Texas Ranch Sales founding partner, Sheldon Grothaus, grew up in the Texas cattle and Whitetail tradition and, as a result, grew up with a higher standard for what a ranch should be. This belief became a force to be reckoned with in the industry, when he founded Texas Ranch Sales in 2000.

Sheldon Grothaus has come to know that land ownership is a great privilege. His appreciation for the personal, intrinsic, and financial value of land, as well as his passionate appreciation for the Texas wildlife and livestock tradition, led him from rancher to ranch broker in order to help others on their journey to land ownership.

From his personal and business experience, Sheldon recognizes the benefits of owning a Texas ranch: from the many and varied opportunities for income from a ranch, the fact that well-managed land generally doesn’t lose value and often provides a significant return on investment if sold, the strong collateral that land ownership offers in other business deals, and the personal benefits and satisfactions of providing the ultimate getaway for family and friends.

ZANNA GROTHAUS

Born and raised in Texas, Zanna’s heritage is rooted in a long line of Texas landowners. Growing up on a ranch and the influence of western heritage has instilled a deep appreciation and respect for livestock, land stewardship and preserving the legacy of Texas ranches.

Zanna exhibits strong virtues of discipline, integrity, solid work ethic along with the grace earned through many of the life roads traveled.

For over 20 years she has been by the side of Sheldon Grothaus and has facilitated in the growth of Texas Ranch Sales, LLC along with several other companies they have built together.

Zanna has held a Texas real estate license since 2001 and continues to assist in the day-to-day management of the real estate company.

DAVE WILCOX

Born and raised in North Texas, Dave Wilcox is a fourth-generation Texas landowner. Growing up in a family who ran cattle and grew cotton, he understands the pull and calling one gets in their soul when it comes to owning a piece of our great state.

After college, Dave started working with a recruiting company, which is where he learned the art of negotiating for his clients and ensuring that a fair deal had been reached. Throughout the years he has worked alongside landowners and hunters alike, managing a number of ranches in the outfitting and hunting business across South Texas. In combination with his family background in ranching, this provides invaluable experience in the recreational and hunting ranch market.

For the last 12+ years, Dave has managed a very successful Real Estate Team with Keller Williams Heritage, who will continue to help its clients find and or sell a home. As one of the San Antonio Business Journal’s top producers every year, Dave understands the intricacies of the local market and how it affects his clients. In 2018 Dave was named the San Antonio Board of Realtors “Realtor of the Year”.

As an essential part of marketing your property, Texas Ranch Sales provides interactive online maps of your land that can be accessed via computer, phone, or tablet. The mapping includes features specific to your property including boundaries, improvements, water features, fences, gates and more. All new listings at Texas Ranch Sales are photographed by a professional, award-winning photography and videography firm based in Texas. You might see our associates snapping some photos of your property, but these are only to help our staff get started on a marketing strategy for your ranch. We only use the highest quality, professional photographs that highlight all the assets of your land and improvements in only the most flattering way in all our marketing materials. Some of these photos will be dazzling aerial photos taken by a licensed drone pilot and photographer.

The same attention to quality and purpose goes into the video footage taken of your property. There is no broker in Texas that provides property listing videos of the quality that Texas Ranch Sales will provide for your ranch. Your video will be professionally edited and produced into a three to five minute video. The video will open with moving map images to orient the viewer to the location of the ranch within the state, followed by stunning footage of your ranch. The narrative of the video will be driven by a carefully written script highlighting the most salient features of the property. This script will be read by a professional voice actor and accented with music appropriate to the property.

Videos of our listings are presented on our YouTube channel and social media accounts, typically receiving thousands of views, as well as on our website with the custom listing for each ranch. The video is also included, along with the photographs, on the 50+ searchable real estate listings sites we use regionally and nationally. We also loop our property videos on monitors at trade shows, special events, and other locations in the region.

BUYER PROCESS

Texas Ranch Sales rigorously evaluates potential purchasers with respect to very specific criteria and seller confidentiality is always maintained. Clients will be made aware of each potential purchaser’s ability to perform should that become their intention.

We will always be respectful of you and your property when scheduling showings of your land. Your property will always be presented to potential buyers by a Texas Ranch Sales representative and by appointment only. It is always our goal to provide a complete ranch tour to enable potential buyers to make an informed purchase decision. Complete ranch tours will be arranged with the necessary transportation and hospitality accommodations.

Texas Ranch Sales will advise and support sellers in the presentation of offers with current market materials. Our brokers will travel to present offers or can arrange video conferencing.

We welcome outside brokers to promote and sell our properties. We offer industry commission rates to participating brokers.

Information About Brokerage Services

Texas law requires all real estate license holders to give the following information about brokerage services to prospective buyers, tenants, sellers and landlords.

TYPES OF REAL ESTATE LICENSE HOLDERS:

 A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker.

 A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents):

 Put the interests of the client above all others, including the broker’s own interests;

 Inform the client of any material information about the property or transaction received by the broker;

 Answer the client’s questions and present any offer to or counter-offer from the client; and

 Treat all parties to a real estate transaction honestly and fairly.

A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner, usually in a written listing to sell or property management agreement. An owner's agent must perform the broker’s mini mum duties above and must inform the owner of any material information about the property or transaction known by the agent, incl uding information disclosed to the agent or subagent by the buyer or buyer’s agent.

AS AGENT FOR BUYER/TENANT: The broker becomes the buyer/tenant's agent by agreeing to represent the buyer, usually through a written representation agreement. A buyer's agent must perform the broker’s minimum duties above and must inform the buyer of any material information about the property or transaction known by the agent, including information disclosed to the agent by th e seller or seller’s agent.

AS AGENT FOR BOTH - INTERMEDIARY: To act as an intermediary between the parties the broker must first obtain the written agreement of each party to the transaction. The written agreement must state who will pay the broker and, in conspicuous bold or underlined print, set forth the broker's obligations as an intermediary. A broker who acts as an intermediary:

 Must treat all parties to the transaction impartially and fairly;

 May, with the parties' written consent, appoint a different license holder associated with the broker to each party (owner and buyer) to communicate with, provide opinions and advice to, and carry out the instructions of each party to the transaction.

 Must not, unless specifically authorized in writing to do so by the party, disclose:

ᴑ that the owner will accept a price less than the written asking price;

ᴑ that the buyer/tenant will pay a price greater than the price submitted in a written offer; and

ᴑ any confidential information or any other information that a party specifically instructs the broker in writing not to disclose, unless required to do so by law.

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transaction without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.

TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH:

 The broker’s duties and responsibilities to you, and your obligations under the representation agreement.

 Who will pay the broker for services provided to you, when payment will be made and how the payment will be calculated.
