Introduction Born and raised in Rio de Janeiro - Brazil I always had a critical view of my city and especially the built environment when it came to the public and private spaces. After graduating from the Pontifical Catholic University of Rio de Janeiro (PUC-Rio - Brazil) I engaged in professional design proposals that allowed me to look into a new perspective of the market when practicing Architecture. Graduating from UVA Architecture School, I am confident that my personal, professional, and academic experiences come together to make me a solid designer I vigorously wish to be a valuable collaborator deeply invested to honor my profession and place make with the forces of design, society and the market.

Motivation I seek personal and professional growth through collective success. I wish to set the stage to commit and push the boundaries of design and myself.

Throughout my experiences, I understood that the agency of Architecture, Real Estate can be a new field of practice that can influence more deeply the urbanity and goals the design practice always strives for.

Aiming for efficiency, profitability, and empathy, I firmly believe the coupling of architecture and real estate is a pivotal instrument that can enhance socio-economic conditions and promote communal growth. I believe this vision aligns with Studio MB’s missions of placemaking and building honorable spaces for society.

Real Estate practice manipulates deep layers of SocioEconomic and geopolitical layers of our society, and design is the key artifact that links all elements of the city - buildings, streets, infrastructures - and people.

MEMORIAL Investigating Boyle Heights located in East Los Angeles, we understood the importance of the cultural and artistic manifestations that paint and frame the Hispanic community’s history/ heritage.

Furthermore, there are pressing forces of gentrification and art washing concerns due to the emergence of fine art galleries and the proximity to the Downtown District. Also, with limited infrastructure and public resources, the neighborhood community seems to isolate from other districts. The project scope understood the crucial necessity to preserve the traditional activities and keep alive the artistic expression of street murals, local art & crafts, and cultural activities (like the Mariachi’s) of Boyle heights. With that, the design takes up the role of Infrastructure by establishing a modular system that frames the responsibility to increase the community’s capacity to express and manifest themselves.

For that, we propose a School of visual arts, a learning center focused on the New Chicano Art School style with plastic, visual, and applied arts programs. Our proposal wishes to develop new quality-public spaces, to engage and improve the existing urban sequences and flows. ‘Communal Technology’ believes Architecture as Infrastructure; structure is architecture. This building aims to attract more public engagement by designing an interactive stair inside the school. Reaching the maximum area requirement, this building also creates new public platform in different elevations for the community.

Facade & Materiality In order to build a consistency with the neighborhood scale, the transparency allows the program inside the building to be our façade, showcasing the production and activities happening inside. These perceptible red circulation volumes are also given a similar scale to the housing around.

TECHNOLOGY This proposal has three main components: structure system, vertical circulation and facade envelope. A basic metallic structural module of 10 by 10 meters, where the module supports infrastructural as to spatial needs of the proposal.

The ground floor is a landscape that is an extension of Mariachi Plaza ‘s activity that it’s surface enables multiple forms of activity providing comfort and shelter from the weather.

CONTINUITY As an extension of Mariachi Plaza, this building gives back the footprint of the building as a public space to the community. Ground floor is a continuous and fluid landscape with ramps and stairs to connect the south and north side without borders.

Rethinking Jaipur Water Tanks as Infrastructural Tower with social amenities.

Jaipur City, Rajasthan, India Project Narrative After a Socioeconomic analysis in Jaipur, a desperate call for basic infrastructure was seen in informal settlements across the city. This proposal is an Infrastructural prototype designed as a system of towers with essential social amenities; The artifact addresses the urgent need for water & sewer and, more importantly, provides spaces to build prosperity communities in informal settlements across Jaipur. These artifacts are linked to a chain of prosperity.

Existing Water Tanks Proposed Towers

Our site analysis revealed continual growth in Informal settlements as rural migration remains active. The demand for basic infrastructure will intensify. Our Monsoon season map illustrates that runoff from Monsoon water is a potential resource to harvest, treat and store water for supply to these impoverished urban areas. These prototypes function as independent structures – deployed as required - creating a network with am intelligent system of towers as symbols and resources for social prosperity.

The prototypes enables social Infrastructure to be installed in dense and economically vulnerable areas of the city. These urban artifacts harvest and recycle water and introduce a sewerage system. Their morphology derives from rethinking existing elevated water tanks in the city; these are re-appropriated as multiuser social amenities.

MEMORIAL The site neighbors the Columbia University expansion and Manhattanville Houses which play an important role in our connection to the neighborhood and city. There is a discontinuity in the urban grid and fabric that segregates social groups from its community and surroundings; creating isolated objects that do not have a connection to the typical neighborhood fabric. Our massing, the “grain” mimics the pattern of the city to reflect the idea of re- establishing the “missing piece” that is our site.

Our analysis reveals the site’s potential to become an urban connector and a bridge between the community of Manhattanville towers, Columbia Campus, and the neighborhood as a whole.

The design intends to be a platform that nurtures the soil by establishing new possibilities of interaction where the community can come together and express and share their aspirations.

Analysis developed with Gene Jones Examining the programming and activities of Harlem through the lens of Manhattanville, a community that faces the threat of being completely enveloped by strong forces from neighboring communities. Those forces include gentrification, caused by the developement and expansion of Columbia University, and at times overwhelming influence of the diverse array of culture and history of Central and East Harlem.

Long-established Manhattanville residents believe that Manhattanville has its own identity that is being neglected and may soon be forgotten without proper consideration from outsiders moving in and through a historically vibrant community.

Hipotectical Story lines as a form of urban analysis International Columbia Student A Male Asian (single) 25 age and has a cat - named Nimbus. He lives a few blocks from the university, where he is undertaking a Graduate Degree in Neuroscience.

Alongside his studies, he is also a research assistant, where he studies major topics on brain analysis.

With that, he has a $3,000 income that helps pay for his rent. He also works part-time in Columbia community programs, where he has an additional $500 per month covering his expenses during the week. During the week, he has a routine: goes running in the piers early in the mourning and workout twice a week. Have Classes Monday to Friday from 9 - 13h and 2 - 5 pm Research Labs.

His social life is relatively active.

Casually goes to Nightclubs but prefers good conversations at Bars. Enjoys eating in gastropubs (Mediterranean food) or good (not expensive) Italian restaurants but loves Asian food.

As cultural activities, he enjoys going to theaters, cinemas, visit art galleries, museums. Occasionally on Sundays, strolls in 125sth street, little-shopping.

Harlem | Young female black teen A Black female teen, at the age of 17 years old, lives with her grandmother at Harlem’s Social Housing Towers.

She is a student at High school Harlem and whats to follow Art related undergrad program.

Works in a coffee shop in 125 street from Monday to Thursday from 3 to 7 pm). Also, on Friday afternoons, she is a Volunteers Artists Reaching Out at Columbia University, where she can practice and learn more about Art. She has a healthy social life.

Deep-rooted in the community, she loves to spend time with her girlfriend on West Harlem Piers, stroll on 125 street, but her favorite spot is the murals around Harlem. She is fascinated by street art. She also likes going to the Apollo Theater and Harlem Stage for entertainment events. Every Sunday, as cultural activities she goes to church with her grandmother.

Manhattanville | Local Married Couple Man Hispanic 55 age Woman Spanish White 53 age They live in Manhattanville and are suffering from gentrification due to Columbia Expansion Project. Not only their rent is increasing, but the University also purchased the Auto shop that the Man owns together with a friend. The woman teaches at the Charter School right next to Auto.Shop, in front of the Bus Depot, owned by Columbia. They are middle class and live humbly in with a total income of under 50k.

The Man is co-owner of 2000 Auto Service Corp, the last of its king in the Manhattanville Industrial area. The woman teaches at KIPP Infinity Charter School, very close to the Auto shop. She is also very engaged in the Manhattanville community center. She has great concern with the changes happening with the expansion of the Columbia Campus and the impact on the community.

Both work very hard during the week.

The woman teaches from 8 am - 2 pm; She goes home and attends the Community Center’s evening meetings. The Man usually gets at home around 6-7 pm and also follow the community meetings.

Both love to Barbecue in West Harlem Piers and socialize friends there on weekends and go to the Riverbank State Park. On Sundays, they cherish their moment of going to the catholic church and also meet with family and friends.

DESIGN METRICS The structure is set on three metrics: Great Manhattan Grid, the programmatic Landscape, and the spatial unit. The first metric strategy is to reestablish Manhattan’s grid that is disrupted by the super block’s coalition. To unite the structure and the Manhattanville Houses, we propose the Landscape - horizontal bars that subdivide the ground surface with various programs and activities. The programs proposed are based on flexibility and interaction that results in sharing, learning, and play.

Unit Aggregations Design Isometric view Our anchor program is focused on creating a community through a kitchen, garden, and market where food unifies people. We are focused on large open spaces at the ground level that hosts a number of formal and informal activities, performance/event spaces, and spaces for learning. The aim is to create a social infrastructure that creates open space that promotes autonomy, cultivation, and learning for all ages and groups.

The volume’s design is worked like a polished jewel by the composition of surfaces creating the idea of movement and new connections. A glass facade and a second metallic pierced skin with sheet metal involve its metallic skeleton. The skins provides thermal and luminal comfort to the building.

Its interior includes a management room, technical services and four workshops. In the towers, there is an open view terrace where people can contemplate NYC’s urban and natural landscape.

NARRATIVE . CONCEPT East Village has long-waited for developers to activate its opportunity to complete the Downtown Loop’s density. Honoring the design parallels of the vertical-running bands of parks to the West and East, URBAND conforms to downtown typology, yet is programmed in a way to propose a refined vision of Kansas City urbanism. To develop a community around anchoring features – we focused on the themes of transportation, crafting a cultural identity for the neighborhood, and fostering civic engagement.

Our vision is to create an interplaying living and working community, which is why one large office building sits at the south end of the site and a smaller tower along the park. Companies like KC BlueCross BlueShield (“Blue KC”) are seeking new Class A office space in the downtown area, which had little supply even before the pandemic.

Signing a corporate civic leader like Blue KC provides a familiar city identity. While much of what URBAND derives from Kansas City into the next phase of urban development and densification, a lot of it will feel the same. It is a city that already promotes unique and vibrant neighborhoods – URBANDS will be the core of the community’s proposal that still anchors them.

GREEN CONNECT | Placemaking Settings Various public spaces are designed throughout the site to promote social interactions. The spaces are designed for user of all groups and ages to promote a 24-hour vibrant neighborhood. The small and large gathering spaces allows instances for community building, bringing people from Downtown and Adjacent neighbor hoods together!

THE FOUNTAIN | Themes of Transportation By compressing the surface parking lots into a singular multi-purpose structured parking facility, which serves as a catalyst to imagine the way we move in and around Downtown Kansas City! Multi-modal corridors along with the pedestrian-friendly streetscaping activates the entire neighborhood!!

MARKET STREAK | Creating healthy neighborhoods Located within the healthy foods desert, the Market Streak houses local food producers and locally-frown fresh food within the neighborhood.

Combined with the walkable district and the Green Connect, the neighborhood promotes mental resilience and healthy living for the East Village Community.

SITE AND URBANITY CONDITIONS The site is located just off the I-70 loop and sits next to East Village Transit Center at 12th and Charlotte, planned as the Mobility Hub in Smart Moves 3.0.

This hub and our proposal will transform East Village into both a transportation and a community gateway.

Our proposal galvanizes multi-modal transit opportunities by developing a multi use structure, “The Fountain’’, as a high capacity parking garage, art exhibit, boutique rooftop hotel, and pedestrianengaging façade. With the existing Transit Hub and now The Fountain, the site is a logical next-step for the KC streetcar to extend east along 12th Street through URBAND and into Paseo West.

URBAND focuses on strengthening three key anchors: mobility, livability and community. The proposal visualizes their integration as a design strategy to rejuvenate the urban quality of life in East Village and its residents. The design galvanizes multimodal transit opportunities by developing a multi-use structure, “The Fountain’’ with a “Green Connection” centrally located within the site and a community food hub “Market Streak to the North that empowers residents to focus on their unique interests. A string of public infrastructure will be added along the park to help sustain community engagements like education center, recreational community facilities, and light industrial floorplate for a non-profit or incubator.

FINANCIAL MEMORIAL When creating a ground-up community in a blighted area, the public infrastructure can be substantial. There are many public financing and incentives available to attract developers, but these incentives, such as TIF bonds and tax abatements, come at the cost of other public sectors missing out on much-needed tax revenue to support their own operations. This viewpoint is shared by many citizens and city council members, which can cause friction during a master-planned development. This is why we elected to pursue a different financing partnership with the local and statewide government with infrastructure revenue bonds and low income housing tax credits (LIHTC).

Project Narrative The Project is situated on the mountainside of Rio de Janeiro, in the city of Petropolis - RJ - Brazil. The house is located in the neighborhood called Araras a miles town of Itaipava. The design was proposed for a single-family that wished to completely renovate its internal spaces, adding an upper floor master suite and expanding its social areas, by adding a pool, and a deck. The proposal focused on renewing the roof to improve natural light, cross ventilation and accommodate the master bedroom.

Private Residence, Primavera do Leste, Mato Grosso, Brazil

Proposal Objectives The project was a success during the whole process with intense collaboration and participation with the client and an artist and carpenter. Both were crucial for the concept and realization of the project that now fully blends into its original setting and surrounding.

With rusticity and elegance, the farmhouse now takes the opportunity to fully explore and admire the splendid fauna and flora of the preserved forest by the client which is a landscape and an agronomist by formation.

Project Narrative The Project is situated in Mato Grosso - Brazil a few miles from the city of Primavera do Leste. The design consists of the renovation and extension of the farmhouse in a Soybean farm that was built in 1980 by the father’s owner. The house has a historic memory and has a solid construction. The challenge was to preserve the original structure and characteristics but make the internal spaces be connected and have improved the lighting and thermal comfort.

2013 Project developed as an intern in EMAU (Architecture Junior Office at PUC-Rio)

PROPOSAL | Since the 50’s, the site’s area immediately next to Solar Grandjean de Montigny’s museum has been used as a parking lot. This project intends to emphasize the existing building’s importance by building an annex, which includes an auditorium, classrooms, library, management rooms, and so on.

The two buildings are physically connected by a continuous expositive area.

BOTAFOGO NEIGHBORHOOD ANALYSIS The project is a consequence of two opposite urban fabrics (one modern and vertical, the second eclectic and horizontal). In this context, urban centers are getting denser and suburbanized zones are expanding horizontally due to gentrification. Rio’s port zone is interpreted as a “Generic City” (Rem Koolhaas) as a result of recent heavy investments and imposed infrastructure in a low-income district. It is becoming an area where now skyscrapers and high-rise buildings can rise. Consequently, the lack of urban planning encourage disconnections between architecture and landscape. The modern urban fabric ignores its surrounding by taking architectural and natural landmarks out of context. As a pedestrian, it is no longer possible to be guided neither by neither the ocean’s location nor by its topography. Therefore, the project’s proposal takes on a different approach. The building takes part of some of the city’s concepts. Hallways are interpreted as open streets, and the structural grid as empty sites being able to be filled (residential, commercial, cultural or empty).

It simulates urban territories and its respective zone codes.

Unfortunately, present legislation inhibits a hybrid building being built, stating that any commercial, cultural or residential use requires an independent access point. As a solution to that, the project defines four essential elements to the building, used as structural and infrastructural pillars (vertical circulation, electrical, water and waste disposal systems).

They provide key supplies to the system and be seen as a new referential. As a city, the metallic structural grid defines lots, and those are to be filled with a program, either commercial, residential or even cultural. Therefore, as said before, the valid legislation specifies separate access to each activity without any connections. So, four pillars whose design to attend the diversity, for different laws in different times, which allows connections or not. The facade is only a reflection, a consequence of the present regulations and specifications.

Its modular system can adapt as the situation demands.

The volumes design is a result of two-memory preservation of the city’s phases. Its dialogues with both historical urban fabric.

CITY ZOANING MORPHOLOGY ANALYSIS Modern and Classic. The modern is the symbol of speculation, where high budget investments take place, ignoring the context features. The floors from the metallic latticework up are classified as speculative zone, where the hybridism can work and those above it are specifically commercial, due to the proximity to the human scale.

The basic premises of the project – its conception – is to reconnect the subject to its natural environment, recontextualizing the city and the people.

Massing Iterations | BUILDING CODES

MEMORIAL An historical analysis of Botafogo shows numerous significant urban changes that in time came to modify local residents’ ways of life. Therefore, the project is designed with flexibility in mind so that it can house different types of families. For that to happen, it was thought of as a modular structure (7,50 x 500m) so the in between spaces could be expandable or retractable. However, with this system, there could be several apartment configurations, typologies, from time to time.

CONCEPT The design’s insight was based on the idea of having two separate elements: and having them distinguished. For the residences, it would be made of reinforced concrete and for the infrastructural and circulations, metal (fixed volumes). In addition, the concrete grid would be taken as a free plan.

To enhance the building’s thermal and sun-light comfort, I opted for wooden shutters, meant also as a reference to the good architectural quality of the past and as a strong critic to the current one. Moreover, the sealing options can vary and mix from translucent wooden plates to opaque.

MEMORIAL Lapa is a neighborhood market by its social and architectural diversity, where commercial, cultural and residential buildings coexist. Because of this, the site’s surroundings are busy and overcrowded. Its urban fabric is defined by closed and dense urbanized squares. The site itself is currently used as a parking lot located between two streets (Rua da Lapa and Rua Morais e Vale).

The project’s proposal is to dialogue between two different architectural moments, Eclectic and Modern. The building stands at 42 meters high with a view to the Baia de Guanabara and Parque do Flamengo (natural landscape and an urban park, respectively).

CONTEXTUAL MORPHOLOGY

Model displayed in a exhibition that celebrated ten years of the architecture and urbanism department.

The volume’s design is worked like a polished jewel by the composition of surfaces creating the idea of movement and new connections. A glass facade and a second metallic pierced skin with sheet metal involve its metallic skeleton. The skins provides thermal and luminal comfort to the building. The volume was designed to provide a passage through both streets and to emphasize the public area which includes a coffee shop and a bookshop. Its interior includes a management room, technical services and four workshops. In the towers, there is an open view terrace where people can contemplate Rio’s urban and natural landscape.

OPPORTUNITIES From the conflict between infrastructure, city and landscape, an opportunity emerges as key point of the issue: reclaim the north zone margins and reconnect the local community with rio Guaíba. Given this premise, with the idea to introduce a new artifact - a mega architecture as infrastructure - a system designed to bridge the city with its natural landscape, that allows new opportunities and overlap layers for the city.
