T

he housing market is booming! Home sellers are getting more than asking price in some cases, often within hours of listing. For builders, most homes have serious inquiries before construction is completed.

In the midst of this housing frenzy there is a sect of our community that isn’t thriving in this housing boom—homeless people. This can include those without a roof over their head, but also includes people who are staying with friends or family, or in a shelter. For many, life events like losing a job or health problems (mental and physical) can put additional pressure on an unstable situation. Cleveland County has a resource that serves and helps anyone caught in this situation: Food & Shelter, Inc., is a nonprofit founded in 1983 by members of the McFarlin United Methodist Church, lead by Harriet Leigh and Kathryn Selmon. The group started by distributing meals to hungry people. The need they found was greater than expected, so the United Methodist Church organized more volunteers and opened a physical location in 1987 to expand the resources and services offered to those in need. In 2017, the center was moved to their current location at 201 Reed Avenue. Though the services offered have grown over the years, the mission remains the same — to help families have better lives through accessing food and shelter. The organization continues to grow and gain both volunteers and donors to help serve the needs of the community. Through these continued efforts more

people are being served than ever before. The food program, now funded by United Way of Norman, helps hundreds of adults and children get food daily. Breakfast and lunch is served seven days a week to anyone who is hungry. On an average day, Food & Shelter will serve 250 meals per day. In 2018 alone, over 180,000 meals were served. Beyond meals, the organization also provides food baskets to hungry families who struggle to pay for groceries after rent and bills are paid. Adding Housing to the Ministry What started as a meal ministry has now grown into something much greater. In 2016, Gene McKown, founder of Landmark Fine Homes and Ideal Homes, began a movement to get sponsorships from individuals and businesses to help cover costs of building “tiny homes” on the property of Food & Shelter, Inc. In addition to personally contributing $110,000, Gene raised another $3.25 million from the community to build 32 fully furnished tiny homes. A year later, McKown Village was opened and has been filled ever since with grateful individuals. Cottages for single adults are 250 square feet while homes for families with children range from 500 to 780 square feet. The majority of furnishings have been donations from local church groups. BASCO Gives a Helping Hand McKown Village continues to grow in order to meet the still-present need of the community. This year, the Builders Association of South Central Oklahoma (BASCO) is donating a portion of the


advertising proceeds from the annual Festival of Homes to help in this worthy cause. A donation of $10,000 will be given to McKown Village in an effort to resolve homelessness and hunger for an even greater part of the Cleveland County. In past years, a portion of proceeds have gone towards different community endeavors such as the BASCO student chapter at the University of Oklahoma and to scholarships at Mid-America Vo-Tech and Moore Norman Technology for students interested in careers in the construction industry. This year’s focus on the homeless and food-challenged community has become a priority because of the staggering prices and supply issues in the housing market. “It’s a domino effect,” says Josh Edge, BASCO President, “with supply issues, the availability and prices for new homes has shot up. This creates higher demand for existing homes, higher rent, less availability. Ultimately our community has a greater need for housing and BASCO’s job is to support our builders and community alike. We’re answering a call for help—and sincerely hope to make a difference.” The village provides short-term, long-term and supportive housing for individuals and families who are in need. The transitional housing program offers families with children a home for up to two years and each family has a case manager who will encourage and assist them while the family works to create their own stable future. The housing provides the foundation and support for people who are battling issues, and

the case manager ensures they maintain a stable, healthy lifestyle. Because the village isn’t geared to handle emergency shelter needs, they provide emergency placement through motel stays. This is a new and unique strategy in tackling homelessness. By avoiding homelessness, Food & Shelter hopes to avoid or reduce the trauma that parents, children, and single individuals experience when in crisis. The campus continues to expand; they have added a new kitchen, dining room, and additional office space. The Food & Shelter community is a resource for many in need, and a true community effort. Building with a Purpose The 2022 Festival of Homes consists of 18 new homes with a wide range in style, location, and pricing—visitors should be able to find inspiration or a potential builder for their own dream home. Each of the builders participating in this year’s Festival are opening one (or more) of their newly constructed homes to visitors. In today’s market, holding a home from being sold is significant. All builders are feeling the pressure from a high demand market while building supplies and inventory slow the timeline for new construction. For that reason, we truly appreciate each builder who has made the commitment to the Festival! Gene McKown’s own construction companies, Ideal Homes & Neighborhoods and also Landmark Fine Homes have homes in the Festival. (See page 5 for a list of builders and their homes.) The Festival is free to attend. We encourage everyone who can to visit each home—and thank a builder!

The mission is very simple. We feed those who are hungry and wrap our arms around the lost and alone, helping them find their way back home. We believe no person can overcome life’s most difficult obstacles if they are hungry and worried constantly about where they will sleep.

Millennial Millennial Home Home Preferences Preferences Shift Shift Due Due to to Pandemic Pandemic Home buyer preferences have continued to reverse trends in home building as builders work to respond to new interests in the wake of COVID. Increased desire for bigger homes, suburban locations and more outdoor amenities are driving new home design. One of the most striking results is the rise in the average size of a new home to 2,524 square feet as well as the percentage of new homes with more bedrooms and bathrooms.

The percentage of single-family homes with patios has risen to 63% as more emphasis has been placed on outdoor living in recent years. Home buyers across generations have also noted interest in exterior living, with millennials indicating a specific interest in front porches as well. Specific generations are driving these new home trends. The National Association of Home Builders (NAHB) conducted a recent survey of new and prospective home buyers across the country. More than a third of millennials (36%) and Gen-Xers (34%) say their housing preferences have changed because of the pandemic, according to the survey. In addition to a desire for more space and more bedrooms, millennials and Gen Xers are also looking for homes with modern or contemporary exteriors that are designed for multiple generations. Other changes include an interest in exercise rooms and home offices in their homes, as well as designated bike lanes in their communities. “With this data, you immediately see that younger buyers have been impacted by the pandemic more than older generations,” said Rose Quint, NAHB assistant vice president of survey research. Only 18% of baby boomers, on the other hand, noted a change in their preferences. Baby boomers are interested in smaller homes on smaller lots, preferably in the suburbs. They also have an eye toward energy efficiency; top features unique to this generation include energyefficient lighting and ENERGY STAR appliances. Quint attributed the greater interest in energy-efficient features to prior homeownership. “Boomers have likely owned a home before and understand the costs of heating and cooling a home,” she noted.
