A Message from Matthew H. Maschler Real Estate Broker
We are on the brink of significant transformations within the real estate industry this month.
For the last 6 months Ben Schachter and I have been navigating our agents through these dynamic changes, and I am happy to say we are ready for it.
With the new real estate changes coming in August, let’s review the impacts to Buyers and Sellers:
Sellers will no longer be able to advertise a commission payout on the MLS. However, compensation can be marketed ANYWHERE else (social media, websites, over the phone, etc).
Buyers will not be able to view a home with a Realtor unless they’ve signed a buyer representation agreement. A couple of exceptions have been discussed, including open houses and showings from
sign calls.
Will buyers be responsible for paying their agent’s compensation? There are many variables, but everything I’m reading points to a mostly unchanged experience, with the majority of sellers being open to paying the buyers agent’s compensation.
That being said, it is crucial to stay informed and prepared for the impact they will have on our market. In this edition of our newsletter, and in the coming months, we will

If the potential buyer's agent (who is also the buyer) of the house does NOT want to take their real estate commission and wants to instead put it towards the purchase of the home ..Is there a way to word it on contract?

Dear Listing Agent,
Simply send a letter from the Buyer Agent's Broker to the Closing Agent instructing them to credit the commission to Buyer at closing.
This does not have to be put into the contract.
