NATURAL APPEAL PROPERTY prices in Noosa boomed in 2018. Unit prices sky-rocketed an incredible 12.2 per cent over the year to a median price of $550,000, and house prices jumped 8.7 per cent to $715,000, making it the best performing market in the state. High-profile record sales highlighted a strengthening market while places like Sydney and Melbourne were coming to terms with a market adjustment. As the new year begins, Garwoods principal Theodora Garwood says local property prices remain steady. "Higher sales on beachfront land has put Noosa on the map, but the average couple living here wants to be able to afford live here," she says. "We see Sydney and Melbourne people as the reason prices took a huge hike ...
and we think prices are well deservedly on track. "I think Noosa was undervalued for some time. I can't see future prices rise as the market softens ... but steadily going along with opportunities to be found." If you're thinking about selling, now is the time, Theodora says, and listings may be on the market for more than 90 days, with sales volumes slowing. "Things are stable, but if you want to take the opportunity, now is the time to do it," she says. "There's always a downturn in sales around an election. If we're going to the polls in May, get in before that happens." With changes to the Noosa market traditionally lagging behind other parts of the country, David Garwood says there
will be an adjustment of some kind in the market at some stage. "But no one knows where or how much," he says. Having worked through three property cycles, David says the key to selling during uncertain times is how a property is marketed and knowing which agent will do the best job for you. CoreLogic's head of research Tim Lawless says Sydney and Melbourne's markets, and most regions around the country in 2018 recorded weaker housing market results as a reaction to tighter credit conditions. "Overall, housing market conditions showed a diverse performance over the year, demonstrating how varied the market is based on location and price points," he says.
With continued growth in infrastructure on the Sunshine Coast, improving digital connectivity and Noosa's pristine environment and lifestyle appeal, Theodora is confident people will always want to live and invest in Noosa. "Noosa is a microeconomy, it's survived all the slings and arrows ... and people keep coming here because we're very special and I'm proud of that," she says. "It's such a beautiful place to live ... it has so much to offer from the beaches and National Park to the river, its' pretty special, and that will always keep Noosa appealing. "We will wait and see what happens in other areas of Australia, but we are a micro-economy and we have weathered all storms." ●
