House & Robertson is executive architect for a major renovation and structural upgrade of the Sears Building in downtown Santa Monica.

Located between the Santa Monica Pier and the last stop of the Expo Line, this iconic Late Modern structure operated as a department store from 1947 until 2017. Due to its status as a designated Santa Monica Historical Landmark, the exterior concrete structure could not be altered, yet natural light was needed within the space. To solve this issue, the project created a central atrium that not only allowed natural light within the space but served as a programmatic visual connector for the 105,000 sq. ft. of food hall and creative office space.

The project supplements the existing architectural concrete exterior with upgraded glazing and storefront entries. HRA served as executive architect for both the shell and core offices and food hall buildout. Construction is expected to be completed in mid-2020.

The Promenade at Howard Hughes Center is a 300,000-sq.-ft. full renovation and repositioning of an existing retail and entertainment mall located in Los Angeles’ Westside. The design by Jerde Partnership creates a more accessible open-air mall with increased focus on food and beverage tenants and activated outdoor spaces. House & Robertson led the technical development of the core and shell project through construction and provided full architectural services for many of the tenant relocations needed to facilitate the larger renovation.

The project was complicated by the complex phasing needed to keep the existing cinema and other major tenants open and operating throughout construction, and the need to interface existing elements and structure with new components in the most cost-effective manner possible. The project was completed in January of 2020.

The Strofs Residence is a two story single family house in a residential neighborhood in Santa Monica. The design was developed from the idea to distinguish the two levels in shape and material. The lower level offers the family common space, whereas the upper level is highly private. The concept was carried through in assigning the material of concrete and steel for the base on level one and the warmth of an exposed wooden structure for the upper level. The landscape design was part of the overall concept. Large panoramic windows and total retractable glass doors to the yard guarantee the unobstructed view from inside to outside and give as much connection to the natural yard as possible. The family was taking reference to the generosity of barnyard houses with large wooden trusses and a large double story space in the middle of the house. Studio MD was leading the project through the process from ideation and schematic design all the way through construction documents and plan check submittal. The intention was to work towards a LEED Silver rating with a later certification if requested. The project was time- and budget sensitive and underwent several bulletin submittals after bidding. The house was completed in 2018.

The Melic Residence is a two story single family house in a residential neighborhood in Mar Vista. The site has amazing views towards the Los Angeles Mountain Ridge and Downtown Los Angeles. The new structure is taking advantage of the hilltop location by changing it’s orientation from the previous house, opening up to a large terrace atop a full length garage on the basement level. The owner has a passion for cars and was requesting to integrate the basement design to become a well equipped workshop with as much daylight as possible. The terrain allows to achieve natural lighting along the full length of the lowest level by using the maximum height allowed above grade to still be considered a basement. The overall design has a modern, clean and minimalistic approach to foster the families request for a bright and generous layout, resembling their unpretentious, European lifestyle.

The owner also requested for the family to have a sensible mix of family gathering places as well as private spaces. We discussed the movement in the house during the week and during the weekend and found the connection to the large terrace, the private yard and the views as primary focus for the family to enjoy together. The upper story offers the quieter, contemplative area to rest and focus. The design process was including various real model and virtual studies, advising the client on several options to integrate smart home technology and sustainable measures.

Due to changing contractors the house was completed in 2020.

NBBJ’s master plan for the Hamyang Four Seasons Eco-Resort outlines a world-class lifestyle community, guided by sustainable development and resource conservation.

Located in a valley of the South Korean mountain range, the development features a new town village with 2,000 timeshare units and 500 single-unit cottages, and a second community including 500 residences, a boutique hotel, retail shops, entertainment, a wellness center and spa, an arts and cultural center, and a private golf course village and ski resort.The project carefully integrates into the mountain setting through a mixture of low- and high-rise construction. Residential towers are juxtaposed with low-lying, curved communal buildings, artists’ residences, schools, and cultural facilities tailored to the natural terrain.

While the design is contemporary in feel to meet modern lifestyle demands, the resort embraces the history of the region, known as a place of meditation and reflection, and home to many historic temples. The resort seeks to enhance the contemplative nature of the area, and it references traditional Korean planning ideas through the use of gateways to denote entry and to frame views.

The building’s terraced volumes anchor the now extended main axis of the campus and frame a new “living room,” comprised of a transparent, all-glass structure that has become a favorite destination of students, visitors, and faculty.

With the Kravis Center, Rafael Viñoly Architects designed a complex for Claremont McKenna College that creates a prominent western gateway and expands the campus mall along its main axis. This LEED Gold-certified facility houses not only much needed classrooms, space for five of the college’s research institutes, and offices for faculty, admissions, and financial aid, but also creates a new destination on campus in the form of a “Living Room” along the mall’s central axis.

The new building includes a series of four terraced floors that step back from the quad as the building rises. This design not only limits the building mass to a scale appropriate to the low-rise character of the campus and adjacent community, but also augments interior spaces with exterior terraces that can be used for classes or informal meetings. Classrooms on the ground floor, and department and institute spaces on the upper floors, extend the program distribution of the Roberts North and South Halls. Together, the resulting Kravis Center unifies circulation and allows for programmatic synergies through the adjacencies of instructional and administrative spaces in all three buildings. Throughout the complex, exterior stairways maximize circulation options by connecting the terraces to the ground level and, below, to recessed courtyards.

Located at the north-eastern corner of the Park, within the precincts of Kuala Lumpur City Centre - Kuala Lumpur's 'city within a city' - The Troika development combines apartments, offices, shops and restaurants within a single complex, with the aim of promoting a densely planned approach to living and working in the twenty-first-century city. The project comprises three apartment towers - of thirty-eight, forty-four, and fifty stories respectively - which together form the tallest residential development in Malaysia.

The twisting geometry of the three towers evolved gradually through detailed modelling analysis, their forms being sculpted to respond organically to the neighboring buildings and to maximize the dramatic views of the Park, the Petronas Towers and the surrounding city.

The unusual structural system consists of slender concrete sheer walls, which support stacked blocks that can rotate subtly to allow the primary living areas and balconies in each of the 230 apartments to focus on the best available view. The arrangement of the sheer walls also offers great flexibility, generating apartments with a wide variety of orientations and plan sizes. Within each apartment, the internal organization is kept fluid in order to facilitate individual planning options. Many areas are self-shaded by the overhang of the apartment above, which provides shelter on the balconies. Sky bridges link the three towers at Level 24 to create a sky lobby with an unrivalled panorama of the fast-changing Kuala Lumpur skyline.

At ground level, a four-stories perimeter building contains a mix of offices, shops and cafés and frames a landscaped courtyard. Kept entirely free from cars, the courtyard forms the heart of the development and offers a tranquil urban oasis. Residents enter through the courtyard via a grand entrance on Jalan Binjai, which leads to lift banks on individual floors that are shared by two apartments each. At roof level, the perimeter building provides a variety of recreational facilities for residents. Linked by shaded arcades, and accessible throughout the day, they add a further level of amenity to high-rise urban living.

Most office buildings dating from the early part of the last century are not ideally suited to modern working practices. However, many of them add to the architectural wealth of our cities and can be restructured to meet contemporary needs. HM Treasury is such a building.

Situated between Parliament Square and Horse Guards Parade, it was completed in 1917 and is Grade II listed. In refurbishing the building, the challenge was to transform a labyrinthine and frequently under-utilized set of spaces into an efficient and enjoyable working environment.

The existing building has a roughly symmetrical plan, with two parts linked by a drum-like courtyard. It is punctuated by smaller courtyards and light wells, which were hitherto unused. In an echo of the strategy deployed in the Great Court, some of the courtyards have been capped with translucent roofs to create five-story spaces that variously house a library, a café, training rooms and an entrance atrium. The external courtyards have been landscaped to form recreational spaces for staff, while the central drum, hitherto used for parking, has been opened as a new public space. Internally, more than 7 miles of partitions were removed to create open-plan offices. This radical reorganization has enabled the Treasury to be accommodated comfortably in the western half of the building, allowing the remainder to be occupied by other government departments.

Significantly, the refurbished building has set new environmental standards in Whitehall. The reconfigured light wells help to ventilate the building naturally, forming thermal chimneys through which air from the office spaces is exhausted by vents at roof level. Fresh air is drawn into the building through the windows, which have also been upgraded to provide improved security. This natural ventilation cycle is assisted by ‘wind catchers’ mounted on the roof. Heating, lighting and communication systems have been similarly modernized, so that the building combines a sense of history with a contemporary working environment.
