GOSNELLS QUARTERLY REPORT

NO NEED FOR THE DOOM AND GLOOM! With seventy sales in the last quarter, a healthy number of properties on the market, and some of the strongest sales activity seen in months, there’s no shortage of action in Gosnells right now! Here’s what we know:

 First home buyers are continuing to make the most of the opportunities, particularly in the Gosnells area where many properties are ideally suited to this market.

 Investors still active but highly selective. While continuing to invest, investors are cautious and diligent in seeking out well-priced properties with future potential. With banks increasing investor interest rates in order to decrease investor activity on the east coast, the flow-on effect in the gentler Perth market is amplified.

 Development sites are back to 2009 prices in many circumstances as the current market has an oversupply of land and new villas available.

 We have many registered buyers from the eastern states seeking opportunities in the W.A. market given the disparity between the east and west coast property markets.  Downsizers and retirees are buying many of the secondhand

Based on the results I’ve achieved over the last few months, I can assure you that there are plenty of good results going on in the Gosnells market. While the rental market has done its share of flattening lately, we’ve also noticed the effect that sentiment and sentimentality are playing in the market. The sentiment of property managers amidst the sentimentality of property owners. Let me explain. While current indicators for the rental market are hardly brilliant, the way we respond to them as property managers has a significant impact on the results we achieve for our owners. Some owners have told me that other property managers they have talked with have been negative to the point of depressive. One takes the positive view. There are plenty of properties for rent and plenty of people renting them. Our job is to bring the energy, skill and experience to match properties with renters. The sentiment that we bring to the workplace and the market plays a part in the results that we achieve. Sentiment doesn’t change reality, but it certainly plays a part in its shaping. We intentionally encourage stories of the upside in the current market rather than validating negative sentiment. The flipside to this is the hint of sentimentality that we’ve observed amongst some owners in the market. Despite the facts of the current market, it doesn’t take a long memory to recall when the

market was humming. The rental income that may have been reliable before is suddenly subject to significant reductions. For those who missed the changes in the market or are clinging to sentimentality, this can lead to vacant properties. As sentiment and sentimentality do their work, there’s an even greater need for honesty and transparency. To tell an owner that the rent on their vacant property is too high, or that we might need to consider either an incentive to rent, can be a bitter pill. Ignore this reality, though, and the property may be vacant for even longer. Amidst the tension of sentiment and sentimentality, lies hard work, tenacity and transparency with our clients so they can realise the best result in a tough market. If you’re in the rental market right now then there is no doubt, there are some big wins to be enjoyed for tenants. For owners, though, it’s not a time to drop the bundle, but to lighten the load by adjusting sentiment to the current market and cutting your cloth accordingly. Most property managers can make hay while the sun shines brightly, but it’s the experienced ones who keep thriving when the clouds come.

Lumen Christi College Principal, Darren O’Neill, has a career in education that spans nearly thirty years. No stranger to the area, one of his early stints was at Gosnells Senior High School (now Southern River College).
