Welcome from the Enchanted Circle Association of REALTORS®
It’s that time of a year again, a time when many real estate brokers in this area get that most important question from current and past clients: “When is the best time to travel to the Enchanted Circle for the ultimate leaf peeping”. While they consult their forecasts, Old Farmer’s Almanacs and crystal balls, there are plenty of other reasons to visit our beautiful area.
September 12–13 will see areas of downtown Taos transformed with live and interactive art installations during the PASEO Festival.
Also check area calendars for many art gallery tours that will offer an intimate way to savor the work of local artists and a great way to explore the area.
For the more outdoorsy types, there’s still plenty of time to raft, kayak and hit the trails before snow season. And in Eagle Nest from Sept. 26-28 you can join in the FishFest & Pike Roundup, Miss New Mexico Saloon Girl Contest, Annual Worm Eating Contest and the Cider and Fiber Festival.
October 4–5 will showcase the inaugural Oktoberfest in Angel Fire with live music from the Lederhosen Junkies, seasonal brews from multiple breweries, local artisan vendors and a dedicated kids area. But that’s not all of the oom-pah-pah.
On October 10, Red River will herald in the 20th anniversary of Oktoberfest in the Sangre de Cristo Mountains.
And, of course, there are always homes to tour and a new life to imagine in the Enchanted Circle.

ENCHANTER OF TAOS ANTONIO MARTINEZ
by Lily Sanborn
Antonio Martinez is what some might call a lifeblood of Taos. His roots run deep as a ninth-generation Martinez/Maxwell. His family’s story began in Northern New Mexico in the 1600s, and they put down roots in this valley in the 1800s.
As the middle son to Menard and Natalie Martinez, Antonio learned much from his father, who began mentoring him in the art of contracting from the age of 13, teaching him the “school of hard knocks.” He learned every detail — from flooring to bathrooms to countertops — at job sites across the Taos Ski Valley and beyond.
Family has always remained the heart of Antonio’s story. His two children, Isaiah and Mila, both attend school in New Mexico, staying close to home and Antonio’s heart. Antonio himself attended Taos High, starring on many of the sports teams. Being an athlete was the foundation for teaching
him invaluable lessons about teamwork and respect for opponents.
“It was where I first learned the love of the game and success,” he says. “I still stay connected to my love of basketball, refereeing games in the northeast during the season. When I’m not working, I am a lifelong outdoorsman. You can find me skiing, hiking or, of course, golfing.”
After college, Antonio dove into the world of hospitality, helping to open the Melting Pot restaurant in Albuquerque’s Uptown. He spent seven years there, honing his customer service skills and learning to manage a team. He then took a position at Toyota in Phoenix as an assistant sales manager for five years. In 2019, he returned to Taos to care for my grandmother, Bettie, in the final years of her life — something he considers to be a beautiful and cherished gift.
“It was her suggestion that I find something close to home so I could stay nearby,” he says.
Shortly after, Antonio was given the opportunity to run Nambé on Taos Plaza for five years as the retail manager, further refining his sales and customer service skills while leading a fantastic team.
“My lifelong friend, Ryan Trujillo, saw my diverse background and encouraged me to take the leap into real estate,” Martinez says.
With the negotiation skills he learned from Toyota, the builder’s eye he learned from his pops, and his deep understanding of this community, Antonio knew he had the grit and people skills to succeed.
“For me, it’s a privilege to help people find their sweet escape here, whether they are new to the area or lifelong residents looking to find their perfect home. I’m eager to help you tell the story of the Enchanted Circle and what makes it so special.”

Taos Real Estate Market Report
Year-to-Date through August (8 months)
For the year through August (8 months), the number of sales of Single-Family Homes is up compared to last year, Condos are about the same, and Land is down. The market remains in low gear.
Call me for a free market analysis of the value of your property, and a consultation about the market and the selling process.
2023 ended the year with sales well below 2022 in all categories of property. Both the number of closed sales and the dollar volume were down. The red-hot market of 2020-2022 was bound to cool off at some time, and 2023 was it. The sharp spike in interest rates, worries about inflation and the economy, and the scary geopolitical situation, combined to dampen buyer enthusiasm for real estate investments. 2024 should see the market regain momentum, as interest rates have begun to decline and the long-anticipated recession seems to be not happening.
SINGLE-FAMILY HOMES – Year-to-date unit sales are up 11%. Dollar sales are up 19% with median price up $20,500 (4%) at $562,900, and average price up $38,500 (7%) at $611,200. The supply of homes listed for sale has increased about 50% from a year ago. Buyers have more homes to choose from---and more room to negotiate. Although the averages indicate that prices are still moving up somewhat, the market has become more of a buyer’s market. Many listed homes are having to reduce asking price to entice a sale.
Call me for a free market analysis of the value of your property, and a consultation about the market and the selling process.
SINGLE-FAMILY HOMES – Unit sales were 29% fewer than last year. Dollar sales were down 31%. Median price was about the same (+1%), and average price was down 3%. The rapid price rises of 20%-25% per year during the 2020-2022 market surge were unsustainable. However, there is still more demand than supply, with the inventory of homes listed for sale the lowest it has been in many years; therefore, prices should remain fairly firm.
CONDOS – Year-to-date unit sales are down by one (4%) compared to last year’s pace, at 32 vs. 33 condos sold. Dollar sales are down 5%. Median price of $390,000 is up 2% but average price of $417,800 is down 2%. Condo inventory remains very limited, and it is not increasing, so prices should remain about the same as last year.
CONDOS – For the full year, unit sales were down 37% compared to last year. This was mainly due to lack of inventory---there were very few condos available for purchase. Dollar sales were down 25%. Median and average prices were actually up 17% and 19%, respectively, due to the acute shortage of inventory.
LAND – Through the first 8 months, sales are down by 45 tracts sold (35%). Dollar sales are actually up 13%. Median price is up $20,000 (27%) and average price is up $87,800 (73%). These large percentage increases are due to proportionately more high-priced lots sold this year (including one commercial lot that sold for $3 million). There is much more supply than demand, and prices are not rising as the median and average price gains indicate.
LAND – The number of sales was down 20% compared to last year. Dollar sales were down 21%, with median price down 5% and average price down 2%. The high cost to build a home, as well as the long time it would take (due to builders’ backlog of contracts) are affecting buyer interest in land. However, with the inventory of homes and condos

Streamside El Salto
by Cindy Brown
The Streamside El Salto home has evolved over the last 50 years, shaped by the Arroyo Seco stream and the surrounding landscape.
Sitting on more than 5 acres of fertile land just below the face of El Salto, the home borders the stream, as well as the protected lands of El Salto del Agua Association and Taos Pueblo in a secluded natural setting. The Carson National Forest lies just beyond.
The main home began as a small adobe half a century ago and has grown in harmony with the stream, designed with curved walls that follow its shape. The presence
of the flowing stream creates a feeling of peace throughout the home.
Richly colored Idaho quartzite flagstone defines the outer entry to the house. The entry is draped with wisteria in the spring and summer and surrounded by leaves turning gold in the fall.
“The extensive gardens bloom most of the year with lots of fruit trees,” says Jolie Jones, Realtor with Jones West Taos. “There are flower beds that have been planted across the landscape over many years.”
The quartzite surface continues inside, emphasizing
the relationship between the home and its surroundings. An intimate seating area off the entry has a raised patio that overlooks the stream. Also off the entry is a roomy kitchen anchored by a deep red enamel 1954 Chambers stove with various warming and cooking compartments, a functional yet beautiful piece of art.
Just up a few stairs is the dining room with French doors that open onto a patio next to the stream. There is a comfortable living room centered around a dry-stack artisan made fireplace and adjacent to a library alcove. This part of the home has wide-plank wooden heart pine floors reclaimed from an old hotel in Florida.
Upstairs there is a cozy woodpaneled den that leads to the defining architectural feature of the home: the conservatory. Being here is like being in a protected outdoor space with the sun shining and the birds singing. It was constructed by Mennonite and Amish craftsman
from Renaissance Conservatories. The conservatory is the perfect spot for quietly taking in the expansive sunset views to the west or enjoying time with family and friends.
Up a few steps from the conservatory are two primary
suites, each with an exquisite five-piece bath. The western bedroom looks over the stream and has a sitting area and fireplace along a curved wall that follows the creek. Just off the suite, there is a patio with views all the way to the Rio Grande.
The second suite is full of natural light from expansive windows and skylights and has a vaulted ceiling. The trees surround and shelter it.
Another part of the home is a lower level guest bath and bedroom with a solid cherry wood door that opens onto the gardens.
Altogether, the home including the guesthouse, garage and workout room, totals over 7,000 square feet.
“Despite its grand size, it still feels cozy and comfortable,” Jones says. “With all of the organic material, including the coved ceilings, vigas, quartzite and wood floors, the home blends so well with the outside.”
Across the sloping green lawn is the charming guest house with a complete kitchen. It is attached to the garage, as well as to a room currently used as a gym that has its own half bathroom.
There is also a small cabin on the property now used for storage where the original owners lived while they built the adobe house.
El Salto through the seasons
With temperatures cooling and leaves turning, fall is the perfect time to relax outside near the stream on the home’s patios or in the sitting areas throughout the property.
“You are in a quintessential Northern New Mexico mountain setting,” Jones says. “It is absolutely glorious at all times of the year but in the fall with all the gold aspens, it is spectacular. As the leaves start to drop, you see more of the stream, and the evergreens stand out more. At this home, you live in close step with nature, the changing seasons are very pronounced and different.”
The house lives well through all the seasons of the year. From dining “al fresco” during the summer to watching the leaves turn in the autumn. It also shines during the winter.
“We do get snow,” the longtime owner says. “The stream is gorgeous when it freezes over and the creek bubbles underneath. The water really is the gift. It is special in New Mexico to have a yearround stream.”
Although the Streamside El Salto home feels like a world apart, it’s only about 20 minutes from downtown Taos and 30 minutes to Taos Ski Valley, as well as very close to the village of Arroyo Seco with its restaurants, cafés and artisan shops. It’s located right off the country-maintained road of El Salto.
“Here, you get the seclusion of being up high in El Salto with the benefit of easy access,” Jones says.

In biological terms, every fall green chlorophyll production drops in deciduous trees revealing the leaves’ yellow, orange, red, purple, gold and bronze pigments. The color you see depends on the tree, its elevation, temperature and summer rainfall, among other things.
Yes but … who cares? We just want to see the pretty colors. We want to see the way aspen leaves shimmer and glisten like gold in late afternoon sunlight. We want to see that lone aspen tree standing inexplicably bright red amid a sea of yellow. We want to see mountainsides of maple, gamble oak, mountain mahogany and, of course, aspen.
If you share this opinion, you are in luck: Northern New Mexico can be dazzling in the fall as the trees give their last shout of joy before winter and snow begins to cap local peaks. The great thing is, there are several ways to enjoy spectacular scenery, beginning with these local road trips:
The Enchanted Circle around Wheeler Peak is a no-brainer. This 86-mile trek can begin and end in Angel Fire, Eagle Nest, Questa, Red River or Taos. It takes visitors past some of the finest aspen viewing anywhere with, of course, vistas of Wheeler Peak, Gold Hill, Touch-Me-Not, Baldy, Taos Mountain and more. For more alpine glory, take side trips to the Upper Red River Valley (past the hilariously misnamed “Valley of the Pines”), Taos Ski Valley or Cimarron.
Highway 434 from Angel Fire to Mora takes you past a winding creek amid glorious colors past Coyote Creek State
Park to the vast expanse of the historic Mora Valley. From there, consider taking the long way on NM 518 to Ranchos de Taos to Angel Fire (about 67 miles).
Speaking of NM 518, this scenic road happens to be the starting place for the High Road trek from Taos to Santa Fe. Follow NM 518 in Ranchos de Taos to NM 75 into Peñasco. From there follow NM 76 through tiny historic towns and spectacular mountain vistas past Chimayo to Española. From there it’s possible to head south straight into Santa Fe, though a side trip through Tesuque on NM 590 past Bishops Lodge into Santa Fe is well worthwhile.
The Valle Vidal unit of the Carson National Forest from Amalia to Cimarron (or vice versa) is another great road trip, though unlike the others, this is mostly on an unpaved road. The Valle Vidal is home to a magnificent elk herd and other abundant
wildlife. Its vistas of high peaks, forests, and alpine meadows are breathtaking. Directions: Just past Cimarron on U.S. 64, take NM 204 to Forest Road 1910, FR 1900 and, finally, FR 1950 to Costilla. From Questa, head north on NM 552 Costilla, then turn east onto NM 196 past Amalia onto FR 1950 to FR 1900, then FR 1910 and onto NM 204 to U.S. 64 and Cimarron. Info: 575-586-0520.
Don’t miss the Old Red River Pass. Built in 1916, it was considered an engineering feat at the time. Workers built a gradual slope by switching the road back and forth up the mountain. It took two summers to build using teams of mules with blades and a mule team driver. At the top it’s almost 10,000 feet high, and you have a scenic view of the town of Red River and Red River Ski Area.
Off the beaten path ….
If you like hiking the “yellow brick road” of fallen leaves, check out these treks:
South Boundary Trail #164 (moderatedifficult) - 20.1 miles at 7,190 feet to 9,920 feet. There are multiple loops and point to point options that incorporate the South Boundary Trail. The actual Trail #164 begins at the El Nogal Picnic Area on U.S. 94 approximately 3 miles east of Taos and ends on Forest Road 76 near Angel Fire. The South Boundary Trail is an incredible tour of the Sangre de Cristo Range that takes you across ridges and valleys, over several peaks and through gorgeous conifer forests and incredible stands of aspen. The trail is at its very best in the fall when aspens along the route turn every shade of yellow, gold, and fiery orange. Besides being a wonderfully scenic tour of New Mexico’s Rocky Mountains, this is also one of the state’s best mountain bike rides.
Columbine Trail 71 (moderate-difficult)
- 5.3 miles one way to ridge top, from 7,900 feet to 11,200 feet. The trailhead is located at the Columbine Campground 8 miles west of Red River. At the back of the campground, there is a parking area for the trail. The trail follows a route used by miners and prospectors during the mining boom of the late 1800s. From the trailhead the path climbs gradually through the forest for 1/2 mile and then descends to join the Columbine Creek and crosses the first of four foot bridges. From the bridge, the trail continues along Columbine Creek and gets steeper. After 4 miles in, the trail crosses an 11,200-foot divide and climbs to a ridge where it joins a network of trails including Trail 69 Deer Creek Trail, Trail 64 to Gold Hill (9 miles), Trail 57 to Lobo Peak (10 miles) and Trail 90 to Twining (13 miles). This network of trails makes up the Columbine Twining National Recreation Trail.
Oeste Vista Trail (moderate-difficult) - 4.6 mile loop, combines hiking through deep forest of ponderosa and pinion trees with grand views of Monte Verde Lake, Angel Fire Golf Course and Wheeler Peak wilderness. The trail starts across from the Angel Fire Country Club entrance on Mountain View Blvd. (NM 434). From the information sign, head east on the dirt road and make a right at the trail sign to the trailhead. After a short and moderately steep beginning, the trail heads south to a picnic table. The trail the winds back around to the north with great views and returns to the parking lot.
Cathedral Grove (moderate) - about 2.5 miles one way - 9,800 feet. Enchanted Forest Cross Country Ski Area is 3.5 miles from Red River. Start at the base area then head up Powder Puff to Sven Wiik to Little John to Abracadabra to Northwest Passage. You will see a sign for a beautiful overlook of the Town of Red River in Cathedral Grove.
