Market news for the first quarter of 2016 is mixed. For most of our featured Westchester towns, single family homes are generally selling more quickly with fewer Days on Market (DOM) as compared to first quarter 2015. Total dollar volume is down across all price ranges except in Scarsdale. We expect the delayed market to reflect in next quarter. See market statistical chart inside for further details. • In Armonk, the median selling price increased 3% to $969,500. The total dollar volume realized is down 50% compared to first quarter 2015.

• In Chappaqua, the median selling price increased 1% to $941,250. Average DOM decreased 15% from 110 days to 94 days. • Edgemont saw declines in the total dollar volume, median sale price and number of single family homes sold. Average DOM decreased 3% from 133 days to 129 days. • The New Rochelle (Davis elementary school) area saw DOM decrease by 48% from an average of 177 to 92 days on market. The median selling price declined 11% to $625,000 as compared to first quarter 2015. • In Scarsdale, sales were strong with total dollar volume up 31% and DOM decreasing by 26% from an average of 109 days to 81 days. The median selling price declined 7% to $1,450,000.
