I hope you are enjoying our new newsletter. If you have anything you would like to see added please submit it in the suggestion box along with your name and phone number so we can discuss them or text Shelley @206384-5279. We are starting a community bulletin board that you can utilize if you have items to sell, give away, need something, or have other information to benefit the community to post. You can submit a favorite poem, joke, or quote.

BLOCK WATCH NEWS

With the weather finally warming up (hopefully!), please be mindful of the increase in motorbikes, minibikes & motorcycles on the Trail. Again, the Peoria Park Rangers are continuing to patrol based on OUR phone calls. Please call 623-773-7700, give the park address and the direction of travel if possible. If you can also give a description that would really be helpful.

APS has increased their discounts for those on fixed/low income. If you have previously not qualified, you might want to give them a call & try again. The new guidelines are available at aps.com/assist or call 602-371-7171 and follow the prompts.

I have not received confirmation of our May meeting, so another flyer will come out. Please watch for it!

Hi All,

We are right at summer's door. Time to get rid of all the old junk around your home. We are going to have a community clean up and Pizza Party on May 04, 2024, starting at 8;00am. The large walk-in dumpster will be located on lot C-96. Our Maintenace team will oversee what and where things go into this dumpster, so we get as much as possible in it. This is for bulk clean up, no refrigerators. We can accept dried latex paint. We are looking for volunteers to help with this cleanup effort. Anyone that can help please sign up in the office. Look for more information in your newsletter. Our pool and landscape are still under construction as of this writing, Shelley and I thought “let’s have a contest!” So, whoever guesses on the correct date that the pool will be completed and filled with water will win a special prize. Must be the exact day. All entries must be in by May 07, 2024.

I have a feeling by the time this newsletter comes out we may know when they are starting in our clubhouse. As soon as we know that we will be packing up and moving the office to A-33. Change is good it will be fun to be in a new place for a while, I'm very fortunate I get to manage a great community. I think it's wonderful how many of you help each other. I watched the other day when residents pulled weeds and cleaned their neighbors' entire yard. Many of you have made your yards and your homes look beautiful, I really appreciate your efforts. It makes a big difference when you're showing a prospect a home here, many of them have commented on how nice this park looks.

As soon as our pool is completed there is a strong possibility that we may start some water aerobics classes. One of our residents use to have 2 classes a day here and might start this again if she gets enough people that are interested. So, we are getting off to a cleaner and healthier year. If you have any other suggestions, please let me know, see everyone at Coffee & Donuts wed morning 8:00am, In the Clubhouse.

Don’t Delay Your Annual Mobile Home Safety Checkup!

When thinking about what you want to accomplish this year, you don’t want to forget about your manufactured home. From your roof to your flooring, you want to make sure that your home is safe to live in from top to bottom.

Thankfully, there are several things you can do every year to help bring you peace of mind all year long. Here’s what you should have on your annual mobile home safety check-up:

Check Your Fire Extinguishers

Your mobile home should have at least one fire extinguisher, ideally in or near your kitchen. If you have more than one, as many homes do, placing them near entryways is a smart idea. An equally smart idea is to check your fire extinguishers annually to ensure that they’re still in working condition. No, this doesn’t mean spraying them in your backyard – in fact, you should hire a professional to inspect your extinguishers annually. You can either have them visit your home or take your extinguishers to them.

Fire extinguishers don’t have a set expiration date like the gallon of milk in your fridge, but how you maintain them plays a role in how long they last. Keep your fire extinguishers in a dry, yet readily accessible place away from exposed chemicals. Better yet, if you don’t already have a fire extinguisher in your home, it’s in your best interest to get one. They can be incredibly useful for helping contain small fires before they turn catastrophic.

Check Your Smoke Detectors – And Their Batteries!

Just as important as a fire extinguisher is the smoke detector. They’re often the first sign that something may be wrong in your home. Most smoke detectors run on batteries, and it’s important to ensure that every smoke detector in your home has batteries that aren’t running on empty. Do a yearly check of each smoke detector to ensure that they won’t fail when you need one most. Additionally, some smoke detectors have batteries installed within them. This means that, when a smoke detector loses its charge, you’ll swap out the entire unit by slotting it into a ceilingmounted cradle. These disposable units sell for about $25 at most hardware stores, and only need to be changed out once every few years or so.

Make Sure Your Power Strips and Extensions Cords are Safe to Use

Power strips and extension cords are more and more prevalent in daily home use. With all the game systems, smart speakers, appliances, and of course chargers that have found their way into our lives, it’s no wonder that cords and cables can be found in almost every nook and cranny. That said, you want to ensure that all of your power strips – the devices that allow for up to a dozen electronics to be plugged in at once – aren’t damaged or at risk of causing damage to your home. If any wires are frayed, for example, replace them immediately. Also, there are some appliances that you should NEVER use with an extension cord or power strip, such as space heaters. You also should NEVER plug an extension cord into a power strip, or overload outlets by using multiple power strips on a single outlet or plugging too many things into any one power strip.

Clean Your HVAC System

Your HVAC system – which operates both your furnace and your air conditioning – should be checked annually for a few reasons. First, you want to make sure that your filters stay clean and in good operating order. These are often replaced monthly. But checking your HVAC system goes beyond that. You may want to check your ducts as well to ensure there’s no mold or debris. Your system may also have what’s called a condenser or evaporator coil – these are also parts that you should check on yearly. If you don’t, you risk having your entire system break down, which could result in costly repairs. If you’re unsure of how your central air system works, you’re best-off seeking assistance from a certified HVAC professional.

Check Your Nearby Trees

Of course, not everything on this checklist is about the inside of your home. As the leaves have fallen off the trees in many areas of the country, it’s a great idea to check any trees that may be around your property. Do any of them brush up against or come close to contacting power lines or other structures? Do any branches pose a risk of breaking off and causing property damage or personal harm? Are there any trees at risk of falling over entirely? If any of the above are a “yes,” then you should hire a professional to either trim the problem trees or recommend another solution for keeping you and your mobile home safe. Otherwise, you risk causing damage to the exterior of your home – or worse, injuring a loved one.

One thing to note here: if you live in a manufactured home community, check with your community’s staff first to determine how to go about tree maintenance.

Check On Your Mobile Home’s Foundation

The mobile home foundation is a crucial component of your property. Each year, it’s important that you check the foundation, no matter what type you have, to make sure that there is no visible damage or signs of deterioration. Things to watch out for include cracks, mold, and water from leaks or floods.

I’m Hollee, I’m 13 years old and very cute! The other Holly and I are neighbors. John and Rowene adopted me about 4 years ago when my previous owner passed away. We are good company for each other! I guess you really can teach an old dog new tricks because I have learned 5 since I moved in!

THE SOL REALM OF ACTIVITIES

This month we have a lot of eating to look forward to so start loosening those belts.

Starting with our Community Cleanup on May 4th. Clean up begins around 8am. There will be a walk-in dumpster on lot 96C. Please bring your bulk items for disposal. No refrigerators. George will have a list of what items are acceptable, so if you have any questions, you can give him a call. If you need help getting things to the dumpster, we hope to have some volunteers that can help. At 3pm we will be having pizza at the Clubhouse for those who participated in the cleanup at no cost.

May 11 will be our Mother’s Day Brunch at 2pm in the Clubhouse. Come join us for a variety of quiches, croissants, fruit salad, and of course desserts. The cost is $3 for residents. Sign up sheet in the clubhouse.

Two educational classes this month. May 21st at 11am, Oak St Health will be sponsoring a Senior Tech Course. Come learn to master your smartphone. And the second presentation is Health Care Decisions also sponsored by Oak St Health and Hospice of the Valley on May 29th at 9am. Both will be held in the clubhouse. Watch for flyers and more information.

Monday, May 27th we will also be having a Memorial Day Picnic with BBQ ribs and all the fixings! It will be at 2pm. $3 for residents. Hopefully we will still be able to use the clubhouse but if not, we will announce where we will be having the festivities!

Also don’t forget to check the calendar for the Out to Lunch Bunch outings and the dates of the Men’s and Women’s breakfasts at Mercer’s.

We are looking for a welcome committee chairman to organize greeting new residents in the community and compiling an information pack about our local area. You can contact me for more information if you are interested. Shelley 206-384-5271

We are finishing up compiling the Community Directory and hopefully it will be out to the printer this month. Thank you to Reggie for taking on this project and to all who helped gather the information!

Pool Complete and Filled Contest!?!

Make sure you get your chosen date to George by May 7th, one date per person. Just pick a date that you think that the pool will be done and filled with water, and you will win a prize if you guess correctly! I think we should have a cement pouring watch party whenever that shall be! I’ll keep you posted when we get the word!
