DEAR ANN MARIE,

I have always dreamed of living in my own townhouse, but I’m worried about how I’d manage it on a day-to-day basis.  What are your thoughts?

DEAR DREAMER,

A townhouse can be the most elegant way to live in NYC! Unique architecture, private gardens, massive square footage, and in the most desirable townhouses, an elevator to facilitate living on multiple floors are some of the unique attributes of townhouse living, and the costs can be surprisingly low (many attractive townhouses come on the market well under $10 Million). The privacy is unparalleled, and there are no board rules like in a co-op.

But as your question implies, the owner is responsible for everything from day-to-day maintenance (including trash and snow removal), long term improvements, insurance, code compliance, taxes and utilities. Some townhouses include rental units so you will also end up being a landlord, which has a host of obligations and benefits in-andof-itself. You need not go it alone though! There are companies that provide services like façade and stoop cleaning and maintenance, snow removal, gardening and so on. You can even hire a management company that will handle everything from “soup to nuts” if you do not want to be hands-on. Townhouse owners have their own subculture in NYC, and you will likely find your neighbors welcoming and more than happy to share information and contacts for service providers, from the industrious neighborhood handyman to management companies and contractors who can provide comprehensive services.

If you truly want to live the dream, it is critical to make a fully informed decision when you choose which townhouse to buy. It is very important to have a thorough inspection when buying a townhouse, including a specific termite inspection. It may not be a deal-killer, but you want to know if for example the electric system is obsolete or the roof needs to be replaced. Your inspector will also be able to point out issues on the horizon so you can plan accordingly.

It's Women's History Month, and we have found the muse for March: our renowned Sutton Square neighbor, the one and only — Yue-Sai Kan. Sara Leila Sherman, the visionary behind the beloved family concert series Mozart for Munchkins, has dedicated her life to showcasing the power of music. History & Happenings Illustrators

Founded in 1901, the Society of Illustrators has championed the art of illustration for over 120 years, fostering connections among creators and elevating the medium. Initially conceived as a gathering place for professional illustrators, the Society quickly rose to prominence during the Golden Age of Illustration. Pioneers such as Howard Pyle, Maxfield Parrish, and N.C. Wyeth exchanged ideas within its walls, alongside cultural icons like Mark Twain and Andrew Carnegie.

From its early mission "to promote generally the art of illustration and to hold exhibitions from time to time," the Society has expanded to host approximately 16 exhibitions annually. Its Museum of Illustration on Manhattan’s Upper East Side features a dynamic mix of traditional and contemporary works, offering a lens into the medium's ongoing evolution.

Over the decades, the Society has continually adapted to meet the needs of its community. Originally a private club, it has been transformed into a public museum committed to inclusivity and education. Programs now reflect the diverse voices shaping contemporary illustration, embracing media such as digital animation and graphic novels.

Live events remain central to the Society’s mission, bringing people together to celebrate creativity through sketch nights, artist talks, and workshops for all ages. Programs for children encourage young artists to explore their creativity and develop their skills in a supportive environment. Events like monthly happy hours and the annual Holiday Craft Fair further connect illustrators with the wider community.

Among the highlights of the Society’s current programming are two must-see exhibits. Curated by New Yorker cartoonist Liza Donnelly, the exhibit "Drawn from The New Yorker: A Centennial Celebration" showcases over 100 works by legendary artists like Roz Chast, Charles Addams, Barbara Shermund, and more. Focusing primarily on cartoons, this collection captures the magazine’s unparalleled blend of humor, culture, and artistry that has shaped its legacy. Save the date for an exciting cartoonist panel on March 6. Also on view will be the "Illustrators 67," an annual exhibit featuring the most outstanding editorial and book illustrations of the year by leading contemporary illustrators worldwide.

The Society's impact reaches far beyond its own walls. MoCCA Fest, Manhattan's largest independent comics and cartoon art festival, returns March 15–16 at Chelsea's Metropolitan Pavilion. With over 400 exhibitors and panels covering topics from professional development to mental health, it ' s a can't-miss event for creators and fans alike. Yue-Sai Kan is a name synonymous with groundbreaking achievements, cultural influence, and a legacy that bridges East and West. Dubbed “the Queen of the Middle Kingdom” by Time magazine and “the Oprah of China” by international press, she has redefined industries and built an illustrious career spanning continents. Her Emmy-winning television series, revolutionary beauty empire, best-selling books and philanthropic work have established her as one of the most influential figures of our time and one of our most notable Sutton Place neighbors.

Yue-Sai’s career began in 1972 with "Looking East," the first U.S. television series to showcase Asian cultures to American audiences. The program earned critical acclaim and introduced millions of viewers to a world they had never seen before. In 1986, she made history again with "One World," a series broadcast on China’s CCTV that reached an audience of 400 million weekly viewers. Her work not only entertained but also educated, reshaping China’s view of the outside world. The Chicago Tribune once noted that Yue-Sai was “bigger in terms of ratings and share than Barbara Walters, Phil Donahue, Johnny Carson, and Oprah Winfrey put together.”

Building on her success in media, Yue-Sai launched Yue Sai Cosmetics in 1992, a brand that transformed beauty standards for millions of Chinese women. The company’s products were tailored specifically to Asian features, empowering women to embrace beauty in their own image. The brand became a household name, recognized by over 90 percent of China’s population. Forbes famously proclaimed that Yue-Sai “changed the face of China, one lipstick at a time.” Her cosmetics empire set the stage for China’s multi-billion-dollar beauty industry and was eventually acquired by L’Oréal in 2004.

Despite her global accomplishments, Yue-Sai remains deeply connected to her home in Sutton Square. For the past 34 years, she has lived on this historic block, an exclusive and elegant sanctuary unlike anywhere else in the world. Sutton Square’s timeless charm is defined by its historic townhomes, many of which were built over 100 years ago, and its private shared garden, singularly exceptional in both size and upkeep. Stretching between 57th and 58th Streets, the garden features 300-year-old trees, vibrant flowers, and a beautifully manicured lawn. Yue-Sai remarks, “I don’t need to tolerate three hours of traffic to the Hamptons. I have my trees, flowers, and lawn right in my backyard! It is truly a luxury.” The newly added walkway along the river is another fantastic addition to the neighborhood, enhancing the area’s unique appeal. among the 14 families who share the space, “I love my neighbors, and they are low-key.” Yue-Sai also enjoys the neighborhood restaurants, often frequenting Au Za’atar, Bistro Vendôme, Morso before it closed, and Grand Sichuan Chinese for Chinese takeout. “That’s what I enjoy the most,” she says, sharing her appreciation for some of our best local cuisine. She also loves shopping at Whole Foods.

Blending modern conveniences with timeless elegance, Yue-Sai's space is adorned with treasures that reflect her global life; she has never stopped renovating and upgrading her home. Among these treasures are antique Chinese artifacts, a charming teapot collection from China and Thailand, and exquisite curtains made from antique Parisian fabric. It is here, among her personal collection and the natural beauty of Sutton Square’s garden, that Yue-Sai finds peace and inspiration. Despite her frequent travels, she never misses the chance to return to New York during her favorite months — May, September and October.

Sutton Square, as we know, has long attracted notable residents, including Aristotle Onassis and studio boss Jack Warner. Heiress, fashion icon, and businesswoman, Gloria Vanderbilt built an indelible legacy for herself — and her family — in the heart of Beekman Place. Initially, Vanderbilt resided at 870 U.N. Plaza, then later in New York's Carnegie Hill Historic District, and ultimately at the illustrious 30 Beekman Place for 25 years before she passed at the ripe age of 95 in 2019, passing along her apartment to one of her sons, CNN Anchor Anderson Cooper (who then lived there until he sold it in 2021). Renowned at the time of her passing, Vanderbilt — the great-great-granddaughter of railroad tycoon Cornelius Vanderbilt — lived a life of both triumph and trials. As a child, she was caught in the middle of a contentious and highly publicized custody battle between her mother and aunt, which is where the term “poor little rich girl” was coined.

Although she was already born into a legacy, Vanderbilt carved out her own path in life, becoming well established in the businesses of fashion, art, and literature. In the '70s and '80s, her star rose even further with the debut and success of her eponymous line of designer jeans, and throughout her lifetime, Gloria Vanderbilt expressed her creativity in a variety of other outlets, including abstract paintings and writing poetry. She even went on to write numerous memoirs which explored her past with themes of love, loss, and forgiveness.

Beyond her business and artistic ventures, Vanderbilt was also a mother, wife, and prominent socialite. She was married four different times and had affairs with bigwigs like Frank Sinatra, Marlon Brando, and Errol Flynn. She remained a captivating figure in American history, revealing that even with great privilege comes both great accomplishments and great challenges. Her apartment in Beekman Place, and how she decorated it, was a reflection of both her life and legacy.

Finding Home In Art, Jewelry, Real Estate & Sutton Place

On any given day, you might find David Dubin walking the streets of Sutton Place, chatting with friends, or showing luxury homes. With an average step count of over 10 miles daily, David’s footsteps track a life that’s taken him from teaching art to designing jewelry, from crossing marathon finish lines to closing real estate deals. Through it all, David has made 25 Sutton Place South home for 35 years with his wife, Nancy.

“We moved from our five-bedroom house in North Stamford, CT, because the commute was becoming very stressful,” David recalls. “We sold our house and purchased our two-bedroom apartment here. Absolutely no regrets!” Sutton Place, with its proximity to Midtown, Central Park, and neighborhood conveniences, has been the perfect home base for the couple.

David graduated from Hofstra University with a degree in Fine Arts and completed graduate work at the College of New Rochelle. He began his career teaching art in Harrison, NY, for three years, but soon transitioned to the world of design. At Helbros Watches, he rose to become director of the Kenneth Jay Lane Watch Collection, overseeing its sale to major department stores and boutiques. Later, he and Nancy combined their talents to launch their own costume jewelry collection. “Nancy was the jewelry buyer at Bonwit Teller at the time,” David notes. “Our collection was sold at Saks Fifth Avenue and other major stores in the U.S., the U.K., and Europe.” After a decade of success, they closed their business when shifting production overseas became necessary to stay competitive.

In the mid-1980s, David pivoted again, this time to real estate — a career he’s pursued passionately for over 20 years. At Noble Black & Partners at Douglas Elliman, he helps clients find their dream homes. “My biggest inspiration is seeing my clients happy and achieving their goals,” he explains. “Whether it’s finding their perfect home or enabling them to move on, that’s what makes it all worthwhile.”

Beyond his professional accomplishments, David is a man of many passions. A former marathon runner with six NYC Marathons under his belt and a personal best of 3 hours and 28 minutes, he now focuses on walking, logging over 10 miles daily. He also volunteers at God’s Love We Deliver, preparing meals for those in need, and is an avid reader and former painter. “When we lived in our house, I had a studio for my large paintings,” he reflects.

David and Nancy also share a love of travel, particularly to Europe. “We typically travel in July and love exploring Italy,” David remarks. “The culture, history, architecture, climate, people, language — and, of course, the sensational food — always draw us back.” In the summer of 2023, the couple explored Sicily, driving from Palermo to Taormina with stops in Sciacca, Agrigento, and Noto along the way.

Known for his warmth and humor, David enjoys connecting with his neighbors and has even been recognized in The New York Times for his matchmaking skills. “I was written up for successfully pairing a few of my clients,” he mentions with a laugh.

For David, the heart of Sutton Place lies in its unique charm and tightknit community. “Our enclave is very unique,” he observes. “Sutton

Place is purely residential, yet we have so much available nearby. The Greenway has turned out to be the best gift to our community, other New Yorkers, and travelers as well.”

David’s philosophy is simple: “Be grateful for what you have.” It’s a sentiment that resonates as he walks through the neighborhood he’s called home for decades, greeting neighbors and enjoying the moments that make Sutton Place special.

The Stavros Niarchos Foundation (SNF), established in 1996, is a global philanthropic organization dedicated to supporting projects in arts and culture, education, health and sports, and social welfare. A cornerstone of SNF’s contributions to New York City is the Stavros Niarchos Foundation Library (SNFL). Located at the site of the former Mid-Manhattan Library, on the corner of 40th Street and 5th Avenue, this library underwent a full-scale renovation, thanks to a $55 million grant from SNF and support from the City. The library opened in 2021 and now serves as the New York Public Library’s largest circulating branch.

For Sutton Place families, the nearby SNFL and children’s center is a true gem. Offering storytimes and interactive activities, it’s a go-to destination for nurturing a love of learning in young readers. The library’s eight floors also include general collections, adult education programs, and business resources, ensuring it has something for everyone. As a flagship of the New York Public Library system, the SNFL serves not just Sutton Place but families and individuals across the city, reinforcing the Foundation’s dedication to education and access for all.

The Cathedral School & Greek Language Education

A short walk from Sutton Place, The Cathedral School offers another example of SNF’s commitment to the community. The school’s Stavros Niarchos wing, inaugurated in 2010 with a $750,000 donation from SNF, is home to the Stavros Niarchos Educational Center. This space includes a Greek Language Center, a library, and a playground, providing a hub for education and cultural celebration.

The Hellenic Afternoon School (HAS), part of The Cathedral School, has been a cornerstone of Greek language education for decades. “The school has been open since 1947, and I’ve had the pleasure of directing it for the past eight years,” says Roula Trikounaki. The SNF still supports the HAS with an annual grant. "It's a big honor, but also a big responsibility for us," Roula adds. The program operates six days a week and offers lessons to both children and adults, fostering a community deeply rooted in Hellenic culture. “Our goal at the Hellenic Afternoon School has always been not only to enrich our students’ proficiency in the Greek language but also to bring our community together by developing a deep understanding and love of Hellenic culture in our students.” Every year, the school celebrates holidays like Christmas, Easter, Greek Independence Day, and Oxi Day.

With over 80 students enrolled, the Hellenic Afternoon School has built a strong community. The program caters to all levels — beginner, intermediate, and advanced — and integrates a diverse curriculum that includes Ancient

Ijust returned from a wonderful trip to Greece. No, I didn’t fly there. I walked to 56th and 1st and dined at Anatoli 56. It opened around the holidays, and if you haven't been yet, you must go. The food is authentic and so delicious. Paul, the owner and chef, pictured here, is wonderful. The service is wonderful. Paul brings authentic Greek cuisine to Sutton Place.

Anatoli 56 offers a warm and inviting atmosphere where tradition and hospitality truly shine. My friend and I had a glass of wine for $12. We tried a number of different things: the Anatoli chips, $22 (gluten-free fried eggplant and zucchini chips), grilled manouri cheese, $19, beet and burrata salad, $18, crab cake, $22, and their assorted spreads, $24. Everything was so good we had to keep reminding each other to leave room for our entrees.

We had the grilled souvlaki platter with chicken, $29, seared salmon, $27, and scallops and bacon, $30. They were all excellent, but the salmon with sauteed zucchini noodles and cherry tomatoes in a lemon caper sauce was outstanding. We were so full but we had to order dessert, each $10, and I’m so glad we did: 7 Layer Chocolate Cake with vanilla ice cream, baklava, and yaourti , yogurt, with fresh berries, sour cherry preserve, toasted almonds, cinnamon and Cretan honey. And coffee, of course.

Anatoli 56 is truly an extraordinary restaurant. It's unassuming from the street but stands out for so many reasons. One of the best places I’ve reviewed. I promise you will love it, and return.

If you see a dog hopping toward you on his hind legs, it may just be Sterling, the charming 4-year-old pomapoo with a heart as big as his spirited personality! After living on the sunny shores of Miami Beach, his parents recently purchased a home in the vibrant neighborhood of Sutton Place, and now he splits his time between the two. Eager to make new friends in NYC and explore his surroundings, Sterling can often be seen bouncing around the beautiful new esplanade, tail wagging enthusiastically as he greets everyone he meets. His friendly demeanor and adorable antics have already made him a beloved member of the community.

As a curious little pup, Sterling loves to hop over to meet other dogs, spreading smiles wherever he goes.
