The Elements Dashboard features several sections that you should be aware of on a daily basis.
Elements News: Notices on new system integrations and features will appear here
Alerts: Will let you know if there are any leads that need to be contacted
This is link is clickable and will direct you to the Lead Lookup where you have access to the alerted leads
My Current Lead Inventory: Breaks down the number of leads and their Lead Ratings. The lead counts are clickable and will direct you to the leads in that rating group.
My Stats: Breaks down the numbers for active New Leads, Calls Made, Emails Sent and Site Visits
Schedule: This is calendar showing all of the Follow Up Appointments
Actions are clickable and will direct you to the lead
New Leads: Interactive chart showing all New Leads generated over the past 30 days and how many per day.
Lead Sources: Interactive pie chart showing the sources for these leads Where are the leads coming from? This helps determine which marketing efforts are most effective

As we request in the Monthly Marketing Checklist, please confirm that the following items are correct:
Standard Signature: This will be the email signature that appears on all of the correspondence to prospects, sent through Elements. Click to Preview Autoresponder Active: When a prospect fills out a form on the website, they immediately receive this autoresponder in their email. Please review and make sure that the most current community photos, brochure, and newsletter (if applicable) are displayed. All buttons are clickable on this autoresponder.
Active Homes: All active listings are displayed and you can click the Edit button to view/edit them.
Contract Pending Homes: All pending contracted homes are displayed and you can click the Edit button to view/edit them.
On the left hand side of the Dashboard, you will see the Navigation. This is another way to search Elements for Leads, Homes, Sales Reports, etc.
Here are a few helpful sections on the Navigation:
Homes: Lookup your communities inventory in this section. Click on Community Listings Flyer to download a full color list of all of your current Available Homes. These are great to have handy in the office or email to prospects.
Help: All Videos and How To Training are located here. Just click and it will direct you to a page with video links for Lead and Home Management.
Home Listings
A few tips and reminders when adding your home listings to Elements
BE MINDFUL: Elements feed will display your home listings on the community website, MHVillage, MyMLS, Retirenet, MHBay, MHBO and other third party listing sites These tips will help your homes show in the best light
PHOTOS & VIDEO TOURS
All homes listed must have at least one photo saved to the Current Listing Photos We suggest that the first image is a home exterior photo
DO NOT post photos of homes that are in two pieces
When adding a New Home (in Construction), a property branded Coming Soon placeholder will automatically populate the listing
Once the home has been constructed, please take a photo of the exterior in landscape format.
Do not save a floor plan or sell sheet as a home photo.
Do not use photos that are too dark or blurry
Contact Tharakan Consulting and we will send a photographer to take professional home photos and walkthrough videos that we will upload to Elements upon receipt
FLOOR PLAN
If you have a floor plan for the home, please upload it in the designated section of Elements named Floorplans.
Keep your listings active by making sure the Listing End Date doesn’t expire
We recommend this date be up to a year in advance from the Listing Start Date. The Listing is Visible on Community Website must be toggled on or it will not show on your website.
Make sure to toggle all of the options over to show listing onto third-party sites.
LISTING DETAILS
For New Homes: The MHVillage com listing Type Premium will automatically populate All fields with a Red Asterisk * are required fields If these are not filled out, then the listing will be Incomplete and not display on the website
Add a Teaser and Short Description that will strike interest with the prospective home buyer Write a full description and use creative words to highlight your home’s best features. Pay attention to the length of the description, grammar, and spelling.
Include a "Call to Action" such as: Schedule a tour today! Or This home isn’t going to last Update the listing status as needed For example, if you receive a contract on a home, update in Elements
DO NOT add community photos to home listings Community photos feed directly from Elements to all of your home listings when they display on third party sites

NTerNow
For the Communities using the NTER NOW Hubs for Self Guided Tours, there is a new Elements feature to offer self tours through the website
Log into your NTerNow account and on your Community Page, scroll to the Webflow URL Click on Copy
NTER NOW
Go into Elements and choose the Home that has the NTerNow hub associated with it Go to the Listing tab in Elements, under Listing Details, there is a field called NTerNow URL Paste the Webflow URL that you just copied into the field
This will now display a SELF TOUR option on the Home Details of that Available Home Visitors can select SCHEDULE and are directed to the NterNow platform to choose the home they are interested in Self Touring, sign in, schedule, and then get the door code

WHY ISN’T MY HOME SHOWING ONLINE?
Elements uses data feeds to send your listing information to the community website and other third-party listing sites including: MHVillage | Retirenet | MHBay | MHBO | MyMLS which syndicates to Zillow, Trulia, Realtor com and more
Always check your Elements listings to make sure that the following is complete:
Listing is active - ALL buttons are toggled on to display on their respective websites Listing Start & End Dates are valid The Current Sales Price is Approved
All required fields are filled out
At least one photo is uploaded If applicable, Nter Now link is added Teaser, Short Description, and Full Description are all filled out
If you add the Special in the home description, make sure it is current. Updat
Do not include any phone numbers or website addresses within the description since some of the listing sites do not allow this.
BE MINDFUL: Elements has been designed to show the updated status of your listed homes with the following banners:
Recently Listed - Will remain for 2 weeks
Featured
Sale Pending - Under Contract
Sold - Will remain for 2 weeks after home is sold
We recommend that you take a look at the Available Homes on your website each morning, and make sure they are all correct Please note that it takes up to 2 hours for a home to display on the website after you have activated it.

Leads
In the Navigation on the left hand side, click on Leads, then Create
When Creating a New Lead, Step 1: Search for Duplicates
Fill in the required fields and if there is a duplicate lead in your account, Elements will find it and open the Active Lead for you to update. If there are No Possible Matches Found, please fill out all of the required fields to create you new lead
Reviewing Your Leads - Lead Queue
Select Lead Queue in the Navigation. All Leads with alerts (in red) will appear. Filter what kind of leads you want to review by Alert or Rating. Click on the Edit icon to update the lead
Lookup Lead
Select Lookup Lead in the Navigation Search field options will appear Search for leads using any of the fields such as Name, Email, Date, Rating, Source. etc.
A few tips and reminders on how to work prospect leads in Elements
Lead Status
Active Leads are prospects that are still interested in your community, whether it is immediate or in the future. Continue to work these leads by keeping in touch.
Inactive Leads are spam and resident emails / calls or prospects that are no longer interested
To Inactivate a lead: Locate lead and click on Edit Click on Change Status
Then select Inactive from the dropdown Select Lead Inactivation Reason and then Save Changes and Close

A few tips and reminders on how to work prospect leads in Elements
Sales calls from the select sources are captured in Elements When a call is received, a lead is created in Elements with the recording of the call.
Sales Leads: Change the name from Incoming Phone Call to Prospect's Name and add any other info you collect from the caller i.e. email address, notes, etc. You should then begin working this as an Active lead
RV Leads: If the caller is inquiring about an RV site, please change the Lead Type to RV
Resident Calls: If the caller is a Resident, please change the Lead Type to Resident This will Inactivate the lead.
