The Cliffs Home Rental Program
The Cliffs Home Rental Program offers a convenient way to help offset the costs of homeownership while you’re away, allowing fellow members to rent your home. The program is flexible to fit your needs, whether you’re seeking occasional rental opportunities or a more regular arrangement. This exclusive benefit is available to members, and we invite you to explore how this program can support your property management needs.

– Trust accounting and monthly reporting
– Routine home inspections
– Home inventory and stocking
– Routine maintenance and minor repairs
– Vendor coordination and oversight for home repairs
ARE PETS ALLOWED?
We do not allow pets at our properties for our regular guests. Property owners can bring their own pets to their own homes with the understanding that we reserve the right to charge for a deep clean each stay as necessary to ensure a pet-free facility. Owners cannot bring their pets to other properties. We ask all guests to respect the no pet policy. We will make exceptions for both service and support animals with appropriate documentation, but a cleaning fee may apply as necessary.
IS THERE AN OWNER’S CLOSET?
Yes, we encourage each owner to identify and secure a closet in their home for their personal belongings.
CAN I CHANGE THE DÉCOR?
You can make limited changes to your home’s decor as long as it meets the standards outlined in your agreement, especially regarding furniture and amenities.
WHO HANDLES MAINTENANCE?
Our onsite Facilities Maintenance team covers standard routine maintenance (e.g., air filters, minor repairs, light bulbs, etc.) as part of an annual maintenance agreement. Some additional services, such as landscaping or pressure washing, are the responsibility of the owner, but our team will manage these tasks as needed. As part of our agreement, there is a set threshold for maintenance decisions that our team can make on your behalf; however, we’ll ensure you are involved for any major repairs or costs. Items involving a specialty vendor, or the replacement of home items are often billed back to the owner with a 10% markup.
WHAT IF I DON’T RENT THE PROPERTY?
If at any point in time you decide you no longer want to rent your property, we completely understand–plans can change. However, after the 90-day grace period, we will no longer manage or maintain your home. We are happy to help connect you with any vendors that you may need for future maintenance.

We like to believe that there isn’t a downside! Our priority is to provide both you and The Cliffs a seamless way to enjoy your property. We aim to ensure that your property is well-maintained and that our guests have an exceptional stay, while offering you the flexibility and support you need.

GETTING STARTED
We simplify the home rental process by handling every step for you. Our Property Manager is available for an initial call to introduce you to The Cliffs Home Rental Program. During this call, we will discuss how the program works, the benefits of partnering with us, and the value you’ll receive from our 30% management fee. We’ll also schedule a tour of your home to begin the enrollment process.
WHO CAN RENT MY PROPERTY?
The properties are available to rent for any member at The Cliffs, members of The Cliffs ownership and management group, as well prospective buyers in our Discovery Program. Our typical renters include homeowners who are renovating their homes, building a new one, or prospective buyers in the Discovery Program. Please note that renting a property does not grant access to Club facilities.
HOW OFTEN DO I HAVE TO RENT OUT MY HOME?
There is no set requirement for the number of dates or specific times of year your home must be available through our rental program. We offer rentals up to one year in advance, and we recommend that owners provide their personal dates (within the guidelines of the Management Agreement) in advance if they plan to stay in their home. While there are no minimum rental requirements, we expect the agreement to be mutually beneficial. The contract allows either party to terminate the agreement with notice, should that be necessary.
HOW DO YOU HANDLE OWNER STAYS?
There are no nightly fees for your personal stays. However, we do require that you cover the cleaning fees for any stay to ensure the home is properly prepared for the next guest. All stays, including yours, must adhere to the standard check-in and check-out times. If you require early arrival or late departure, please discuss your needs with our team, and we’ll do our best to accommodate you.
WHAT IF MY DATES CHANGE?
If the dates you would like to change or reserve are available, we’re happy to adjust your reservation. If your preferred dates are unavailable but another similar property is open, we can help move your reservation to accommodate your stay. However, if your property is already booked for those dates and no other comparable properties are available, your reservation will remain unchanged, and we will not be able to accommodate your personal stay.
