Post recession, corporate philanthropy strategies evolving

iven the importance of profit to business, there’s no requirement for corporations to give back. But based on the current state of corporate philanthropy, businesses that don’t evolve a culture of benevolence and community giving are less likely to be successful or retain employees over the long term. Those are some of the conclusions for me in the wake of our successful 2014 Corporate Philanthropy Awards last week. As part of the program I moderated a discussion over lunch with three corporate citizens that really get it. Here’s some of my takeaways: For Bank of America and Tech Data, there is long-term vision in where they put their money. They are interested in improving the skills and widening the pool of talent for decades to come. Among its three core focal points for giving, Bank of America in Tampa invests money and volunteer time around workforce development programs. “We support certification programs that lead to livable wage jobs and we invest in organizations that are focused on that; ones that mentor high school students and help in leading them to see a path to a livable wage job,” said Ann Shaler, senior vice president, enterprise business and community engagement at Bank of America in Tampa. Companies that tout their commitment to social responsibility

Tech Data CEO Bob Dutkowsky said he read a study that Millennials really care a lot about the giving policies of the organizations they work at, including environmental awareness. That’s in stark contrast to his generation, he said. “My generation was all about a competitive environment, can you get ahead?,” he said. Now it’s about being well managed and showing you have good governance, and philanthropy sits at the top of that list. If you want the best and brightest, you have to

have that well-rounded approach to your culture and the way you present in the community, he said. “I don’t think companies do philanthropy because they hope they can recruit good people; it’s if you don’t support the community, you won’t get good people.” People want to work for a place that mirrors personal values and causes, said BofA’s Shaler. Some of that awareness can be attributed to social media and smartphones. “I think it makes them very aware that there are problems in the world,” she said. “They really want to make a difference.”

EMPLOYEES LEAD THE CHARGE

Socially motivated employee engagement programs have strengthened in the post-recession era. Research from The Conference Board shows that as the economy has improved, corporate giving has thrived, particularly among companies with strong growth. From 2010 to 2013, corporate giving increased for a majority of companies (64 percent), but the growth of giving has slowed, according to the report “Giving in Numbers: 2014 Edition.” Companies are expanding their socially motivated employee engagement opportunities to offer new ways for employees to participate in company efforts. Many companies surveyed in the data made pro bono service programs available for the first time.

hortly after Jeff Vinik bought the Tampa Bay Lightning in 2010, he started looking at the vacant downtown land that surrounded his hockey venue. His interest piqued, he turned to Jac Sperling, a sports and entertainment executive who had acted as an adviser on his acquisition of the Lightning. “Why don’t you see if we can buy it?” Sperling said Vinik asked him. That inquiry was the beginning of a billion-dollar development that could transform not only downtown Tampa, but the entire region’s economy. Vinik and his real estate team have unveiled a vision for nearly 3 million square feet of commercial space over the next five to seven years, on the desolate patches of land that surround Amalie Arena, where the Lightning play. Development costs will total more than $1 billion. Pulling off that kind of development requires a financial backing that most traditional developers don’t have. But Vinik has partnered with Microsoft founder Bill Gates’ Cascade Investment on the deal, bringing the kind of financial wherewithal that’s necessary to complete a project this massive. The 24 acres Vinik has assembled around the arena represent a huge opportunity, one that real estate experts say will eventually be profitable. But with big opportunity comes an even bigger risk — one that was just too great for a traditional developer. “Why hasn’t anyone done it? I don’t think we’ve had a Vinik,” said Bruce Erhardt, an executive director with Cushman & Wakefield of Florida Inc. “I don’t want to say he’s the Trump of Tampa, but it’s a huge, huge deal that someone, an individual, would commit that much of his net worth to real estate around his business.”

Building more than real estate The plans are ambitious — almost too ambitious, at first blush, for Tampa, a secondary market with a longstanding reputation as a cheap place to do back-office business. But Vinik and his team also are looking to create demand for their development, with plans that would not only sustain their district but create a paradigm shift in the Bay region’s economy to a more front-office, high-wage dynamic. The plans include space for the University of South Florida Morsani College of Medicine and Heart Health Institute. The medical school could drive corporate growth downtown, as biotechnology companies move in to capitalize on the facility’s research. They’re also pursuing a corporate headquarters for their development, which will drive the office space component of the site. Their efforts are backed by Enterprise Florida — the state’s economic

development arm — and Gov. Rick Scott. The office building will not move forward without a commitment from a major tenant, said Jim Shimberg, chief operating officer of Strategic Property Partners, Vinik’s real estate holding company. “There’s a couple of prospects in a very early stage we’re working with right now,” Shimberg said. “So we feel pretty optimistic about it, but I don’t think we’d build it spec.” Even attracting the corporate headquarters goes back to the financial capability of Vinik and Cascade. “Let’s say you’re a Fortune 500 company,” Erhardt said. “If you know that your neighborhood is owned by someone like Vinik and Gates, you’re comfortable. You’re comfortable with the representations that are being made and what’s going to happen.”

The billion-dollar question Vinik does not look at his real estate development endeavors as philanthropy. He said he and Cascade are looking for “reasonable returns,” though he declined to quantify that statement. “Neither this nor the hockey team are some venture to have huge returns,” he said. “This is to be a sustainable business development, and if it doesn’t have reasonable returns, it won’t be here for 20, 30, 50, 100 years to come, so it needs to be sustainable financially.” Vinik would like to see dirt moving on his property by summer, and cranes in the air by December 2015. The USF medical school will likely be the first vertical construction to break ground. The construction timeline for the rest of the project will be demand driven, Shimberg said. Strategic Property Partners plans to seek community input on the plans over the next several months, hearing from the public what types of retailers and restaurants and other con-

cepts they would like to see in the district. What’s not yet known is whether Vinik and Cascade will be charging market-rate rents for their commercial space — and even what market-rate rents are, as some of what they’re planning doesn’t exist in Tampa. It’s hard to gauge what new downtown office space would rent for when new office space hasn’t been built for decades. Vinik’s team is vague about the economics of their deal, not wanting to disclose any rent projections at this point. “We’re laying out the vision, but we’re not necessarily saying, ‘Here’s the pro forma for this building, and we’re starting construction on it tomorrow,’” Shimberg said. “It’s ‘Here’s how we think it best lays out.’” The returns Cascade and Vinik will see on the deal may not ever be revealed. But if they’re successful in creating a signature urban district in downtown Tampa, it will be the entire Bay region that sees the biggest payoff.

Glassdoor’s “Best Places to Work” list has become a one-stop shop for job-hunters who want the inside view of what it’s really like at the companies at which they are interviewing. So making the list is a competitive advantage, said John Wilson, CEO of recruiting and consulting firm WilsonHCG, the only Tampa-based company to make the 2015 list for small and medium-sized companies. Four other companies with offices or stores in Tampa Bay are included in the list for large companies: Southwest Airlines, Costco Wholesale, Bristol -Myers Squibb and Ernst & Young. Publix Super Markets was on the 2014 list but dropped off the 2015 list, as did Starbucks and Chick-fil-A, among others.

THUMBS UP FOR WELLCARE’S NEW CEO

Naming Kenneth Burdick as CEO of WellCare Health Plans Inc. is a “significant positive” for the company, analyst Chris Rigg of Susquehanna Financial Group said, and other analysts agree. Burdick, a veteran of the managed care industry who joined WellCare (NYSE: WCG) in January and was promoted to

president and chief operating officer in June, “has been key in developing the company’s strategy this past year,” said Michael Baker, analyst at Raymond James & Associates. The industry speaks highly of Kenneth Burdick, said Tom Burdick Carroll, analyst at Stifel Nicholas & Co. “People we know who have worked with him over the years speak very well of his reputation and ability,” Carroll said. When Burdick takes on his new job on Jan. 1, he’ll be working with other new WellCare execs, including Drew Asher, who stepped into the chief financial officer’s job on Nov. 14, and Blair Todt, newly promoted to senior vice president, chief legal and administrative officer. Todt is taking on some of the work previously handled by Lisa Iglesias, senior vice president and general counsel, and the highest-paid woman at WellCare. Iglesias is leaving the company in early 2015.

PROGRESSIVE BUYS OUT XL GROUP FOR CONTROL OF ASI

Shareholders who control 40 percent

of ARX Holding Corp. will receive about $500 million as part of an $875 million deal by Progressive Corp. Progressive will boost its ownership stake in ARX, the parent company of American Strategic Insurance in St. Petersburg, to 67 percent by April 1. Over the next six years, Progressive expects to purchase the entire company. Progressive (NYSE: PGR), the nation’s fourth-largest auto insurer, and ASI, a top 20 homeowners insurance firm, will be able to bundle their products, and better compete with other insurers. That should accelerate growth at ASI, a $1 billion firm, said John Auer, president and CEO.

Tampa startup rewriting the book on prepared meals Sexy apps and tech concepts tend to generate the most buzz in the startup world, but a former corporate food exec in Tampa has founded a new concept that seems particularly bold and innovative. Rob Povolny will launch Eat Fresco in early January. The company offers prepared meals (priced $6.99 to $8.99) that are several cuts above the standard fare, vacuum-packaged entrees that use fresh, locally sourced foods. He has set up his own retail distribution, starting with independent stores (Duckweed Market in downtown among them) and has arranged market tests at two Walgreen’s stores in South Tampa. Tampa Premium Outlets show evolution of bargain retail Gone are the days of the no-frills, bargain-basement outlet center. The discount centers used to be very plain real estate, meant to convey to shoppers that they were definitely getting a bargain. But that’s changed —and it will soon be evident in Pasco County. Simon Property Group, based in Indianapolis, officially celebrated the groundbreaking of Tampa Premium Outlets in Wesley Chapel. The new outlet mall will have a Key West feeling and is designed as one of Simon’s “village” style centers. It’s at the larger end of the spectrum of Simon’s outlets, at 440,000 square feet and space for 110 retailers. Simon declined to disclose specific construction costs, saying only that it is a “multimillion-dollar” project. It paid $14.6 million for the land in early October. Saks Off 5th Fashion Outlet will be the anchor tenant. Slated to open in October 2015, Tampa Premium Outlets is projected to create 300 to 500 construction jobs, 800 retail jobs and much-needed commercial tax revenue for the county, which is a predominantly residential area. “In the old days, outlet centers were really plain and not fancy,” said Danielle DeVita, senior vice president of development for Simon’s Premium Outlets division, “because you almost didn’t want the customer to feel that they weren’t getting a deal. t seems that every other day a ranking or a list from some entity comes through the inbox calling out cities in Tampa Bay for various accomplishments, or lack thereof. On a ranking of the 150 largest U.S. cities, WalletHub named Tampa the No. 1 place to retire and St. Petersburg No. 4. Globe Trade Magazine said Port Tampa Bay was one of the top 20 ports the publication loves. Conde Nast Traveler ranked Tampa International Airport as the second best airport in the country. Esquire Magazine called out TIA and Cigar City Brewing, saying the airport brew location is one of the weirdest brewery locations in the U.S.

Clearly, Esquire underestimates Tampa Bay’s love affair with craft beer. Livability.com said Tampa was the No. 5

“Best Beer City,” and USA Today said Tampa is the second best beer town in America.
