House sales in NI rise at fastest rate in over three years

House sales rose at the fastest rate since early 2021 according to the latest results of the Royal Institution of Chartered Surveyors (RICS) and Ulster Bank Residential Market Survey, as house prices continued to edge upwards.

A net balance of 65% of surveyors in Northern Ireland reported that newly agreed sales rose through the month of July, up from 36% in June and 47% in May. This was the highest balance seen across all the UK regions.

Surveyors also remain optimistic on the sales outlook, with a net balance of 54% of respondents anticipating that sales will rise over the next three months.

House prices were also reported to have risen through the month of July. A net balance of 86% of NI respondents reported that prices have increased over the past three months. And prices are set to continue rising according to respondents with a net balance of 74% of surveyors in NI expecting prices to rise over the next three months.

NI surveyors also report that demand rose through July. A net balance of 36% of surveyors said that new buyer enquiries had risen, up slightly from June when the balance was reported to be 30%.

Respondents in NI also report that supply had risen, as a net balance of 36% of surveyors report an increase in new instructions to sell.

Samuel Dickey, RICS Northern Ireland Residential Property Spokesman, commented: “It’s encouraging to see surveyors in Northern Ireland reporting an increase in supply and good demand which ultimately led to an increase in sales through the month of July and may be contributing to the optimism going forward. Although respondents in NI are more confident when it comes to sales and prices over the next year when compared to the rest of the UK, the supply of new build homes continues to be a concern as the house building industry continues to navigate ongoing challenges such as planning delays, skills shortages and the ongoing waste water infrastructure deficit.”

Terry Robb, Head of Personal Banking at Ulster Bank says: “The latest survey points to positive news for the housing market in Northern Ireland with the region outperforming other areas of the UK in terms of newly agreed sales. This continues to tally with the number of mortgage enquiries we are dealing with and it’s positive to see this interest coming from a range of different borrowers. While the recent reduction in the base rate has provided customers with increased levels of confidence and optimism, many buyers are still experiencing challenges, and so alleviating some of the problems around housing supply would inject further positivity into the market.”

Graham completes Belfast's largest student accommodation building

The 12-storey Nelson Place building is set to welcome students in September 2024 and was delivered by Graham alongside architect Fletcher Joseph Associates, chartered surveyors Johnson Associates and civil engineering design consultancy Etive Consulting.

Alongside 774 luxury en-suite and studio rooms, Student Roost’s Nelson Place property is also home to Ulster University’s brand new, state-of-the-art sports centre and wellbeing facilities, including a spin studio, a gym with the latest TechnoGym machines, a dedicated cardio mezzanine, weights section, rooftop running track and even a 600 sq m four-court badminton hall, which can also be used for basketball and netball.

The rooftop running track will be used to host wellbeing events such as sunrise yoga and lunchtime and after-class circuits led by Ulster University’s worldclass team of sporting experts.

Located just across the road from Ulster University and part of Student Roost’s established student quarter in Belfast, Nelson Place is Student Roost’s fifth property in the capital and positions students studying at any Belfast university in the heart of the city centre.

McAleer & Rushe break ground on new hotel at Croke Park

The GAA and McAleer & Rushe have cut the first sod marking the commencement of construction on the new €40m Maldron Hotel at Croke Park.

The modern 200-bedroom hotel will accommodate a business centre with five meeting rooms, a state-of-the-art gym, and a bar and restaurant facilities and is expected to open to the public in 2026.

Forming part of the Clonliffe Lands Masterplan, the site is situated at the junction of Clonliffe Road and Jones’s Road, in the grounds of the former Clonliffe College and just 140 metres from Croke Park.

Ireland’s largest hotel operator, Dalata Hotel Group will run the hotel under its Maldron brand delivering a modern 4-star hotel offering high-quality

accommodation. The Groups recent openings include a 188-bedroom Maldron hotel in Manchester and a 268-bedroom Maldron hotel in Liverpool, both constructed by McAleer & Rushe.

As construction partner, McAleer & Rushe has worked closely with the GAA from the initial planning and design stages of the project, adding its expertise and experience in delivering quality turnkey hotel developments. Designed to complement existing buildings in the local area the hotel will have a traditional hand built red brick façade and will come with a range of environmental features to achieve a BREEAM ‘Very Good’ rating, such as green roofs, air source heat pumps and EV charging points.

Farrans Construction has completed a multi-million pound recladding and remediation project at Beacon Tower in Bristol for its client 3SIXTY Real Estate.

Beacon Tower was originally designed as a commercial office block and has since been successfully redeveloped into a residential block comprising of 44 apartments over 7 floors.

The building required the removal and replacement of the existing exterior HPL

cladding and render system, to ensure the materials are fire compliant and completed to retain the original appearance.

Farrans has over 80 years’ experience of delivering world-class construction and civil engineering projects across the UK and Ireland, with more than 650 highlyskilled people operating from offices in London, Belfast, Edinburgh and Leeds.

Clare Taylor, Contracts Manager on this project for Farrans, said: “Beacon Tower is an excellent project to add to our

portfolio of successfully completed recladding projects in England. Building safety has to be the highest priority and we understand that schemes like this with buildings which are in use can often come with additional complexities. For example, throughout this process the Beacon Tower apartments remained occupied, with work completed in a manner which involved very minimal disturbance. We were approved by Homes England to deliver the Beacon Tower recladding scheme.”

Beacon Tower, Bristol

Proposals for new logistics and industrial employment space at Wenlock Road in Lurgan

Prime Box, a specialist in the logistics and industrial development sector, are bringing forward proposals for a major new storage, manufacturing and distribution centre at Wenlock Road, Lurgan.

In a joint venture with Tayto, Prime Box are proposing to develop an existing facility at the site into new logistics and industrial employment space.

The site is owned by Tayto and is currently used as a storage warehouse. If the plans are approved and the site developed, all existing jobs at the facility will be retained by the company and

moved to a new location in the local area.

It is expected that the redeveloped site could be used for one or more new operators, bringing new employment and a range of jobs to the site. The application is for outline planning permission to establish the principle of new uses on the site, with further details expected once planning approval is secured and an operator for the facility is identified.

The proposals amount to an investment of c.£40m to the Lurgan area through direct investment and the local supply chain.

Alongside the application, a full suite of supporting documentation, including a transport impact assessment and

construction management plan, will be submitted, to ensure that the proposals are considerate of the site’s neighbours. A public information event will be held at South Lakes Leisure Centre, 1 Lake Rd, Craigavon BT64 1AS on Thursday 12th September 2024 from 3pm to 7pm, as part of a formal preapplication community consultation process, prior to submission of a planning application to Armagh City, Banbridge & Craigavon Borough Council.

Phase one of the new 40 Unit Enniskillen Development underway

Anew development on the Sligo Road in Enniskillen which will bring 40 new homes to the area is progressing the first phase of 20 units, with an estimated handover for the full project aimed to be early 2026.

This general needs scheme is part of local housing association, Choice Housing’s commitment to delivering quality affordable housing across Northern Ireland.

Incorporating a range of living options - apartments, 2, 3, and 4-bedroom houses and wheelchair accessible bungalows, the new development will bring much needed homes to the Enniskillen area.

Michael McDonnell, Choice Group Chief Executive, said:

LONGi and Kingspan announce strategic partnership

Kingspan and solar manufacturer LONGi Green Energy Technology have jointly announced the formalisation of a strategic partnership. This collaboration aims to integrate advanced solar technology with innovative building materials, paving the way for more sustainable construction and energy solutions.

Kingspan and LONGi have agreed to enter into a strategic partnership to bring together their technologies to develop and promote both Integrated (BIPV) and Applied (BAPV) 3rd party insurance tested solar PV systems which may also lead to joint manufacturing and marketing at some point in the future. The partnership aims to contribute toward achieving the goal of supporting customers with compatible tested systems which help achieve their Net-Zero Energy targets in the construction sector.

Gene Murtagh, CEO of Kingspan, commented: "Kingspan is excited to partner with LONGi. Their innovative solar technology, combined with our building solutions, will redefine what it means to build sustainably."

Funding confirmed for Whitespots Country Park

DAERA Minister, Andrew Muir, has formally confirmed £8.5M of funding for Ards and North Down Borough Council to redevelop Whitespots Country Park.

During a visit to the redevelopment site at Whitespots, Minister Muir said: “This investment of over £8.5 million to redevelop this parkland will not only transform the existing park but will also extend it to develop the derelict industrial site of the lead mines into an active community space for the people of Ards and North Down and visitors alike.”

£7.4m is coming from the Executive’s City/Growth Deals Complementary Fund, with an additional £1.1m from the Environment Fund with the Council providing additional funds which brings the investment close to £10m. This will enable the Council to progress Phase 1 of its plans for the Park.

The Council has previously presented an ambitious vision for the Park, to be delivered in phases and as funding can be secured, that would create a unique open landscape. McAdam Design will be working on designs for the Park to be submitted to the Planning Service in mid-2026.

Q: What made you want to work in the construction industry?

I loved maths and physics in school, and working in construction felt like a natural progression to me. I graduated in Civil Engineering at Queen’s University in 2012, and during the pandemic I completed an Accountancy degree, which has helped me develop a whole new commercial insight into construction as well.

Q: What does your current role involve?

Facilities Management is a facet of construction that commences work after the building is ready. We are responsible for the building’s health into its maturity to prevent possible issues and maximise its performance and longevity. This work includes the scheduled surveys and maintenance of cooling, ventilation, heating, fire, water and electrical systems, as well as of the building fabric itself, according to statutory legislation, to ensure it is a safe, comfortable and clean place to work or live in.

Most recently, our work also includes maintaining and upgrading energy systems to ensure that buildings that were built 20 years ago, for example, are energy-efficient according to today’s standards.

Ultimately my role involves planning and even pre-planning maintenance to allow time for early warning of any issues in the building; as we say, this work must be done “little and often”. This preventative approach to maintenance contributes to long-term cost savings for the client.

Q: What do you enjoy most about your job?

Not one day is like the other and I love that my routine can be so dynamic. I may need to be an HR manager one minute, a commercial manager the next, or deal with health and safety or marketing, and I enjoy wearing all those different “hats”. We solve a problem and move on to the next and this variety keeps work very interesting.

Q: Would you recommend a career in construction?

I would definitely recommend a career in construction, especially as it is a huge industry in NI. Working in this sector doesn’t just involve laying bricks, in fact for many roles you don’t have to be on site at all. There are more options of office-based jobs and for people with different talents, like finance, marketing and logistics.

There are many routes in construction that don’t require a university degree. The middle-aged generation of our mums and dads valued college education, but with apprenticeships and internships, you can learn a lot on site and there are great opportunities for progression. You will succeed if you put your mind to it. At Dowds Group, we have great examples of people who joined the industry straight from their GCSEs and have built an amazing career.

When I first started, we weren't told about this apprenticeship route, but if I could go back, I would have followed it.

Q: How has the industry changed since you started?

There are a lot more women in construction now than when I started 20 years ago. There were around 120 people in my class at Uni, and around 20 of them were female. I’m so glad that the perception of women as part of the construction workforce is changing and that today it is common to see projects led and developed by female professionals. I manage seven women in my team, for example. There is definitely a more even playing field now for women in construction.

Q: What is the demand like at the moment for commercial skills like yours? There are many opportunities for people with backgrounds similar to mine who can progress not only in facility management, but quantity surveying and project management, for example.

The industry has been through great changes in the past 10 years, and many more contracts are now commercially led, so people with finance backgrounds are finding a great career in the construction sector too.

Q: What are your hobbies outside of work?

I go to the gym and take my dog for walks. I love spending time with friends and family and never say no to a spa day!

Time to take action on the planning system, Commission told

The Interim Regional Planning Commission has heard why swift action across all parts of the planning system is necessary if Northern Ireland’s planning system is to become an enabler of economic growth.

During a presentation to the Commission in Belfast recently, NI Chamber’s Chief Executive Suzanne Wylie outlined in detail, the priorities identified by the business organisation, which it says could accelerate Northern Ireland’s progress towards net zero, facilitate economic growth and deliver much needed affordable housing.

NI Chamber’s report stresses that the issues which exist cut across the responsibilities of councils, bodies that have to be consulted, the Department for Infrastructure and the Planning Appeals Commission and will require leadership across the Executive to drive the necessary changes to unlock log jams and enable a focus on sustainable growth.

The Commission heard a series of proposals which would ensure that in future, the system is held to account for its performance and enable it to deal more effectively with NI Executive priorities including housing development, renewable energy projects and economic development.

While we await the Executive’s new

Programme for Government, the Commission was told that planning must be an immediate Executive priority, with cross departmental buy-in and accountability for significant wholesystem improvement a top requirement.

Referring to its Planning Improvement Paper, published in partnership with Turley earlier this year, NI Chamber has also proposed that whilst retaining independence from any government department, the role, approach and resourcing of the Planning Appeals Commission must be reviewed and reformed without delay.

The Chamber Chief Executive also stressed that one of the top business priorities is a focus on ensuring that despite challenges, the entire system is properly funded and resourced, so that from the Department of Infrastructure to councils, statutory consultees and the

Planning Appeals Commission, the entire system is operating as efciently as possible.

Speaking about the proposals, Suzanne Wylie, Chief Executive, NI Chamber said:

“As a key economic enabler, planning must be an express priority in the new Programme for Government. To facilitate that, NI Chamber has clearly outlined a series of actionable improvements which can be readily implemented to enhance the system now and for the future.

“Such reform presents an opportunity to open the door to significant sustainable growth and unlock Northern Ireland’s pathway to a decarbonised economy. We know that most economic development begins with planning, and for that reason the performance of our planning system must be competitive to attract and encourage investment.

“Today, we’ve had a very constructive session with the IRPC. We look forward to continued engagement with the Commission and the Executive on actioning proposals that have cross sector support.”

Belfast Grand Central Station construction team to cycle West Highland Way

Team members from joint venture Farrans Sacyr, the main contractors delivering Belfast Grand Central Station, are setting out on a 48-hour cycle challenge along the West Highland Way in Scotland with all funds raised going to the Cystic Fibrosis Trust.

The group of amateur cyclists will depart

from Glasgow on 21st September 2024 with the intention of making it to Fort William, 104 miles away, in just 48 hours.

Duane McCreadie, project director for Farrans Sacyr, will be joined by Richard McCullough, Dave Wardell, Matty Blayney, Yesten Smith, Chris Mattocks, Lowell McCreadie, Andrew McCullough, Andrew Hunter and Greig Mitchell.

GRAHAM has completed work on the Reardon Court extra care housing scheme in Enfield, London.

Reardon Court, which was awarded through the Procure Partnerships Framework, is poised to redefine independent living for residents aged 55 and older who may require extra care and support.

The friends are travelling to Scotland in memory of Dave’s brother Rab Wardell, who tragically passed away only 2 days after winning the Scottish Mountain Bike Championship in 2022. They will #ridelikerab while raising much needed funds for a charity close to the hearts’ of the team, the Cystic Fibrosis Trust. Duane’s son, Xander, was diagnosed with Cystic Fibrosis in 2021.

Water has announced that a £17.5 million project is underway to extend the existing site at Ballinrees Water Treatment Works, Coleraine.

This upgrade will help improve water quality and security of supply for approximately 75,000 customers in the

community, Reardon Court sets a new standard for independent living in later years.”

As well as maximising housing opportunities, the scheme has also incorporated a green design philosophy, with more than 100 solar photovoltaic panels installed on the roof, alongside sustainable drainage systems (SuDS) to help with rainwater management.

Coleraine area, supplying towards Portrush/Ballymoney and also supplying parts of Limavady and Derry/ Londonderry, ensuring the water supply continues to meet essential Drinking Water Regulations.

This major upgrade began in March 2023 and work is expected to be complete in early 2025.

The work involves the construction of a new treatment building to improve water treatment standards. Construction is also underway on an interstage pumping station as part of the overall programme.

The Contractor for this major scheme is DLJ Water Limited and the Project Manager is RPS/Tetratech.

First Bangor waterfront redevelopment project gets the go ahead

Asignificant and historic milestone for the Bangor Waterfront Redevelopment was reached when Council Members approved the development agreement for Ballyholme Yacht Club.

In the same week, the Club’s members overwhelmingly voted to proceed with the redevelopment, giving the go ahead for the initial stage of the process to begin. Ballyholme Yacht Club will be first of the five projects within Council’s Belfast Region City Deal-funded Bangor Waterfront Redevelopment Programme to get underway.

Following an extensive tender process, a design team led by Northern Ireland based WH Stephens has been appointed to manage, design and deliver the project. Work on the design and stakeholder engagement approach will commence immediately, while construction is expected to be completed by 2028.

The planned redevelopment will significantly enhance Ballyholme Yacht Club’s facilities, creating a state-of-the-art destination for water sports for the whole local community, and for Northern Ireland. The aspiration is to widen public participation across all ages and abilities. This aligns with Council’s objectives under the Belfast Region City Deal to further increase community participation in

water sports, attract more visitors to the Borough through large major events such as the ILCAs, and provide jobs.

The Mayor of Ards and North Down, Councillor Alistair Cathcart said: “BRCD and Council funding will, over the next the 10 years, transform the city, increasing footfall, visitor numbers and jobs. The BYC redevelopment will make it easier for people of all ages and abilities to access water sports and attract international events that will boost the local economy and further put Bangor on the map.

Investment specialist Elkstone has announced the 156 rooms at Bradbury Place, its first purpose-built student accommodation scheme in Northern Ireland, are now available for reservations.

The £20 million scheme, located near Queen’s University Belfast, opened in September ahead of the 2024/25 academic year.

“As a Northern Ireland based company since 1865, WH Stephens will be a superb asset to the project, and we look forward to working with them over the coming months.”

Other projects include upgrades to Pickie Fun Park and Bangor Marina, Phase II of the Court House development and significant public realm improvements from Skippingstone Beach to Bank’s Lane in Ballyholme.

£20 million Bradbury Place student accommodation opens

The student accommodation boasts ensuite student living units consisting of a mixture of cluster and studio beds over five floors, and facilities including a stateof-the-art gym, cinema room, hi-tech shared study space, an interactive lounge, communal break-out space areas and 24/7 security.

The property is managed by student accommodation company Mezzino, an experienced operator with student schemes at 34 locations across the UK and Ireland.

Renewed Interest in PPP/ PFI in Northern Ireland

Following the restoration of the Assembly at Stormont, the Infrastructure Minister for Northern Ireland no doubt had a bulging in-tray with huge demands on a tight budget. With competing interests, increasing delivery costs and budget not keeping up, it seems tough choices may be needed as to which projects are worthy of taking forward.

I recently met with Lisa Boyd, a Partner at Eversheds Sutherland NI. Lisa specialises in construction and procurement. She made a good point that perhaps some outside-the-box thinking is required as to how capital projects can progress in the region to not delay much needed lifelines to services which are already at breaking point. Public-Private Partnerships (PPPs) and Private Finance Initiatives (PFIs) are long-term contracts where the private sector collaborates with the public sector to design, build, finance, and operate infrastructure projects.

Lisa highlighted how, unfortunately, due to the funding model between the UK and Northern Ireland, there was a rapid decline of PPPs and PFIs in the late noughties, however a reintroduction could see more projects break ground sooner rather than later.

Dublin Road Development

Recently, construction work by Hillsborough-based Graham began on the new state of the art, global headquarters at Bankmore Exchange in Belfast. The base build is expected to be complete around October 2026, with the offices due to be ready for occupation Spring 2027. Anyone passing the site over the coming months will see joint enabling works which includes site clearance and demolition of the cinema area once known as part of Belfast’s Golden Mile. The building will target BREEAM ‘Outstanding’ and a National Australian Built Environment Rating System (NABERS) 5* rating, a first in Northern Ireland for an office building.

Graduates

Many graduates, as well as students are about to enter the world of work in September. For any students who are contemplating which company to join, my advice is to consider joining a Tier 2 rather than a Tier 1 contractor. People generally think that the biggest companies offer the best experience and work environment. That is not always the case; a smaller company can often offer a better spread of work experience and can provide a better sense of team atmosphere for its employees. For any people new to the construction industry, that is important,

particularly for young people who need to quickly get a sense of belonging and feel valued. There are many medium size successful contractors who undertake work in various sectors. They mostly all have their ISO certifications, policies in place, and employee initiatives. There are some great opportunities nowadays as these contractors are competing to attract and retain the best personnel.

Code of Practice for Programme Management

I see the CIOB has updated its Code of Practice for Programme Management in the Built Environment. This is a very popular resource. The updated version ties in with emerging themes such as smart technologies, modern methods of construction, building safety, quality, sustainability, costing, procurement, and project funding. The CIOB Planning Protocol 2021 is another practical tool I continually refer to when assessing the quality and suitability of a construction programme.

Crafter is a Grafter

The new VW Crafter features an extensive software and hardware update. The cockpit in particular has been completely redesigned and now features the latest generation of infotainment systems.

The fresh features include the Digital Cockpit, a multifunction steering wheel, an electronic parking brake and various assist systems. A key option is the digital voice assistant with ChatGPT integration.

The new Crafter will come with digital instruments as standard: the Digital Cockpit. A defining interior detail of the

new Crafter is a now 10.3-inch and optionally 12.9-inch infotainment display.

The system has a newly developed graphical interface and self-explanatory menu navigation. The Crafter will also receive a new online voice control system for many vehicle functions.

Call for vans to be EV-retrofitted

Arecent McKinsey report on pollution highlights that light commercial vehicles (LCVs) are the largest single contributor.

BEDEO, a leader in the electric mobility sector, urges governments and policymakers to take immediate action and acknowledge the power of electric retrofitting for large vans. Failure to do so could mean missing a critical opportunity to significantly reduce emissions while promoting a circular economy, warns the UK-based fleet electrification experts.

The McKinsey report has come at a time when UK-based battery electric LCV (eLCV) registrations are declining and diesel-powered LCV sales are rising. Data

from the Society of Motor Manufacturers and Traders (SMMT) show that just 5.1 per cent (10,260) of all new LCVs registered this year are battery electric, which has reduced from 5.6 per cent market share in 2023. In contrast, Diesel sales this year are still on the up, reaching 187,223. New registrations in July 2024 are over 5,000 more than last year.

Transform your heating system with Grundfos MIXIT

Awarded the most innovative product of the year at the Sustainable Energy Authority of Ireland’s 2021 SEAI Energy Show

Grundfos MIXIT, has been installed at the heart of Tipperary Credit Union’s new high eciency HVAC system, to simplify installation and commissioning, improve system management and control, and signi昀cantly cut energy usage. It is part of a complete refurbishment aimed at improving the environmental performance of the upgraded Headquarters building.

The Situation

When Tipperary Credit Union decided on a complete refurbishment of its headquarters building in Tipperary Town, one of its key objectives was to make the building more energy ecient and improve environmental performance.

The old, inecient heating system was an obvious target. The di昀ering heating demands for di昀erent areas of the building meant that complex mixing loops, involving up to 12 separate interactive components, including pumps and multiple valves, were required to create di昀erent conditions in the various user zones.

As commissioning and continuously balancing the multiple components of a traditional mixing loop is very challenging and time consuming, the old HVAC system was very inecient and energy hungry, leading to high operating costs and a poor carbon footprint.

The Solution

The client was very keen to simplify control and management of its new systems, and was therefore looking to adopt standalone solutions wherever possible.

Grundfos MIXIT 昀tted the bill perfectly. Introduced in Ireland just two years ago, the groundbreaking solution was voted the ‘Most Innovative Product of the Year’ on its 昀rst appearance at the 2021 SEA1 Energy Show.

MIXIT combines all of the components of a traditional mixing loop in a single, stand-alone unit that automatically adjusts and balances to meet system demands. It is manufactured and tested o昀site under factory conditions, and delivered to site as a ‘plug and go’ solution, making installation and commissioning simple and quick.

The result

Two MIXIT units were installed to serve di昀erent areas of the building.

Combined with high eciency Grundfos pumps, they created a very comfortable environment in each of the areas, whilst signi昀cantly cutting energy usage.

Because of the much reduced number of connections, installation and commissioning was straightforward compared to the traditional mixing loop solutions, and the systems were continuously balanced to ensure optimum eciency at all times.

Whilst the MIXIT units are not required to have direct connection to a Building Management System (BMS), they were connected in this case via built-in BACnet and Modbus connectors, to make monitoring easier. This also allowed direct connection to the MIXIT vis smart phone or laptop, using the dedicated Grundfos GO app, which enables the system to be monitored remotely and allows automatic updating of software licences.

The units were installed as part of a comprehensive range of energy ecient solutions that included solar panels, electric vehicle chargers, heat pumps and a complete heating upgrade.

Project Oak CASE STUDY

Fassa augment listed building with its thermal render solution

Fassa Bortolo, the forefront Italian render manufacturer, has recently provided its expertise to the completion of Project Oak, the new four-storey global headquarters for Spirax Sarco Engineering in Cheltenham.

Tasked with augmenting the existing listed building, Charlton House, which has served as the headquarters for over eight decades, Fassa Bortolo undertook the construction of a curved extension to complement the historic structure. Training has taken proactive steps by introducing the Fast Track Level 3 NVQ Diploma in Occupational Work Supervision to address industry demands.

This move coincides with the Construction Employer Federation's introduction of NVQ requirements for demonstrating supervisor competency in the workplace. By the end of 2024, all supervisors and skilled operatives must possess an NVQ to obtain their CSR cards, in line with these requirements.

The Fast Track Level 3 NVQ Diploma in Occupational Work Supervision is a pioneering program that has successfully guided over 100 candidates to completion since its introduction. Maire Donnelly, Partner at JMD Training, designed this NVQ pathway which enables workers to acquire and uphold their CSR Supervisor cards. Maire who has over 20 years experience in coordinating and delivering NVQs, has simplified the process for the candidate and focused on a practical work based evidence approach. Simply demonstrating work responsibilities, occupational methods and practices to an NVQ assessor.

Maire explains the NVQ process:

"We designed the fast track programme last year, as the quickest and the easiest way for our most experienced supervisors and trades people to prove their competency.

The programme was designed for our busy supervisors to achieve their NVQ Level 3 Diploma in Occupational Work Supervision, with minimum down time off site and no classroom based training for this qualification. The learners prove their competency by doing their day to day work as a supervisor onsite, that is observed and recorded by our assessors. The process is completed within 12 weeks and is a very easy and straightforward process."

With the success of our pilot scheme and subsequent Fast Track Programme for Site Supervisors, JMD has expanded the Fast Track NVQ to encompass trades such as Joinery, Painting and Bricklaying.

These events are part of a wider three-year heritage project supported by Covid Recovery Programme which is funded by the Department for Communities and administered by the Heritage Fund in Northern Ireland.

Recently CITB NI, partnered with the Department for the Economy (DfE), NIE Networks, and Kier, to successfully complete the inaugural Joint Utilities Entry Level Training Programme. This pioneering initiative offered specialised training for participants in the utilities sector, crucial for developing the workforce needed for a net zero economy. Phase 2 of the programme will reopen for new applications in the Autumn and will be promoted through partner websites and social media channels.

Training is so important within all sectors but particularly construction. Well-trained construction workers are safer, better skilled, work faster and make fewer mistakes. They are better motivated and are more efficient and effective.

The strategic investment will create approximately 100 new jobs and is vital to the Company's push to maintain and grow its range of high-quality, sustainable products. Recent investments have introduced world-leading quality assessment processes at several of its 12 UK manufacturing facilities. FP McCann continues to lead the way in its drive to be ‘carbon neutral’ by introducing AI qualitychecking technology and full product traceability across the product range.

Changes to Part L Building Regulations in 2023 marked a significant milestone towards delivering the UK’s net zero targets. The introduction of the Future Homes Standard in 2025 sets a clear pathway for building the next generation of energy-efficient and climate-resilient homes. With these changes in mind, the Company is investing in a new factory to produce Autoclaved Aerated Concrete Blocks and Panels (AAC). These offer an excellent alternative to traditional dense and medium-dense blocks, making compliance with Part L more achievable.

An additional bagging line will be operational in Q4 2024 to bolster the company's growth in bagged products, incorporating its specialist mortars and grouts. A natural decorative paving range will be introduced in September 2024 to complement FP McCann's many precast concrete building products. This new paving portfolio includes a premium choice of riven and sawn Indian sandstone and porcelain paving slabs.

In addition to FP McCann’s below-ground precast concrete solutions for drainage, water management, and utility infrastructure, a new factory is planned to manufacture HDPE twin wall and PVC-u storm and foul sewer drainage pipes and utility ducting.

A spokesperson for the company stated, “We constantly take on board customer feedback, and the investment in these new products and services is driven by the needs of our customers. As an example, FP McCann’s unique multiproduct load offering has been a fantastic success. Builders’ merchants no longer have to co-ordinate multiple deliveries of single product loads, each often carrying a part-load surcharge. With the introduction of our new decorative paving range, we can now offer up to 8 different products on a single load, and as more products come online, we will expand this service further.”

Addressing the skills gap through new Academies that break down barriers

Ihave pointed out in a number of articles over the years that businesses in all sectors are facing significant challenges when it comes to finding and retaining top talent – and the construction industry is no diferent. Many of the businesses we work with in the construction sector in Northern Ireland have had challenges in recent times when hiring for certain specialist roles, as well as key jobs at a particular experience level and, in particular, when it comes to encouraging individuals who are new to the workforce to consider a career in the industry.

Hays research across the UK and covering multiple industries, found that 87% of CEOs know their businesses aren’t prepared to address skills gaps; while 93% of companies told us they want to move to a skills-based approach to hiring, just 20% believed they were ready to make it happen.

When it comes to existing employees, it is estimated that 94% of employees will need re-skilling of some sort by 2030, with our research showing over 90% of organisations are concerned about employee retention.

In separate global research, almost two fifths of CEOs said their business may not be viable within a decade unless they change course in respect to talent.

To help employers navigate those challenges and address skills gaps, Hays has developed a new model called Skills Academies that are designed to develop undiscovered talent, which we’re rolling out across different sectors.

These Academies, run by Hays in partnership with employers, are designed to offer companies a unique training programme, built for scale, that delivers rapid skills development in formally accredited programmes.

The model is designed to help companies to hire ultra-high-potential, undiscovered talent through a progressive selection process that promotes diversity, equity and inclusion.

We’ve long known that traditional recruitment processes can be ineffective at identifying and hiring diverse talent. To identify undiscovered talent, we widen our search beyond those that are typically hired into early career programmes, working with talent

networks who represent different groups of people – including women, neurodiverse individuals, ex-homeless, ex-offenders or carers. This progressive approach allows us to mitigate bias and select high potential learners, irrespective of factors such as background, gender, race and neurodiversity.

Those selected then undergo a bespoke 12-week training programme run by Hays in the technical skillsets tailored to the client’s business and where they have the most pressing skills gaps. The 12-week bootcamps follow a full-time learning model to gain necessary skills with a mix of instructor led, self-paced, and projectbased learning.

Following the training, Academy students are then placed and supported in roles within the client’s business for the next 21 months. What’s unique is that after this deployment we offer our clients the opportunity to onboard the trainee as a permanent team member for no additional cost.

Training can be completely bespoke to a client’s requirements and their teams deliver some training sessions, with the focus being on building in tools, processes, culture and ways of working that are specific to the business. Where possible we look to utilise recognised qualifications for learners and tools such as Apprenticeships or Skills Bootcamps. Those taking part receive weekly 1-on-1’s held with a dedicated engagement manager and learner coach, mental health support and regular top-up training and professional certifications.

We also recognise that hiring diverse talent may require training for an employer’s own leaders, on how to successfully onboard people who may fall outside the parameters of a traditional hire, so we provide leadership workshops and detailed toolkits.

In the construction sector we’re actively engaging with a number of employers and representative institutes on this model and we’re progressing with feasibility studies on dedicated programmes that in time could be rolled out across the UK, including in Northern Ireland.

More companies are recognising the benefits of recruiting people based on ability rather than experience to fill roles that are essential to their future success. We believe in coaching, mentoring and training undiscovered talent, focusing on reaching those high-potential individuals in hard to access places.

But we know this isn’t easy for employers when they do it themselves because it requires resources, effort, time and knowledge they often don’t have. That’s why we’ve developed this model.

Cimsa, a Turkish listed global building materials company –and a subsidiary of publicly listed global conglomerate Sabanci Holdings - has reached agreement to acquire 94.7% of Mannok for an overall enterprise value of 330 million. The local Mannok leadership team will retain a 5.3% interest.

Under the agreement, which is subject to customary approvals, the Mannok brand will be retained as a growth hub for Cimsa and Sabanci in Ireland and the UK, and the business will continue to be led by local management. This agreement marks Cimsa’s third major investment in the past three years, following recent investments in Spain and the US, and underpins its ambition to become a scale player in the UK and Irish markets.

Employing approximately 800 staff, Mannok comprises two divisions, Building Products and Packaging, which are focussed on the Island of Ireland and GB markets. Its key activities are the manufacture of cement, concrete, quarry and aggregate products and insulation materials, as well as the manufacture of

packaging products, mainly for the food industry.

Cimsa is a subsidiary of Turkish listed Sabanci, a global conglomerate which employs over 60,000 people in 14 countries across 5 continents. Sabanci is engaged in a wide range of business activities including: cement and building materials, energy and climate technologies, industrials, banking and financial services, retail and digital sectors. In 2023, Sabancý delivered combined revenue of 31.5 billion and consolidated net income of 600 million. In 2022, Sabancý Group committed to a US $5 billion investment in sustainability by 2027.

Artificial Intelligence: The Fourth Industrial Revolution!

Artificial Intelligence (AI) has been making significant strides across every industry, and the construction industry is certainly no exception. So, is this something we should welcome or fear?

The integration of AI in construction promises many advantages, from improving efficiency to enhancing safety, however, it also brings challenges that need to be addressed.

So what are the pros and cons of AI in the construction industry?

The Pros

1. Increased Efciency a Productivity

It is claimed that AI can dramatically enhance efficiency in construction projects. Through the use of AI-powered software, project managers can better schedule tasks, allocate resources, and predict project timelines. AI algorithms can analyse large amounts of data that will identify the most efficient sequences of work, reducing non-productive time, and ensuring that materials and labour are utilised in the most efficient manner. This can therefore result in shorted programmes and reduced costs, the holy grail of construction!

Another example that will aid the industry is where AI-driven project management systems can predict delays due to adverse weather conditions, possible supply chain disruptions, and many other unforeseen events, allowing sufficient time to mitigate these factors through pro-active changes rather than the normal reactionary changes.

We will also eventually see the wider adoption of robotics powered by AI that will be able to perform repetitive tasks such as bricklaying or concrete pouring more quickly and accurately than human workers, again boosting productivity and reducing costs.

2. Enhanced Safety

Safety is of course paramount in the construction industry. AI can significantly contribute to safer job sites through predictive analytics and real-time monitoring. AI systems can analyse data from various sources, including sensors on equipment and wearables on workers, to predict potential safety hazards. This will lead to pre-emptive measures that will result in the live mitigation of emerging risks before accidents have a

chance to occur. This sort of intervention can take many forms, such as AI monitoring workers' movements and being able to detect unsafe behaviour, such as improper use of machinery or failure to wear adequate PPE. The opportunities are endless, and we are already seeing AI equipped drones inspecting hazardous areas, such as high scaffolding or deep trenches, reducing the need for operatives to enter potentially dangerous zones.

3. Improved Design and Planning

AI is transforming the way buildings are designed and planned. AI-powered design tools can generate numerous design options based on specific parameters set by architects and engineers. These tools can analyse multiple factors such as environmental impact, material costs, and structural integrity, providing optimal design solutions in a timely and cost effective manner.

We also have Building Information Modelling (BIM) systems enhanced with AI to create detailed 3D models of construction projects. These models allow for better visualization and coordination, reducing the likelihood of errors, design clashes and miscommunications. AI can also simulate various scenarios to assess the impact of design choices on project timelines and costs, enabling more informed decisionmaking.

4. Quality Control

The quality of our buildings can be greatly enhanced with AI driven image recognition software and hi resolution scanning to inspect materials and workmanship for defects and ensure that the design specifications are adhered to.

5. Cost Savings

The efficiencies gained through AI can lead to significant cost savings. By optimising resource allocation and reducing waste, AI can assist in keeping projects within budget. Predictive maintenance of machinery and equipment, powered by AI, can also prevent costly breakdowns and extend the lifespan of assets.

6. Sustainable Construction

Sustainability is increasingly important in the construction industry, and AI can contribute to more sustainable practices by again optimising the use of materials and minimizing waste. AI algorithms can identify the most environmentally friendly materials and methods, helping to reduce the carbon footprint of construction projects.

AI can also optimize energy consumption in buildings by integrating smart systems that adjust lighting, heating, and cooling based on occupancy and usage patterns. This leads to more energy-efficient buildings and lower operational costs.

The Cons

This all sounds wonderful, and almost too good to be true, but there are of course downsides to this new technology.

1.

High Initial Costs

Implementing and integrating AI technologies in construction will require substantial initial investment, particularly of it is developed into a full digital twin. The costs of AI software, hardware, and training can be prohibitively high, especially for smaller construction firms. Additionally, integrating AI with existing systems and processes can be complex and timeconsuming, further adding to the costs.

While the long-term benefits of AI may well outweigh these initial capital costs, the high upfront costs can be a significant barrier to adoption as many of the benefits will be throughout the life span of the building, and often life cycle cost are not taken into account in sufficient detail at the construction stage to properly evaluate the cost benefits of AI.

2. Job Displacement

One of the most significant concerns regarding AI in construction is the potential for job displacement. As AI and automation take over repetitive and labour-intensive tasks, many workers may find themselves out of work. This is particularly concerning in an industry that employs a large number of manual labourers.

The transition to AI-driven construction will require a shift in the workforce, with a growing demand for skilled workers who can manage and maintain AI systems. This will require re-training programs and education initiatives to equip our future workforce with the necessary skills, which will be challenging to implement effectively.

3. Data Privacy and Security

The use of AI in construction involves collecting and analysing vast amounts of data, raising concerns about data privacy and security. Sensitive information about projects, including proprietary designs and financial details, needs to be protected from cyber threats. And then of course, AI systems themselves can be vulnerable to hacking and other security breaches. Ensuring robust cybersecurity measures are in place will be essential to protect data integrity and prevent unauthorized access, adding another layer of complexity and cost!

4. Dependence on Technology

As we more reliant on AI, there is a risk of over-dependence on technology. Technical failures, software bugs, or cyber-attacks could disrupt construction projects, leading to delays and financial losses. Ensuring that there are backup plans and manual override options will be crucial to mitigating these risks. Moreover, the rapid pace of technological advancement means that AI systems could quickly become outdated, resulting in continuous updates and upgrades. Keeping up with these advancements will be challenging and costly.

5. Ethical and Legal Concerns

The implementation of AI raises numerous ethical and legal concerns. The use of AI for monitoring workers, for instance, can be seen as intrusive and may raise issues relating to their privacy and rights. There are also concerns about accountability when AI systems make decisions that may lead to accidents or errors.

Establishing clear legal frameworks and ethical guidelines for the use of AI in construction will be essential to address these issues. This includes defining liability in cases of AI-related failures and ensuring transparency in all AI decisionmaking processes.

Conclusions

Artificial Intelligence without question holds great promise for transforming the construction industry, offering numerous benefits such as increased efficiency, enhanced safety, improved design, cost savings, and sustainability. However, the adoption of AI also presents many challenges, including high initial costs, potential job displacement, data privacy and security concerns, dependency on technology, and ethical and legal issues.

For the construction industry to fully harness the potential of AI, it is crucial to address these challenges proactively.

This includes investing in workforce training, implementing robust cybersecurity measures, and establishing clear regulatory frameworks. By doing so, as an industry we can ensure that the integration of AI leads to a safer, more efficient, and more sustainable future.

We may be some way from a fully integrated AI driven industry, however we cannot ignore the rapid changes in this new technology, which is undoubtedly going to be the Fourth Industrial Revolution, so it is surely better to prepare for and embrace the future, otherwise we will get left behind!

Calor research reveals 85% of manufacturers in Northern Ireland to commit to renewable energy by 2028 despite concerns over government support.

• 62% of Northern Ireland manufacturers surveyed plan to transition to lower carbon or renewable energy over the next five years; 23% plan to do so over the next year.

• 77% of manufacturers feel significant pressure from supply chain to adopt environmentally friendly practices.

• 50% of those surveyed have transitioned already; but 54% expressed discontent with government assistance.

Calor, a leading all-Ireland supplier and distributor of Liquefied Petroleum Gas (LPG) has unveiled important research that offers insights into the energy landscape of the manufacturing and production sectors across Northern Ireland.

The survey, conducted on behalf of Calor Ireland, by Censuswide, offers an understanding of the challenges and opportunities faced by decision-makers here in transitioning towards sustainable energy practices.

Key findings from the survey of manufacturers in Northern Ireland underline pressing concerns but also encouraging trends within the sector.

Cost, lack of infrastructure and more pressingly, a lack of Government support were the biggest barriers facing local manufacturers on their transition to greener energy.

An overwhelming 77% of manufacturers also say they feel significant pressure from their supply chain to enhance environmental friendliness, reflecting a growing demand for sustainable practices.

These demand pressures are exacerbated by a perceived lack of government support for the transition.

The survey showed that more than half (54%) of respondents said the government is not giving enough support in facilitating the transition to lower carbon or renewable energy sources. This sentiment highlights a perceived gap between industry expectations and governmental initiatives.

A majority of those surveyed (62%) cited cost as the primary barrier in the shift towards greener energy, followed by 38% indicating a lack of access to infrastructure.

Eight per cent said they had no alternative to their current energy being used, while 15% said they didn’t know where to start. A further 15% said the move wasn’t a priority.

But, despite these challenges, the majority (69%) of decision-makers believe that embracing renewable energy is imperative for the future.

Encouragingly, 62% of the surveyed manufacturers in NI plan to transition to lower carbon or renewable energy sources within the next five years, with 23% intending to do so within the next year. This proactive stance underscores a collective commitment to sustainability within the industry.

Even more encouraging is many of the businesses surveyed have already initiated

measures to reduce their carbon footprint. Forty-six per cent have transitioned to lower carbon or renewable energy sources, while others have implemented energy-efficient lighting systems (38%), reduced overall energy consumption (31%), and adopted electric vehicles or HVO (8%).

Calor's dedication to sustainability extends beyond this research. It is driving tangible actions towards a more environmentally conscious manufacturing landscape by ofering energy products to businesses in all sectors, from farming to hospitality and manufacturing.

Among its products are LPG and BioLPG, which are lower carbon and cleaner burning than oil. Already thousands of businesses throughout Ireland rely on its gas energy to power their operations.

Switching from oil to LPG can lower CO2 emissions by 20%, with emission reductions of up to 80% when opting for Calor’s renewable gas, BioLPG.

Commenting on the research findings, Mary Coughlin, Regional Sales Manager NI at Calor, said, "Our research underscores both the challenges and the opportunities in transitioning towards sustainable energy practices among the manufacturing community here While there is some encouraging action being taken by the majority of those surveyed, there is still an undercurrent of pressure including lack of governmental support and cost pressures.

Grant’s integrated heating package chosen to heat a modern, coastal home in County Antrim

An impressive 3,000 square foot coastal self-build property in Ballygalley, Co. Antrim, is currently benefiting from a bespoke Grant integrated heating system for both space heating and hot water provision.

Rob and Janice McConnell, the builders behind this single-story property, made sustainability a focal point in their design approach. Situated on the grounds of an 18th-century mill, their construction embodies a commitment to eco-friendly principles.

Winner of RTE’s Home of the Year in 2023, the timber frame home was designed by 2020 Architects and features stunning high ceilings, large windows to take in the views and polished concrete floors.

Rob comments, “I really wanted one supplier for all our heating requirements

and loved the idea of working with an Irish company to provide the heating technologies for our home. The heating design process was very straightforward, I sent my house plans through to the Grant team and they calculated the heat loss requirements for each room and provided a fully integrated heating solution including specified heating technologies for the property.”

Due to the size of the property, a 13kW Grant Aerona3 R32 air to water air to water heat pump was specified as the main heat source for the property. This unit has also been recognised for its Quiet operation by the internationally acclaimed Quiet Mark. To support the system, a preplumbed and pre-wired Grant hot water cylinder was chosen for hot water storage within the home, and Rob selected Grant

Uflex underfloor heating to be installed throughout the property to heat individual rooms. A thermostat was also installed in each room for zoned heating throughout.

“Our previous home was heated by oil and having now moved to an air to water heat pump, I have really noticed how the heat pump provides a level, constant heat throughout the house so it always feels warm and comfortable. Having solar PV means that I can also run the heat pump using renewable electricity during the day or take advantage of using a night-time rate for electricity so it’s a win win situation.”

Q: Did you plan to get involved in the Construction Industry?

If you had told my younger self that I’d end up in the construction industry, I don’t think he would have believed you. But here we are, and I couldn’t be happier.

I suppose my childhood obsession with Lego sets wasn’t just a phase but a foreshadow of my future career.

I always loved creating things – from building forts at home to drawing in my school notebooks. When it came to deciding on my career, architecture seemed the natural choice for me. It was the perfect blend of art and science, creativity, and practicality. There is also something special about being able to help create the city around you. Designing spaces where people live, work, and play? That’s what I call a dream job.

Q: How did you start off?

My first job was going door to door washing people’s cars. Although I massively undercharged (each wash cost just £1!), it was quite successful. After all, who can say no to a child trying to earn some extra pocket money?!

I’ve always had a strong work ethic, a value instilled in me by my family. Throughout my early years, I took on a variety of part-time jobs, from working at Dunnes Store and on the assembly line at Ford, to shifts at a chemical plant and overnight work at Belmont Photo Prints. My work experience has been incredibly diverse!

After gaining experience at a few architectural

practices, I eventually joined Rolston Architects. Working under Harry Rolston was a turning point in my career – his leadership was exceptional, and I was deeply impressed by how he managed his firm. He placed immense trust in his team, giving each member significant responsibility, which fostered a strong sense of ownership and collaboration. Almost 20 years to the day from when I sat down at my drawing board for the first time to begin my professional journey, I acquired the business from my mentor and long-term friend, Harry Rolston.

Today, I continue to embrace Harry’s ethos by placing great trust in my own team. I love watching them succeed and feel privileged to be part of their journey.

Q: What have been the highlights of your career so far?

I have had the pleasure of designing some iconic buildings over my career, from the stunning lines of the Glengormley workspace hub to the jaw-dropping heights of the £60 million Build-To-Rent development in the cultural heart of Belfast. Each one has been a ride of creativity, innovation and showcases the design capabilities of Collins Rolston. One of our proudest achievements has been the successful diversification of our core sectors.

Additionally, breaking into the Republic of Ireland market has been a particularly rewarding milestone for us. This expansion represents a new chapter in our journey, and we are excited about the opportunities that lie ahead as we continue to grow and innovate.

Q: What was the best piece of advice you’ve been given?

Harry Rolston has given me great advice over the years. Harry is a true pioneer within the profession, and I will always remember him telling me that “experience is the greatest teacher you will ever find.”

I’m a huge advocate of learning from our experiences and realising there are elements that are within your control and those that aren’t. Concentrate on those areas you can influence and take lots of advice.

Q: What would you say to any students considering a career in construction?

No matter what industry you are in, to be successful you must work for it. Construction is challenging and you will meet many obstacles along the way, so it is important to be willing to work harder than anyone else. There really is no substitute for hard work. You will make mistakes along the way, but these will be important lessons that contribute to your success. Mistakes happen. What’s important is that you learn from them.

Positivity is key – especially during the storms! Having a ‘can do’ attitude will also allow you to bring fantastic ideas to life.

Q: Do you think the Construction Sector needs more support from Stormont?

Definitely - the construction sector is the backbone of our economy, the very foundation (pun intended!) upon which our communities are built. Yet it can sometimes feel like we are turning blueprints into buildings while constantly trying to navigate the difficult maze of red tape.

The support of Stormont could be a gamechanger for our industry. We need streamlined regulations, faster planning approvals, more social housing, and more investment in infrastructure projects. We also need greater support from NI water, as waiting times for achieving water connections to new projects can often be lengthy.

Q: What needs to be done to help the Construction Sector?

We need to cut through the bureaucratic red tape and streamline planning approvals, making the process much easier. Increased investment in infrastructure is essential, giving our communities a much-needed facelift. Embracing new technologies like BIM and Modern Methods of Construction as well as sustainable building practices is crucial –innovation shouldn’t be a scary word.

Q: Tell us something surprising about yourself…

I am “King of Creaghanarourke Island”I own an island in Lough Erne (although my children might argue that the ‘king’ title means very little…)

The island is home to many endangered species, including bluebells and various types of fauna, so I have partnered with an ecologist to create a sanctuary where these species can thrive.
