Well here we are, almost through the third quarter, and we are marching towards the end of another record year. Texas Ranch Sales, LLC has been setting a pace that should surpass our 2021 totals that were a record for our company. Just like these brutal temperatures, we have seen the land market stay hot and prices continue to remain steady. Yes, perhaps a rise in interest rates have kept a few buyer’s on the fence. And this heat, and prolonged drought have also played into maybe inventory staying on the market a month or so longer. But the heat is just part of surviving a summer in Texas as we all do every year in the “Dog Days of Summer.” That first cool morning of Fall, makes us all reminisce of sitting in a deer blind. That feeling and smell of gun powder makes us all excited for that first cool morning of the Fall. Then the question of “where will I spend those cool mornings and breezy afternoons during deer season?” arise. Wouldn’t you want to create new memories on your own ranch? This is our business and this is what we do better than anyone. If you’re on the fence, maybe consider these next few points that were shared with our Team at our Quarterly meeting two weeks ago. According to The Texas A&M Natural Resources Institute, and our good friend Roel Lopez, Department Head and Professor in the department of Rangeland, Wildlife, and Fisheries Management, Texas has over 171 Million Acres. 83% of that is considered Rural Land. That’s 141,000,000 Acres of Private, Working Land. But with population growth of over 1200 people, per day and over 1 square mile a day of these lands is lost every day. ONE. SQUARE. MILE. PER. DAY! It’s going in chunks daily! So when you hear numbers like this, are you asking yourself “Am I going to be able to get my own piece of Texas?” Yes, interest rates have continued to rise, and price continue to creep up as well. So knowing this trend, are you still going to wait? Our advice here at TRS is to get in the game, and don’t miss your opportunity. We have associates all over this great state. From The Valley to Amarillo From Beaumont to Alpine. From Texarkana to Del Rio…….and all areas in between.

One of my fondest memories and greatest influences was of my Mother painting in the back room in bare feet rolled jeans and one of my Dad’s work shirts. The smell of linseed oil and turpentine filled my nose. She painted women mostly in haunting settings, I am sure there was a reason for her choice but I never focused on that, just loved her in her moment. It wasn’t until high school Art class that I actually drew something else other than horses and by this time I was pretty good with the basics. My first show was the Houston Livestock show and Rodeo art show and I took second with a graphite of a cowboy on a horse ( I still have that piece). Soon the world called and I took off on vacation to Hawaii for 10 years working various jobs then landed a job a polo groom, where I soon learned to play and participated in a few matches on Oahu. One of my polo friends was returning to Australia after the season was over and asked to come along for a visit which I did and stayed there for a couple of years doing more polo work and small race stable work. Texas beconed and I was ready to come home after a trip new Zealand. It was time to plant my feet for awhile. First a career, then marriage, and after the dust settled, I started drawing again and sold my first drawing while standing in line at the frame shop. Soon, I was doing portraits of horses and dogs in Prismacolor. Our herd was growing and we needed more room than Houston could offer , so we set out for Brenham, Texas to find a small ranch of our own. This is when I started really painting and the landscape demanded to be my subject. I took paintings to the small gallery in town and sold enough to buy more supplies and eventually got in more galleries and sold more paintings and soon became a full time artist. The beauty of horses in the field , cows in belly high grass as the seasons turn or on a misty morning is what inspires me to chase the perfect combination of livestock, landscape, and atmosphere. artist

Build your legacy It’s not out of character for property owners to be in touch with the land. However, amongst this diverse population, you find agrarians who view its capabilities and longevity in unison, understanding the responsibility to sustain one of earth’s largest and highly coveted commodities. The Wuest family has been doing just this for more than 100 years near San Antonio, Texas. The Love of the Land Since 1883, the Wuest family property has been used for ranchland and managed for the family’s cattle operation. Their property claims home to Natural Bridge Caverns and the cave system that Texans travel far and wide to experience. “By being stewards of Natural Bridge Caverns, we became more conscientious of the relationship between the subsurface and the surface. By stewarding the cave system below, we also wanted to be good stewards of the land on the surface,” says Brad Wuest. “Our focus shifted from practices that were only for livestock, to practices that were also best for the habitat and wildlife who call the ranch Thehome.”Wuest family incorporates a wildlife managing system on their ranch, administering supplemental feeding for deer and an addition al wild turkey population. “We’ve worked with the Natural Resources Conservation Service (NRCS) and participated in programs for successfully clearing Ashe Juniper to restore native grasses to the area,” says Wuest. The roots of these native grasses are now growing as they did hun dreds of years ago. These healthy grass systems in turn have been beneficial to both the quail and small mammal populations.

Rather, you’ll find these stocks out on several thousand ranches across Texas (and the United States for that matter). Welcome, to the Exotic “Stock” Market. Exotics and Texas Exotic game animals in Texas have long had a presence. From the days of the historic Y.O. Ranch in Mountain Home stretching up its first high fence and stocking with certain exotic species, to the King Ranch in deep south Texas releasing Nilgai antelope onto their Norias Division with foresight to what the species might bring to the ranch in the form of hunting revenue. Exotic game, has thrived extremely well on Texas ranches in part to do with how much the Lone Star State resembles many similarities to their native lands. You may ask yourself, what is the driving factor for this Exotic Stock Market? That answer can be summed up in one sentence. With value of each of these animals, comes the necessary conservation to keep them thriving and continuing for many years to come. Many species such as the Axis, Blackbuck, Aoudad, Scimitar Oryx, Fallow, Kudu, Sable, ect, have a high demand in Texas by local and out of state hunters. With this high demand in hunting, creates a supply need by our Texas ranches thus, creates a reason for landowners to invest in propagating these herds. Without this high demand from the hunting industry, there would be little to no value placed on these animals, and then, would cause a lack of interest to invest money and raising these critters. Take the Scimitar Oryx from Northern Africa for example. Texas is estimated to have nearly 12,000 Oryx in the state and only 400 in the wild of Africa.
32TEXASRANCHSALES.COM
With hunting creating a conservation initiative, the Scimitar Oryx is thriving extremely well here and we have even begun to send a few back to Africa in repopulation efforts.
Getting Started For an existing or new landowner looking to get into the Exotic “Stock” Market, things can be a little confusing and strange. Much like the hustle and bustle of Wall Street, there’s several thousand animals moving in Texas everyday by hundreds of animal brokers. What I recommend to our clients is to selectively choose what animals they’d like to see on their ranch and then derive a plan to make their investments profitable.
It’s a crazy world out in New York on the infamous Wall Street with the Bears, Bulls, the Dow, and the S&P. Millions of people invest in the stock market every day. Wall Street stock brokers, help with investors on buying, selling, how much to invest, when to invest, so forth and so on so they can have the best chance at a return on their investments. Similar to the stocks down on Wall Street, there is a big market brewing and growing in the ranching world every single day. This market I am speaking of won’t be found at the starting bell on Friday morning with the folks at Squak Box rattling off yesterdays closing numbers.
When we go to stock ranches, we choose only the best breeding stock we can obtain either from our own herds, or from our partner herds. This ensures that you as a landowner, are getting the best “bang for you buck” when investing. One note that I will add here, is that a strong team or partnership is key to being successful. There is several and I mean several people in this industry, but pick one respectable person who you trust and stick by them. Many times, people will deal with many different individuals and will end up overtime loosing sight of their original goal of the quality they desired of certain species (plus loyalty is a thing you don’t see much of anymore). Remember, pick the animals you would enjoy seeing on your property every day and then make that investment profitable, that’s the whole idea.

Future Outlook When we look at the future of exotic game in Texas, we must first look at its past and where we are in the present. Twenty five years ago, the exotic market was not what it is now by no means with current record high prices, soaring demand, and incredible quality being propagated. Although exotics have always been key in Texas, here recently they have boomed. Since 2020, we have been living with COVID-19 worldwide. In the early stages, I was concerned that the hunting industry in Texas would take a huge hit as would the exotic animal market. Contrary to my belief, I was proven wrong. What we witnessed in 2020 was a large increase in exotic hunts booked which was directly from USA hunters not being able to travel to Canada, Africa, Spain, New Zealand, and so forth. These individuals still wanted to hunt and go on their trips, but where would they go? Their answers, were found in Texas. Record number of hunters flooded the state in 2020 and 2021 to pursue exotic game without having to deal with the testing, quarantine, or travel headaches associated with airplanes at the time. Now, the exotic market it still strong as ever and even climbing with some species. The future outlook for exotic animal investments is very promising for landowners in Texas just from what we have seen in our past and where we are currently. In Closing A big thing to remember in the Exotic “Stock” Market, is to weigh your long term outlook versus your short term gain. Investing correctly and propagating the proper animals on your property can help you diversify your business portfolio, promote wildlife conservation on your property, and you’ll enjoy raising these unique critters from all over the globe. There’s no season like crawfish season! From the kids running around playing, to the adults relaxing with a few cold drinks, to the prep work and cooking, and chowing down on the ultimate Cajun feast, there’s not much that can compare to a Crawfish Boil. If you’ve been a part of a crawfish boil, you know it’s not just about the food- it’s about the entire experience, the camaraderie, and yes, seeing who can eat the biggest stack of mud bugs. If you’ve never been a part of a crawfish boil, they can seem intimidating! Over the years, and some beers, we’ve learned to master the crawfish experience from the Crawdaddy Kings themselves- The Alexanders. Here’s your fool proof recipe to a ragin’ Cajun crawfish boil party…
By: Matti & Ryan Tackett Special thanks to Roger and Kyle Alexander for never failing to host a heck of a boil!

3. Add Cajun seasoning (Louisiana Crawfish boil bag & Oil Concentrate) 4. Bring water to a rolling boil.
5. Add in potatoes. Start a stopwatch.
6. After 11 minutes, add the smoked sausage.
3. Fill your ice chest or bucket with enough water to cover crawfish, or you can leave the water on to continually rinse them, which works best
8. Add frozen corn, baby pearl onions, and mushroom. Push veggies down to the bottom of the pot and let soak for 15-25 minutes. The longer they soak, the spicier it’ll be!
2. Cut lemons + limes in half. Add to pot
7. Bring the water back to a boil and add your crawfish. These will cook for about 3 minutes. Once they’ve cooked 3 minutes, kill the fire. (Your stopwatch should be at about 15 minutes)
9. Leaving all the water in the pot, empty the crawfish and fixin’s into an ice chest. Serve and Enjoy!
1. Set bags of crawfish on the ground and rinse for a few minutes
2. Empty crawfish into an ice chest or a big bucket
5. Pull out all the dead crawfish. DO NOT EAT THEM!
Cooking 1. Fill your cooking pot with enough water that it is going to cover your crawfish when you toss them in.
4. If you decide to not leave the water on, drain your ice chest or bucket and refill until the water stays clean
Supplies • 1 large ice chest (or a few clean 5 gallon buckets) • 1 Turkey broiler • Long spoon for mixin’ Ingredients • 1 bag of limes • 1 bag of lemons • 4.5lbs of Louisiana Crawfish Boil Bag • 8oz bottle of Louisiana Crawfish Oil Concentrate • 6lbs of red potatoes • 4 one pound bags of frozen pearl onions • 2 24 count bags of frozen corn • 3 two pound bags of smoked sausage • 3 8oz boxes of white mushrooms • 30 pounds of crawfish • Purging - Cleans the dirt, mud, and waste from the crawfish (2-4 hours). This is a crucial step…

~ “One Summer I got to Jackson Hole, WY with $25 in my pocket and a cowboys appetite. I plopped down $5 on an all you can eat meal at Sizzler and $20 on a rodeo draw.”
Arizona born and barely raised, he set out on his own at a very early age with nothing more than a saddle, a bedroll, and a clear destiny. With an innate passion for horses and a life without regrets he became a true rambler of the American west. His path of life began resembling that of the young men who traveled west to cowboy long ago during the heyday, the Charles Russell years. Drifting wherever the wind blew, he never passed an opportunity to ride with a top notch outfit, and never passed on an opportunity to learn something new from a fellow horseman. Humility is a virtue.

There are some people who seem to come from the salt of the earth. It’s what they’re made of. It’s in their blood and who they are. Down to earth, honest, humble, hard working people who do a lot to help others. They are just good human beings in every sense who have a knack for transmitting a level of reassurance, respect, and sensibility to others and it’s contagious. Lately when I hear the phrase “Salt of the Earth”, I immediately think of my good friend Avery Bush. I’ve gotten to know Avery quite well in recent years through his farrier and horseshoeing work, and occasionally working young horses together. We’ve shared a lot of stories about our experiences working out west, in some of the same mountains, and to our surprise even with a few of the same people. The man is full of strong character and exudes positiveness… the glass is always half full. Avery’s the real deal, and his life story is both remarkable and incredibly unique. He had a natural sense for how to pick up good work with reputable outfits and quickly started cowboying, training, and shoeing horses anywhere from upper New York State to the historic ranch lands of Salinas, California. In between you could find him running cow camps in the mountains of Wyoming, starting colts in Arizona, branding calves in Nevada, riding with some great outfits in the Nebraska and South Dakota country, and working cattle spreads in New Mexico. Life was good. El Rodeo “The Rodeo” When he wasn’t training horses or cowboying for a big outfit he was riding bulls and broncs in the pro rodeo circuit any chance he got.
SALT EARTH
The salt of the earth is the lifeline to all living things. It’s one of the most natural, replenishing, and appreciated elements we have throughout the land. There’s something unique about salt, it adds character and flavor to everything. You could say it makes each thing it encounters better than it was before. It’s good for everything, and everyone.

Q: “What is the key to success for riding the rough Avery:stock?” “Eat a big candy bar before each ride, it’ll be alright!”
~
Avery’s background, knowledge, and experience is truly remarkable and unusually diverse. At only 15 years old he worked with the Bureau of Land Management riding thirty mile days in the saddle gathering Wild Horses and Cattle on the open ranges of Arizona, Nevada, Wyoming, Texas and New Mexico. In Iowa he trained Class A Arabian horses for five years, where he also competed with and trained hunter jumper horses, trained polo horses, and went on many fox hunts while a member of the local and prestigious Moingona Hunt Club. In 2006 the owner and trainer of the Year Heath Taylor honorably asked if Avery would shoe his horses in the Thoroughbred Race at Fair Meadows in Tulsa Oklahoma, a huge gesture of respect and trust. That same year he fixed the Speed Horse Derby Champion, ‘Hi Class La Jolla’, who arrived lame just 20 minutes before the race began and was mentioned in Speed Horse Magazine. He shod eight different world champions of different breeds ranging from the saddlebred to the working cow horse, shod the Congress Champion in western pleasure and halter, and trained many horses competing in various Quarter Horse Futurity’s over the years.
Muchos Caballos “Many Horses”
In Minnesota a cranky bull managed to knock four of his teeth loose. A friend of his who was there learning to ride saddle bronc, was also a dentist by trade. He quickly set out a folding chair for Avery to sit on, gave him a few swigs of whiskey for nostalgia, pulled the remaining teeth, and then put in a permanent partial teeth implant right there at the rodeo grounds.
“I went to the dance later that night with impeccable teeth and a great smile. The next day I rode four more bulls, one for each tooth.”
Tomaré Otro “I’ll Take Another”

Tres Victorias “Three Wins” Avery sometimes traveled the rodeo circuit with Jmijon Smith (pronounced Jimmy John) the Dodge Ram guy and former PRCA bronc rider. In Iowa Avery, Jmijon Smith, and Brant Smith went to ride the rough off the rough stock. Avery rode bulls, Jmijon rode Bareback, and Brant rode saddle bronc. They walked away winning first place in all three rough stock events. Just another day in the life I guess. “Rodeoing was my life for a while, and I thanked God every day for the animals that buck”.

If you’re a fan of the iconic film series Young Guns, Avery was a stunt double in Chavez’s notorious, ‘Assay, Assay’, cliff jumping scene. In the film Tombstone he rode like a banshee in several scenes. And to top it off he was in Brook’s and Dunn’s “Working Man” music video.
El Significado “The Meaning”
Avery: “Smile during the storm.. it’ll pass.. it’ll be alright.”
You never know where life will take you when you follow your passion, but you’re guaranteed a good ride if you do. For the last 35 years Avery Bush has lived and breathed horses. His passion, dedication and care for the animal shows seamlessly through his work and shines through the horses he is able to produce. He has a way with them, no whispering takes place, nothing is needed. They already know that he is one of their own, and that it’ll be alright.
Q: “What is the key to life?”
50TEXASRANCHSALES.COM
While living near Nashville, Tennessee, at seventeen years old, he found himself training horses with Jack Lawrence for Willie Nelson’s TV film. Then when he was eighteen years old he went to Tucson, Arizona to drive teams for the Old Tuscon Stagecoach and to try to pick up a gig in the movie industry. He ended up getting some stunt riding work and became good friends with Danny Glover’s stunt double from Lonesome Dove and all of his other films.
“While in Virginia during the 90’s I was starting a filly on contract for a nice gal named Christie who competed in cutting horse competitions. We rode horses a few times, and I was able to put a real nice start on the filly, but didn’t think anything of it afterwards. I found out later that it was Christie Brinkley the Super Model, and the horse ended up getting 3rd place at the celebrity cutting in Oklahoma. I had no idea who she was.”
Súper Modelo “Super Model”
Like the salt of the earth, each horse he encounters is left in a better place than it was before, replenished, cured to a degree, left at peace, viewing their water trough as half full.
