Sheldon Bosley Knight was founded in Shipston-on-Stour in 1843 and was initially built on auctions and on-site farm sales. In the years since, our business has survived two world wars, seen seven monarchs, successfully navigated recessions and depressions and watched in awe as men landed on the moon. Very few UK independent businesses have the heritage we do.
Our business has also grown and diversified significantly since we started to meet our clients’ changing needs and circumstances. It has developed into a multi-disciplined estate, land and property agency, boasting 10 specialist departments - residential sales, residential lettings, commercial property sales and lettings, block management, strategic land and development, rural, surveys and valuations, planning and architecture, new homes and auctions – and it’s rare we meet someone we can’t help with their land and property needs.
Our geographical reach has also increased and we now have offices across Coventry and Warwickshire, Worcestershire, Leicestershire and the Cotswolds and we are proud to be embedded in the local communities we serve.

Andrew Granger & Co was founded over 30 years ago. Initially established with an office in Market Harborough, in time the business grew to incorporate branches in Leicester and Loughborough. It also expanded its offering, adding rural, commercial property, planning and online auctions alongside its residential sales and lettings departments. Throughout the years its ethos of always putting its clients first no matter what, has been its cornerstone. In 2023 the business was acquired by Sheldon Bosley Knight.
Loveitts, like Sheldon Bosley Knight, was founded in 1843 and has its roots in auction sales in Coventry. Over the last almost two centuries, the company has enjoyed continued success, overseeing some of Coventry’s largest and most important property deals. In the 1960s it opened offices in Leamington and Nuneaton and since then has grown further to include residential sales and lettings, new homes, rural and commercial departments. It now has a workforce of 60 and is proud to have retained its family ethos and professionalism, customer care, trustworthiness and transparency. In 2024 Loveitts was acquired by Sheldon Bosley Knight.

It is never too early to start thinking about the progression of your sale, even if you’ve not yet had an offer accepted. The momentum for the entire sales process is set within the first few days, so by getting your affairs in order early, there should be fewer delays down the line.
Solicitors and conveyancers
You should instruct your chosen conveyancer at the same time as your agent. There will be a lot of paperwork to complete so by doing this now, you could take two weeks off the sale transaction period and minimise buyer remorse. Our advice to all sellers is to always seek independent advice on financing the move. There can be hidden costs with your current lender if you sell before a certain date. Our mortgage advisors can help you navigate this and help source the best product for you to ensure you are “buyer ready”. Mortgage products are constantly changing and by using an independent advisor you will unlock access to more products and exclusive deals possibly not available by going direct to the lender.
Essential documents
For a sale, the essential documents are gas safety, Energy Performance Certificate (EPC) and window Fensa certificates as well as any building regulation certificates and warranties. Your buyer’s solicitor is going to ask a lot of questions that can be answered and evidenced by these essential documents. It can save time and reduce stress by locating these prior to marketing.
Your current home
Now is a great time to make sure your home is sale ready. This will also help our photographer get the best shots of your home. Keep it clean and tidy and free from excess clutter as you never know how soon you will get a viewing! No one who comes to see your home wants to see dust, dirty dishes and clean laundry on the radiators so make sure you keep on top of it. By de-cluttering now there is less to do in the run up to your move.

Before listing
FIRST IMPRESSIONS First impressions count and most buyers make up their minds within a few minutes of arriving at the property. So, get the windows cleaned inside and out, clear the gutters, replace the door mat, clean the front door, hide the bins and tidy up the front garden or outside space. If you have pets, tidy up or hide their bowls, towels, bedding or other paraphernalia.
DE-CLUTTER It’s important to get the right balance between making your home look cosy and inviting, whilst also allowing potential buyers to picture themselves living there. People often find this difficult so make it easy for them to see all the fantastic living space you’re offering them. Rooms that look too busy or too full of furniture and possessions look smaller than they really are and are offputting. Buyers may also look in cupboards and drawers to check storage so make sure they are tidy and organised. By de-cluttering now, you will also save on removal costs resulting in a quicker and more efficient move.
MAINTENANCE Run a quick maintenance check throughout your home and garden. Are there any light bulbs that need replacing, cabling that needs hiding or loo roll holders that need securing? Does the shower have a leak that needs sorting or curtain that needs re-hanging and is the boiler in good working order? Wash down the doors and windows both inside and out and check any gates or fences are in good order. Subliminally if the smaller jobs remain undone buyers may be concerned about the overall maintenance of the property.
SPRING CLEAN Give your home a thorough spring clean. Pay particular attention to bathrooms and kitchens and make sure you get into corners that are not easy to get to. Buyers come with a critical eye and will be put off by stray cobwebs, dog hair on the sofa and work surfaces that are cluttered or that aren’t spick and span. Consider touching up any scuffs and scrapes and don’t forget the inside of the oven – it can make the world of difference!
THE GARDEN Outdoor space can be just as important as indoor space so overlooking it can be a costly mistake. Make sure the lawn is mowed, trees and shrubs are cut back, the patio cleaned, flowers dead headed and any furniture is given a clean. If you have a shed, ensure the contents are tidy and stacked properly.
Before viewings
SETTING THE SCENE Some buyers are looking for a lifestyle as well as a home. Setting the table with the best china, pretty napkins and fresh flowers and creating a luxurious feel to your home will appeal to those wanting the wow factor.
FINISHING TOUCHES Plump up cushions, pull back the curtains or blinds, make the beds and ensure everything is neat and tidy. Freshly brewed coffee, bread, a cake or freshly cut flowers will all add to the appeal of your home. Pet aromas won’t, so remove all traces if you can! Also, a roaring fire in winter and a well-ventilated home in summer will add to the buyer’s overall experience of your property.

When it comes to selling a property, the most important factors to consider are the price you ask and your agent’s strategy to sell. Getting either of these wrong could have a significant impact on the time taken and success of a property sale. Pricing a property correctly is crucial for attracting potential buyers, minimising time on the market and avoiding issues with mortgage valuations once a sale is agreed.
As part of the Property Ombudsman code of conduct for residential estate agents, any opinion on value given by an estate agent must be supported by evidence.
