ann O’Neal Welcome to our special edition for the ICSC New England Idea Exchange. I’ve had some time to reflect on my experiences at RECon and the thoughts of quite a few other people on their take away of the convention. It’s my understanding that 36,007 dealmakers ascended on Las Vegas. Business is good and in some cases very good, but most companies are still playing catch up with the debts they accrued during the recession and dealing with deferred capital expenses. Plus, a lot of companies are substantially increasing investments in human capital and hiring to pre-recessionary staff levels. I’m also seeing a ton of start-up companies in brokerage, development and property management. Many of the brokerage companies that specialize in leasing are adding an investment sales division as well. Every day for the past few months, companies that I’ve never heard of are sending marketing packages my way. Most of the new companies are either boutique brokerage firms with two to four brokers or generalist brokers in a local market that just so happen to pick up a few retail listings. Also, there’s a noticeable influx of multi-family developers handling the development and leasing of the retail components of their properties. Historically, multi-family developers teamed up with either a retail developer or at least a brokerage company that specialized in retail real estate to fill retail space within their projects. Mergers among brokerage companies are prolific right now. I’m hearing that large brokerage companies are paying some big bucks to acquire strong regional retail brokerage companies. With so many new players coming into the retail real estate industry, competition is heating up. I met with 20 or so retailers at RECon to chat about their long range strategies and five-year store projections. All of them were optimistic and bullish on opening new stores. Most have high aspirations with their five-year plan growth plans. They also have concerns on how they will increase the size of their real estate department and/or tap deeper into the brokerage community in order to achieve their goals. Yet very few of the retailers that I spoke with are willing to commit to exclusive tenant rep relationships. I understand retailers’ trepidations, but I also understand what it takes to be an effective tenant rep and the underlying hard costs associated with servicing an account. My hunch is that no brokerage company would ever admit it to retailers that are reluctant to sign off on an exclusive that their brokers won’t invest as many resources and man power to executing the retailer’s expansion plans as they would if they had an exclusive. Most agreed with me, but many retailers feel trapped in a gunshot wedding. They want store growth, but many chains still don’t want to put a ring on it and seal the deal with an exclusive. The editors of The Dealmakers sort through all of the literature that we collect at RECon and it’s always interesting to spot broad brush stroke trends when you look at thousands of sites nationwide. I look for trends in anchors, typical GLAs of proposed centers, what region is the most actively marketing space for lease, and etc. Most of leasing packages that I perused of proposed sites were small centers and many had GLAs under 40,000 sq.ft. with a shadow-anchor. The brochures of existing spaces for lease showed either a center with one or maybe two spaces available or centers that are close to death’s doors being touted as “redevelopment underway.” I also noticed that supermarkets are getting aggressive, perhaps too aggressive with new store growth. actually make their new store projects up through 2018 and open stores in all the leasing brochures of proposed sites that I looked through, it will be a blood bath and we’ll start to see the weaker chains go bankrupt or be bought. I’m already hearing rumblings about regional chains operating traditional supermarkets having trouble and scrambling for solutions to deal with an onslaught of competition. Even the national chains are trying to figure out the next cycle of the supermarket industry and how they will cope with millennial consumers as this group edges closer to increasing its consumption as growing families. This demographic also has thrown a monkey wrench in the mix, because a large percentage of millennials aren’t getting married or starting families until their late 30’s, if at all. I live near Philadelphia and as an example of changing demographic trends, 65% of the residents living in the downtown proper are under the age of 44 and close to 40% of the population doesn’t own a car, mind you downtown Philadelphia ranks about the third most densely-populated downtown of any city in the country. Bringing fresh foods to densely populated areas in the past has been done more in a farmers market or bodega type setting. National chains want to take over the fresh food and necessity item shopping in markets with dense millennial populations. Target is testing the waters with catering to the millennial consumer by opening its Target Express concept in downtown Philadelphia next year. The express store will carry a large assortment of fresh foods and occupy 16,000 square feet across two levels. Target Express is opening multiple stores in Minneapolis, MN along with multiple stores in the San Francisco, CA market. The company is also growing its CityTarget concept with a 160,000 sq.ft. store in the Fenway Park area of Boston, MA. The Fenway Park store will include a large supermarket selection as well as beer and liquor sold on its third floor. Whole Foods is also paying attention to the millennial demographic by launching its 365 by Whole Foods concept. I watched several recent You Tube videos of its president talking about what differentiates the 365 concept and the company’s plans to open five to 10 of the concept stores next year. He described the layout to be streamlined, “hip,” and cool technology that has a true function, not the use of technology for technology’s sake. The 365 footprint is expected to range from 10,000 to 18,000 sq.ft. Sites in Prescott, AZ and Chicagoland, IL have been selected as part of its 2016 new store opening plans. I expect to see some major changes in supermarket formats during the next 10 years. It wouldn’t surprise me if mid-size supermarkets started to morph into small format stores or on the far spectrum operating super-sized stores. I have to wrap it up. Stop by our booth in Boston. WHO’S OPENING AND WHERE Johnny Rockets Group, Inc. (949-643-6100) planned to open 25 restaurants this year, with another 100 locations slated to be opened by 2017. The company is seeking sites throughout Houston, TX; Tucson, AZ; Bridgewater, NJ; Gainesville, FL and Bakersfield and Fresno, CA for the Johnny Rockets, Johnny Rockets Express and Johnny Rockets Route 66 concepts. Preferred site locations include malls, strip centers, airports, casinos, amusement parks, sports arenas and seaports. Hooters of America, LLC (770-951-2040), through a franchise expansion plan with Wings of South Florida, LLC, is opening five Hooters restaurants throughout southern FL over the next six years, with the first location slated to open during June 2016. Future expansion plans call for the opening of 150 locations planned during the coming five years. The company currently operates more than 400 fast-casual restaurants throughout 42 states nationwide and 26 countries internationally. The Melting Pot Restaurants, Inc. (813881-0055), through franchisee expansion, is seeking to open Burger 21 restaurants throughout Cherry Hill, Trenton, Clifton, Morrisville and Toms River, NJ; Long Island, Buffalo, Syracuse, Albany, Rochester and the surrounding boroughs of New York, NY, as well as in Philadelphia, Pittsburgh and Harrisburg, PA. The company also operates as The Melting Pot. Walk-On’s Bistreaux and Bar (225-7578010) is expanding into the Shreveport, LA market, with locations slated to open at the Juban Crossing shopping center in Denham Springs and in Zachary during 2016.

Aldi, Inc. (630-879-8100) is planning to open 25 Aldi locations before July 2016 throughout the southern CA area. The company currently operates nearly 1,400 grocery stores throughout 32 states in the Midwest, southern and east coast regions of the U.S. and is expected to operate nearly 2,000 locations by the end of 2018. Russo’s Restaurants (713-821-1322) is planning to open three restaurants in the Tulsa, OK market during the next 12 to 18 months.
