Building Hope

A Festival with Purpose by Anne M. Richardson

T

he housing market is booming! Home sellers are getting more than asking price in some cases, often within hours of listing. For builders, most homes have serious inquiries before construction is completed.

Photos provided by Food & Shelter, Inc.

In the midst of this housing frenzy there is a sect of our community that isn’t thriving in this housing boom—homeless people. This can include those without a roof over their head, but also includes people who are staying with friends or family, or in a shelter. For many, life events like losing a job or health problems (mental and physical) can put additional pressure on an unstable situation. Cleveland County has a resource that serves and helps anyone caught in this situation: Food & Shelter, Inc., is a nonprofit founded in 1983 by members of the McFarlin United Methodist Church, lead by Harriet Leigh and Kathryn Selmon. The group started by distributing meals to hungry people. The need they found was greater than expected, so the United Methodist Church organized more volunteers and opened a physical location in 1987 to expand the resources and services offered to those in need. In 2017, the center was moved to their current location at 201 Reed Avenue. Though the services offered have grown over the years, the mission remains the same — to help families have better lives through accessing food and shelter. The organization continues to grow and gain both volunteers and donors to help serve the needs of the community. Through these continued efforts more

6

people are being served than ever before. The food program, now funded by United Way of Norman, helps hundreds of adults and children get food daily. Breakfast and lunch is served seven days a week to anyone who is hungry. On an average day, Food & Shelter will serve 250 meals per day. In 2018 alone, over 180,000 meals were served. Beyond meals, the organization also provides food baskets to hungry families who struggle to pay for groceries after rent and bills are paid. Adding Housing to the Ministry What started as a meal ministry has now grown into something much greater. In 2016, Gene McKown, founder of Landmark Fine Homes and Ideal Homes, began a movement to get sponsorships from individuals and businesses to help cover costs of building “tiny homes” on the property of Food & Shelter, Inc. In addition to personally contributing $110,000, Gene raised another $3.25 million from the community to build 32 fully furnished tiny homes. A year later, McKown Village was opened and has been filled ever since with grateful individuals. Cottages for single adults are 250 square feet while homes for families with children range from 500 to 780 square feet. The majority of furnishings have been donations from local church groups. BASCO Gives a Helping Hand McKown Village continues to grow in order to meet the still-present need of the community. This year, the Builders Association of South Central Oklahoma (BASCO) is donating a portion of the

advertising proceeds from the annual Festival of Homes to help in this worthy cause. A donation of $10,000 will be given to McKown Village in an effort to resolve homelessness and hunger for an even greater part of the Cleveland County. In past years, a portion of proceeds have gone towards different community endeavors such as the BASCO student chapter at the University of Oklahoma and to scholarships at Mid-America Vo-Tech and Moore Norman Technology for students interested in careers in the construction industry. This year’s focus on the homeless and food-challenged community has become a priority because of the staggering prices and supply issues in the housing market. “It’s a domino effect,” says Josh Edge, BASCO President, “with supply issues, the availability and prices for new homes has shot up. This creates higher demand for existing homes, higher rent, less availability. Ultimately our community has a greater need for housing and BASCO’s job is to support our builders and community alike. We’re answering a call for help—and sincerely hope to make a difference.” The village provides short-term, long-term and supportive housing for individuals and families who are in need. The transitional housing program offers families with children a home for up to two years and each family has a case manager who will encourage and assist them while the family works to create their own stable future. The housing provides the foundation and support for people who are battling issues, and

the case manager ensures they maintain a stable, healthy lifestyle. Because the village isn’t geared to handle emergency shelter needs, they provide emergency placement through motel stays. This is a new and unique strategy in tackling homelessness. By avoiding homelessness, Food & Shelter hopes to avoid or reduce the trauma that parents, children, and single individuals experience when in crisis. The campus continues to expand; they have added a new kitchen, dining room, and additional office space. The Food & Shelter community is a resource for many in need, and a true community effort. Building with a Purpose The 2022 Festival of Homes consists of 18 new homes with a wide range in style, location, and pricing—visitors should be able to find inspiration or a potential builder for their own dream home. Each of the builders participating in this year’s Festival are opening one (or more) of their newly constructed homes to visitors. In today’s market, holding a home from being sold is significant. All builders are feeling the pressure from a high demand market while building supplies and inventory slow the timeline for new construction. For that reason, we truly appreciate each builder who has made the commitment to the Festival! Gene McKown’s own construction companies, Ideal Homes & Neighborhoods and also Landmark Fine Homes have homes in the Festival. (See page 5 for a list of builders and their homes.) The Festival is free to attend. We encourage everyone who can to visit each home—and thank a builder!

The mission is very simple. We feed those who are hungry and wrap our arms around the lost and alone, helping them find their way back home. We believe no person can overcome life’s most difficult obstacles if they are hungry and worried constantly about where they will sleep.

If you are interested in volunteering or donating to Food & Shelter, Inc. or McKown Village, please call (405) 360-4954 or learn more at foodandshelterinc.org. Top donation needs include milk, juice, eggs, cereal, blankets, sleeping bags, and cleaning supplies.

Millennial Millennial Home Home Preferences Preferences Shift Shift Due Due to to Pandemic Pandemic Home buyer preferences have continued to reverse trends in home building as builders work to respond to new interests in the wake of COVID. Increased desire for bigger homes, suburban locations and more outdoor amenities are driving new home design. One of the most striking results is the rise in the average size of a new home to 2,524 square feet as well as the percentage of new homes with more bedrooms and bathrooms.

The percentage of single-family homes with patios has risen to 63% as more emphasis has been placed on outdoor living in recent years. Home buyers across generations have also noted interest in exterior living, with millennials indicating a specific interest in front porches as well. For more information about new homes and home buying trends, visit BASCO-OK.com/blog.

Specific generations are driving these new home trends. The National Association of Home Builders (NAHB) conducted a recent survey of new and prospective home buyers across the country. More than a third of millennials (36%) and Gen-Xers (34%) say their housing preferences have changed because of the pandemic, according to the survey. In addition to a desire for more space and more bedrooms, millennials and Gen Xers are also looking for homes with modern or contemporary exteriors that are designed for multiple generations. Other changes include an interest in exercise rooms and home offices in their homes, as well as designated bike lanes in their communities. “With this data, you immediately see that younger buyers have been impacted by the pandemic more than older generations,” said Rose Quint, NAHB assistant vice president of survey research. Only 18% of baby boomers, on the other hand, noted a change in their preferences. Baby boomers are interested in smaller homes on smaller lots, preferably in the suburbs. They also have an eye toward energy efficiency; top features unique to this generation include energyefficient lighting and ENERGY STAR appliances. Quint attributed the greater interest in energy-efficient features to prior homeownership. “Boomers have likely owned a home before and understand the costs of heating and cooling a home,” she noted.

3 Ways to Make Your Home Renovations Shine Homeowners continue to invest more in remodeling and home improvements than ever before. Spending on home renovations has surged and experts predict that trend will continue. Let’s take a look at a few of the key elements of successful home improvement to consider within your next project:

at Dahlin Group in Pleasanton, CA. More light in your home doesn’t always mean better. The key is determining the size and placement of the windows based on a home’s layout. Different angles of light at different times of the day will add character and balance the space.

STAY TRUE TO THE ORIGINAL CHARACTER

Especially for those who spend most of their day indoors, creating a connection to the outdoors has become increasingly valuable. In fact, according to the most recent NAHB study What Home Buyers Really Want, 78% of home buyers consider a patio to be either “desirable” or “essential.” As a result, builder data show that the percentage of new single-family homes with patios rose to 63% last year.

Sometimes during extensive home improvement projects, the original character of the home is lost. Experts say this approach makes the home appear disjointed or out of place. Staying true to its original character was the primary objective for The New American Remodel® 2022 – a flagship exhibit of the 2022 NAHB International Builders’ Show®. “The vision for the 2022 New American Remodel was to really capture the essence of this mid-century/modern home, without taking away from its original beauty and charm,” said Phil Kean, president of Phil Kean Design Group and the project’s lead architect. Many of the original elements that were kept and enhanced include an expansive great room, floor-to-ceiling windows, a large stone fireplace and the front porch overlooking a nearby lake. OPTIMIZE NATURAL LIGHT

The right amount of illumination can make or break a room. In 2020, the America at Home study surveyed nearly 7,000 consumers nationwide to better understand how their home design preferences may have changed in light of COVID-19. The study confirmed that one of the top things people are now looking for in a home is abundant natural light, says Donald Ruthroff, AIA, principal and senior architect

CONNECT WITH THE OUTDOORS

Demand for outdoor living space is especially high among millennials, many of whom indicated a specific interest in front porches. “I love the fact that styles are cyclical, and that front porches are becoming popular again,” shared Allison Paul, principal at Lessard Design in Vienna, Va. “People want to be outdoors.” But not just any outdoor space will do, as the majority of consumers say they strongly prefer “multifunctional” patios over “open yard” designs. For home owners who want to make that ideal, multifunctional space, design professionals suggest creating multilevel terraces, sunken patios, or outdoor kitchen-living rooms. No matter what your home improvement needs are, it is always best to enlist the expertise of a professional remodeler to help guide you through the process. 2022 Color Trends and Design Ideas Summer is a great time for fresh starts— great weather, new goals, new routines, you name it. It can also be a great time to give your home a quick refresh as well. And one of the easiest ways to rejuvenate your home is with a fresh coat of paint.

Want a splash of color? Choose PANTONE’s 2022 Color of the Year Veri Peri

For its 2022 color of the year, global color authority Pantone has for the first time created a brand new shade: Pantone 17-3938 Very Peri, a vibrant periwinkle blue with violet red undertones. Evergreen Fog, as seen in entry above. Photo: Courtesy of Sherwin-Williams

New home design trends in recent years have emphasized wellness to match the focus on overall health in the wake of the COVID-19 pandemic, so it’s no surprise that the 2022 color trends are following suit. Major paint manufacturers across the board have selected subtle green-gray hues as their top pick because of their versatility and serene ambiance. Here are home design ideas and creative ways you can incorporate these trendy tints into your home. PLAY UP AN ACCENT FEATURE. Paint colors aren’t just for your walls.

Whether you’re breathing new life into an old piece of furniture or adding a pop of color to your kitchen island, bold, lively hues such as Farrow & Ball’s Breakfast Room Green or Dutch Boy’s Cypress Garden can instantly refresh any room. Take a look around your favorite spots in the home to see what elements could use a little refresh.

“It was really important for us to come up with a new color, because we have a very new vision of the world now,” Pantone Color Institute executive director Leatrice Eiseman told CNN. After the lockdowns of 2020, 2022’s Very Peri symbolizes the changes the world is experiencing as we look to move beyond the isolation and uncertainty of the pandemic. The color is the “happiest and warmest of all the blue hues,” said the company. “It’s unusual to refer to blue as ‘happy,’ but when you add that red element to it, that’s exactly what happened,” Eiseman added, speaking to Time. “We felt it was so important to put together a color that encapsulated the feeling of newness.”

CREATE A MINI SPA. The definition of home has changed for many in

recent years, as it has had to serve as living space, office space, home gym and maybe even a classroom. With all that activity, it’s important to have some place to retreat and regroup. Transform a quiet space in your home — be it a bedroom, bathroom or hobby space — into your instant relaxation area by creating a serene backdrop using softer color selections, such as Behr’s silvery green Breezeway or Benjamin Moore’s October Mist. ENHANCE YOUR HOME’S NATURAL BEAUTY. Organic textiles, such as

wood or stone, provide an instant connection to the outdoors even when you can’t get outside, which can help lift your mood — especially in the winter in colder climates. Finding colors that complement these strong neutrals, such as Sherwin-Williams’ Evergreen Fog, PPG’s Olive Spring and Valspar’s Blanched Thyme, provides balance and helps bring the outdoors in to create a naturally beautiful home. For more information about home design trends, view the online directory of interior designers at BASCO-OK.com/find-a-pro.

Top Home

Design Trends

of 2022 The pandemic shifted the way individuals work, play and live at home. At the start of each year, the Best in American Living Awards (BALA) recognizes dozens of new projects from this past year featuring the most innovative layouts and eye-catching design elements. Functional and dazzling home features are reflected in the award-winning designs this year. TOP HOME DESIGN TRENDS FOR 2022

Whether you’re looking to buy a new home, thinking about renovating your current one, or you’re just interested in what’s new in home designs, here are some of the biggest home design trends you will see dominating in 2022. BEAMED AND/OR STAINED CEILINGS.

Different detailing overhead creates a wow factor for both low and high ceilings alike, while stains and tonal materials provide a more cohesive room palette. This trend is especially popular in kitchens. CREATIVE OUTDOOR SPACES. Post-pandemic

design continues to utilize the outdoors to develop spaces for relaxing, entertaining, home office or just taking in the views. Multilevel terraces, sunken living rooms with firepits and indoor courtyards are just a few examples of these designs. IMPROVED INDOOR/OUTDOOR CONNECTIONS.

Emphasis on health and wellness has led to an increased focus on creating intentional, seamless transitions from indoors to outdoors. Material choices can play a large role by visually connecting adjoining spaces, but even details as subtle as skylights in the kitchen or glass walls to take advantage of the surrounding views can usher

in these natural connections. Landscape designs are also improving to seamlessly blend the home with the surrounding area. MORE DURABLE MATERIALS.

As indoor and outdoor spaces continue to blend, materials that operate equally in both conditions are key to creating a smooth transition. This includes not only the doors or track systems to bridge the gap, but also selections such as ceiling treatments or flooring, where materials such as stone can provide a wow factor both inside and out. RESORT-LIKE AMENITIES. More time spent at home

means greater attention paid to features to enhance it, whether it’s an outdoor lounge or a game room. Pets are very important, with designs increasingly incorporating areas such as dog spas, pet pads or dog runs. ENHANCED FOCUS ON FUNCTION. Homes

have had to work harder for their residents in recent years, and designs are adapting to incorporate more functional and multi-functional spaces to use. Examples include wine storage, prep kitchens, mudrooms and dedicated gym or workout areas. SIZE DOESN’T MATTER. Spaces

should get as much mileage out of their designs as possible, whether it’s a remodeled great room/dining room/kitchen to improve functionality or a glass-encased room with doors to provide privacy when needed while remaining connected to the rest of the home. For more information about the latest designs for your home, or to create the new home of your dreams, find a BASCO member, builder, or remodeler online at BASCO-OK.com/find-a-pro.

How do you choose a builder to build your new home? Shop for your builder as thoroughly as you shop for your home because the quality of your home will be determined by the quality of the builder. Here are a few tips to get you started... MEET THE BUILDER Ask about the things that are important to you. Look at floor plans and talk about the home you want. How well does this company listen? Are your questions answered clearly and completely? Are phone calls returned promptly? Choose someone with whom you will be comfortable for the long term. LOOK AT MODELS Look carefully at everything, then return to those you like and look again. The quality you are looking at is the quality the builder will deliver. Check out the builder’s website to see examples of past work and design style.

COST PER SQUARE FOOT Accurate pricing requires detailed specifications and input from suppliers and trade contractors. Don't compare floor plans based on cost per square foot. Comparing two homes that each include 4 bedrooms and 3 baths might find one is built for $170 a square foot and another for $180. However, the apparently more expensive home might include a higher level of amenities and upgrades like energy-saving features. Many factors must come together for you to be comfortable with your builder—design, quality, price, scheduling, and of course, location. Throughout your exploration, you will get a feel for which one fits your needs best. Go to BASCO-OK.com for resources on remodeling, a directory of vendors, tips and resources. Or call us at (405) 360-4161.
