Demolitions rise By Steve Linnell Noosa Shire is experiencing a surge in demolition and redevelopment activity in 2025, as demand for premium coastal property continues to reshape the local housing landscape. New figures from Noosa Council show 70 development approvals for building works involving demolition have been processed so far this year, alongside eight planning applications that included demolition. A further 66 demolition permits were issued by private building certifiers. Noosaville recorded the highest number of demolition approvals in 2025, followed by Sunshine Beach and Noosa Heads, reinforcing the ongoing renewal of some of the Shire’s most tightly held
suburbs. Council data shows demolition activity has increased significantly compared with 2023, when 51 approvals were issued, and follows a strong 2024, which recorded 94 demolition approvals. Single dwelling construction remains steady but subdued. Council approved 52 planning applications for dwelling houses in 2025, compared with 60 in 2024 and 40 in 2023. However, private certifiers issued just 93 building permits for dwellings and secondary dwellings this year, down sharply from 160 in 2024 and 151 in 2023. Two-storey homes continue to dominate new approvals, with 84 identified this year. Council said there was no evidence of approvals for buildings higher than two storeys. Five demolition ap-
plications are currently under assessment, while there are no new aged care facility proposals under consideration. The redevelopment trend comes as Noosa cements its status as one of Australia’s most exclusive property markets. An oceanfront home at Sunrise Beach has claimed the title of Queensland’s top residential sale for 2025, selling for $28.5 million following a private auction on December 6. The six-bedroom, six-bathroom residence at 7/56 David Low Way, known as Maravilla, was marketed by Tom Offermann and Cameron Urquhart. The sale eclipsed the Gold Coast’s previous benchmark of $27.5 million at Mermaid Beach and follows another major Noosa transaction
earlier this year, when a home at Cooran Court, Noosa Heads, sold for $26.8 million to Brisbane buyers. Tom Offermann said the sale capped “an extraordinary year” for Noosa real estate. “What better way to put the star on the real estate Christmas tree than announcing the successful sale of Maravilla,” he said. With demolition approvals climbing and record-breaking sales redefining local benchmarks, Noosa’s property market continues to be shaped by renewal, scarcity and strong demand from high-net-worth buyers seeking premium coastal homes.
