it’s a great time to buy in the ideal community with the finest builders BY LESLIE MASSEY ■ SPRINGSHOUSES.COM

2013

is expected to be an active year for home buyers. Affordability is the best it has been in 30 years and interest rates are hanging on at historic lows. Thanks to a ten-year record high in rental prices, first-time buyers are shrewdly switching to owning. In fact, the real-estate website Trulia recently stated that buying is cheaper than renting in 98 out of America’s 100 major markets, including Colorado Springs. There are even more reasons why it’s an exceptional time to buy a new home. For the same reasons buyers like to buy fuel-efficient vehicles, a new energy-efficient, weather-tight structure makes sense. Maintenance costs in a new home are less and the construction materials, systems and appliances are up to code. Floor plans and amenities are being designed to meet the selective requirements of today’s buyers. The best builders understand buyers’ needs and they strive to be sure their products have a

sense of purpose. That’s why the master planned community of Meridian Ranch has chosen only Colorado Springs finest home builders to create an unsurpassed community focused on lifestyle. Seven specially selected home builders, including Campbell Homes, Century Communities, Classic Homes, Majestic Custom Homes, Richmond American Homes, Saint Aubyn Homes, and Vantage Homes, are committed to quality craftsmanship, exceptional customer satisfaction and excellent design plans, all for the best value. Home choices in Meridian Ranch vary from smaller home sites requiring modest landscaping to spacious half-acre home sites, as well as custom home sites offering up to two acres in the Estates at Meridian Ranch. Prices can range from the low $200s to the $500s, so there is definitely something for everyone. While visiting the model homes buyers will have an opportunity to see the latest design trends and innovations being incorporated in today’s new homes.

Stunning Broadmoor home offers an engaging lifestyle BY LESLIE MASSEY ■ SPRINGSHOUSES.COM

T

he first thing that attracted the sellers to this week’s spotlight home was the ideal location. “It was just what we wanted,” they said. “The surroundings are beautiful and each school — elementary, middle and high school — is within walking distance.” Situated within the gated community of Stratton Preserve, this home boasts gorgeous mountain views as well as captivating city views. Built by the distinguished local home builder Nichols and Comito, the home displays a stucco exterior with stone accents and tile roof. Becky Gloriod, with Prudential Rocky Mountain Realtors, has the five-bedroom, five-bath home listed for $1,500,000. Delivering nearly 6,500 square feet, this home has been well-designed for space utilization. An gracious entrance opens up to a stunning great room featuring a peaked 18-foot beamed ceiling and wide planked floors. An eye-catching limestone fireplace is flanked by tall windows glancing toward the mountainside. An elegant formal dining room shares the great room and presents a lovely built-in alder buffet and fashionable chandelier. Neighboring the great room is a fabulous gourmet kitchen with hearth room and cozy breakfast nook. “This is the ultimate space for families to gather for

some relaxation and comfortable casual living,” said Gloriod. A gas fireplace and beamed ceiling add a touch of warmth and hospitality. The breakfast nook sits within a bay of windows and has a walk-out to the private, covered Weatherbest deck. The gourmet kitchen was designed by Randy Hall and contains a substantial cream-colored center island with vegetable sink and slab granite counter. Alder kitchen cabinets are complimented by tiled countertops and backsplash. High-end kitchen appliances include a Thermadore stove, two ovens and a six-burner gas cook-top with pot filler. A liberal walk-in pantry comes with automatic light. An inspired butler’s pantry with sink, built in winerack, and wine refrigerator is conveniently located between the dining room and the kitchen. A spacious laundry/mud room is placed near the kitchen and has a built-in ironing board, sink, loads of cabinets, a coat closet, and bench as well as plenty of built in cubbies. A well situated laundry chute transports dirty clothes from the upstairs master directly to the laundry room. Access the oversized, side-loaded three-car garage from here. On the main level a guest suite provides access to the Weatherbest deck and plenty of windows framing scenic views. A private bath with tiled floors, raised vanity and linen closet also includes a

6 tips on buying, renting a home for extra income BY ALeX VeiGA ■ ASSoCiAted PReSS

Low mortgage rates have made buying a home more affordable and turned rentals into an attractive option for investors. throughout the downturn in the housing market, average investors, sometimes pooling their money, have bought foreclosures at a sharp discount and turned them into rentals. Many homeowners also have purchased a second home and rented out their first property. Although the housing market is showing signs of recovery, demand for rental housing is expected to remain strong. the national unemployment rate remains high at 7.9 percent, banks are still working through a backlog of foreclosures and tight lending requirements prevent many renters from becoming homeowners. And the Fed has said it will keep its short-term interest rate, the federal funds rate, at a record low until u.S. unemployment falls below 6.5 percent, something many economists don’t expect to happen until late 2015 at the earliest. “in this market, at this point, it’s a sweet spot,” says Chris Princis, a senior executive at financial advisory firm Brook-Hollow Financial and owner of two rental properties in Chicago. “You’re getting the market where it’s just starting to rebound, but still at the bottom, with what’s looking to be a great recovery.” Here are six tips on becoming a landlord or investor in rental property:

1. uNDERstAND WHAt It MEANs to bE A lANDloRD Residential real estate generally provides three possible ways to get a return on your investment: when it’s sold, assuming it has grown in value, by collecting rent and through tax savings, such as the mortgage interest deduction. So, if you elect to buy a property for the long-term investment potential, the goal should be to ensure that the rental income covers the cost of your mortgage and monthly maintenance costs. if you buy a foreclosed home, you’ll have to factor in the cost of repairs to ready the home for rent. And if you have a mortgage on the property, you’ll need to be prepared to cover the costs for however long it takes to find a tenant. “Real estate is a great investment if people are paying their rent,” says Princis. “if they’re not paying their rent, it’s a horrible investment.” 2. buY IN AN AREA WItH A HIstoRY oF stRoNG RENtAl DEMAND neighborhoods near universities are a good option. For homes in residential areas, proximity to schools can be a good draw for families. Condominiums and similar properties in communities with a homeowners’ association can be a great option because the association arranges for upkeep on the property. But check the fine print on your mortgage and homeowners’ association rules to make sure

turning your property into a rental isn’t forbidden. if you’re going to buy a foreclosure, be prepared to compete with other investors, many of them paying in cash. And because many require upgrades and repairs, expect that it will take longer until you’ll be generating rental income. Websites like Zillow.com and trulia. com list foreclosures, as well as rentals in a given area. Foreclosure tracker Realtytrac inc. recently ranked u.S. metro areas, with a population of 500,000 or more, according to the supply of available foreclosures for sale and their discount versus other homes, among other criteria. Among the top 20 cities deemed the best places to buy: Miami, Chicago, Philadelphia, el Paso, texas; and Poughkeepsie, n.Y. Claire thomas, a retiree in Phoenix who owns 10 rental condos in Las Vegas, says that landlords looking to keep their properties as incomegenerating rentals for many years should look into areas that are not too expensive. “i would rather have a middle-ofthe-road rental that stays rented than a higher-end (property),” she says. 3. CoNsIDER A usING A MANAGEMENt FIRM determine whether you want to select the tenant and handle property issues or hire a company to do it. if you take on the responsibility, you are obliged to fix any problems (leaky faucets, broken furnace, etc.) or find professionals to do it.

“Are you prepared to do all of this this on your weekends or evenings or get calls while you’re at work because a pipe burst and it’s flooding?” asks Jim Warren, chief marketing officer for property management company FirstService Residential Realty. “What’s that threshold worth to you?” Property management firms can charge a percentage of the rent, sometimes 10 percent or more. Hiring out the hands-on landlord job also makes sense if your rental property is not in the same city where you live. 4. Do tHE MAtH Although prevailing rental prices will go a long way toward determining what you can charge, getting the best return on your investment starts with making sure you’re going to get enough rent to, ideally, cover expenses and costs. Princis’ formula is charging 15 percent above monthly mortgage and maintenance costs. So if those costs add up to $1,000, he’ll look to charge $1,150. of course, flexibility might be called for if you’re unable to get a tenant in for months and months. experts recommend starting with popular rental listings in newspapers or on Web sites such as Craigslist. com, trulia and Zillow, to see what comparable apartments or rooms are going for. Another option is rent analysis website Rentometer.com. the good news: Rents for singlefamily homes rose 2.3 percent last

year from 2011, according to trulia. 5. sCREEN tENANts tHoRouGHlY once your rental starts drawing inquiries, it pays off to screen prospective tenants by asking for previous landlord references and running a credit and a criminal records check. experts also recommend asking for a deposit equal to one month’s rent, plus extra if the tenant has pets. that will help cover any damage to the property and protect you if a tenant moves without paying rent. Also, have a walkthrough of the unit with the tenant and ask that they sign off on the condition of the property before they move in. that will help avoid conflicts over the security deposit if there are damages once they’re ready to move out. 6. GEt FAMIlIAR WItH lANDloRD lAWs As a neophyte landlord, it’s important to know your exact responsibilities under the law. two good resources for rental rules are the u.S. department of Housing and urban development’s Web site (www.hud.gov ), and the Landlord Protection Agency (www.thelpa.com), which includes state-specific rental guidelines and standardized forms for rental agreements. An attorney or the Landlord Protection Agency also can help you craft a wellwritten lease, which is crucial to protect your property. it will help you evict a tenant or hold them accountable for damage if necessary. ■

Tech knowledge BY STUART SCOTT n BROKER, STUART SCOTT LTD L GROUP, ERA SHIELDS To the geezers in the real estate business, there has always been one “no brainer.” If we need to talk to you about the sale or purchase of a property, we pick up the Stuart Scott phone and give you a call. Actually, the way we see it, we only HAVE TO call if we want to be successful and keep our clients happy. Communication is the key to success in

our business. Today I find myself surrounded by 30 and 40 something’s, call them Gonzos. You won’t believe this but sometimes they disagree with ME! I’m told I get a little insistent about the Gonzos picking up the phone. “CALL YOUR CLIENT!” I say. “I’ll take care of it” is the response. Then they sneak back to their offices with their magic telephones and email their clients or even, can you imagine, they TEXT them! Before you think I’m just a frustrated geezer who has been bypassed by the information age, you’ll be happy

to know I’m kind of keeping up. I’m getting lots more techy. You wouldn’t believe what I can find out about real estate with a few minutes on my iPad. OK, I admit the Gonzos can do wheelies around me with their computer. Communicating is the most important thing we do, not technoknowledge. Effective communication means sitting face to face or talking on the phone. Where’s the nuance in an email? How can I impart the obvious truth to those Gonzos? AHA! I thought. I’ll ask someone impartial and intelligent. I asked my

thirty-something daughter a carefully crafted question. “Honey, if your house is listed, and your broker needs to communicate something important to you, would you prefer a phone call, an email, or a text?” “That’s easy Dad,” she said. “First, try a text. If that doesn’t work, send me an email. As a very last resort, pick up the phone and call me.” I’m sorry to say that further unscientific research has yielded the same results. WHAT? I’ve always thought a TWEET was a little bird Sylvester was chasing. They think a TWEET is a

highly personal and effective form of communication. Of course, I’ve also learned that “they” also includes a lot of geezers. What to do? “No problem,” says my daughter. If they text you, text ’em back. If they email you, email ’em back. If they call you, call ’em back. Call me. ■ Stuart Scott is president of Stuart Scott, Ltd., which has been providing real estate services to the greater Colorado Springs area since 1977. He may be reached at 877-578-8808.

US home sales rise to 2nd-highest pace in 3 years BY MARTIN CRUTSINGER n ASSOCIATED PRESS WaSHINGtoN — U.S. sales of previously occupied homes rose in January to the second-highest level in three years, a sign that the housing market is sustaining its recovery and helping bolster the economy. The National Association of Realtors said Thursday that sales rose 0.4 percent in January compared with December to a seasonally adjusted annual rate of 4.92 million. That was the second-highest sales pace since November 2009, when a temporary home buyer tax credit had boosted sales. The median price for a home sold in January was $173,600, a 12.3 percent increase from a year ago. Analysts say purchases would be higher if more homes were available. The supply of homes for sale dropped to nearly an eight-year low in January. The 1.74 million previously owned homes for sale at the end of January represented a 4.2-month supply at January’s sales pace. That’s the lowest supply since April 2008. Lawrence Yun, chief economist for the Realtors, said sellers normally begin listing homes in February in advance of the spring buying season. But he said this increase might not be enough to alleviate the tight supply.

The inventory of homes for sale is 25.3 percent below the level a year ago, when there was a 6.2-month supply of unsold homes. In December, sales declined to a seasonally adjusted annual rate of 4.9 million from 4.96 million in November, according to revised figures released Thursday. The December drop was linked, in part, to the tight supply of homes. For all of 2012, sales rose to 4.66 million, according to revised estimates. That was 9.4 percent more than in 2011 and the most since 2007. But even with the gain, sales were below the 5.5 million that economists associate with a healthy market. Analysts foresee further gains this year. Steady hiring and near-recordlow mortgage rates have helped boost sales and prices in most markets. Still, sales are being held back by the low supply. First-time buyers, who are critical to a housing recovery, made up only 30 percent of sales in January, unchanged from December. That’s well below the 40 percent typical in a healthy market. And since the housing bubble burst more than six years ago, banks have imposed tighter credit standards and required larger down payments. Those

policies have left many would-be buyers unable to qualify for super-low mortgage rates. The average U.S. rate on a 30year fixed mortgage is 3.56 percent. That’s near the 3.31 percent reached in November, the lowest on records dating to 1971. Rising demand for homes is encouraging builders to step up

production. In January, builders started construction at a seasonally adjusted annual rate of 890,000 homes. That was down from December but was still the thirdhighest pace since mid-2008 and nearly 24 percent above the level a year ago. And applications for building permits, a sign of future construction,

rose in January to their highest point since June 2008. Sales rose in January in all parts of the country except the West, the region that’s being hampered the most by the shortage of homes for sale. In the West, sales fell 5.7 percent. Sales rose 4.8 percent in the Northeast, 3.6 percent in the Midwest and 1 percent in the South. ■

Is the Housing Market making a Recovery? There is a lot of positive news about the real estate market recently and 2013 is off to a good start. However, the latest adjustments are small and many buyers still remain guarded about entering the market. Mike MacGuire, one of the six Brokers/Owners of The Platinum Group, Realtors® said “Although we have been seeing some improvements in the market, circumstances are very particular to the neighborhood, condition of the home as well as the price.” For anyone considering selling a home, MacGuire suggests “It’s crucial to get a fair, updated analysis by an experienced Realtor to see where you are and what you can expect.” Although current housing inventory is the lowest it’s been since 2001 and we are beginning to see signs of a recovering market, MacGuire wants to make it clear that an increase in sales doesn’t necessarily mean an increase in prices yet. “There are three things that need to take place before we see prices go up,” said MacGuire. “The first requirement is a low inventory. Second we need to have an abundance of jobs and third, consumer confidence needs to be high.” “Things are looking up, but every home is as unique as the people that live there.” continued MacGuire. “When you read a national news headline about the real estate market, it is also important to get an expert opinion of the local real estate market.” MacGuire has a cautiously optimistic outlook for the Colorado Springs housing market in 2013, but states the best way to determine if you’re ready to sell is to “Talk with a knowledgeable, experienced professional real estate consultant and get a fair, unbiased opinion about what the market conditions, specific to your home, are indicating.” Call Mike MacGuire at The Platinum Group for a private consultation at 719- 660-6793. FEATURED BUILDERS

BY KATHY ORTON n THE WASHINGTON POST

Find these quality builders now at springshouses.com!

Zillow, the online real estate company, has come up with a new way to collect and organize your home remodeling ideas. Called Zillow Digs, the application, which is free on iPad and the Web, not only provides inspiration for your home improvement schemes but also can give you an estimated cost for the project. Similar to Pinterest and Houzz, Zillow Digs lets you browse images and save them to idea boards. You can search by style (traditional, contemporary, etc.), cost (luxury or budget) and room (kitchen, bath, etc.). You also can search for specific elements within a room. For example, by searching for “quartz,” you would find examples of kitchens and bathrooms with quartz countertops. You can share your boards with your family and friends or your contractor. You can browse boards created by others and follow someone whose style you like. Home improvement professionals can create their own profiles and connect with homeowners. Zillow has culled tens of thousands of images from homes it has listed for sale across the country. So if you find a kitchen you like, you can probably look at other rooms in the home to see how they were designed. In addition to the images you find on Zillow,

you can also save your own pictures or add ones you find on the Web to your board. What sets Zillow Digs apart from Pinterest and Houzz is its Dig Estimates, a predicted cost of the renovation. Zillow hired contractors to price what it would cost to replicate each picture, including labor and materials. For example, suppose you find a kitchen youlike. You want to know how much it would cost for you to hire someone to install the cabinets, countertops and backsplash. Click on “Cost” and Zillow Digs will give you a price range, an estimate of the room size and a breakdown of materials and labor. Now suppose the picture was taken in Seattle and you live in Arlington. Zillow Digs can also do a regional adjustment to give you a better idea of how much it would cost in your area. For those who are considering a home remodeling project, the nice thing about Zillow Digs is that while it provides plenty of eye candy to inspire you, it also gives you an idea of how much those granite countertops and tile backsplashes will set you back. And while everyone likes to dream, it is helpful to know before talking to a contractor how much you can expect to pay for those dreams. ■

If you’re considering buying a home, some experts think you should get a move on it. Interest rates are at 65-year record lows and national home prices have finally hit bottom and are on the rise. Despite what you may be hearing, loans are available for those with good credit histories, stable income and sufficient savings. But don’t jump right in unprepared. Whether you’re a seasoned buyer or a newbie, there are strategies that can help you throughout the home-buying process: Stick to Your Budget Determining how much “home you can afford” depends on several factors, including your annual gross income, credit history, current mortgage rates and the amount of your down payment. In today’s market, you can expect a down payment to generally be between 5 to 20 percent of the purchase price for a conventional mortgage. Lenders recommend that your mortgage payment (principal, interest, taxes and mortgage insurance) be less than 28 percent of your monthly gross income. Before looking for a home, consider calling a Department of Housing and urban Developmentapproved housing counselor for free and confidential financial assistance. Avoid Borrowing PitfAllS unscrupulous lenders can damage your credit and cause you financial hardship. Here are some ways to avoid becoming a victim: • Say ‘no’ to easy money. Beware if someone claims that your “credit problems won’t affect the interest rate.” If a solicitation is really appealing, get it in writing and seek a second opinion. • Talk to several lenders to find the best loan.

• Know if the loan offered to you charges a fee if you pay it off early. If it’s a requirement of the loan, ask about other products that don’t contain this type of penalty. • Ensure documents are correct and complete. Beware of anyone offering to falsify your income information to qualify you for a loan. Never sign documents that have incorrect dates or blank fields. • Ask for written estimates that include all points and fees. When you get to the closing table, if any fees or charges differ from what was previously disclosed, delay closing until all terms are understood. • If you’re taking equity out of your property, only take the minimum. Equity typically builds slowly over time, so it’s important to try to preserve it. • If you’re not sure, don’t sign! Get advice first from a reputable consumer credit counseling agency or housing counselor. know the MortgAge ProceSS Mortgages are serious long-term financial commitments. Selecting the right mortgage may make a big difference in your monthly payments and overall cost of your loan. To determine the best term for your personal situation and one that aligns with your financial goals, talk with your lender or financial professional for guidance. More home-buying tips can be found at www. FreddieMac.com. The prospect of making such a big investment can be intimidating, especially if you’re a first time homebuyer. Do your research, reach out to the professionals, stick to your budget and be sure you’re ready to take on the financial responsibilities of being a homeowner. ■
