Our management and compliance team has over 25 years of experience, serving as our direct resource in addressing even the most unique and challenging situations that may arise through the buying and selling process. Exclusive representation ensures you have an advisor’s utmost attention and loyalty. Barkley will assist you with the many tasks associated with the home buying process and will only receive compensation if you purchase a property. Here are 12 reasons why working with Barkley is the best choice you can make :
In addition to providing access to all public and off-market listings, Barkley analyzes values and offers insights on pricing trends, neighborhoods and what buyers should be looking for. He uses this knowledge to help guide you in making informed decisions. Barkley knows how our MLS system codes listings to ensure that there are no missed opportunities. He can set you up to have immediate updates on new listings (that fit your criteria) the second they hit the market.
Buyers tend to go into the homebuying process with an idea of what they are looking for (ie. number of bedrooms, garage, etc), but Barkley will be alert for issues that might not cross a buyer’s mind (foundation issues, roof problems, building code or zoning issues, etc).
You may be thinking that your timeline for purchasing is further down the road. Barkley is phenomenal at keeping you top of mind whenever new properties/opportunities come up that suit your needs.
Barkley is a trained negotiator and has an objective opinion, taking the emotional side of buying out of the equation, helping you stay focused on the issues that are important to you. As an experienced advisor, Barkley will ensure you receive the best price and terms when purchasing a new home – helping you avoid overpaying. The skills he has gained through 18 years of navigating transactions have fine-tuned his ability to build a purchase strategy, and evaluate and negotiate offers on your behalf. Through this process, Barkley will converse with a listing broker to determine seller motivation and then guide you to understanding an appropriate offer based on many factors, including location, features, property condition, and recent comparative sales.
Through Sotheby’s International Realty, Barkley has access to a vast global network. Locally, Steamboat Sotheby’s continues to hold the majority of the market share and is the only company in Steamboat that holds weekly sales meetings where brokers promote their listings and what’s ‘coming soon’ or ‘off-market’. Working with us you will be ‘in the know’ before everyone else.
Buying a home requires many forms, reports, disclosures, etc. Barkley and his team each review every document to ensure that you are being represented to the highest level. Barkley is well-versed in the complexities surrounding the legal paperwork involved in real estate transactions, eliminating the risk of costly mistakes.

Barkley is truly the best realtor I have ever done business with. He’s incredibly professional, kind and trustworthy. I highly recommend using Barkley if you are looking for a place in Steamboat!
— LYNN
Barkley is a long time Steamboat local who knows every little tidbit about the market that you might need to consider in the buying/selling process. Total Pro with communication, follow up, and getting the results you want!
— COREYP2
Barkley recently helped me purchase a duplex unit in a highly competitive sellers’ market. He is a low pressure, but attentive articulate and enthusiastic agent. He helped us find the property listings that closely matched our criteria. There were several other offers on the property. Barkley’s experience and knowledge of the local market were clearly evident as we formulated our offer and negotiated the terms while under contract. His communication and organizational skills are top notch. Barkley discovered a major error in the legal description early in the process which easily could have delayed or even derailed the contract. He worked closely with the sellers, title company and closing agents to work out a solution and kept everything on track through closing. Barkley even cleared out some items the sellers left behind. Barkley’s experience, knowledge, attention to detail and commitment to make your transaction his top priority will exceed your expectations. You would be hard pressed to find a better agent than Barkley... Without exception, I would give him my top recommendation.
— DAVARS1
My husband and I have worked with Barkley Robinson on several purchases in the Yampa Valley. I cannot express how grateful we are to have worked with him. Barkley is full of integrity and I trust him entirely. He has always provided us thoughtful, honest advice. He made an otherwise stressful situation of real estate purchase, absolutely seamless. For anyone considering working with Barkley, I would encourage you to take the leap! I submit my highest recommendation.
— JOY TROXEL
I would recommend any of my closest family and friends to work with Barkley. Our experience working with him was 5 stars all the way around. He is knowledgeable, friendly and kind, responsive, and thorough. We worked with Barkley to buy and sell a home this year. Buying and selling a home can be stressful and Barkley made the experience positive and seamless for our family.
— KMERRILL70
My wife and I have used Barkley for 2 purchases in Routt County. It’s probably an understatement to say that we have unique tastes and needs with regard to Steamboat real estate. Barkley always made us feel important and welcome. Phone calls, meetings, and email correspondence were always very timely. Both he and his team coached us “play-by-play” through every step of the closing process. I have nothing to complain about, which is rare for any industry, including real estate. To the contrary, we are very pleased with Barkley’s hard work and attention and are happy to call him a friend--Thank You!
— ALEX T.

Steamboat Springs isn’t just a place to live—it’s a lifestyle. Whether you’re looking for a primary residence, a mountain getaway, or an investment property, here’s why now is a great time to buy:
There’s no better time to start enjoying the Steamboat way of life —skiing in the winter, hiking and biking in the summer, and a strong sense of community year-round. Owning a home here means investing in more than just real estate—you’re investing in a lifestyle that’s second to none. Imagine waking up to mountain views and adventure right outside your door!
Steamboat Springs real estate continues to see steady value appreciation, making it a solid long-term investment. With strong demand and limited inventory, home values in Steamboat have great future potential. Buying now means securing your piece of this growing market before prices rise further. High demand and low supply continue to drive up values year after year.
Steamboat is evolving with exciting developments like the Steamboat Ski Resort Expansion, the revamped base area and improved amenities throughout town. As the community grows, so does property demand. It’s a great time to buy into a community that continues to improve and expand. Steamboat Resort’s $200M expansion is making it an even bigger destination for skiers and investors alike.
While interest rates have fluctuated, they remain historically reasonable. Locking in a mortgage now could save you money compared to waiting for rates to further drop and potentially missing out on current market opportunities and pricing. We work with top lenders to ensure our buyers secure the best possible financing options.
Your initial meeting is essential for accessing a wide range of properties, including on-market, off-market, and exclusive upcoming listings. During this consultation, Barkley will thoroughly understand your homebuying needs and preferences. This allows him to develop a tailored strategy to ensure a successful purchase and guide you through every step of the process. At this meeting, you and Barkley will enter into a Buyer Representation Agreement which will define your relationship and allow him to show you property.
Before starting your home search, it’s important to evaluate your financial situation and secure pre-approval from a lender if you plan on financing your home. As your trusted advisor, Barkley can assist with your financing needs in several ways:

• Suggest obtaining pre-approval, subject to property selection.
• Collabor ate with lenders on complex purchasing scenarios, such as bridge loans, 1031 exchanges, etc.
• Provide any necessary documentation to assist with this process.
Working with a lender: Beyond pre-approval, lenders can estimate the down payment and closing costs for homes in your price range and determine your monthly payments. They can also help you understand the different types of loans and programs you may qualify for.
As your real estate advisor, Barkley will proactively view properties and stay updated on local market dynamics to guide you in finding the perfect home.
• Deter mine property selection, refine search based on needs/wants, location, size, style, features & price.

The price the seller is asking may or may not reflect realistic market value.

With his expertise, your offer will be strategic, competitive, and will provide you ample opportunity to inspect all aspects of the property so that you can move through the transaction process with ease and thoroughness.
• Communicate with the listing agent to gather information about competing offers and the seller’s preferences regarding terms and the timeline for offer submission.
• Review compar able sales and discuss the price and terms for your offer.
• Prepare a compelling offer that includes all necessary advisories and disclosures, along with the loan approval letter and/or proof of funds.
• Ensure all ancillar y documents are included (personal property agreement, disclosures, post-closing occupancy agreement, etc).
• Present the offer in a timely manner. Follow up verbally with listing agent to communicate added details not apparent in the wr itten contract and add a personal/emotional touch element for the other party.
• Maintain communication and provide any counter-offers for review.
• Negotiate on your behalf and draft any addenda or subsequent counter-offers.
After presenting an offer, negotiations may follow on key factors such as the initial price, deposit amount, inclusions, and dates and deadlines. Knowing your budget and requirements is essential, and working with a skilled negotiator is vital to avoid committing to additional costs beyond your limits. Barkley will help you navigate various situations before reaching an acceptable offer.
Congratulations! This is the beginning of the transaction process. Barkley will guide you through all the requirements/steps detailed in your accepted offer, ensuring a smooth and successful journey to ownership.
Contingencies – At this stage, you will have a set period to satisfy the legal conditions outlined in your contract, such as inspections, financing approvals, and appraisals – these serve as safeguards, allowing you to thoroughly assess the property and secure necessary financing. • Ensure all negotiated repair s have been completed and appropriate proof has been received.
• Arrange and accompany a final walkthrough of the property.
• Accompany you to the settlement signing.
• Provide all of the utility, HOA, trash, mail and contractor information that you need to get fully setup in the new proper ty.
