Welcome to Residence Spring/Summer Collection 2024 To paraphrase John Major, we are starting to see the “green shoots of recovery” after a very difficult fourteen months where we have seen bank and interest rates increase at a speed and level that none of us expected, after Liz Truss opened the Pandora’s Box of economic woes under her Chancellor Akwasi Kwarteng. Finally, it seems the bank’s base rate has now levelled out at 5.25% and subsequently, we are beginning to see lenders’ offer reduced mortgage rate deals with, in some cases, five year fixed at 4% and possibly in the next month or two below that figure.

It is important that we look at these things in context and understand that what we are seeing is a correction in bank lending and mortgage interest rates back to a normal level. What we saw over the past fifteen years were exceptionally low rates, rates that had never been seen before. It allowed buyers to borrow at unheard of levels which catapulted them up the property ladder. However, counter to this, it meant that buyers who had overstretched themselves were left exposed when rates suddenly increased. It may be that we won’t really see how this negatively effects borrowers until the end of the first quarter of 2024. As a result, we should start to see a lot more stock coming to the market, which is a good thing as stock levels from 2022 through 2023 were at historically low levels and this was reflected in a 25% - 30% drop in sales throughout the UK during this period. Of course, this wasn’t the only reason, as high interest rates deterred potential buyers from entering the marketplace.

So, what should we expect moving into this year’s spring market? Buyers will have to except bank rates at circa 5% as the new ‘norm’ with interest rates floating around 4% - 4.5%, and therefore can start making plans and decisions. They will most likely have far more choice of housing to purchase at fairer prices, because with more choice comes parity on values. In addition, inflation seems to be coming down, which in turn is making moving and refurbishment costs a little less expensive. The lettings market too will continue to go from strength to strength, underpinned by what is happening later in the year- which at this point comes a word of caution. The autumn/early winter of 2024 will see a General Election in the UK and a Presidential Election in the US – two of the most important elections of this or any other generation. Election years invariably lead to a slowing down in the property market as the big day looms and this certainly won’t be an exception. So, my advice is to make hay whilst the sun shines and commit now to a fixed rate mortgage at the best rate you can secure and purchase a new home and safe haven; something I think we are going to really appreciate as the next twelve months reveals the new world we will all be living in. However, it’s essential to note that demand, while cooling down, remains higher than levels recorded five years ago, indicating a resilient market. The core rental market continues to grapple with a persistent lack of supply, posing a challenge for renters facing growing affordability pressures and moderating earnings growth. At the opposite end of the market, luxury homes in Hampstead and the surrounding areas are also in high demand, with a shortage of supply and limited options available.

as landlords pass on extra costs to tenants, reflecting a slowdown in house price growth and an elevation in rental rates. Could this serve as an attraction for more buy-to-let investors to enter the market?
