The Escrow Process

• Ensure escrow is properly opened

• Coordinate move out timing

• Review escrow instructions reflected in the offer

• Contractual time management - make sure all contractual timelines are followed throughout escrow to facilitate a smooth escrow process

• Confirm buyer’s earnest money has been deposited into escrow within 3 days of acceptance

• If applicable, request HOA docs through escrow within first 7 days

• Review the Wood Destroying Pest Inspection Report (termite, etc.). Pest remediation may be negotiated and repaired by seller

• Coordinate contractor visits

• Provide and advise the appraiser with the most accurate sold comparables

• Diligently review all property inspection(s), reports, and disclosures

• Accompany the inspection summary and other contractor(s) appointments for bids where needed

• Negotiate with buyer representative any home repairs or monetary credits to buyer if applicable

• Ensure all documents are received by escrow for contingency removal including buyer’s inspections/ investigations and insurability, preliminary title report, reports/disclosures, HOA and CC&R’s docs (if applicable), appraisal, and loan

The 2022 Profile of Home Staging Report by the National Association of REALTORS® Research Group finds home staging helps buyers visualize, homes sell faster and at a higher price.

Report Highlights:

• 26% of sellers’ agents reported a 1% to 5% price increase on offers for staged homes.

• 85% of staged homes sold for 5 to 23% over their listing price.

• None of the agents for sellers reported that home staging had a negative impact on the property’s dollar value.

• Moreover, 31% said that home staging greatly decreased the amount of time a home spent on the market.

It is hard to put in words how I feel about Sue and Gina. First of all, let me tell you if you are looking for a real estate broker that is laid back, informal, relaxed and with little experience, then these ladies are not for you. When you decide to sell your home of 32 years, there is a lot of anxiety and trepidation. Where will you go, are you making the right decision in this Covid time. So naturally the question became who could guide us through this process and have it be as painless as possible. Well Sue and Gina met and surpassed our expectations.
