As I sit down to write this annual market report, I have been reflecting on the incredible journey that has defined Sardo Luxury Real Estate so far. I am grateful for all the experiences we have shared over the past two decades and how fortunate we are to be living in this beautiful country that has enriched our lives.

We have pioneered the market with our service and have proven that by placing focus on the buyer we can provide more value, more resources, and a more tailored experience than anywhere else in the Algarve real estate market.

Despite the geopolitical climate, ongoing war in the Ukraine and the Israel Gaza war, high inflation and interest rates, our research indicates steady demand and consistent sales within the Algarve luxury real estate market. We’ve found that while it’s true that 2023 saw fewer transactions than 2020, 2021 and 2022, those years were unpredictable due to the positive impact caused by the Covid pandemic. The reality is, when looking at the performance of 2023 compared to historical averages as far back as 2013, this past year was positive in terms of stabilization and health.

These results are being driven by capital preservation, income generation, but it’s ultimately the lifestyle factor driving buyers purchasing decisions. This highlights the disruption caused by the Covid pandemic and a families need to live a quality lifestyle, close to nature and within a safe environment.

Quinta do Lago, Pinheiros Altos & Vale do Lobo are now well established as leading luxury lifestyle destinations attracting a global audience. Considerable investments have been made to their golf courses, sports facilities, restaurants, and general infrastructure ensuring they are not just somewhere to live, but somewhere to enjoy a long and healthy life with loved ones.

BUYER PURCHASE MOTIVATIONS

BUYER AGE PROFILE

The buyer age profile ranges from mid-30’s to mid60’s with a significant portion falling into the 50’s age range. In fact, the average age of a property buyer in 2023 was 51 years old. This has come down from the pre pandemic age which was tracking at 58 years old. This indicates the demand for families seeking access to quality resort amenities, close to nature and within a safe environment.

Over the last three years we’ve consistently seen absorption of quality inventory as a huge influential factor on the market, resulting in buyers who were willing to pay premium values for exceptional properties, and sellers who are unlikely to change the perceived value of their property.

This trend was evident by the fact that the previously set record of €18,500,000 for the most expensive residential property to be sold in Portugal was surpassed last year by two sales in Quinta do Lago. Both properties achieved values in excess of €20,000,000 which is a strong indication of where the ultraluxury segment of the market is headed. We believe that this will ultimately result in higher value transactions in 2024 and beyond.

Our research indicates that demand will remain high as real estate is a critical and growing part of high-net-worth individuals’ portfolio. Following the pandemic people want to work, live and invest internationally. This has had a huge impact on the luxury residential and touristic residential market, and we believe this is a pivotal moment for foreigners seeking a quality lifestyle in a safe and stable country like Portugal.

INTEREST RATES

Another important consideration from last year, and which will shape the market over the next year, is macro-economic factors, namely interest rates.

Over the coming months, we expect two potential outcomes: the first being that the European Central Bank will hold interest rates with forecasts suggesting the first cut will have to wait until July despite expectations of a euro zone recession. In this case, which is what we’ve seen last year, €5,000,000+ property owners who purchased their property in the lowinterest rate market of previous years will be less motivated to sell, as their new acquisition to replace the home they sold would likely mean paying higher interest rates. This low interest-rate environment fuelled the tremendous absorption of inventory that has been a consistent theme over the last several years.

PRICE TRENDS

2023 was said to be a year of turmoil for the global luxury real estate market, but we are pleased to report an average price growth of 9.2% on the resorts of Quinta do Lago, Pinheiros Altos & Vale do Lobo, once again proving how resilient these areas are to global market fluctuations and economic uncertainty. Price growth was down in comparison to the three previous years, but markets are cyclical and last year’s results point towards market stabilization and healthy price trends in line with what we have seen prior to the Covid boom.

These premium resorts are located in the Ria Formosa nature reserve which is a protected area highly sought out by tourists from all over the world. It was designated a Natural park in 1987, and is included in the wetlands of worldwide interest. For this reason, there is a very limited supply of land available for purchase which ultimately drives the base cost of the land. The average sales price per m2 varied across these premium resorts and can be viewed in the graph on the right.

LOOKING AHEAD

In 2024, our projections are that even with market stabilization, the key indicators to watch out for are over valued properties, sitting inventory and the rates of new construction. These factors will be pivotal in gauging the resilience of the market and its sustained growth, reaffirming its status as an alpha market. These trends will not only reflect ongoing demand but will also signify a commitment from foreign buyers to establish the area as their long-term holiday destination or permanent residence.

The anticipated increase in new high quality constructions is poised to elevate the value of these premium resorts, creating a ripple effect that will establish a solid price floor for the overall market. In essence, the increase of these new properties to the market is expected to prevent a return to the transactional rates experienced in recent years, at least for the foreseeable future.

This presents a favorable scenario for property buyers, as we anticipate prices to remain stable throughout the coming year. Furthermore, with the expected decrease in interest rates in Q3 2024, the market is positioned as an opportune time for buyers to seek guidance from Sardo Luxury Real Estate to make informed and strategic investments.

We will experience a change in the real estate market, and our advice is buyers should adopt a more strategic approach over an extended buying cycle, emphasizing thoughtful investment decisions rather than reactionary ones.

Patience in the buying cycle, especially in the €5,000,0000+ segment, signals a healthy market, contrasting 2020, 2021, 2023 and the rush to purchase a property or turn-key property. The rise in premium resort sales to 26% in 2023 (compared to 16% in 2021 and 23% in 2022) reflects buyers' willingness to wait for quality properties in the right location.

Despite these shifts, sellers are not hastily lowering prices, signaling a stabilizing market rather than a slowdown. Overall, the market exhibits thoughtful decision-making and a sustained demand for quality properties on these premium resorts.

MARKET HEADLINES

Golden Visa Scheme

As of October 2023, the Portuguese Government implemented serious changes to the Golden Visa scheme, marking a significant change in the landscape of residence permits for investment activities. The law explicitly states that "new applications for residence permits for real estate investment activities are not accepted." However, it is essential to note that this cessation does not impede the option to renew existing golden visas. Those who have already received authorisations under the legal framework in place until the effective date of this law can still renew their golden visas. This renewal provision extends to residence permits for family reunification as well.

Under the current Golden Visa scheme, there are relatively affordable investment options to choose from ranging from cultural and artistic donations, investment funds and business set-up. Minimum investment requirements start from €250,000.

Non-Habitual Resident Tax Scheme

Portugal's parliament approved the State Budget 2024, marking the end of the Non-Habitual Resident (NHR) tax scheme for new entrants as of December 31, 2023. Existing NHR permit holders remain unaffected. Transition provisions allow individuals committing to residency in Portugal, meeting specific criteria, to access the NHR regime in 2024. The scheme will be phased out to new entrants during 2024 and fully terminated by 2034. The move, politically motivated, follows a significant rise in tax-exempted amounts under NHR, exceeding €1 billion in 2021. A new "incentive to scientific research and innovation" regime will be introduced, while the 'Former Residents' tax regime is extended.

Quinta do Lago Triumphs at World Golf Awards

Quinta do Lago has achieved remarkable success at the 2023 World Golf Awards, securing three prestigious titles. The resort was honored with the title of 'Europe's Best Golf Venue,' and its acclaimed South Course was once again named as both 'Europe's Best Golf Course' and 'Portugal's Best Golf Course.'

Vale do Lobo Sold to US Fund

A consortium led by investment funds advised by Davidson Kempner Capital Management LP, and comprising operating partners Highgate and Kronos has completed the acquisition of leading Portuguese investment manager ECS Capital for €850,000,000. The deal includes the acquisition of two funds managed by ECS, as well as some additional Portuguese companies, whose assets comprise of attractive hospitality, residential and commercial properties predominantly located across the Algarve region. The ECS real estate portfolio includes 18 hotels and three golf courses, as well as residential properties and land to develop at the renowned Vale do Lobo Golf & Beach Resort and the popular Conrad Algarve Hotel in Quinta do Lago.

This highlights the long-term vision for the region and the focus placed on further developing the Algarve as an upmarket tourist destination of Southern Europe.

The Algarve Leads the Way

The Algarve clinched Europe's Leading Beach Destination for the 10th time, beating out competitors like Cannes and Sardinia. The region's 200 km of diverse coastline, from cliffs to hidden coves, along with year-round mild temperatures, contribute to its global appeal. Portugal secured 17 awards at the World Travel Awards, including Europe's Leading Destination 2023.

Expansion for Vale do Lobo

Spanish real estate firm Kronos Homes is set to build 460 luxury houses at Vale do Lobo, marking the expansion of the 450-hectare resort. The €500 million investment over the next decade includes the acquisition cost and represents phase 2.0 for Kronos in the Algarve. Construction will commence in 2024, with 237 units in the Vale Real expansion phase and a five-star hotel. Vale de Santo António is the last development area, emphasizing a focus on the premium segment. The project aims to preserve Vale do Lobo's lifestyle and iconic status, catering to a diverse international residential community.

Improved Flight Connections for Faro

Noteworthy European routes comprise of Faro/ Helsinki (Finnair), Faro/Southampton (easyJet), and Faro/Brest (Volotea). US links include Azores Airlines connecting Faro to Ponta Delgada.

The inaugural direct flight from Faro to Newark, New York by United Airlines which was due to start in May 2024, marking a significant stride in the region's international accessibility has been postponed until summer 2025.

President Gomes underscores the strategic pursuit of reaching diverse markets and year-round tourism promotion. Beyond enhancing global tourism, the expanded routes offer newfound travel options for Faro-based expats, catering to varied needs such as family visits, homeward journeys, or vacations.

These developments complement the Algarve's ongoing investment in transport links and infrastructure, solidifying its appeal as an ideal yearround living destination.

On a recent visit to Portugal, we had the pleasure of sitting down with Carol and Alex at their beautiful villa for an open chat on what brought them to the Algarve, how they found their new home and they openly share some heartfelt stories of family life in this beautiful part of the world.

Q - CAN YOU SHARE WHAT INITIALLY ATTRACTED YOU TO THE ALGARVE AND WHY YOU PURCHASED A PROPERTY HERE?

Carol - We had young children at the time, two were under four and I was pregnant with our third. Initially, the recommendation had come from a friend of ours who had said that the Algarve was a great family destination, was easy to travel to and the people were so friendly.

Alex - Carol had a high profile job and we had holidayed in Spain, but she struggled because of photographers and the lack of privacy there. Portugal however, gave her a sense of comfort as she didn’t experience this here which was important when enjoying quality time with our family outside of a busy work schedule.

Carol - So, we decided to holiday in Vale do Lobo which had been recommended as a reputable family resort ideal for young families. We rented a property for two weeks, fell in love with the resort and being the impulsive people we are, found a property and placed a deposit on a villa before we returned! This was summer 1999 and the villa was finished in 2000, we have been visiting the Algarve on multiple occasions every year since.

At the time, with busy lifestyles and three young children, Vale do Lobo provided us with an opportunity to slot into holiday mode straight away as the supermarket, restaurants, beach and a broad range of resort amenities were so easily accessible.

- WHAT MAKES THE ALGARVE STAND OUT COMPARED TO OTHER DESTINATIONS YOU'VE CONSIDERED?

Carol - Accessibility has always been important for me on the basis that if I ever needed to get back for a job, flights were quick, easy and to a range of UK airports. [Laughing] a lot of the time I wouldn’t even tell my agent that I was in Portugal!

Alex - Over the years and as the children got older, Portugal became an important part of our lives. Our children, Christie, Robbie & Jodie, developed a close group of friends in the area, they wanted to return every year which also allowed the family to enjoy countless summer holidays together.

Carol - As the children grew up they were given the freedom and independence to hang out with friends at the beach, Praça and Gecko’s nightclub which allowed them to form incredible relationships within a safe environment. These relationships have grown in strength over the years and have been influential in terms of the decisions the children have made and the paths they have followed in life.

Food and enjoying the experience of being present with loved ones has always been an important part of our family life. Whether at the villa or at a restaurant, time spent together in the Algarve gave the family an opportunity to slow down and enjoy each others company.

The children remain deeply connected to the Algarve which means they continue returning year after year. This has allowed us to enjoy quality time together which otherwise may not have existed if there wasn’t a shared love for the region.

- CAN YOU DESCRIBE YOUR EXPERIENCES THROUGHOUT THE PROPERTY BUYING PROCESS

Carol - Well, that’s easy! We dealt with three reputable estate agencies but felt they all over promised and under delivered.

We chose to work with Mario on the basis that he was a professional with many years of experience, he asked the right questions and took the time to carefully listen.

Listening was very important to us as it meant he genuinely cared which in turn made us feel confident that he had our best interests at heart.

Q - CAN YOU DESCRIBE THE MOMENT WHEN YOU KNEW YOU HAD FOUND YOUR "FOREVER HOME" IN THE ALGARVE? WHAT MADE IT STAND OUT?

Carol - We had seen a lot of properties through other estate agents that simply weren’t of interest and this led us to believe that perhaps we had made the wrong decision to sell our property and buy another one in the area.

Mario however, understood exactly what we wanted so we didn’t waste time viewing properties that didn’t suit our needs. From memory he took us to see five properties which all matched our brief, but when we walked into our current home we knew straight away that this was the one!

Alex - We loved the fact that it had been a family home for many years, the outside space and garden was mature and just a beautiful area to enjoy. The flow of a house is very important to us and this property has spacious open plan living with a natural flow to the pool and outdoor dining area. We spend a lot of time eating outdoors so to have this incredible private outdoor dining area overlooking beautiful gardens was a big selling point for us.

Carol - I think there’s a certain amount of compromise, but buying a house is like falling in love, you just know!

Q - HOW DID MARIO'S GUIDANCE SUPPORT YOU WITH BUYING A PROPERTY?

Carol - Searching for a property can be overwhelming. We struggle to understand pricing in this market, there is no transparency and the advice is inconsistent. Saying that, we felt that Mario was able to apply his local knowledge and leverage his contacts to source a range of properties in line with what we were looking for.

There is also a limited supply of properties available for sale and we felt that his approach to sourcing properties saved us a lot of time and stress, and increased the likelihood of finding a home.

Q - LIFE IN THE ALGARVE:

What aspects of life in the Algarve do you enjoy the most?

Alex - The culture, food and climate are what stands out to us and our family.

Carol - The people are friendly and hospitable, the food is fresh and of the highest quality and the climate is sunny with all year round moderate temperatures.

How has living in the Algarve impacted your lifestyle and well-being?

Alex - A lot of people say that if you have a house abroad you don’t travel elsewhere, but the flip side is when you arrive at your home you switch off and relax the minute you open the door.

This then allows you to do the things you love, whether it’s a walk on the beach, a meal at a restaurant or simply discovering new things we haven’t experienced before. Owning a property in the Algarve has definitely been a healthy addition to our lives!

Could you share some highlights or memorable experiences from your time living in Portugal?

Carol - We have so many memorable experiences that we don’t know where to start, but for a few years we made it an annual family day to head over to No Solo Agua in Portimao. We’d all book massages, enjoy a long lazy lunch overlooking the ocean and spend the day there, just the five of us.

Carol and Alex suddenly burst into laughter remembering that it was at this annual event that Alex would find and place a Buddha in the centre of their dining table at No Solo Agua. The Buddha being a sign that a serious family discussion was about to take place. It was at this moment, that they told the children they had made the decision to sell

the house in Vale do Lobo. They were pretty shocked and worried, until they realised it wasn’t the end of family holidays in the Algarve, just the start of a new adventure in a new house, off resort.

Are there any particular aspects of Portuguese culture or lifestyle that have significantly influenced your perspective or enriched your life during this phase of your lives?

Carol - Life in the UK is relentless. The negative media dominates our televisions so to be able to come to the Algarve allows us to switch off, enjoy this haven and change the pace of life.

Alex - Portuguese people have always stood out to us for their kindness, they have always made us feel welcome and are happy to share their food, culture in an authentic way.

Q - YOUR TESTIMONIAL MENTIONED THE TRANSITION FROM CLIENT TO FRIEND WITH MARIO. CAN YOU ELABORATE ON HOW THIS RELATIONSHIP EVOLVED OVER TIME?

Carol cheekily says with a smile on her face, “He’s alright, he’s alright!”

Carol - the older one gets the less open you become to making new friends and expanding your friendship circle, but Mario and Sofia are our young and cool friends. We formed a great connection with Mario while working with him and once we met Sofia the relationship grew into a friendship. Sofia and I share a love for interior design, the arts and of course, a little shopping!

Alex - With some people you feel a certain warmth and your inner voice says that yes, he’s part of my tribe. Mario lives his life according to a great set of values and desires to be a genuine, warm and caring father to his two daughters and I see myself in him.

Q - YOU'VE RECOMMENDED MARIO TO OTHERS LOOKING TO BUY IN THE ALGARVE. WHAT DO YOU TELL THEM ABOUT YOUR EXPERIENCE?

Alex - Buying a property in the Algarve is not as easy as it may seem, but we found dealing with Mario a breath of fresh air. He had a genuine desire to understand our needs.

Unlike estate agents, he does not list properties for sale and was therefore not trying to sell us a property on his portfolio. Instead he persevered and sourced a selection of properties in line with what we were looking for. He then negotiated a great price and was

Carol - As a buyer, it was great to have a specialist like Mario looking after our best interests!

Q - WHAT ADVICE WOULD YOU GIVE TO SOMEONE CONSIDERING PURCHASING PROPERTY IN THE ALGARVE?

Carol - Use a buying agent like Mario Sardo! It’s important for buyers to be patient, open minded and decide what’s best for them and their family. Do you want to be on-resort close to the beach and amenities or are you willing to look in neighboring areas where you can get more value for money?

A list of the top 5 priorities works well for them, but Alex and Carol agree that one of the key factors is, be prepared to comprise.

Carol - Things are always changing and evolving in life so be open minded and be willing to compromise because what you see as a non-

negotiable now will be of less importance a year or two down the line.

Q - ARE THERE ANY PROJECTS OR PLANS YOU'RE EXCITED ABOUT IN YOUR NEW HOME?

Carol – [laughing] Because of the type of people we are, we blitzed it after buying the property so there isn’t that much left to do! However, saying that I love the garden. This has developed into a new life passion and has allowed me to be more interested in gardening both in Portugal and at our home in Glasgow.

I’m not a fan of lying in the sun for hours on end so to be in the garden surrounded by nature, enjoying watching the fish swim in the pond while listening to music is therapeutic and something that I find fulfilling.

Alex - We also love art and there is a developing art scene in the region so we often head up to some of the galleries in Loulé or find some new ones along the Algarve. We are not sentimental about our possessions so buying and selling art is something

we enjoy and through this we are often tweaking and improving the interiors of our home.

Buying and selling property in the Algarve, it’s so difficult to know where to start. From the first moment we met Mario, we knew we were in safe hands.

Q – LOOKING AHEAD, HOW DO YOU SEE YOUR LIFE IN THE ALGARVE

EVOLVING?

Alex - It has already evolved, we have come to the conclusion that we are not going to live here all year round, but will spend 5 – 6 months of the year in the Algarve. We also have a great life and network of friends in Glasgow and love being there.

The kids are now much older and come backwards and forwards to the Algarve on their own, and that’s great. They’re now all responsible enough to enjoy the house with their friends, and we get a lot of satisfaction knowing that the property is being used and enjoyed by all of them.

Carol - In life, we never know what is around the corner so we take a view on enjoying today and should our circumstances change in the future this property and Portugal have been very good to us and our loved ones.

He was so professional and not only had a wealth of experience and knowledge of the area, but he was the only one who truly listened to what we wanted. Rather than waste our time sending us a list of unsuitable properties already listed with multiple agents, he took the time to understand what was right for us and our budget, before personally showing us his carefully selected shortlist.

He was always available to chat through any concerns we had, and not only sold our house quickly, but at the same time, found us the perfect forever home in the sun, without any hassles or issues we may have expected. After you have found your property and negotiated your purchase, Sardo Luxury Real Estate will prepare the ‘Letter of Intent’ to be signed. This document outlines the terms and conditions of the agreement between you and the seller. The LOI is then sent to the lawyers representing both parties. Once your lawyer receives all of the property documentation they will then perform due and prepare the contract. We will also prepare an inventory list to send to the lawyers and attach to the contract.

Following the signing of this contract, a 10% deposit is made to the seller, this is usually facilitated through the lawyers client account.

The transfer of ownership to the buyer, known as the Final Deed or “Escritura” is signed at the notary´s office on an agreed date. In the event that one of the parties is unable to be present, power of attorney may be given to their legal representative.

The transaction is finalised once the payment of the balance of the purchase price and associated taxes are made.

Following the completion of the due diligence on the property, the Promissory Contract, “Contrato Promessa de Compra e Venda”, is prepared, which requires signature from both parties. 05 06

For the final step, your lawyer will register you as the new owner in the Land Registry, “Registo Predial”, and generally also perform the necessary alterations to the utility bills.

What is the Ria Formosa?

The Ria Formosa Natural Park is a lagoon on the glorious shores of the Algarve coastline. It’s one of the Seven Natural Wonders of Portugal, due to its ever-changing features and epic location and is included in the wetlands of worldwide interest.

It stretches for 60 kms along the coastline from Vila Real de Santo Antonio to the Anção beach close to Quinta do Lago and Vale do Lobo, and passes through Faro, Olhao and Tavira. All along its course there are distinctive features which are well worth discovering.

The navigability of its channels is possible, but should only be attempted by the experienced, due to its continuously changing shape and depth due to the winds, tides and currents. The locals however know the natural signs and are experts in weaving their way through it. The lagoon falls entirely into the ‘Sotavento’ part of the Algarve. The Algarve is divided into two areas, characterised by their prevailing winds, - the ‘Sotavento’ and the ‘Barlavento’ which divides east from west and creates a microclimate of the warmer waters the further you go east.

The Ria Formosa has an area of approximately 18,000 hectares with six navigable channels, two peninsulas and five small islands. The marshy land and its mixture of fresh and salty water gives it character creating habitat for numerous species of fish, crustaceans and plant life. The beautiful islands of Culatra, Armona, Tavira, and Cabanas have crystal clear warm waters, and are one of Southern Europe’s

best kept secrets. For a long lunch or relaxing day on the beach with your family, get a water taxi from Faro or charter a motorboat from the Vilamoura marina.

Along its course is also the picturesque town of Tavira and further east the 17th century fort of Cacela Velha. Add to this the beautiful flora and fauna of the Ria, we have many points of interest for all tastes. The Ria is at its widest in Faro where it is approx., six kilometres wide, and narrows out on each side to a couple of hundred metres.

Incredible Wildlife at the Ria Formosa

The unique lagoon of Ria Formosa is home to an astounding amount of biodiversity including many endangered species and wildlife. With over 250 species of birds, 15 species of reptiles and 11 amphibians, plus a handful of endangered species, it’s a special place to visit.

On your marks, twitchers! Ria Formosa attracts bird watchers from around the world, especially because the lagoon acts as a muchneeded stopover for many migratory birds. Vital for resident birds too, Ria Formosa lagoon is part of the Natura 2000 Network, a system of core breeding and resting sites for both threatened and rare species. It’s also been designated as an "Important Bird Area'' (IBA).

Due to the saltwater and freshwater areas various bird species survive in different locations. The unique habitat is essential for aquatic birds and waders. Expect to experience everything from Ducks, Shovelers, Widgeon, Teal, and Pochards. Frequently visiting waders include Curlew, Dunlin and Bar-tailed Godwits!

The beautiful islands of Culatra, Armona, Tavira, and Cabanas have crystal clear warm waters, and are one of Southern Europe’s best kept secrets.

Notoriously the most famous beaked friends at Ria Formosa are the Greater Flamingos. These bright beasts can be seen throughout the year. But they’re easiest to spot from August to March, especially if you stay in Quinta do Lago and neighbouring areas. Among other wildlife, the Ria Formosa is most famous for its avian attractions, so you’d better bring your binoculars and your bird guides!

The Ria Formosa lagoon is also home to many fishes, shellfish and marine life. While the lagoon is protected from the ocean, it’s a tidal body of water, so many marine creatures start their life in the safety of shallow lagoon waters, before venturing into the big blue. You will often see the locals searching for shellfish and clams - over 300 species of molluscs are hiding in these waters. From time to time, you may be lucky to spot European pond turtles, Loggerhead sea turtles and Atlantic sturgeons.

For those conservation enthusiasts among us, you’ll be intrigued to hear Ria Formosa is home to endangered Seahorse species (no thanks to the Loggerheads and local Octopus)! The Mediterranean Chameleon is another endangered species which lives in the Ria Formosa and cannot be found anywhere else in the world. Originally

chameleons were brought by locals who were working as fisherman in the south of Spain and Morocco in the 1920’s, you can find them nestled in and around the pine groves and islands found along the lagoon.

Some of the animals which can be spotted from time to time are badgers, foxes, lizards, frogs and otters. Most of the time these animals are hidden, as they are by nature not roaming around. The presence of humans also restricts their daytime movement.

The Portuguese Water Dog is an energetic, affectionate and trustworthy breed native to the Algarve. Some of you may remember, Bo, the male Portuguese Water Dog which was gift to President Barak Obama and his family. Portuguese Water Dogs were threatened with extinction some decades ago, but they have now recovered in numbers.

There is so much to discover in this protected area, walking or cycling through the predefined routes will give a close and natural feel of the park. Another suggestion would be a guided boat trip, kayak or stand-up paddle excursion.

Love for human beings and the planet is a value of Sardo Luxury Real Estate and having described one of the most beautiful places in the world it would be unfair not to relate the dangers we humans have on the area. Over the years we have occupied vast areas of the planet to our benefit and most of the time without regard for the damage we are inflicting on the habitat. This area is a protected area, originally a Natural reserve, and in 1987 the government instated a law making it a natural park. This was further reinforced by the European union directive 79/409/UE.

However, the greed of man is constantly trying to bend the laws to our benefit and the laws remain on paper and seldom followed.

The Ria Formosa is no different and the pressure of real estate projects and developments constantly threatens it. Many laws have been passed and the ordinance plan of the park – Plano de Ordenamento da Ria Formosa – and fortunately, has extreme restrictions on what can be built in the area. Recent laws states that nothing new is allowed to be built within 500m of the coastline, anywhere in Portugal. In the Ria Formosa in the past, many buildings were built on the small islands mentioned before. This is no longer allowed and where possible structures have been removed, although legal implications restrict how much can be done.

Pollution of the waters by untreated effluent has improved dramatically over the years, but was a problem not so long ago, restrictions on the amount of fishing, hunting, and indiscriminate fish farms, has had to be stopped, to protect the fauna of the Ria Formosa. Much of what can be done, can be controlled by the locals and each visitor to the park, and avoiding pollution, respecting the flora and fauna of the park is a perfect way of being able to share the wonders of the park with its all of us.
