GOSNELLS QUARTERLY REPORT

HAVE WE HIT THE BOTTOM? THE NUMBERS SAY ‘YES’! Over the past quarter we have seen green shoots to suggest that buyer confidence is beginning to make a return. Gosnells properties appear to be snapped up quickly with the average days on market falling in addition to positive investor activity for the first time in a while.

Here’s what we know:  The increased activity within Gosnells is partially attributable to lower housing availability across the Perth region. With only 13,300 properties currently on the market, this is at a 4 year low.  First home buyers have been active with enquires, with many media reports suggesting that with Perth property prices down at 2008 levels, “the time is now” when it comes to purchasing your first home. The significant downturn in the West Australian economy has lead to the collapse of many builders, reflected by the lack of new developments, allowing land prices to adjust accordingly. Overpriced rental properties have also adjusted to reflect the current market, although we expect prices to stabilise based on a significant increase rental demand over the past 4 weeks.  The Eastern State market has become significantly unaffordable for property investors. This has lead to an increase from interstate buyers looking to capitalise on property prices in WA still being soft and representing great value for money. GOSNELLS COMMUNITY MEN’S SHED The Shed is a not-for-profit charity operating for members in the Gosnells area. The ‘Shed’ provides a host of activities, from wood and metal working, o music and model-making, computers, cycling, and more. All along with a host of social activities. We caught up with some of the men from the shed to ask who can play, when it happens, and what they get up to.

1) Who can join Gosnells Community Mens Shed and what’s the demographic of the group? Any fellas from the age of eighteen can come along, but most who join us are retirees. 2) How many members do they have? We have 180 members on our books which make it one of the biggest sheds in Western Australia. 3) When did your shed start? Gosnells Community Men Shed started back in 2012. 4) What are the current projects you have going? We’re currently doing an extension on the current Mens Shed so we can have some more space. We’ve also helped with replacing the benches at of Mary Carroll Park Gosnells. 5) Tell us about some of your most memorable projects. We made ten Buddy Benches’ for the Lions Club of Gosnells as part of their International Centenary Project, for distribution to local schools. These were part of a community-based initiative to have in School as a part of an anti-bullying campaign. We were proud to take on this project and know that the benches would be put to good use. Collaborations like these with other local Community groups make Gosnells a safer and more vibrant place to live and work. 6) What should people do if they are interested in joining? If you want to meet new people and socialise in a relaxed atmosphere with like-minded people, simply call us on (08) 9398 4064 or drop by at 70 Lissiman Street, Gosnells. To meet up with a bunch of blokes, and make things in a relaxed, fun environment, it’s time to get along ot the Gosnells Community Men’s Shed.
