BUYER COMMUNICATIONS
3.1 Analysis
What is the target market? What is the niche we aim to fill? Before we define a unique position for your project in the market, we interrogate it from every angle.
It's a disciplined approach that removes the guesswork from this crucial stage of your project. After all, it’s the early decisions that ultimately influence who will buy, what they’ll pay, and why they’ll choose yours over all the competing projects.
Includes:
Identifying demand for product
Recommending product mix
Providing current price thresholds
Outlining realistic price bands
Determining target market/s
Reviewing competition
Establishing comparable sales sheets
Pinpointing unique selling features
Advising on floor plans
3.2 Setup
Once we have absolute clarity around your project and have confirmed its unique positioning, we have a consistent platform for marketing.
At every stage, the buyer experience needs to reflect this; from their first glimpse of an advertisement until opening the door of their new home.
Selection and training the specialist sales team for the project is an important component at this stage.
Includes:
Selecting the project manager and specialist sales team
Collaborating with specialised brand agency
Planning sales strategies and setting sales targets
Overseeing the brand work
Exploring funding packages for purchasers
Setting a comprehensive budget and timeline for marketing activities
Working with the legal teams and body corporate
Providing product training and sales techniques
Coordinating the sales office, showrooms, and exhibitions
3.3
Pre-sales
To create early momentum, we recommend launching the project to known leads, media, influencers and others before the main campaign begins.
This can be in a series of smaller get-togethers at the display suite, or a larger premiere-like event. Pre-sales are timed to start prior to the advertising launch when the display suite and marketing elements are complete. As well as securing early sales and creating a buzz around the project, these initial sales forays help us test and fine-tune our tactics before the main campaign begins.
Includes:
Presenting to B&T branches in display suite
Coordinating pre-launch evenings
Encouraging PR and word of mouth
Posting listings to B&T internal network
Presenting to key local buyer groups
3.4
Sales campaign
And then to the main sales campaign, a sustained seven-day-a-week calendar of off-the-plan selling to tick off the critical milestones of your project.
Includes: The focal point will be the specialist sales team working from the display suite – all dedicated advertising will drive foot traffic and web traffic their way. However, this dedicated team will also work closely with our 1500+ salespeople to harness the power of the company’s network.

Project reporting
At any point in time, we can show you exactly how the sales campaign is progressing.
As well as actual sales we monitor metrics like registrations of interest, phone enquiries, display suite visits and website analytics. Together these illustrate the sales pipeline of your project and reveal insights that help us to fine-tune sales and marketing activities.
Reports can be viewed on desktop, tablet, mobile or paper. And it’s up to you how detailed they are –sometimes you may want a glimpse, other times the full picture.

Includes:
Sales brochure
Specification document
Display suite boards
Site hoardings
The ideal website for your project will show enough to interest buyers, while still leaving them wanting to visit the display suite and learn the full story.

Typically, the campaign will need a range of executions promoting different aspects or benefits of your project. And it must be flexible enough to quickly change as the campaign rolls out.

Advertising
project’s advertising needs to make a strong first impression, and an equally strong call-toaction.
"Matt Baird and his sales team from Barfoot & Thompson have played an important role in the very successful sales and marketing campaign of our two residential developments at Wynyard Quarter. From the initial planning stages through to the actual sell down Barfoot & Thompson's commitment to the project and understanding of the local market have proven to be invaluable.”
Roger Twose, Director, Willis Bond & Co
"Over the years I've worked with Barfoot & Thompson on many of my previous developments. The success of The Antipodean has reinforced my belief in their agency network with over 50% of the sales generated through salespeople outside of the main selling team. No other agency in Auckland has this capacity."
Paul Doole, Managing Director, Norfolk Trustee Company
"The Neil Group selected Barfoot & Thompson Projects to sell our Nugent Rise apartment project based on their dominant Auckland market share, their track record and their specialisation in project marketing. The marketing and sell down of the project was outstanding and exceeded our expectations. We wouldn't hesitate in recommending the Barfoot & Thompson Projects team."
Phil Ainsworth, Chief Executive Officer, The Neil Group Limited
"I have found the Projects team at Barfoot & Thompson to be very responsive to queries and proactive in working with the entire McLennan development team to ensure the project meets its targets for the EOI, including the taking of lead roles with other consultants to ensure correct and timely outcomes."
Giles Tait, Senior Development Manager, Housing New Zealand
"Matt Baird's input into my two current projects has been highly beneficial to both the project and myself. The Auckland market has evolved and is now far more discerning than ever before. Matt knows that to attract buyers all the elements of a project need to be high quality and well executed. He has a very good team around him that partner with the developer to bring together all the elements in a slick and professional way. He is highly attentive in the project. Importantly when spending significant money on marketing, closing buyers is essential and Matt puts a big emphasis on accountability and best return for dollars spent."
David Southcombe, Managing Director, Maidstone Properties
