DESIGN CONCEPT OVERVIEW PROPERTY DESCRIPTION The highest/ best use for 1284 Overlook Drive / 2120 Glacier Ridge, would be to take advantage of all of the favorable interpretations to the CDC by using Overlook Drive for the access point. This would of course also be the most expensive project due to it being a much larger project, but the end result would be an ultra-luxury boutique condo association unlike anything Steamboat has ever seen or could ever see again, since this would be an unrepeatable project. These condos would offer the most dramatic living experiences in all of Steamboat with their ultra-modern design, private multi-car garages, private elevator foyers, high ceilings, full height glazing walls, enormous outdoor terraces, near total privacy, and the most expansive and unmatched views Steamboat has to offer. As a result, these 4 ultra-luxury condos would easily command the most money per square foot in all of Steamboat since they would be in a class of their own. Accessing off of Overlook Drive with a subterranean garage allows for the garage structure to be separated from the main condo building above it. As such, it not only does not get counted in the overall height of the building, but the condo portion of the building above it starts at an elevated position since it is allowed a 63' offset from the existing terrain. What this creates is an 89' tall structure from the garage floor to the penthouse roof in an MF-1 zone district, and it’s all within code per Planning Staff. Having a 63' height allowance for just the condo portion of the building is a huge advantage, as it allows for 2 full floor units with high ceilings, and a two-story penthouse unit on top, which would have by far the best views in all of Steamboat. Not only does the garage not count at all towards the height of the building, but none of its interior counts towards the FAR either since it is all below grade. Moving forward with this design allows for both much greater density as well as much greater height, than what is otherwise allowed with MF-1 without the ability for a detached subterranean garage. In terms of buildable square footage, there would be upwards of 2 times the FAR allowed when compared to using Glacier Ridge and the shared driveway easement without any below grade floors.

If even more density is desired, then up-zoning to MF-3 could also be an option. The adjacent lot to the north is zoned MF-3, which supports the basis for this up-zoning to MF-3. Planning Staff has already indicated during our pre-application meeting for the lot line adjustment / zone map amendment that they would be in support of this with the vacation of the shared driveway easement. With the additional density available to MF-3, plus all of the buildable square footage available below existing grade that would be ex-FAR, this density would be like having the equivalent of a 1.0 FAR. The unparalleled views this land offers, combined with how much additional height and density is available, makes for a truly one-of-a-kind opportunity. There isn't another +/- acre of land in Steamboat that offers as much potential as 1284 Overlook Drive/2120 Glacier Ridge does.
