Lindalyn Adams ADVISORY BOARD MEMBER FOUNDING MEMBER, 1982

he 2014 PCHPS Board of Directors is grateful to Lindalyn Adams for her advice and support this year. She helped with the planning of the Centennial Historic Markings in the fall, the Speaker series presentation at Old Parkland during the Kennedy Assassination Anniversary in November, and with the planning for this year’s Home Tour events.

She was recently asked about the beginning of PCHPS. She replied; “The society’s Landmark Advisory Committee, first established in 1982, was formed to bring attention to the loss of irreplaceable examples of architecture, and to the importance of preservation of these homes, long an important feature of the Park Cities. The Advisory Committee, composed of residents well versed in historical designation and restoration, began a historic marking program to bring attention to the importance of protecting homes deemed historic and worthy of preservation. Over 180 homes have received the bronze plaques designating these homes as historic.

The Society began a “Save the House” Campaign to protect the oldest remaining home in Highland Park by moving it to Old City Park, now Dallas Heritage Village. After the citizen-wide effort was funded to move the structure, a new organization, La Fiesta de las Seis Banderas, was formed to restore the Park Cities heritage House. La Fiesta has taken its place as a major event benefitting Park Cities organizations.”

When asked what she feels the value is of a historical designation, she replied; “Historical markers and designations bring honor to a site or property whether it is marked either as a National Historic Site of the National Park Service, the Texas Historical Commission, or in case of a local society such as ours, the Landmark Committees’s recommendation ratified by approval of the Board of Directors.

Each one, either national, state, or local has its own identifying medallion certifying the site, institution or property meets the criteria of that entity as being historic.

Historical markers are an honor bestowed upon the entity.”

HARLA N CR OW is the chairman and chief executive officer of Crow Family Holdings, a private family business established to exclusively manage the capital of the Trammell Crow family. He assumed overall responsibilities for the family operations in 1988 after serving in other management positions.

The UT Austin alumnus received a bachelor in business administration in 1974. He is presently a director on several boards including the American Enterprise Institute, the Southwestern Medical Foundation, the Supreme Court Historical Society Board and the Antiquarian Society. He also serves as honorary counsel of Denmark for the Southwest region.

Harlan Crow is the 3rd son of Margaret and Trammell Crow. After

WWII, Trammell Crow created one of the most successful real estate investment businesses in the United States. Harlan Crow began his career at his father’s firm in 1974, in Houston, Texas, as an industrial leasing agent.

After working in a variety of positions at the firm, Harlan Crow took over the top role from his father in 1988.

During Crow’s tenure as CEO, the firm has continued to grow and strengthen its position as a leader in the real estate investment business. The firm has also made important strategic diversifications into a whole variety of additional asset classes. These include new asset allocation models for public equities, hedge funds, private equities and other asset classes. Today, the firm’s asset base is diversified.

The Park Cities Historical and Preservation Society has sponsored the luncheon the past three years to provide scholarships to graduating seniors of Highland Park High School who will be studying in the areas of architecture, history, or other areas related to the preservation of our heritage.

What an honor for Harlan Crow to be our speaker this year as we celebrate our upcoming Historical Home Tour, Architects of Distinction, which will highlight area homes designed by significant architects. Harlan is an art and history enthusiast whom we are delighted to have share his own history of collections in paintings, books, documents and statuaries.

Harlan is a true jewel for the city of Dallas and to our own Park Cities neighborhood.

His restoration and renovation of the beloved Old Parkland Hospital represents how his architectural ideas were manifested into an amazingly beautiful office complex. His undertaking of this venture is a beautiful example of preservation itself and how we can elevate the advocacy of protecting historic property.

His family home on Preston Road will be a highlighted feature on our tour this year, Saturday, April 12th! It will draw particular attention in that it will give our guests an opportunity to see his family’s invaluable personal collections throughout the home and library. In addition, a walk through their lovely gardens will amaze its visitors with a “one of a kind” tour of statues of 20th century tyrants and famous dictators of the past.

Preston

Anton Korn, Architect The architect of the original structure at 4700 Preston Rd. was Anton F. Korn. Born in Germany in 1886, his father brought him to the United States at the age of ten. Growing up in New York, he worked for a number of architects there before attending Cornell University’s architecture program. He left Cornell before completing his degree to return to New York where he again worked for several architectural firms.

In 1914, he was sent by one of those firms to Galveston, Texas, to manage the remodeling of the medical branch of the University of Texas. He soon began designing homes for the city’s businessmen.

Once the hospital renovation was complete, he decided to remain in Texas and open his own office. He moved from Galveston to the booming city of Dallas to open his practice in 1917.

Korn’s practice grew quickly and he was soon in 18

demand for the design of the most prominent residences in the Park Cities. Along with Hal Thompson and Fooshee & Cheek, Korn was among the most important residential architects of his day. Noted primarily for his Tudor style homes, he was equally adept at Colonial Revival, Italian Renaissance, French Revival and other popular styles of the period.

When Harlan Crow acquired the estate, he commissioned the addition of two wings to the original Korn structure. The north wing contains additional family space while the south wing is a library to house Mr. Crow’s eclectic and valuable collections. Richard Giegengack of Washington, D.C., was commissioned to design these wings, and sensitively designed them to add more space than the original structure without overpowering it.

rchitect Anton Korn designed the original structure and created an unusual square entry area framed with square, fluted columns. Spacious casements invite guests to flow into the formal living and dining rooms.

The exterior wall to both formals is accentuated by French doors and windows that view a charming fountain and the expansive grounds. Both formal areas are appointed with handsome fireplaces.

Few residences can rival the colorful history and grandeur of the Crow estate situated on 7.7 acres north of Exall Lake Dam. Adjoining the living room is the “old” original library constructed of dark English oak throughout. A small garden room gallery and a space called the “Blue”room are adjacent to the “old” library. The small gallery has multiple art works from three famous World War II leaders. In the “Blue” room the focal point is a magnificent carved rendering, in stone, of Noah’s Ark by Zadora.

In 2003, Mrs.Crow oversaw the creation of the family wing which provides all those spaces necessary for family activities. The two story family room, with barrel vault ceiling, has three magnificent bronze and glass fixtures suspended from the ceiling.

Warm wood paneling, fluted columns, balustrades, and Palladian arc doors add to the ambiance. A separate demilune seating area is a charming addition to the room with views of the pool and grounds.

Completed in 2004, the library/ gallery wing addition was supervised

by Mr. Crow and designed to

showcase collections of 18th and 19th century portraiture, rare documents, manuscripts, and books. The gallery, off the domed entry hall, is a long stately room crowned by a coffered ceiling and illuminated by a wall of French doors. Portraits of historical figures and families are presented in a milieu of antique rugs, 18th century English furniture and intimate seating areas.

The owner’s cupola-topped octagonal office at the end of the gallery anchors and complements the entry to this wing.

The exterior elevations are beautifully constructed and present 360° views of the gardens.

The library spans 44 feet by 77 feet and soars 2 1/2 stories high; this space is punctuated by a mezzanine and arched, coffered plaster ceiling. A stage is at one end of the room and a magnificent hand-carved mahogany fireplace with Italian black marble balances the other end. John Phifer Marr directed the interior design and selected darkstained mahogany for the grand fluted columns, book cases, and paneling. The Crows have one of the most extensive, private collections, some 8000 volumes with a focus on American history.

Additionally, the library contains over 3000 rare documents. Conceptually and physically bound together, the library and art gallery offer a pictorial and written retrospective of American history.

These spaces were designed in anticipation of both large and intimate gatherings since furnishings and fabric choices temper the imposing scale and add warmth.

illow Wood W 5 Gary Cunningham, Cunningham Architects The original design of the Pump House was commissioned by Highland Park’s developers, Edgar Flippen and Hugh Prather, and executed by Myers and Noyes Consulting Engineers in 1915. In 1922, the developers sold the facility to the Town of Highland Park.

The dramatic conversion of the Pump House to an art gallery was designed by Gary M. Cunningham (known to his friends as “Corky”). A product of the Park Cities, he graduated from Cistercian Preparatory School and later received a degree in architecture from the University of Texas. He began his career with the Dallas office of Hellmuth, Obata and Kassabaum (HOK), but soon established his own practice and has become one

of the most sought-after architects in Dallas.

When the Rose family purchased the Pump House in 2002, they commissioned Cunningham Architects to convert it to a gallery and entertainment facility. The solution not only respects that use but celebrates it with a transparent floor that illuminates the piping and machinery that provided the Town of Highland Park with its water for many years.

Mr. Cunningham’s work is noted for its cutting edge use of materials and textures that create visually stimulating spaces. His projects include numerous residences as well as corporate, commercial and religious facilities. He was recognized as a Fellow of the American Institute of Architects.

Pump House

he Pump House is a prime example of what is possible when a passion for art, environment, historical preservation, and ecology fuse with property ownership. This venture began for the Rose family when they purchased the land adjacent to their home. Mrs. Rose embraced a mission statement to restore an old water pumping station and reimagine uses for the long-neglected site. The result is a deconstructed residential garden that transforms the industrial into the artistic, incorporating original mechanical equipment, gears, and valves with elements of sustainable design.

In 1915, a private water company built a small pump station, two separate 100,000 gallon storage tanks, and a sunken reservoir near the Exall Dam on Turtle Creek to service the growing new community of Highland Park. From 1922-1932, the Town of Highland Park owned and operated the pump station. Then, from 1932, until 1950, Highland Park elected to purchase water from the city of Dallas.

Eventually, the old Pump House evolved into a storage facility used by city employees to store equipment and materials. In 2000, the well was plugged and the housing demolished.

Fortunately, paint marks and tracings on the old buildings and water tank walls remain visible and continue to tell the history of the site.

The Pump House is a reminder that the bones of history can provide form, shape, and substance to a unique new creation. After acquiring the property with an appreciation for history and an eye to the future, Mrs. Rose began a collaborative effort with landscape architects, environmental artists, and architects to preserve the industrial elements of the old Turtle Creek Pump House. The team responded to their client’s vision by designing a garden with intensively planted native Texas grasses and perennials. Sustainable design elements are incorporated everywhere and include water permeable paver and grass systems, a recycled valve system, a wet garden, as well as a dry garden.

Recycled materials that have a new life include: 70-year-old broken concrete slabs ( garden floor), old electrical panels (steel benches), and a refashioned steel well-head (cocktail table).

A visit to the Pump House brings about many encounters with a new interpretive use of water. Misters, splash basins, reservoirs, fountains, and the constant interplay of concrete and water are symbolic. It is easy to understand why the Pump House received the 2007 Residential Design Honor Award from the American Society of Landscape Architects.

The site that once pumped clean drinking water to an entire community is now a salon, an art space, a temporary flat, a place to play, and a private refuge.

Lucius E. O’Bannon, Architect The house at 4243 Beverly was designed by Lucius E. O’Bannon. Born in 1905, Mr. O’Bannon was a graduate of Texas A & M. He worked under a number of architects including Roscoe P. Dewitt, Arch C. Baker, and C. C. Bulger before forming his own firm

with Lee R. Greenfield in 1945.

Unfortunately, not much is known about his practice.

His work included a number of homes as well as commercial and educational facilities.

Forgarty House

he French Norman inspired home at 4243 Beverly Drive was designed by Lucius O’Banion and sits on a corner lot which accents the pleasing proportions of the home relative to the property. A slate roof and interesting pediments above the second story windows are rich details.

The focal point of the square entry is a handsome brass and iron Neoclassical railing for the staircase; two landings add to the architectural interest.

Bright, light color choices and hardwood floors for the formal and casual living areas bind the rooms together and allow each one to flow into the next. This true center hall plan has the living room on the left of the entrance and dining room on the right.

The east living room wall has wide tongue in groove paneling that adds a layer of texture and an original fireplace mantle with beautiful black marble surround. Wide, open casements frame the formals.

The charming family room is visible from the entry and invites visitors to walk down the hallway. A vaulted beamed ceiling elevates the space and highlights the cast stone fireplace and large limestone square tile blocks on the floor. French doors and windows bring in additional light and the room seems to glow. An accessory hallway leads from the entry into the galley style kitchen. Black countertops with a gray/black marble backsplash make an impact.

The kitchen opens up to an adjoining keeping room. Visitors step down onto a Saltillo tile floor and enter an area

complete with bookshelves, computer nook and comfortable furnishings.

French doors lead out to a loggia area with inviting square lagoon style pool and a fire pit. Minimal landscape maintenance makes this a backyard to enjoy. An awning on the exterior building by the pool disguises the fact that it is the garage. Above the garage is an upstairs guest room.

In close proximity to the family room is the downstairs master bedroom. This spacious area has a well-positioned bank of windows and a French door that view the back yard and pool area.

Again the use of a vaulted ceiling gives the room a special dimension. His and hers vanity and dressing areas are on opposite sides of the master bedroom.

There is even a resource area complete with private desk area.

Three bedrooms are on the second floor level. The bedroom left of the top of the stairs has views of the pool area. Another bedroom shares the large oversized central hall bathroom. The current owners updated this bath in 2012 with Carrara marble mosaic tile floor, counters, and back splashes. The largest of the three bedrooms upstairs was the original master and has its own bathroom with oversized shower stall.

Plantation shutters and interesting gambrel style ceilings are in all of these upstairs bedrooms.

Recent renovations were accomplished in both 1999 and 2012.

The overall result has left 4223 Beverly with its heritage but made allowances for the modern enhancements that enrich daily life.

Lorraine 1 2 2

4 Clyde H. Griesenbeck, Architect The home at 4221 Lorraine was designed by Clyde H. Griesenbeck who was noted primarily for his Tudor Revival residences in the Park Cities.

Born in San Antonio in 1892, Griesenbeck graduated from Texas A & M in 1912. In 1914 he was the chief architect for the Missouri-Kansas-Texas Railroad designing numerous depots and other facilities in Texas and Oklahoma. In 1919 he formed a partnership with Fonzie Robertson which lasted three years before they split to form their own offices. From 1927 to 1935 another Texas A & M graduate, John Danna, would work for Griesenbeck.

Griesenbeck’s residential work was mostly Tudor Revival in style. His office produced some of the most impressive homes of that type in the Park Cities, among them are the houses at 3712 Alice Circle, 4209 Lakeside Drive and 7037 Vassar Drive. Typical of that style is the use of natural stone, brick and heavy timbering along with cast stone accents. Griesenbeck was a master of their detailing.

Among Griesenbeck’s other projects were dormitories at Buckner’s Children’s Home and the Terrell Hospital. In 1954 he retired and moved back to San Antonio where he died in 1970.

McWay House

esigned by renowned architect Clyde Grisenbeck, the residence at 4221 Lorraine is a 1928 classic Tudor best described as “English Eclectic”.

Slate roof, Oklahoma stone exterior, and a charming, winding mosaic slate pathway first meet the eye. An unusual, handsome, original glass exterior door with a metal diamond rope design overlays the dark English oak front door.

Once inside the entry, a series of three arched casements define the formal areas and the family room.

Living room plaster walls with deep 14-inch coved pedimentation, arched niches, and a carved fireplace mantle with green marble surround reference another era. The central location of the dining room makes it an integral part of the house with easy access to the bar, butler’s pantry, kitchen and covered patio area.

Expanded in 2002, the 20x24 foot family room boasts 13-foot ceilings and distressed architectural beams discovered in Mississippi. Three oversized circle-arc oak French doors

provide continuity and a pathway to the patio. Interior design choices and a cast stone fireplace enhance the English ambiance. A side hallway leads to the bright, state of the art kitchen with large center island and countertops of white Carrara marble. Off the kitchen hallway is an intimate knotty pine den that the family enjoys using frequently.

The staircase leading to the second floor is at a 90° angle to the entry and allows the downstairs living areas to harmoniously blend together. The stairwell is illuminated by three original arched leaded glass windows. Upstairs are four bedrooms; each has its own private bath. Three bedrooms are sited on the front of the house. Two of these bedrooms still have original stained glass elements that have warm yellow and red panes. The spacious master bedroom has his and her baths with dressing areas. Each master bath area has an exceptional, antique vanity and black and white marble/granite floors.

A bonus room is on the third floor; this space has dormers and could function as a bedroom, office or playroom.

ROTARY CLUB OF PARK CITIES FOURTH OF JULY PARADE REVELS IN RED, WHITE AND BLUE AND HELPS HUNGRY NORTH TEXANS Submitted by: Tom Rhodes Jr. and Chad Harbour

Throngs of Park Cities patriots cheered for prize-winning floats and bicycles and made generous donations to the North Texas Food Bank as they celebrated America’s independence at the Rotary Club of Park Cities 2013 Fourth of July Parade.

“It’s a privilege to be part of a community that revels in red, white and blue and does its part to help hungry North Texans,” said newly-installed Rotary Club of Park Cities President Cleve Clinton.

The North Texas Food Bank fundraising effort was kicked off by Presenting Sponsors Dax and Amber Seale of Edward Jones Investments, who made a family donation of $5,000. Other parade-goers brought the total food bank donation to $8,179.26, from gifts gathered along the parade route and at Goar Park.

“We sincerely appreciate the Rotary Club of Park Cities and the Park Cities community for their generous donation to the North Texas Food Bank,” said Meredith

May, NTFB’s event partnerships coordinator. “The donation of $8,179.26 will provide 24,538 meals for North Texans in need in our community!”

The 2013 Grand Marshal was lifelong Park Cities resident, writer and beloved community commentator Kirk Dooley. The parade also packed in more than 100 creatively-decorated bicycles and patriotic floats. The kids in the bicycle contest gathered at the Park Cities YMCA, where they received a bicycle safety lesson from Marcia Gorzyca of Bicycles Plus, which also donated $800 in gift cards for the winning entries.

“There really is no better way to start our Independence Day celebration than to join our friends and neighbors at the Rotary Club’s Park Cities Parade,” said Highland Park resident Valerie Bell from her annual parade-viewing perch at Preston and Edmondson.

The Italianate Mansion of Mrs. Rose Lloyd by: Diane Galloway

The Italianate mansion of Susie Rose Youree Lloyd, built around 1915 above the limestone cliffs of Turtle Creek, was designed by noted architect Herbert M. Greene and was the site of many elegant parties and club meetings.

A

bove the limestone cliffs of Turtle Creek stands the Italianate mansion built around 1915 by Susie Rose Youree Lloyd, daughter of a wealthy banker-plantation owner from Shreveport, La. Set on 6.6 acres at the southeast corner of Preston Road and Beverly Drive, it was modeled after a villa in Italy.

Architect Herbert M. Greene designed the socialite’s stately, antique-filled home, scene of lavish parties and club meetings. Mr. Greene came to Dallas in the late 1890s and a few years later established the firm of Hubbell and Green. His grandson, John Taylor, who lived in Highland Park all his life, said Mr. Greene was the first architect in the area to be elected to the American Institute of Architects.

Known mainly as a commercial architect, Mr. Greene designed the original Dallas Morning News building, the old Neiman Marcus building downtown, Titche’s, E.M. Kahn, Volk Bros., the Masonic Temple and many others, including some buildings for the University of Texas in Austin from 1923 to 1933.

Just below the Lloyd home, Turtle Creek had been dammed in 1890 to form Exall Lake, popular site of many turn-of-the-century outings and parties.

Across Beverly Drive from Mrs. Lloyd’s home was the Dallas Country Club, with which she carried on a continuing battle over the smell from the club’s sewage floating downstream and the debris that blew onto

her property. When the country club offered to buy her estate, thus removing a thorn from its side while acquiring more land, Mrs. Lloyd responded by offering to buy the country club. She remained in the home until her death in 1974 at the age of 94.

In 1990, this home and all the others in this magnificent Lakeside area, stretching from Beverly to Wycliff Avenue between Preston Road and Lakeside Drive, were designated the Lakeside Historic District by the Park Cities Historical Society.

The featured photo is one of the popular historical postcards sent by the Park Cities Bank as part of an advertising campaign in the late 1960s when the bank was at Preston Road and Mockingbird Lane in Highland Park Village. Called the Heritage Series or the “Remember When” series, these 5-by-8-inch postcards were mailed monthly to Park Cities residents.

This photo on the postcard must have been taken around 1924, just after the newly developed Highland Park West opened west of Preston Road. Beverly Drive has been split into two streets west of Preston, and in the upper right corner of the photo, the land where Highland Park Village now sits is still undeveloped.

During the intervening years, the sapling trees shown in the photo have grown and matured, lush landscapes have blossomed and magnificent homes have filled every lot, making this lovely neighborhood one of the most sought after residential areas in Dallas.

UP City Manager Bob Livingston Retiring in April 2014

University Park is known for safe neighborhoods, high quality fire and emergency medical service and beautiful parks and green space. Very few people have valued these assets more, or have worked harder to advance them than City Manager Bob Livingston. In April, after nearly 23 years of service to the community, he is retiring.

Looking back, Bob says working with the City Council and moving projects to completion are key sources of satisfaction. He points to a number of accomplishments including replacement of the city’s water towers, upgrading the city’s public radio system so the emergency dispatch system has a back-up option, implementation of a “mile-per-year plan” to improve aging infrastructure and reducing water main breaks by replacing one mile of city water, sewer lines and paved road annually; the renovation of City Hall; various park improvements; and creation of a permanent home for the city’s public library. In the 1990s the decision to pay off the City’s debt made it possible to use money

previously allocated for debt service as a funding source for a capital projects fund. The City now accomplishes all capital projects on a pay-as-you go basis with no debt.

What’s the biggest challenge he has faced? Bob says in a community built-out since World War II, it’s difficult to find space for needed improvements. With HPISD’s outstanding reputation, families with schoolage children continue to move here. These demographic changes have placed more demands on parks, recreational facilities and basic city services. With HPISD beginning discussions on what to include in an updated facilities master plan, residents can expect theses issues to remain a hot topic.

Bob says he’s grateful that he’s had the opportunity to serve such a great community. “I love coming to work everyday. I tell each new employee, this is the best job you will ever have.” And about that retirement, Bob says he’ll spend more time with his five grandchildren, travel, and volunteer more with his favorite charities.

DANIEL CEMETERY THE PARK CITIES’ QUIETEST NEIGHBORS by: W. J. Bryan III

In 1849 Frances Sims Daniel bought 640 acres of Dallas for $315. As the widow of a Methodist preacher, she and her children settled land north of the eight-year-old town of Dallas. The town was known for business and rascals. Mustang Branch to the northeast was known for farming and faithfulness. Frances’ 1853 grave in the Daniel cemetery has a tribute to her birth in Virginia in 1796 as a literal Daughter of the American Revolution.

The Daniels were Southern Methodists after the 1844 split in the church. The first grave in the plot that would become Daniel Cemetery was for an enslaved man named Frank.

He was the eldest man in the household and by modern African American interpretation “gave his life to get the Daniel women and their children to Texas.”

Dennis, Rosa, Kitty, and infant Mariah are more enslaved Texans buried in the Daniel Cemetery.

The first Daniel family grave was for Isabella Daniel Harwood, a young wife who died in childbirth. She was 14. Pioneer life was hard, especially for women.

The street names of Dallas are frequently recognized on the tombstones in Daniel Cemetery. Irvin Simmons is there. Bailey Madison Hudnall is noted in granite as “A Good Man.” His wife Dovie who died 9 years later added to the stone “Old Bad Dovie.” These sound like characters in search of a good short story author.

The headstones in the cemetery get larger and larger and then smaller and

smaller. Can you tell which generation sold the farmland? A younger family member is in search of the chauffeured 1940 LaSalle limousine which was named in the will of Madie Daniel Robertson. Watch for it in season 9 of Downton Abby.

The Daniel farm passed through other hands and is now the northernmost portion of the SMU campus.

A beautiful modern marker in the center of Daniel Cemetery marks the resting place of some of the ashes of Trammel Crow whose wife Margaret is descended from the Daniel family. Looking straight into the cemetery gate shows the prime location of Trammel Crow plot. He always was the winner in real estate.

Max Daniel Jr. who was the host for many years of Daniel Cemetery through the portal of the Daniel Cleaners on Hillcrest will not be found at Airline and Milton. He still resides nearby and can often be seen around town having lunch with his former HPHS buddies.

Daniel cemetery is protected by old bois d’arc trees, a modern fence, and aggressive poison ivy. Except for keeping an occasional soccer or dog ball, it is a quiet neighbor.

Permanent residence in the Daniel Cemetery is available only to the Daniel family and their descendants.

Only one Park Cities resident consistently hears the voices of the old Daniels from their graves. She says that their latest news is peaceful, too.

HIGHLAND PARK VILLAGE HISTORY Elisa and Steven Summers

A sporting goods store, a record store, a tea room and a 7-11. Baby boomers throughout Dallas remember the “old days” of Highland Park Village when the neighborhood was still filled with original 1920-something Tudors, the afternoon edition of the Dallas Times Herald was delivered by enterprising young men and the best part of waking up was Folger’s in your cup.

Today we have big box stores that carry everything from jump ropes to shotguns, Spotify and iTunes, double-lot homes and a Starbucks on every other corner. Times have changed and made a tremendous impact on how consumers conduct daily business.

Something that has not and will not change is the spectacular architecture and the position that Highland Park Village has long held as a traditional but market-forward shopping center. Did you know that the first underground parking lot in Dallas was built here in 1953?

Did you know that the first drivein bank in Dallas was built here in 1939? Highland Park Village Theater has the distinction of being the first suburban movie theater in Texas and

was, when it opened in 1935, the most expensive theater built in Texas at a cost of $100,000.

Today’s Highland Park Village continues to be a combination of careful suburban planning, art, history and architecture that is designed to be open, but not sprawling, and a place for the community to gather. Indeed, even with the changing dynamic of retail, technology and distribution channels and subsequent influx of new tenants, the Village will always be the town square of Highland Park.

In addition to being locally owned, the Village has 23 locally owned businesses to mix in with the international brands which are considered best in category. With five restaurants and an ice cream shop, the Village is still the place to break bread with friends and neighbors as well as celebrities who gravitate to the Village when they are in town.

And despite society’s over reliance on technology, service businesses such as Deno’s and the Village Barber will always be a part of the Highland Park Village mix. After all, since Dale Sinclair has been at the Village Barber, he’s given more than 80,000 haircuts!

Since the Centennial celebration of the Town of Highland Park, longtime residents and newcomers alike have waxed poetic about what they love most about Highland Park. The HPISD schools, the strong sense of community and the 1.8 million LED tree lights at Highland Park Village that are on display from midNovember to February 28 are at the top of those lists. The Village lights attract thousands of visitors, inspire old fashioned carriage rides, are the subject of countless Instagram posts, and are a significant part of so many families’ holiday traditions.

Forty-five years before Highland Park became a town, Frederick Olmstead, the great landscape architect and planner said, “No great town can long exist without great suburbs.” Fortunately, the Town of Highland Park’s forefathers listened and created a suburb that thrives 100 years after it was founded. The same is true for the founders of Highland Park Village. Messers Flippen and Prather shared a very modernist vision that became Highland Park Village, America’s oldest outdoor shopping center and the heart of the Park Cities.

PARK CITIES HISTORIC & PRESERVATION SOCIETY SCHOLARSHIP by: Bruce Harbour

O

ver the past three years, the Park Cities Historic and Preservation Society has expanded its commitment to education in the Park Cities. In 2011, the society began allocating a portion of the proceeds from our annual historic home tour weekend for a scholarship to a graduating senior at Highland Park high school.

The scholarship is now awarded each year to a senior who plans to study architecture, history, historical preservation or another major related to the preservation of our Park Cities heritage. In 2012, PCHPS added a distinguished speaker luncheon to our historic home tour weekend and now also allocates a portion of those proceeds for a scholarship as well. The purpose of the scholarship is to attract young people in the community to pursue specific areas of university study which will enhance their knowledge of the significance of historic

preservation. Our hope is that upon graduation, these students will return to Dallas and use this knowledge to make a contribution back to our community.

In 2013, after a number of very successful home tours and two equally successful distinguished luncheon series, the Park Cities Historic and Preservation Society gave a check of $50,000 to the Highland Park Educational Foundation as an initial contribution towards a $100,000 endowment with the foundation.

We have very high expectations for the 2014 Historic Home Tour and Distinguished Luncheon Series, and plan to make another significant contribution to the Highland Park Educational Foundation again this year. Once we have funded our initial endowment commitment of $100,000, PCHPS will be able to award one or more scholarships each year to Highland Park seniors, infinitum.

AUTHOR, A FIELD GUIDE TO AMERICAN HOUSES Ten years ago I sat in the stacks of the Avery Library at Columbia University in despair. Alfred A. Knopf, the publisher of A Field Guide to American Houses had asked me to prepare a new edition, bringing it up to the present day. And yet—after weeks of pouring through the new books and current architecture magazines in the world’s largest architecture library—I could find almost nothing that illustrated or described the kinds of houses currently being built in Highland Park and University Park.

The resources then at the Avery only covered modern houses, not new traditional houses.

When the Friends of the Highland Park Library asked me to write a book on the Park Cities about a year later, I suddenly had a reason to really study the two towns closely. This two year project not only had the enjoyment of working with co-authors Prudence Mackintosh and Willis Winters, but information that helped shape the new expanded edition of the Field Guide.

The Park Cities were part of the 1984 edition that covered houses built before 1940 and included photographs of original Park Cities’ homes, as well as an illustration based on one. The study Willis and I undertook for Homes of the Park Cities (we drove and photographed every single block of both towns) was an important case study for the new Field Guide edition that includes homes built right up to today.

While I visited many other cities with old close-in early suburbs, the Park Cities were particularly helpful in shaping a new section on Neighborhoods; a chapter on American Vernacular homes (locally called Frank Welch houses or John Mullen houses or Texas Regional) and a chapter on New Traditional homes (sometimes called Larry Boerder houses or Wilson Fuqua houses or just New Old houses).

Sadly, we learned first hand the dramatic rate of demolition for older Park Cities homes. At first, every

time a house was torn down, we revised the book.

Soon we learned that houses were being bulldozed at such a rate that we would never finish the book, so we decided to include any house that was standing when we surveyed and took photographs. I kept a camera in the car and took a photo every time I saw a new For Sale sign.

The rate of demolition continues—and neither town has a historic ordinance that would allow a concerned homeowner to request a landmark designation. Today, historic houses are only protected by caring owners such as Jack Knox who beautifully restored 4225 Armstrong Parkway and Jackie and Peter Stewart who have restored and protected their very early home at 3717 Stratford Avenue. Mr. Knox has joined preservationists in asking the Highland Park Town Council to adopt a strictly voluntary historic ordinance—where an owner could ask for their house to be protected for future generations to enjoy (it did not pass). The Stewarts are studying how to add an elevator to their wonderful home so they can live there and protect it as long as possible.

There is one other way for someone who cares for their home to ensure its future preservation—and that is by giving a preservation entity a set of deed restrictions (sometimes called façade easements) before they put it on the market. Details of how to do this are included in an Appendix to Homes of the Park Cities written by local attorney Josephine Jenkins Mitchell. This private approach protects many of Chicago’s great architectural landmarks; the open space of many Virginia’s farms from billboards and construction; and was used by Mrs. Peter Baldwin to protect her Hal Thompson home in the heart of Highland Park.

Of course some real estate agents may advise you not to do this since it limits the market and prevents a purchaser from demolishing the historic house. But that is, of course, the entire purpose—an approach that will help some caring sellers sleep more easily after they sell and perhaps offer a tax deduction.

LANDMARKS There I was sitting glumly behind a red light near McCulloch staring at the “flow” of traffic. Foolishly I was dashing to the grocery store during afternoon school hours.

I counted to see how long it would be before the driver I was facing at the signal would get her head out of her lap either texting or reading email to realize her light was green and take her carload (of texting kids) home. It took five seconds until a driver hit her horn. No less than 6 drivers jerked their heads up as the one woman who was actually staring at the light while talking on her phone gave the honk. As the wagon train began belatedly to move, more than half the cars floored it during the yellow light to get across the intersection. Sigh. Technology. Gone are the good old days when I piled as many neighborhood kids as possible into the back of a station wagon and began to eavesdrop and actually converse with the kids in carpool.

Oh to mine the rich anecdotes that gave the inside story of the school day…the food fight, the substitute teacher, the false fire alarm. Of course, we had no cell phones, but we also didn’t have the safety factor of car seats and seatbelts so I guess there were drawbacks. But I digress. I was glum mostly because I had just heard the news that the grocery store where I was headed was leaving HP Village (in addition to Williams Sonoma.) Will I now have to go to a gigantic mall for everything? In traffic? And how would I get these landmarks out of my head? I just wrote a check to Tice’s in Snyder Plaza for a watch repair when the nice clerk reminded me it was now Craig Lawrence and had been for nearly 20 years. Like a horse to the barn I still drive up to something and am startled when it’s changed or not there anymore.

I pulled into Haynesworth to have one of those bluebonnet photo’s frame repaired when I realized Bistro 31, where I had dined many times, now supplanted it.

Where had it moved? I had to Google it…on my phone.

Despite having sold homes in this area for nearly 20 years I am still nonplussed when I can’t find someone’s house next to, say, a pink cottage on a C street, (Colgate, Centenary or Caruth?) because the pink thing is now an unfamiliar mansion. Mental rebooting takes awhile for “historic” minds.

I’m a woman “of a certain age” as the French would say. I can email, text, Facebook although Twitter, Tumblr, and Instagram elude me. My preschool grandchildren will probably have to teach me emerging technology. But I can tell them what the little alcoves in older home hallways were for (black, rotary dial telephones) and that the little metal boxes on the side of older houses were for…the milkman.

Yes, change is inevitable and there are other groceries.

But moving stores around like chess pieces is not that easy to retain in the hyperactive information age. Just please don’t move the Highland Park Tom Thumb to Northwest Highway and confusingly call it “The Highland Park Tom Thumb.” Like some other landmarks I know.

Happy Birthday, HIGHLAND PARK by: Taylor

Two thousand thirteen marked the centennial year of the Town of Highland Park. To celebrate this auspicious occasion, the Park Cities Historic and Preservation Society produced five Centennial plaques to recognize the most iconic sites in the history of the Town: • • • • •

Philadelphia Place Highland Park Independent School District Dallas Country Club Highland Park Village The Cole Family Farm

While 100 years is a long time, particularly in Texas, the actual history of our area extends considerably further back than its incorporation in 1913. And the sites marked represent the evolution of civilization in the Park Cities. Try to imagine our community without the infrastructure we enjoy today – no roads, houses, parks or police and fire protection. No schools, churches, or retail facilities were here when Dr. John Cole moved to Texas in 1843 with his wife and nine children. He settled on Cedar Springs Creek about 2-3 miles north of John Neely Bryan’s trading post and organized a town he called Cedar Springs.

As the first physician in the area, Cole built a pharmacy store and established his medical practice. He acquired a land grant of 640 acres from the Republic of Texas and began to buy additional property for farming. His holdings would eventually span from today’s Mockingbird Lane to Blackburn and Lomo Alto to Abbott. Later he built a cabin along the “creek with all the turtles” and planted an orchard. This gave him 48

the distinction as the first Anglo settler of what is today, Highland Park.

At that time, settlers were subject to marauding tribes and spotty protection from Texas Rangers. There was no government to provide public services until much later.

If you wanted or needed something, you had to do it yourself.

When Dr. Cole’s son, Joseph, returned from the Civil War in 1865, he transplanted a pecan sapling on the bald prairie near the family’s cabin and nurtured it over the years. In 1889, the Coles sold land that included this tree to Col. Henry Exall that he would first farm, then develop. The sale had the stipulation that Joseph’s tree be protected. That tree grew and was first decorated at Christmas time in 1927, and the tradition continues today.

Col. Exall’s purchase of 1326 acres from Cole represented a bench mark in the development of this area. Exall’s mother was from Philadelphia, and he must have been exposed to some cutting edge residential developments there because it instilled in him a vision for what could be carved out of this raw prairie and creek. He put together a group of investors including A.J. Drexel and J.P. Morgan, calling it the Philadelphia Place Land Association. Building a dam to form what we know today as Exall Lake, he began laying out roads and infrastructure for the new community to be named, Philadelphia Place. Unfortunately, the Panic of 1893 occurred, slamming the economy into depression and dooming the proposed development.

Several years later, a similar vision for development came to another man, John S. Armstrong, and his sons-

in-law, Edgar Flippen and Hugh Prather, who picked up where Exall had left off. Their vision was for an upscale residential development that would rival the best in Dallas. They were sophisticated enough to be aware of another high-end development just completed in southern California called Beverly Hills, and they hired its planner, Wilbur David Cook, to design a master plan for their new town to be called, Highland Park. It was meant to be a special place with 20% of the land set aside for parks. Their first homes were built in 1907 at the eastern end of Lexington Avenue.

Shortly after the planning began for Highland Park, the developers began thinking about a centerpiece for their new community. The Dallas Golf and Country Club had been established in 1896 in the Oak Lawn area very close to Cole’s Cedar Springs community. Their first three clubhouses had been there, but the Club was growing and needed more space. Flippen and Prather were eager to have the oldest country club in Texas in their project, and arrangements were made to move the Club to its current location in 1912. This may well be the first time a country club was used as the focus of a real estate development. It soon became the center not only of the community, but of social activity in Dallas as well as the site of many firsts in Texas golf.

About this same time, the Highland Park Independent School District was founded for the education of the town’s children. John S. Armstrong School opened in

1914 housing grades K-10. Students completed high school at Bryan Street School in Dallas until a district high school was built on Normandy Avenue in 1922.

Since that time the high school has consistently ranked among the nation’s best, excelling in academics, athletics and the fine arts. Alumni have earned distinctions including the Nobel Prize, Pulitzer Prize, Tony Award, Grammy Award, Heisman Trophy, Olympic medals and have served in leadership roles in many fields.

As the Town of Highland Park grew its developers, Flippen and Prather, recognized the need for a commercial town square. Working with architects, Marion Fooshee and James Cheek, they travelled to Spain, Mexico and California seeking inspiration for the Spanish-Mediterranean style for their center. They located the project on land that was originally part of the Cole Family farm on Preston Road. Opening in 1931 with the first phase a gas station and several shops in the southwest corner of the property it has been recognized as the first shopping center of its type in the country. It eventually had the first suburban movie theater in Texas, and today is one of the most exclusive retail centers in America.

Highland Park has quite a history and can thank men of vision for dreaming big and having the drive and ambition to bring those dreams to fruition. It is up to those who follow to preserve and build on their vision.
