Zoning code rewrite process nears starting line By Lynn Burton Sopris Sun Staff Writer Ready. Set. Go? Not quite yet, but Carbondale is nearing the starting line of a process to rewrite the town’s zoning code that is expected to extend into next year. The Carbondale Planning and Zoning Commission’s March 28 agenda called for the appointed board to ďŹ nalize the format for a downtown “visioningâ€? meeting for downtown property owners on April 11. Another important date is April 29-30, when the town holds kick-off meetings and hud-

dles with focus groups. Carbondale is rewriting its zoning code following the trustees passage of a new comprehensive plan earlier in the year. The new comprehensive plan, with few actual teeth, was meant to provide the framework for a new zoning code that will come equipped with plenty of choppers. According to memos in the March 28 P&Z packet, the preliminary format for the April 11 visioning meeting will include lots of questions for downtown property owners to consider. A partial list of rough-draft questions follows below. Under the heading “Big Picture Vision, questions include:

What are the biggest pressures to downtown? • Why did you locate your business downtown? • What other types of uses in downtown would complement your business? • What uses do you envision for some of the vacant downtown properties?

Under the heading “Parking/Transportationâ€? the questions include: • How do you get to downtown? Why do you choose that method? • How far do you expect to park from your downtown destination? What’s the maximum distance your customers expect to park? What would be an acceptable distance in ďŹ ve years? Under the heading “Follow Up/Other Questionsâ€? the questions include: • What’s the downtown vibe? • Where is the center of downtown?
