Notes From the Publisher & Staff

Life in Plastic, It’s Fantastic!

How happy are we to bring you a Barbie issue of SPLURGE! Magazine? Well, let’s just say it rekindled all the Barbie-fashion feels from childhood and made our pink-loving hearts skip a beat!

It was a blast selecting winners from the many, many entries we received for our Barbie and Friends Lookalike Contest. It was pure joy shooting our fashion section outside a Barbie dream house (thank you to the Crowdus family for letting us invade your space!). And it was fantastic fun reading fashion columnist Lauren “L” Mercado’s trip down memory lane from her own Barbie childhood, and seeing how many Barbie facts we knew in our “Let’s Go Barbie!” article.

We all have our Barbie memories, and some of them show up in our adult life. Publisher Jody Klein loves Barbie pink so much, she used it to decorate her SPLURGE! office, as you can see in the photo above, right down to pink office chairs! Piper Ewy of Wichita, who was kind enough to let us use her very pink Range Rover for the cover of this issue, was inspired by Jody’s office when she first spotted it in 2018. She and mom Jennifer met Jody there for a modeling meeting, after which Piper decided to let her love for pink run wild! She got a pink bedroom remodel, bought more pink clothing — and received her pink car when she turned 16.

We got to play real-life Barbie with our contest winners, Addi Lowell, on the cover, and Brittney Culley, in our fashion section. Both women are, like Barbie, smart, strong and hard-working, besides being beautiful! It was a pleasure working with them. And it was fun picking out their outfits for this issue — almost like we were 10 again!

Thanks for enjoying this delightful issue with us, and keep your eyes peeled for pink!

Barbie

Is More Than

Meets the Painted Eye

As sunlight peeks through my pink chiffon curtains before even one eye opens, I think, “Today is the day!” I hop out of bed and change out of my second-favorite pajamas. My top pick, the Barbie pajamas with “We girls can do anything!” in pink bubble letters on the front, are packed and ready for tonight. It’s the best day of summer ’94 because I’m going to Ashlea’s house and I can stay the night! We’re going to stay up later than teenagers and indulge in boxes and boxes of Dunk-a-Roos.

I bounce down the stairs, slipping down the final step, and catch the scent of bacon and eggs (also on my second-favorites list), which is okay, because Ashlea promised Toaster Strudels tomorrow. She stashed extra frosting packets, so we can pile on double, maybe triple, the frosting!

“You’re up?” My mom says, looking back from the stove. I hop up on the edge of the wobbly barstool. “Today is the day!” I squeal, regaining my balance on the seat. My mom smiles and stirs the eggs.

“After you eat, I need you to finish packing. Which Barbies are you bringing this time?”

“Definitely Mermaid Barbie for the pool, Gymnast Barbie, well, if I bring them then I can’t leave Totally Hair Barbie, and if I bring her then…” I gush.

“Don’t even think about packing your craft scissors, I mean it!” my mom interrupts. She’s pointing the spatula right at me, and it’s dripping yolk on the ground. Yuck.

“What ... ever,” I whisper as I hop down from the barstool, then just as I start to head back upstairs, my mom calls out, “Wait! Aren’t you going to eat?”

“Oh yeah, I almost forgot!” I say. My mom smiles and hands me

my Barbie plate: two pieces of bacon, and an extrafluffy scrambled egg.

When I finish my second-favorite breakfast, I start packing my things. I sift through my toy box full of tangled yo-yos, Polly Pockets, random Lite-Brite pegs, Barbie clothes, tiny heels, and countless dolls. Choosing the right Barbies and outfits are important decisions, you see, because Barbies are an extension of my flourishing identity. My new favorite thing that my Barbie says is “Whatever

Ken!” I get in trouble all the time for saying ‘Whatever,’ but when I add ‘Ken’ to the end, my mom just shakes her head and laughs. “Where do you get this stuff?”

What my Barbies wear and how they speak are my exploration of who I aspire to be, and what I aspire to be is a cool teenager, fashionista, astronaut and business lady—all at the same time, of course!

I stuff my dolls in my Barbie suitcase and, in a bold move, tuck my craft scissors under my favorite pajamas. Ashlea and I have been planning on cutting Barbie’s ankle-length locks ever since my Barbie broke up with her Ken. We decided then that my doll needs a fresh new look, so tonight she’s getting what Ashlea calls a “breakup haircut.”

2023 ‘Barbie’ Movie

Nostalgia has exploded over me like a pink confetti cannon at a gender reveal party ever since the new adventure-comedy “Barbie” movie was announced earlier this year. Starring Margot Robbie and Ryan Gosling with appearances by Issa Rae and Dua Lipa, the film immerses us in Barbie’s world while she drops into ours.

Barbie’s Early Intentions

When Ruth Handler (co-founder of Mattel) invented the doll in 1956, her intention was to make Barbie an empowering role model for girls. Handler, while watching her daughter play with paper dolls, was inspired to create a 3D doll that girls

Lauren “L” Mercado is a stylist and owner of Social Style. Follow her on Instagram at @styleby.elle
9 JULY 2023 · splurgemag.com

could use to explore their futures by way of make-believe, beyond becoming caregivers. At the time, other dolls on the market were literally baby dolls. Handler dreamt up an unconventional concept: a doll that challenged traditional gender roles by portraying a 19-yearold, independent young woman with a personal life and a work life, a rare demographic at that time.

Many male Mattel execs were skeptical of the toy’s success; they wondered if a doll should have breasts, wear makeup and high heels. Handler’s response? Simply: “Little girls will grow into women with breasts, and if anything, this will teach them about their own bodies.” The doll became the single toy that launched Mattel into a Fortune 500 company. Later, a new female CEO of Mattel, Jill Barad, would take the company from $200 million to $1.9 Billion.

Controversial Barbie

Barbie has as many critics as she does fans. For some, she has a history full of female empowerment. For others, their criticism regards body image, materialism, feminism, sexualization, stereotypes and lack of representation — some valid, some merely plastic perceptions.

In 1993, an activist group called the Barbie Liberation Organization sought to change the narrative of the Barbie doll, quite literally. To illuminate the gender stereotypes that they felt were being taught to children at a young age, the group famously swapped the voice boxes between Teen Talk Barbies and G.I. Joes and placed the toys back on store shelves. This meant that when you pulled the string on Barbie, she now said things like “Vengeance is mine!” and G.I. Joe now said, “Let’s go shopping!” That specific Barbie line wasn’t remade after the stunt.

Then, in 2014, Barbie landed on the cover of “Sports Illustrated” magazine, which created more controversy. The argument: What was a girl’s doll doing on the cover of a men’s magazine?

The Zeitgeist of the Generation

Since Barbie hit shelves 64 years ago, Mattel continues to make evolutionary design changes to mirror society. Sometimes in response to trends and sometimes attempting to create them. Barbie’s changing appearance and storylines reveal indicators of real-life cultural transitions, if you look close enough. In the 1960s, before women could open their own bank accounts, Barbie was buying her own iconic dream house and driving her own Austin Healey Roadster. She’s had over 200+ careers and today can be found on shelves with jobs in tech, the military — and even as President.

Her appearance has also changed through the decades due to cultural changes. Prior to 1971, the doll’s eyes were painted in a downward, side glance, producing a coy appearance, and her mouth was closed. Her new look was straight on, and her smile showed pearly whites — changes that radiated confidence. Then, in 1980, initially named Christie, the first African-American Barbie doll was rebranded with the title of “Barbie.” She was no longer just a friend to the main character but was a main character in her own right.

Barbie’s (Un) Frivolous Fashion

It wasn’t until 2015 that the doll received the major update that would change the Barbie world of play forever: flat feet. Gasp! This moment is hilariously featured in the upcoming Barbie movie. Finally, Barbie could ditch the heels and wear sneakers and rollerblades. “The key thing about Barbie is that she dresses with intention. Barbie doesn’t dress for the day, she dresses for the task,” Jacqueline Durran, barbie costume designer, told Vogue. Fast forward to 2023, Barbie’s intentions and tasks include empowerment, inclusivity and diversity, and she’s working hard to dress the part. The doll’s design strives to reflect those things. She’s available in various body shapes, outfits, heights, ethnicities, hair textures and styles, disabilities, and professions designed to reflect the world kids see today.

We’re All Barbie.

(If You Want to Be, That Is.)

I find inspiration in the empowering qualities of both Barbie’s imaginative story and the real-life stories of the trailblazing women who brought her to life. It reminds me that we really “can do anything!” As an adult, I no longer rely on a doll to explore my identity. However, I am just as excited for the movie to release as I was that morning of summer ’94 for my Barbie sleepover. In the new film, Barbie (Robbie) delivers a line that I think captures the essence of “Barbie energy”: “It’s the best day ever! So was yesterday, and so is tomorrow, and every day from now until forever!” Barbie’s resilience through all the highs and lows, embodies the spirit of perseverance that I hope for you, too.

Greatest Threat To Your Retirement

Do you realize that one of our greatest desires in life is also the greatest threat to your retirement? A long life is what most of us want. We want plenty of time to enjoy the fruits of our labor. We want to travel. We want to pursue hobbies. We want to spend as much time as possible with our family. We want to see our grandchildren grow up and succeed in life. A life that is cut short will miss out on many of these desires, so we want to live as long as possible. But living a long life is the number one threat to a successful retirement.

LONGEVITY

Your expected lifespan might be longer than you think. According to the Centers for Disease Control, the average life expectancy in the United States is 76.3 years for a male and 81.4 years for a female. But you should be very careful when looking at averages. Averages can be very deceiving. You will have a 50 percent chance of living longer than the average lifespan. In addition, the longer you live, the longer you are expected to live. Take a look at the table below. If you are a 50-year-old male today, your average life expectancy is 80 years. But if you are a 65-year-old male today, your life expectancy is 84 years. Your life expectancy increases as you age.

THREAT MULTIPLIER

Longevity risk is the number one risk in retirement. Here’s why: it’s not just a risk — it’s a risk multiplier of all the other risks. Let’s say you retire at age 65 and you die five years later at age 70. Would it matter if the market crashed? Nope. Would it matter if you were drawing 10 percent per year from your portfolio? Nope. Would it matter if you forgot to buy a long-term care policy? Nope. These things don’t matter because you didn’t live long enough. But if you live to be 75, 85 or 95, then it’s all the other risks that can wipe out your savings. You have to take longevity risk off the table. Pensions give you a paycheck for life, so they reduce that risk. But many people today don’t have pensions or their pensions are not sufficient. Combine that with the fact that people are living longer. And, research shows that married couples live longer than single people. You need to make sure that you have created income for life as part of your longterm retirement plan.

BOTTOM LINE

Using rules of thumb, like the 4% Rule, will fail for the majority of retirees. That withdrawal rate is just not sustainable in the world in which we live today. So, you have to find ways to create lifetime guaranteed sources of income. Social Security is one source of lifetime guaranteed income. Pensions are another, but many people don’t have pensions or they have inadequate pensions. Most people will need other sources of lifetime guaranteed income. The only other lifetime guaranteed income source comes from the insurance industry through the use of some type of annuity product. Annuities get a lot of bad press — and rightfully so in many cases. However, eliminating the use of annuity products before you fully understand the benefits and the drawbacks can be a huge mistake. The most important step you can take is to prepare a comprehensive financial plan to determine how much lifetime guaranteed income you need. Seek the advice of a professional investment advisor who you can trust to learn how you can make sure that you don’t run out of money before you run out of life.

Researchers Eyeing Solution for Sjögren’s Syndrome

Chronic Autoimmune Disorder at Center of AMR Study

Four million Americans living with Sjögren’s syndrome deal with a range of symptoms — from dry eyes and mouth, joint pain and fatigue to heart and liver problems, and even an increased likelihood of developing B-cell lymphoma. Unfortunately, there isn’t a drug to treat the chronic autoimmune disorder. But a Wichita research center says a promising medication would make life much better for Sjögren’s syndrome sufferers.

The treatment being studied by the Alliance for Multispecialty Research has shown in early trials to reduce symptoms of Sjögren’s syndrome and to be well tolerated by patients. “A study like this becomes increasingly important because we don’t have a viable treatment to help people,” said Dr. Terry Klein, a partner at AMR. “Right now we only have symptomatic treatments for Sjögren’s syndrome, but this is a biologic that has a unique effect that diminishes the B-cell count.”

Biologics are protein-based antibodies, and are by far the largest growing treatment option in the medical community for disorders and diseases. Klein said biologics are more specific to targeting disorders, and they are generally tolerated much better than chemical medications.

AMR is looking for candidates ages 18 and older who have been diagnosed with Sjögren’s syndrome. The study is in its third phase, meaning it has been tested widely with good results, and now thousands of participants nationwide will receive the treatment and report on side effects and outcomes. If the FDA approves this phase, the drug will be ready to go to market.

The study will be looking at the most effective dosage and interval for administering the treatment, which is an injectable. Some participants will receive a placebo.

“Right now we’re optimistic but we need a way to prove that,” Klein said. “Sjögren’s syndrome is such a quality-of-life issue with pain and discomfort, so it’s nice to find something that will help patients out.”

For more information on the Sjögren’s syndrome treatment study, call AMR Wichita West at 316.462.0420 or AMR Wichita East at 316.689.6652.

What is Sjögren’s Syndrome?

Named after Swedish ophthalmologist Henrik Sjögren, Sjögren’s syndrome is a chronic autoimmune disorder that primarily affects the moisture-producing glands, such as the salivary and tear glands, resulting in decreased production of tears and saliva. But it can also impact various other organs and systems in the body, significantly impacting a person’s quality of life. Sjögren’s syndrome is relatively uncommon, and about 90 percent of people diagnosed with Sjögren’s syndrome are women.

The hallmark symptoms of Sjögren’s syndrome are dryness in the eyes and mouth, leading to gritty or burning sensations, difficulty swallowing, and increased dental problems. Other possible symptoms include joint pain, fatigue, skin rashes, and dryness in the nose, throat and vagina. Additionally, some individuals may experience systemic manifestations, affecting organs such as the lungs, kidneys or nervous system.

About 40 percent of people with the syndrome can have life-altering conditions like arthritis, profound fatigue and liver and heart issues. People with Sjögren’s syndrome are more likely to get B-cell lymphoma. It can also cause problems in pregnancy, such as pregnancy complications, premature labor and spontaneous loss of pregnancy.

The exact cause of Sjögren’s syndrome remains unknown, but researchers believe it to be a combination of genetic and environmental factors. The condition is primarily characterized by the immune system mistakenly attacking the body’s own moistureproducing glands, leading to their dysfunction.

There is currently no cure, but Wichita researchers at AMR hope a new treatment being studied will be life changing for sufferers of Sjögren’s syndrome.

& ANSWERS QUESTIONS

Q. Tell us a little bit about yourself. Why do you call Wichita home?

A. I am married to my wife, Tamra, and have 3 boys, Chase (28), Jake (17), and Will (14). We live in Andover and our life now revolves around our two teenage boys. From work, travel, practices, games and school functions to part-time jobs, we are always on the move. We call Wichita home because of the proximity to our family and all the wonderful things Wichita has to offer. For example, cost of living, good schools for our kids, light traffic and Midwest-friendly hospitality.

Q. What is your healthcare background?

A. I began my career in the healthcare industry as a physician recruiter and practice management consultant in Dallas in 2001. In 2004, I joined an orthopedic group in Wichita as the chief operating officer until 2019, before joining IMA to help lead the Central Division Healthcare Practice.

Q. Why did you get into the insurance brokerage business?

A. From my previous roles, I enjoyed the relationship aspect of the business, and being an insurance broker at IMA allows me to focus on that every day. In my current role as VP of business development, I can meet, assist and advise healthcare executives who may be struggling with the same issues I used to.

Q. How does your healthcare background translate to serving the brokerage needs of healthcare providers?

A. Having worked in or managed almost every aspect of the healthcare industry allows me to understand a client’s business or operations and provide solutions or resources that protect them from a liability standpoint. I bring additional resources that can help them manage their insurance program. Specifically, contract review, loss control, executive risk and our cyber practice are some of the most utilized. I understand the challenges and frustration of managing a budget and P&L. I’m always looking to bring value and savings to my clients.

Q. Tell us about IMA and how they uniquely serve the healthcare industry.

A. IMA is a predominantly employee-owned insurance brokerage firm originating in Wichita nearly 50 years ago. It consists of 37 locations and over 2,000 employees from coast to coast. Our people and the expertise and services we provide for our clients are what sets IMA apart in the healthcare industry. IMA chairman and CEO Rob Cohen has said: “IMA is creating a new future for the insurance industry. We take a nontraditional approach that relentlessly focuses on clients, colleagues and community.”

IMA’s size and unique ownership model allow superior investment in in-house services and expertise, while still being nimble enough to deliver assistance in a personalized manner. Its healthcare and social services practice provides risk management and insurance services for hospitals, physician groups, senior living facilities, mental health organizations, correctional healthcare companies, healthcare staffing companies, and not-for-profit social service agencies throughout the country.

What Will Your Skin Reveal?

We’re so excited to introduce you to our state-of-the-art photo imaging system, Visia Skin Analysis! This new system lets us take in-depth pictures of your skin and analyze them using crosspolarized light. We now can see what is under the layers of your skin.

Our skin care aestheticians can analyze your skin and then customize a treatment plan to correct any damage they see. Plus, they can also use the images to create a plan to prevent future damage to your face. Once your treatments begin, our aestheticians can also track your progress during your skincare journey, so you can see the real benefits under your skin.

How Does Visia Skin Analysis Work?

The machine scans your skin and looks for several things:

• Spots: The system gives us better identification of brown and red spots that may be signs of skin damage, hyperpigmentation, freckling, melasma and other photodamage.

• Wrinkles: Visia identifies any creases, from fine lines and wrinkles to deep furrows and folds, so that we can identify a treatment plan.

• Texture: We can see skin texture irregularities that affect the smoothness of your skin so we can help improve your skin texture.

• Pores: Your pores are small openings all over your body. When pores overproduce sebum or become large, they can appear black. Visia identifies them and can show you how specific products and treatments can help.

• UV Spots: We can reveal the spots on your skin from sun damage that we can’t see with the naked eye.

• Brown Spots: We can see the pigmentation and discoloration on and beneath the surface of your skin.

• Red Areas: The analysis shows us the concentrated darker red areas that may be related to inflammation or even spider veins.

• Porphyrins: These are associated with acne, and Visia allows us to see your clogged pores.

What Else Does Visia Skin Analysis Do?

We can determine your skin age relative to your actual age and compare skin changes over time. This helps us develop a more targeted treatment program for your specific needs. We can also track your progress and treatment outcomes.

Using the Advanced Aging Simulation, the software predicts your aging process, up to age 80. It can depict both aging and reversal.

What Happens During My Appointment?

You sit in front of the system, and it scans your face. We capture left, right and front facial views in just minutes. Then, we’ll look at the scans on the computer. and Communications

The True Cost of Untreated Mental Illness

It costs Koch Industries $700 million each year world-wide. Spirit pays $127 million for it annually right here in Wichita. Textron skates by losing only $65 million to it every year. What is this nefarious thing that costs Wichita nearly 6 percent of our city’s potential GDP every year? It’s untreated mental illness. And it’s getting worse.

Contrary to what you might think, these astronomical figures are not a result of employees calling in sick due to their anxiety disorder. Nor are they due to employee theft to support a drug habit. The vast majority of these dollars are lost as a result of employees who continue coming in to work each day in spite of a mental illness because they don’t want their supervisors or co-workers to know they live with mental health concerns. This habit of hiding mental illness in the shadows has created an atmosphere which exacerbates the stigma and the social and

professional costs to our community, making it that much less likely that people you care about will ask for help.

But there is an answer. As a non-profit, the Mental Health Association of South Central Kansas offers most of our programs for children, adults, families, seniors, veterans and more at no cost. We provide free educational speakers for churches, corporate lunch-and-learns, and civic and fraternal organizations at no cost as well. And our therapists are available without referral from a primary care doctor simply by filling out intake paperwork at MHASCK.org. The situation is clear. Continue the status quo, losing millions of dollars annually, or invest a fraction of that amount to get a 400 percent return by supporting our programs throughout the region.

To learn how to be a part of the solution, call our development office at 316.651.1241.

EAGLE SCOUTS IN ACTION

Eagle Scout Class of 1957

It turns out that the qualities that make a good Eagle Scout are the same ones that make a great employee. That’s why at Lampton Welding Supply, part of the new employee “boot camp” training involves what boils down to a review of basic Boy Scout principles.

“A lot of boot camp is passing along the culture of Lampton so they can understand how important we place qualities like honesty and treating others the way you want to be treated,” said Marvin Lampton, who spent many years running the company started by his father, Marcel, in 1946. Marvin’s two sons now run the business.

Even at 80, Marvin remains part of the business and takes part in the two-day training sessions in Wichita that all new employees of Lampton Welding Supply — which has 16 stores in four states — must attend. “I tell people during their boot camp that if they don’t look forward to getting up in the morning and going to work, they need to find another job. You only live so long, you need to enjoy what you’re doing.”

Work has always been an enjoyment rather than an annoyance to Marvin, and being a Scout solidified that virtue in the young Wichita boy who belonged to Troop 596 at East Heights Methodist Church. He earned his Eagle Scout badge at age 14 — the same year he went to the notable 1957 Boy Scout Jamboree in Valley Forge, Pennsylvania, where then-Vice President Richard Nixon addressed the crowd.

Marvin’s Scouting career beyond the Eagle rank included joining the Order of the Arrow and Explorer Post 596. “It was a good experience. It encouraged what my parents already instilled in me in being honest and fair, treating others the way you want to be treated. It was a building process that helped develop me to do what I wanted to do,” he said. “I’m still doing what I want to do. Not everyone wants to work till they’re 80, but I do find it to be rewarding.”

Calm Your Chaos

Harmony Home Concepts

If you’re feeling stressed and anxious at home or with a home project, look to Harmony Home Concepts for help. Owners Phil and Shelley Davis have been proudly serving the Wichita area for over seventeen years, and are determined to “make every day easier,” for their customers. They’ve created five simple steps (plus a bonus tip) to calming your chaos. “It’s our hope these approaches will help you enjoy being at home even more,” say the couple.

Tip 1: Declutter and Organize

Start by decluttering and organizing. Here are some small steps to help with the process.

Step 1: Start small and prioritize

Spot the areas that need organizing. Start with the spaces that need the most attention, often the most frequently used and cluttered spaces.

Step 2: Tackle one area at a time

To avoid feeling overwhelmed, choose a single room, a closet, or even just one drawer or shelf.

Step 3: Sort items into categories

Keep, donate or trash, and then take immediate action with those items.

Step 4: Everything in its place

Create designated spaces for items to make them easier to find and keep organized.

Step 5: One in, one out

For every new or replacement item you bring in your home, donate or trash one item you no longer need or use.

Step 6: Make it a habit

Set aside time to tidy up. Seasonally declutter and donate or sell unnecessary items. Check the pantry prior to shopping and install slide-out shelving for easy access.

Step 7: Give it a name

Label storage boxes to find items quickly.

Tip 2: Use Calming Colors

Bring some peace and serenity to your home with a fresh coat of paint. Calming colors such as blue, green and purple have been shown to have a soothing effect on the mind, and can help to create a peaceful atmosphere in your home.

Tip 3: Add Plants

A touch of nature in your home is proven to do wonders for stress levels.

Tip 4: Incorporate Natural Elements

Wood, stone and water features can help create a peaceful environment. Natural elements can bring a sense of balance and reduce stress and anxiety.

Tip 5: Practice a Good Sleep Routine

To improve the quality of your sleep and wake up feeling refreshed and rejuvenated, create a sleep-conducive environment and stick to a consistent sleep schedule.

Bonus Tip: Organize with Harmony Home Concepts

“Although we’re not health experts,” the couple says, “we are experts in solving storage and organization problems that can add to stress and anxiety in your home. Our clients have shared that our solutions, such as slide out shelves, custom closets, and wall-to-wall storage systems, have transformed their homes into calmer and easier-to-organize spaces, making them more functional and beautiful.”

“Harmony Home Concepts has the tools to transform your home into a calm oasis and get rid of the chaos in your life. Let our team help make every day easier for you.”

Wichita Dad: ‘Suboxone Saved My Life’

College Athlete’s Pain Pill Addiction Started after ACL Tear

“It doesn’t matter how many pills you have, you’re always worried about running out.”

Bruce Harris of Wichita says the life of a painpill addict is a constant chase — an all-consuming motivation to make sure there is ample medication so you’re never without. Finding pills on the street in Wichita was never a problem, but it put the husband and father in places and with people that weren’t necessarily safe. “You find yourself in places you wouldn’t normally be,” he said. “But that doesn’t matter. I’d have 100 pills and I’d still be worried what would happen when those ran out.”

How a college athlete who never took drugs got to be a 31-year-old junkie is a sad but all-too-common story. Harris tore his ACL playing softball, and post-surgery he was prescribed Percocet. “This was 15 years ago and they were a lot more lenient with pills and how they distributed pain medication then,” he said.

His pain subsided as long as he was on the pills. When he didn’t take them, the pain returned — and so did the excruciating withdrawal symptoms. “I tried a couple of times to quit and the withdrawals were just so bad; I didn’t have the courage to fight through them,” he said. “The pain wasn’t enough that I needed the pills, but the pain I did have disappeared when I took the pills. I just loved the way it made my body feel. I didn’t hurt.”

While Harris said some pain-pill addicts are energized by the medication, it had the opposite effect on him. “Pain pills for me make me kind of groggy and not want to do anything. I was working at Wells Fargo and my job wasn’t physically hard, but if I would have had a physically demanding job it would have been different.”

Grogginess and low energy resulted in extreme weight gain and a diagnosis of Type 2 diabetes for the once athletic Harris. “Over that year I gained 150 pounds from just doing nothing,” he said. He kept his addiction a secret from everyone but his wife. He said he comes from a very conservative Baptist family and it wasn’t something he felt he could share.

Finally, when Harris was taking up to 15 pills a day, he could no longer handle the financial strain and he knew something had

to give. “I called a friend of mine who had an addiction problem too. I called her to ask about getting pills, because she was taking like 30 a day and she knew where to get them. And she said, ‘I don’t take them anymore.’ She told me about Dr. (Greg) Lakin. The very next day I was there.”

At Lakin’s clinic, Harris started on Suboxone, a drug that curbs cravings for those with opioid addictions. It was very literally life-changing. “Suboxone saved my life. There is no doubt about it,” he said.

Today he is still on Suboxone, decreasing his dosage slowly over time. He also lost 109 pounds through diet and exercise and is no longer diabetic. Today, he and wife Christe have six children and three grandchildren.

He encourages anyone with a pain pill addiction to seek help. “I would say the majority of people can’t quit on their own,” he said. “Take the time and courage to seek help, whether it’s counseling, treatment or whatever. There’s help out there and it’s affordable.”

He knows many athletes end up going down the same road he did. The wear and tear on an athlete’s body can be extreme, and surgeries often mean prescription painkillers and a risk of addiction. There’s no shame in getting help. Harris is thankful every day that he took the step that helped him get free.

“I tell people all the time, I’ll never go back to pills,” he said. “There’s not a situation on this planet that would get me back to taking 15 pills a day.”

Tailored Assistance with Candid Concierge

Candid Concierge is a unique, one-of-a-kind concept that offers many kinds of assistance to busy people. The company was founded in January 2023 by Michail Loyd, a busy wife and mother of two boys and two Great Danes, who found that she needed help to stay on top of career, her obligations and her life. The thought was that if she could use a little help in some areas, couldn’t others benefit from that as well? And so a shift in perspective sparked a business idea. Now Loyd, along with two employees, is able to offer an entire menu of options that allows others to remove tasks from their plates and enjoy more of their available time with family and friends, doing things they love.

“One main vision in the creation of this company is to free someone of tedious or time-consuming tasks so the maintenance of busy lives can be easier,” says Loyd. Loyd’s past professional roles in healthcare include working as a physical therapy assistant, a regional director for a contract physical therapy company — which required travel to many different states — and, most recently, her role as a licensed nursing home administrator running senior living campuses. Working as a traveling regional director with two sons at home, aged 4 and 1, was complicated. Operating for years in this situation led Loyd to reflect on the words famously shared by Mark Twain: “Don’t dream your life, but live your dream.” With that thought in mind, and a desire to spend more time with her husband and sons, Candid Concierge was created.

The beauty of Candid Concierge is that it is completely customizable and can be tailored to meet the specific needs, from small to great, of the individual. Loyd sets up consultations with clients and designs a schedule to suit their requirements.

Candid Concierge offers house sitting services that include watering plants, mail retrieval, light cleaning, caring for pets and more. Imagine the peace of mind of leaving for a trip and returning to a clean home to relax in. When it comes to beloved pets, Candid Concierge feeds them per customer preference and takes them outdoors for a walk or play session.

Often we prioritize time at work and with children, leaving little time for errands. Candid Concierge can drop off or deliver dry cleaning, pick up medications from the pharmacy, return purchases through any mail service, assist in banking, wait at your home for a vendor or contractor, coordinate and deliver your vehicle for a cleaning or oil change — even do personal shopping for an upcoming party or event.

The holiday season is magical, but busy schedules and chaos can quickly ensue. Candid Concierge and their team freshen up homes and free up time to enjoy what makes this time of year special. They can be called upon for package wrapping, tree set up and decorating, running errands, event planning, shopping and general coordination.

A year-round, ongoing task that is a staple in every household? Laundry. Candid Concierge offers many laundry options on a daily or weekly basis, or whatever schedule is needed to meet a client’s needs, everything from laundering linens and making beds to tackling pre or post vacation laundry, as well as most anything else a client desires to make this task seamless.

Loyd’s interest in helping others thrive and grow within their own business is truly unique. Candid Concierge offers many business-to-business options, including organizing employee appreciation events and choosing special gifts to recognize valued employees. They also provide courier services for businesses and assist in various ways with the development of a company. In short, Candid Concierge is the help many have been waiting for.

“One main vision in the creation of this company is to free someone of tedious or time-consuming tasks so the maintenance of busy lives can be easier.”

Semaglutide is one of the newest anti-obesity medications on the market, and is still making waves more than two years after approval by the U.S. Food and Drug Administration in 2021. It’s been heralded as a new breakthrough in medical weight loss. According to UCLA, an early study of 2,000 obese adults compared people who used semaglutide and incorporated a diet and exercise program with people who made the same lifestyle changes without semaglutide. The difference in results was impressive. After 68 weeks, half of the participants who incorporated semaglutide plus lifestyle changes lost 15 percent of their body weight and nearly a third lost 20 percent. Participants who only incorporated lifestyle changes lost about 2.4 percent of their weight.

How Does Semaglutide Work?

Semaglutide acts like a gut hormone called GLP-1, and works to:

• Increase insulin production and decrease glucagon synthesis

• Delay gastric emptying

• Suppress hunger while it signals the brain to feel full

Under the clinical supervision of Dr. Paul Cheatum, SpaMD at Innovative Vein now offers semaglutide injections, and their resident IDLife expert, Stephanie Johnson, is excited about the successes they’ve seen — especially when clients combine the injections with the IDLife nutritional products.

“We are now offering this remarkable weight loss injection to complement our current IDLife system,” says Johnson. “Since the weight loss injections can possibly suppress your appetite, why not try the NurishID meal replacement for maximum weight loss results? You can lose weight without feeling like you are depriving yourself.” Also popular at Innovative Vein’s SpaMD are Vitamin B12 injections to help individuals feel energized and boost metabolism, also promoting weight loss. A DNA test is available that offers a genetic health report as well.

At SpaMD, clients will provide a thorough health history, a list of medications, and body weight information to be reviewed by Dr. Cheatum to determine the candidate’s eligibility. Weekly check-ins are required of participants, plus there are periodic weigh-ins. Clients are also closely monitored to track progress and any side effects. The regimen is typically prescribed based on individual results. And the results are worth reporting!

SpaMD hours are Monday through Thursday, 8 a.m to 5 p.m. Call 316.425.7980 today to set up an initial consultation with Stephanie Johnson and start your new weight loss journey.

Grimaldi’s Pizzeria

Bringing an Award-Winning

Pizza to Wichita

Coal-fired brick ovens and pizza have been with us since the early 1900’s, and Wichitans can now enjoy the famous Grimaldi’s Pizzeria much closer to home.

Grimaldi’s has quite the history and following with pizza lovers of all ages. The first restaurant opened its doors in the DUMBO section of Brooklyn, New York. Wichita became home to Grimaldi’s 45th pizzeria when its newest location opened recently in the former Zoe’s Kitchen building located in the Waterfront Plaza at 13th Street and Webb.

Coal-Fired Brick Oven Pizza

Grimaldi’s Pizzeria is renowned for its signature coal-fired brick oven pizza. Grimaldi’s Pizzeria is rooted in tradition, authenticity and a commitment to delivering the highest quality pizza experience. The use of a traditional coal-fired brick oven creates a distinct flavor profile that sets Grimaldi’s apart. The intense heat from the oven produces a perfectly crisp crust while sealing in the flavors of the fresh ingredients. With a focus on using the finest ingredients, handmade dough and secret recipe sauce, Grimaldi’s Pizzeria aims to provide a memorable dining experience in a warm and inviting atmosphere.

What to Expect at Grimaldi’s

Guests will be greeted with a smile and treated like family, all while hearing smooth music playing in the background, which will transport them to the streets of New York City. Diners will be seated at tables covered in traditional red-and-white checkerboard tablecloths, with handcrafted wine bottle chandeliers overhead and black-and-white photographs of New York adorning the walls.

An outstanding list of 25 pizza toppings is available, plus glutenfriendly and cauliflower crust options, in addition to their famous traditional crust made with a secret recipe dough. An array of unique appetizers and house-made desserts are also quite popular and each choice is worth sampling time and time again. A full bar service is available every day and includes an extensive list of wine, premium and local craft beers, and handcrafted cocktails. Every Tuesday, guests 21 and up can enjoy half off glasses and bottles of wine or glasses of sangria.

Award-Winning Slices

The key to success at Grimaldi’s Pizzeria is the eight slices of culture instilled in all of their team members: quality, hospitality, communication, accountability, family, integrity, teamwork and energy. Keeping these slices top of mind while executing every task helps to make a consistent, extraordinary experience for every guest who walks through the door. Each member of the team from general manager to hostess exemplifies these slices of culture daily. It’s no accident that Grimaldi’s has been awarded the American Academy of Hospitality Sciences Five Star Diamond Award for the past eight years.

Restaurant hours are 11 a.m. to 9 p.m. Monday through Thursday, and 11 a.m. to 10 p.m. on Friday and Saturday. Takeout and delivery options are also available. When It Comes to Pickleball,

Wichita Isn’t Dinking Around

The goal of the facility: provide more courts for regular play, leagues and lessons while also making possible the kind of larger regional and national tournaments that some neighboring states have been holding.

“Most definitely,” Houtman said. “We are hoping that it will draw tournaments from other states. We have people going to other states to play. A lot of times you hear about people from Nebraska or Missouri driving through Wichita to get to a tournament in Oklahoma City or Dallas. Why not stop here?”

The city will stage some tournaments itself and rent the facility to organizations that want to host their own events. For daily play, the city will charge less than $5 an hour per court, Houtman said.

“It’s growing by leaps and bounds,” said Troy Houtman, director of the city’s Park & Recreation department.

Houtman was referring both to residents’ interest in the sport and the city’s plans for a $6.15 million, 24-court facility in south Wichita. Construction could begin on the South Lakes Park pickleball complex as soon as this summer.

The city has also hired its first pickleball pro to teach lessons in the “dink shot” and other fine points of the game, converted more tennis courts to pickleball and — with money raised by pickleball players — installed lights for courts in Edgemoor Park.

“When South Lakes goes online, it’ll be wonderful,” said Gary Smith, an avid player and U.S. Pickleball Association ambassador. “Right now, we’re doing very well. We’re so much further ahead than we were five years ago. The city has completely changed the way they think about pickleball.”

No one seems to have a definitive idea of the number of pickleball courts in Wichita, but, counting those that are also used for other purposes, there will likely be around 100 when the South Lakes facility is ready. Area YMCAs, senior centers, schools, businesses such as Chicken N Pickle, Nahola Fitness Center and other organizations operate courts in addition to the city.

The number of players is also unknown, but Houtman and Smith say there’s no doubt it’s growing. “I don’t have anybody out there counting, but the reports I get is that the courts are full during peak times,” Houtman said.

Similar to tennis, pickleball is played with paddles and a plastic ball on a court about one-third the size of a tennis court. It is, by all accounts, much easier to pick up than tennis while still providing a challenge, enjoyment and exercise.

“It’s all inclusive — I mean age-wise, gender-wise, everything,” Smith said. “People say, well, it’s an old person’s sport. But just the day before we had a clinic with juniors and 90 kids showed up. That’s amazing.”

South Lakes, located near South Seneca and 55th Street South, was the city’s competitive soccer center before the Stryker complex opened in northeast Wichita in 2019. In addition to 24 courts, half of them lighted for nighttime play, the pickleball complex will include a clubhouse with concessions and a pro shop, plus family bathrooms and changing rooms. Two championship courts will be surrounded by seating for about 200 people each, and there will be a space for food trucks.

Wichita has already made a name for itself in the pickleball world, with several national champions based here, including the mixed doubles team of Lucy Kovalova and Matt Wright (profiled in SPLURGE!’s October 2021 issue). Other nationally ranked players include Jay Devilliers, a former Wichita State tennis player who’s on the Professional Pickleball Association tour, and Patrick Smith.

The passion of local players was exemplified by the Light Up Edgemoor group, which held tournaments to raise $27,000 for lights on courts at Edgemoor Park. The Wichita Parks Foundation paid the other half of the cost.

Houtman said the city is seeing “a lot of demand” for the lessons given by Noi Sourinthone, who moved here from Nashville last year to become the city’s pickleball director.

While some have questioned whether pickleball is a fad that will fade away, Smith and Houtman believe just the opposite will take place. Smith cites statistics showing that pickleball has been the nation’s fastest-growing sport for three years running, with nearly nine million people now enjoying the game.

“I think there’s going to be even more demand,” Houtman said. “There’s been some discussion about pickleball becoming an Olympic sport, about pickleball possibly becoming a high school sport. There’s a lot of outreach going on to elementary school PE classes, middle and high school PE classes.”

“If we create a situation where it’s affordable and available, I think it’s going to do very well.”

The NBC World Series Returns

August 3

The 89th NBC World Series, powered by Evergy, kicks off August 3 at Wichita State University’s Eck Stadium. Wichita’s summertime tradition since 1935, the historic tournament has a revamped look and entertainment lineup for 2023. In addition to a new logo and rebranding that pays homage to the tournament’s history, the series also has a new director: Katie Woods is the first woman to hold the position.

“The reach that the NBC World Series has in the baseball world is pretty incredible,” Woods said. “You run into people all over the country who immediately know Wichita because of the NBC. They played in it, went to it, or have just heard about the great baseball and innovation that’s come out of the tournament.”

That marriage of baseball tradition with local entertainment is top of mind for this year’s NBC World Series. On August 11, during the tournament’s semi-finals, there will be magicians, Tyler’s Amazing Balancing Act, magical science exhibits in partnership with Exploration Place, and more.

96-year-old Maybelle Blair, a former player with the All-American Girls Professional Baseball League (made famous by the movie “A League of Their Own”), will appear at the NBC World Series on August 10 as the tournament celebrates Women in Baseball, as well as the Air Capital of the World on Aviation Night. In addition to playing baseball, Blair was the third female manager for Northrop Aircraft, and both she and her brother played in the NBC World Series in 1941 with his Californiabased Northrop Grumman team.

For fans, the experience has always been baseball — with a twist. In addition to the more than 800 National Baseball Congress players who have gone on to the major leagues (Ozzie Smith and Albert Pujols, to name a few), innovation and fun have been at the forefront. The pitch clock that Major League Baseball instituted in 2023 first appeared in Wichita at the NBC World Series in 1962. There was glo-ball, Gertie the Goose, Baseball Round the Clock, teams from all parts of the country (and world) — all in Wichita. Woods says that, even with a revamped look for 2023, the feel and fun of the NBC will carry over to Eck Stadium.

“A whole new generation of fans are discovering the NBC World Series, 89 years after Hap Dumont had the idea for a tournament here in Wichita,” said Woods. “It truly is an amazing summer tradition for Wichita, and for the baseball world.”

SPLURGE! Welcomes New Businesses and Happenings to Wichita

The Arcade Levels Up

Which decade had the best video games? ’80s kids would claim Pac-Man, Donkey Kong, Galaga and Tron, while ’90s kids would counter with NBA Jam, NFL Blitz, Mortal Kombat and Street Fighter. Both sides can further the argument — and the playing of retro games — at The Arcade, in their new location at 906 E. 3rd St. N. on the north edge of Old Town.

Derek Sorrells, who co-owns The Arcade along with partner Michael Jensen, says, “People love the new location! It’s four times larger, with two private party rooms and a huge patio offering corn hole, giant Jenga, giant Connect 4 and a huge chessboard. The addition of food and a full bar allows families to come in and have a pizza or burgers, and the adults to enjoy a beverage of their choice.”

The interior design captures all the ambiance of a classic arcade, from dim lighting to glowing video cabinets and the pinging and trilling of over 100 arcade games and 22 pinball machines. Uplevel all of that with open woodwork and brickwork, and signature cocktails such as Princess Peach’s Pink Lemonade, made with Pink Whitney, triple sec and cranberry juice in a martini glass.

This is truly an activity for all ages and walks of life. In the party rooms alone, The Arcade has hosted nonprofit groups, birthday parties, pastors, electrical linemen, military gettogethers and more, according to Sorrells. “It was time to take The Arcade to the next level, and our new location is it!”

All arcade games are set to free play, no tokens required. Admission: $12 per person for arcade games, $10 for kids 10 and under. 50 cents per play for Skeeball, Pacman Battle Royale and Pinball Machines.

1. Plan your campsite layout: Before setting up your campsite, plan a designated area for cooking, dining and storing gear. This will help maintain order and prevent clutter.

2. Use storage containers: Pack your camping gear and supplies in labeled storage containers to keep them organized and easily accessible. This will also help protect your belongings from dust, dirt and moisture.

3. Create a dishwashing station: Set up a separate area for washing dishes using a portable basin, biodegradable soap and a dish-drying rack. This will keep your cooking utensils clean and prevent food waste from attracting animals.

4. D ispose of trash properly: Have separate trash bags for recyclables and regular waste. Seal the bags tightly and store them in a designated area away from your campsite. Don’t forget to follow the campground’s rules for trash disposal.

5. Pack cleaning supplies: Bring eco-friendly cleaning supplies such as biodegradable wipes, dish soap and a small broom and dustpan. These items will help you maintain cleanliness throughout your camping trip.

6. Keep food organized: Use sealed containers or coolers to store food items and prevent them from attracting insects or animals. Label your containers and keep them organized to avoid any mix-ups or confusion.

7. Practice the “leave no trace” principle: Respect nature by leaving your campsite as clean as you found it. Pack out all trash, avoid damaging vegetation, and minimize your impact on the environment.

8. Establish a footwear system: Designate an area outside your tent or RV for footwear. Use a shoe rack or a mat to keep shoes clean and organized, preventing dirt from being tracked into your living space.

9. Utilize campsite amenities: If the campground provides amenities like restrooms or showers, make use of them to maintain personal hygiene and cleanliness.

10. Regularly clean and maintain your camping equipment: Take the time to clean and dry your camping gear after each use. This includes tents, sleeping bags, cooking utensils and any other equipment. Proper maintenance will extend their lifespan and keep them in good condition for future trips.

By following these tips, you’ll be able to keep your campsite organized and maintain cleanliness throughout your camping adventure. Happy camping!

Make it a Sunflower Summer

Kansas Kids and Their Parents Can Visit Over 115 Attractions For Free!

Happy July! For many parents, there can be a bit of a lull around this point in summer vacation, especially for parents of school-aged kids. Pool days are exhausted, family vacations have come and gone, and suddenly school is right around the corner, bringing many mixed emotions. However, Sunflower Summer is here to finish the summer break off strong. If you haven’t hopped on this amazing opportunity yet, there’s no better time than now.

Sunflower Summer is a yearly initiative sponsored by the Kansas State Department of Education. This incredible program was designed to provide an incentive for Kansas families to get out and explore in-state attractions, some popular, and some lesser known. This year, Sunflower Summer is featuring over 115 venues that families can visit at no charge and then have their digital passport stamped in the provided app. There are many experiences to explore in the categories of art and theater, attractions and landmarks, libraries, history, nature areas, bonus events and even day camps!

From May 26 through August 13, parents and guardians can sign up for the program via sunflowersummer.org, then add each child and any additional parents or guardians, and they will have instant access to a variety of fun Kansas experiences. Each student and their parents or legal guardians are allowed one free visit to participating attractions.

Some of the more popular options include Botanica, Sedgwick County Zoo, Old Cowtown Museum, Tanganyika Wildlife Park, Exploration Place, and other attractions that are popular, yet not always accessible for many families.

Jemelle Holopirek, director of public relations for Visit Wichita, explains: “The Sunflower Summer program is an incredible opportunity for Kansas families to visit the most popular attractions in Wichita for free! Summer is all about spending time with our families, and this makes it affordable for everyone.”

For complete information about Sunflower Summer, visit their website at sunflowersummer.org and follow the guide for easy instructions on how to participate.

Oh, Those Summer Nights! Enchanting Outdoor Living

As the flash of fireworks fades into the July night sky, there are countless ways to relax in outdoor spaces. Whether enjoying cocktails and conversation, a meal prepared on the grill or just the gentle night breezes as you recline in a swing, glider or patio seating, evening ambiance and relaxation are abundant in the summer months.

Outdoor seating is a primary priority. Design options are endless and range from simple to elaborate. Local businesses can help provide ideas, and countless online options help create the perfect pool, patio, deck or porch. Adirondack chairs, couches, swings, gliders, patio tables and seating all provide a gathering space to enjoy alone or with company. Weather resistant pillows also provide comfort and relaxation, as well as personality and a pop of color.

If your backyard or entertainment space is west facing, shade trees are ideal. But other interesting options create shade and a sleek look. Various materials can be used to add visual interest while shading an outdoor area. Large umbrellas and canopies are utilitarian as well as an amazing design element. Sail canopies are one of the newest design choices. In brilliant as well as subtle colors like cream, white or gray, these billowing rectangular and triangular shapes shade areas for us to enjoy and provide relief from the setting sun. Additionally, consider fans for function and enhancement of an outdoor space. Whether striving for the modern look of plane blades, low profile nickel fans, or the tropical feel of leaf or palm blades, these can all effectively circulate and cool the night air.

Lighting plays a key role in creating a tranquil and welcoming atmosphere. Begin with candlelight. Glass jars filled with fragrant candles flicker in the evening light, creating calm vibes. Deterring unwelcome mosquitoes is an added bonus to the glow that dances in the night. Ceiling and perimeter lighting creates yet another layer to the inviting look. Tiny twinkle lights subtly draw the eye, while Edison bulbs provide a canopy of soft light and an interesting, vintage appearance.

Fire pits also warm up an outdoor space. Embedded in tables of every size and shape, a bed of rocks in an array of hues comes to life with color and flame. These are not only aesthetically pleasing, but can easily be controlled to keep a low heat flame while providing an artistic element to an outdoor space.

Relaxing in the perfect outdoor space is only complete with a lovely glass of lemon water or tea, lemonade, or perhaps one of these simple signature cocktails.

Empowering Transformation

Hope Ranch. Businesses can also help by offering job skills training, educational opportunities, or employment for survivors. Another option is developing a work project that offers employees the opportunity to volunteer their time or skills.

The public is invited to support Hope Ranch by attending their annual fundraiser, Embrace Hope. This year’s event will be held on Thursday, September 7 with guest speaker Tim Tebow, a beloved football Hall of Famer who is a two-time national champion, Heisman Trophy winner, a first-round draft pick, and ESPN college football analyst. Tim actively advocates for survivors of trafficking, and campaigns to stop human trafficking on a national and global scale. For single tickets or a table of 10 for the event, go to hoperanchforwomen.com.

The Purpose of Hope Ranch for Women

Human trafficking is one of the fastest growing crimes in all 50 states and, unknown to many, this crime is happening in our own community. These survivors need safety, housing, food, clothing, legal assistance and mental health care. Hope Ranch is a Wichita non-profit solely dedicated to helping these victims recover from sexual abuse and exploitation.

Hope Ranch’s purpose is to be a safe place for recovery and restoration, and to provide a home that offers safety, security and love. Through their residential and community programs, women are guided toward a life that is free from physical and emotional burdens. This powerful program seeks to empower individuals to live in peace and equip them with the necessary tools to not only overcome their past, but also thrive within their community. The program stands as a beacon of hope and support for these individuals throughout Wichita who have faced this type of adversity and trauma.

Programs and opportunities offered through Hope Ranch are made available through the collective efforts of mentors, staff and participants. Mentors and staff provide essential direction and support, offer guidance and encouragement, and act as cheerleaders for individuals on their transformative journeys. Participants are expected to engage actively in various opportunities and tasks. Open communication with mentors and case managers combined with genuine effort and forward movement, are pivotal elements for achieving success within the program.

There are Many Ways You Can Help

Donations for the women at Hope Ranch are always needed, including:

• Clothing (socks, pajamas, leggings, t-shirts, athletic shorts)

• Personal care (facial moisturizer, body soap, shampoo)

• Gift cards (Target, Walmart, Costco, Sam’s, Amazon, gas)

Within your business, support Hope Ranch directly by setting up an employee matching program providing monetary donations to

The most powerful way that you or your business can help Hope Ranch is to become an Embrace Hope event sponsor. Sponsorship opportunities range from Table Host to Gold Level Premier Sponsor, and are outlined on the Hope Ranch website. A limited number of sponsorships include exclusive tickets to the banquet’s private VIP reception with Tim Tebow. Plus, there are corporate sponsorship packages designed to showcase your business through various marketing channels throughout the year.

Hope Ranch encourages everyone to get involved in their mission, because there are so many ways to make a difference in the lives of women who have fallen victim to human trafficking. It is simple to directly help the transformation of a survivor by making a one-time or an ongoing donation online at hoperanchforwomen.com.

Above all, share Hope Ranch’s mission with your friends and family and ask them to get involved with you.

Q. What types of mortgage loans do you offer?

A. Sierra Pacific Mortgage offers conventional, FHA, VA, USDA Guaranteed, and jumbo home loans. We also provide many specialty products through our broker partnerships.

Q. What advice do you have for buying a home or securing an interest rate in this fluctuating market?

A. There is no time like the present to own real estate. The local market continues to appreciate, so real estate is only going to get more expensive here. Rates are not historically high, and mortgage loans can be refinanced as the benefit increases. Secure that asset now so you can start building equity wealth!

Q. What strategies do you have for buyers in this market?

A. With the local market being ultra-competitive, it is important for buyers to get prequalified early. This will give you time to strategize with your real estate agent to make your offer attractive. Sometimes this includes saving additional money for a down payment or appraisal gap, or paying down debt to increase your credit score to get the best terms. We can also identify if a buyer will be a prospect for an appraisal waiver, which means that no appraisal would be necessary for the real estate transaction at all.

Q. How do interest rates fluctuations impact the affordability of homes?

A. Changes in interest rates can affect buying power. By getting prequalified before you’d like to start looking for homes, it allows the buyer to review monthly payments and down payments in a variety of price points. This is important to do before you have found a home so that you can make a very informed choice on price point, rather than paying more than you are comfortable with because you love the home. As a buyer, you do not want to be looking at $400,000 homes when you mathematically need to stay around $250,000. That is a very disappointing conversation to have for all parties.

Q. What strategies do you have for sellers in this market?

A. Sellers have many advantages in this market because of limited inventory. This may require buyers to save additional funds to do any necessary repairs or pay for an appraisal gap if they’re in a multiple offer situation.

Sierra Pacific Mortgage

Q. What role does the housing lender play in helping homebuyers navigate the complexities of purchasing a house in a different financial market?

A. It is valuable to work with a local lender with proven expertise because they understand the market in which they operate. It may be necessary to move quickly so you want to work with a lender that you can easily get a hold of. It also may be helpful that the buyers meet with the lender in person to discuss all options to structure the most competitive offer. This will give buyers a better chance of winning the contract in a multiple offer situation.

Q. How does Sierra Pacific provide guidance and support throughout the home-buying process?

A. The local Sierra Pacific Mortgage office has over 300 years of combined experience, right here in the Wichita area. Our seasoned loan officers know how to help buyers reach their dreams of homeownership, while making the mortgage process as simple as possible. We process, underwrite and close our loans in-house, and service most of the mortgages we originate. This allows us to provide exceptional customer service from the beginning of the mortgage process all the way through the term of the loan.
