“There are less than 150 lots remaining in the first phase,” says Michael Carruthers, Ladco’s Manager of Land Development. However, he reports there is still a good selection that includes amenity lots with walkout basements.

“Sales expectations have been continually exceeded thanks to the demand, the location and the ability of our 13 homebuilders to create a wide variety of wonderful home plans,” adds David Borger, Vice President of Land Development with Ladco, the company behind this multi-phase community. He mentions sales of around 200 lots per year, a number that made South Pointe one of Winnipeg’s leaders in new home building permits year after year. According to Carruthers, people have been attracted by the parks and walking paths, aspects that help make South Pointe a highly liveable destination for lifestyle.

The community is home to an extensive trail and sidewalk system that takes residents through a range of terrain from streetscape to pond shore. For example, while many communities utilize drainage ponds that are bordered by gravel and landscaping, South Pointe has a wetlands lake system that offers an environment with an appearance as natural as one would expect to find in a more remote setting. South Pointe is urban as well. The community offers tremendous connectedness to places such as the University of Manitoba and Victoria General Hospital, as well as the wide range of restaurants and entertainment attractions along Pembina and Kenaston Blvd. South Pointe is also close to shopping with easy access to St. Vital Centre or at one of the numerous big box stores in the power centres located near Kenaston and McGillivray Blvd. With the Kenaston Boulevard extension now complete, planning for local community and commercial development in South Pointe is now underway. Families will welcome the community’s new school. The Pembina Trails School Division will open a new Kindergarten to Grade 8 facility during the

2016/2017 school year. The school will service up to 800 students and offer 74 preschool spaces in a building that is expected to be almost 8000 sq. meters. Located on an 8.8-acre site at Tim Sale Drive and Waverley Street, residents of South Pointe can expect to find facilities for special needs, a resource centre and library, music room, Phys Ed and health facility, an outdoor learning area, and a practical arts classroom. The Division suggests that the new school will create an integral hub to the social life of the community, just as schools all over Winnipeg are an important focus for families and students. “It has been the full slate of attributes that have attracted residents who are from a wide range of ages, ethnic mixes and occupations. This has created a fully blended community,” says Borger, pointing out that their plans are to continue this winning formula as they open Phase II, a 640-acre, 2000-home site just to the west of Kenaston Blvd. Servicing is underway and lots will be available fall of 2015. Located in the fast growing southwest sector of the city between Waverley and Kenaston, the developer reports the first phase of 1400 properties is nearly complete.
