DUTIES TO CLIENTS AND CUSTOMERS

Article 1

Protect and promote your client’s interests but be honest with all parties.

Article 2

Avoid exaggeration, misrepresentation, and concealment of pertinent facts, do not reveal facts that are confidential under the scope of your agency relationship.

Article 3

Cooperate with other real estate professionals to advance client’s best interests.

Article 4

When buying or selling, make your position in the transaction or interest known.

Article 5

Disclose present or contemplated interest in any property to all parties.

Avoid side deals without client’s informed consent.

HOME BUYER ROAD MAP

Here is a preview of some of the information you will find in the Ultimate Home Buyer Guide.

1. Get Pre-Approved: You will need pay stubs, W2s, bank statements, identification and more. Knowing what you are approved for and, more importantly, what you feel you can comfortably afford, is critical to a successful home shopping experience.

3. Meet with a Realtor®: Discuss the type of property that you are looking for. This may include the type of property, style, room specifics, price, location and more.

5. Buyer Agent Representation Agreement: Before your Realtor® can show you properties, you will need to engage their services so that they can represent you. This will entail reviewing and executing an Exclusive Right-to-Buy Listing Contract. This agreement will outline specifics on how you and your Realtor® will work together and who will pay for the commission for your Realtor®. The seller may or may not pay all of or a portion of your agent’s commission. If they do not offer a buyer’s agent commission, or a full buyer’s agent commission, the buyer will be responsible for this cost or a portion of it. This contract will allow your Realtor® to guide you throughout the home buying process.

7. Advanced Search: Not all real estate websites are the same. Your Realtor® has tools and systems to ensure you see every available home that meets your criteria.

Search for Homes: The fun part! Your Realtor® will schedule showings and help you find the perfect (for you) home.

Make an Offer: Your Realtor® will prepare your offer based on the price and terms you choose.

9. Negotiation and Contract: It may take a few tries to get it just right, but hang in there. You're headed in the right direction!

The Contract: The contract provides you with a timeline to obtain financing as well as time to inspect the physical condition of the home (along with many other contract contingencies). Your Realtor® will inform you of all your rights and responsibilities related to the contract.

Under Contract/In Escrow: You and the seller have agreed to the price and terms. You will provide earnest money that will be held in an escrow account until closing (typically by the title company). The earnest money is a show of good faith that you are serious about purchasing the property. By doing so, the property is effectively held for you until closing.

Under Contract Details: Perform due diligence, order the appraisal, conduct an inspection, review loan terms with the lender and navigate through various contract contingencies.

Preparing for Closing: You will be finalizing your loan, reviewing documents, and discussing the findings from the inspection. Your Realtor® will help you throughout this process.

Closing: This is the transfer of funds and ownership. A title company acts as an independent third party to facilitate the closing. Based on the occupancy per the contract, you will be given keys and occupancy to your new home.

10 COMMANDMENTS OF BUYING A HOME

I. Thou shalt not change jobs, become self-employed or quit your job.

II. Thou shalt not buy a car, truck or van (or you may be living in it!).

III. Thou shalt not use credit cards excessively or let current accounts fall behind.

IV. Thou shalt not spend money you have set aside for closing.

V. Thou shalt not omit debts or liabilities from your loan application.

VI. Thou shalt not buy furniture on credit.

VII. Thou shalt not originate any inquiries into your credit.

VIII. Thou shalt not make large deposits without checking with your loan officer.

IX. Thou shalt not change bank accounts.

X. Thou shalt not co-sign a loan for anyone.
