WE’VE GOT THE WORKS If you’ve been a customer for a while you will already know The Boat Works has a distinctly different way of getting things done – a fastidious and professional approach to every project, big or small. If you’re new to our yard, we welcome you and assure you, our team and tenants will pull out all stops to ensure your satisfaction. The Boat Works team, led by General Manager Shane Subichin is dedicated to top level service and treats each job with the same attention to detail as they would want themselves. “We’re all boaties and we realise any size boat is a big investment,” says Shane, who has been working on and around boats since he was 16 and holds CSM qualifications. “We put ourselves in our customers’ shoes and go the extra mile to get the job done. “We believe that the entire process, whether that’s maintenance, service, refit or sales, should be conducted professionally and with a smile, giving customers peace of mind their boat 4

is in the best hands. Your time here enhances your boating experience and the valuable time you have to spend with family and friends.” At The Boat Works, we pride ourselves on our clean, green world-class facilities, spread over 23 acres. There are 50 Marina work berths with direct access to power and water, refit sheds that are weather-screened and suitable for resprays and varnish for boats up to 15m high, a dedicated sandblast bay, hardstand and covered hardstand that totals 7000m² of clean, flat surface, wide open workspaces with workbenches and screens available for projects that involve grinding or sanding. Our facilities are kept thoroughly clean, compliant with all EPA regulations. We have 1 million litres of rainwater stored for use in waterblasting and cleaning the sheds and hardstand. All water used on site is treated by state of the art 3-system cleaning process, and

waterblasting is restricted to dedicated areas with suitable catchment. There’s a recycling waste area for customers and no fee for the use of bins, electricity or water. In addition, we provide courtesy cars to shuttle you to the airport, your hotel or home if you’re local. The Boat Works’ resort style facilities are protected by 24/7 surveillance using high-tech systems, monitored by fulltime caretakers. Visitors and customers can enjoy the flavoursome fare at the nauticallythemed Galley Café and Restaurant. The 5-star amenities on site recreates all the comforts of home and appeal to the live-aboard community: free laundry and drying facilities, The Bridgedeck Lounge with office and communications equipment, plus a waterfront barbeque area that is the perfect spot to meet fellow seafarers and enjoy a beverage as the sun sets.

We have 3 x Courtesy Cars available for your convenience. Available Monday - Friday, 7.30am - 4.00pm for a maximum of 3 hours at any one time. Please book with the Reception office. Note that all traffic infringements are the responsibility of the user.

Please familiarise yourself with the Emergency Evacuation plan enclosed. It is important to know your nearest exit and assembly area should an emergency occur. FIRST AID

CARETAKERS

ENSURING YOUR SAFETY

Onsite caretakers are located next to the After Hours Access Gate and can be contacted during closed operating hours anytime on 0437 522 903.

Due to workplace health & safety and insurance requirements, enclosed footwear is required to be worn at all times on site and safe work practices must be adhered to at all times. The Boat Works is regarded as a construction site under relevant legislation and therefore children are not permitted in working areas.

SECURITY

Surveillance cameras are located throughout the site and operate 24/7. Please report any incident to the Admin Office or Caretaker (afterhours). In case of an emergency, please always phone 000 AFTER HOURS ACCESS

Should you require access to your vessel outside of operating hours, please contact the Reception office where you can be issued with an After Hours Gate Key. Please ensure the gate is closed and locked behind you and we ask that your key is used for yourself only as we are a security conscious facility. Unauthorised access will be monitored.

PPE

Correct Personal Protective Equipment (PPE) should be used at all times. PPE is anything used or worn by a person to minimise risk to the person’s health or safety and includes a wide range of clothing and safety equipment. PPE includes – enclosed footwear, face masks, ear plugs, hard hats, respirators, gloves, high visibility clothing, safety harnesses etc. CONTRACTOR REQUIREMENTS

*Staying Aboard applies to our Works Area only.

All contractors must hold a BIA Marine Card, be environmentally licensed (ERA Licence) and insured. Relevant details including all certificates of currency are to be presented to administration and updated as required prior to commencing work at The Boat Works. Please note there are to be no advertising / marketing promotional boards on display.

PET FRIENDLY

EPA GUIDELINES

We welcome all pets onsite though they must be under the control of their owner at all times. Dogs must be kept on a leash when off the vessel.

The EPA enforces strict regulations regarding waste (oil, fuel, rubbish etc.) and drainage. Acid wash is only to be carried out on the hardstand. Suitable drop sheets must be used and all waste and contaminated goods are to be disposed of appropriately as per the EPA regulations. Please note that drains marked YELLOW flow to stormwater. Please take note because hefty penalties apply. This is a non-smoking workplace.

LIVEABOARDS

We welcome you to stay aboard while your vessel is receiving ‘The Works’. Please advise the Office if you intend of staying on-board so that we can issue you with Ensuite & after access gate keys.

Please ensure all waste is picked up and disposed of correctly. Animals are not permitted in the amenity or restaurant areas. AMENITIES

There are several showers and toilets located within the site – please refer to site map for exact locations.

Owners and their representatives who are not licensed may obtain a copy of the EPA regulations from The Boat Works.

VEHICLE MOVEMENTS & PARKING

Boatyard machinery always has right of way within the centre. Please ensure a 5m radius of all Boat Works Machinery is kept clear at all times. A Crew Member will direct traffic when needed. All vehicle movements are restricted to the designated speed limit of 10km. Please do not park your vehicle in an unauthorised parking spot – our machines may need to access this area. All unattended cars that are parked in an unauthorised area may be towed. You will find convenient carpark areas shown on the site map attached. MARINA/BOAT RAMP

Marina Berths onsite are strictly working berths. Internal works can be carried out freely however external works are required to be environmentally friendly – if unsure, please contact office. All berths have access to potable water and 15, 32 & 63 AMP power. Boat ramp is private and must be booked with the office to arrange timing. REFIT SHEDS / HARDSTAND

Should you require a dedicated bin please coordinate with TBW Operations Staff to arrange, this will incur a small fee. Chemicals, fuels, oils, cleaners & paints are to be handled correctly to prevent spills and pollution off the ground and water and our treatment plant. Designated area is onsite for oil, battery, steel and general recycling – refer to TBW site map. *DO NOT DISPOSE DOWN THE HARDSTAND DRAINS PAINTING

Any Spray Painting must have prior approval from TBW Operations Manager. Airless spraying is to be performed by TBW Tenants or otherwise pre- arranged with TBW Operations staff. Suitable containment and screening is necessary.

With over 30 individual Refit Sheds catering up to 15m in height we will have you covered. Should you require a Screened shed option please advise the Office.

Drop sheets are to be used at all times.

10, 15 & 32 AMP power is available in all sheds and hardstand spots.

Once spraying is completed, all surrounding vessels need to be checked over.

Power and water for hardstand is located on red pedestals behind every second hardstand spot. *Please note: All water in the yard is non-potable water. STORAGE

While your boat is in the Hardstand Storage area, there are strictly no works permitted. You will have access to 10 & 15 AMP power and water for routine maintenance e.g. polishing, cleaning etc. WATERBLASTING

Vessel must be completely wrapped to prevent overspray or dust landing on surrounding vessels.

If they have any overspray on them, it is the vessel owner & contractors responsibility to clean these boats on the same day. Any paint dust or overspray stains gelcoat and paint work as soon as it is moist (rain or dew). This will prevent an expensive fix; i.e. repeatedly washed, cut & polish to remove stains. Screened Refit Sheds can be requested at an additional charge. SANDBLASTING

To be completed within the dedicated Waterblast bay’s only & by TBW Staff.

To be conducted within the designated Sandblast Shed onsite. Should there be a need to Sandblast the vessel once set down on the hardstand or within a refit shed the vessel will need to be relocated and will incur an additional relocate charge.

Waterblast = 3500 PSI and are adjustable

SAILS & SPINNAKERS

Should your vessel only require a light waterblast please do advise Shipyard/Operations staff.

Not to be released whilst on the Hardstand or Storage precincts for safety reasons. Must be done prior to haul out.

Barnacle Scrape; if required additional charges will be incurred.

STAIRS

Wet Rubbing; is allowed on the Hardstand.

We will provide stairs free of charge for access use only. Stairs are available in various heights. They are not to be used in any way for a mobile scaffold. These are supplied at your own risk.

This is a service provided by The Boat Works.

Be sure to hose off all left over residue to the drains at the rear of the vessel. This keeps the concrete clean for yourself and the next customer. This water is then treated! YARDS WORK REQUIREMENTS/HOUSEKEEPING

Excessive noise is strictly prohibited outside of operating hours. We take pride in our site. Please help us keep the site in good condition by ensuring the area surrounding your vessel is left clean at the end of each working day and all loose items are secured and safely stowed away. Clean up fees may apply if the Boat Works team are required to clean up your mess. WASTE

Please ensure all used materials (i.e. Sandpaper, rags, hull

scrapings etc.) are disposed of into the appropriate bins provided within the yard.

Once stairs are positioned in place they are to be tied off to a secure location on the vessel. Ladders also can be provided. *Refer to the signage on the stairs outlining the guidelines for use. SET-UP OF VESSEL

DO NOT tamper with props or stands under vessel, The Boat Works Shipyard staff have set vessels down to a safe working standard. HIRE OF EQUIPMENT

For your safety other equipment i.e. scaffold, scissor lift, dust extractors & screening etc. can be sourced & delivered to site.

An AMSA accredited Marine Surveyor onsite is extremely useful for recreational boaties and commercial operators alike. RTM literally wrote the book on vessel preparation with a thorough maintenance checklist.
