• Preparation of structural conceptual schemes in coordination with the architect and the owner for safety and viability.
• Preparation of complete vertical/gravity load analysis and design calculations.
• Preparation of the complete structural drawings and applicable technical specifications for construction implementation.
• Assistance to the architect, owner, and other engineering trades in all aspects of the structural work.

1. Study architectural plans and prepare calculations for Mechanical, Electrical, Sanitary and Plumbing, and Fire Protection (AFSS) Design.
2. Coordinate design with other disciplines and prepare detailed plans, specifications, and Fire Protection (AFSS) plans based on the approved schematic plans for the guidance of the contractors.
3. Prepare technical specifications and design development, including layouts, details, and related documents outlining the interrelated works.
4. Attend coordination meetings and approve materials, fabrication, and pre-construction schedules.
• Deliverables:
1. Five (5) sets - Permit Plans and specifications (Signed and sealed).
2. Two (2) sets - Construction Plans and specifications.
• The Consultant will present a lighting concept with sketches, renderings, mood images, fixture selections, and basic mounting intent for façade lighting, through four meetings and one revision if requested.
• The Consultant will issue five renders; additional images require an agreed fee.
• Only selected areas will be rendered under Annex A scope of work. The Consultant and the Owner can agree upon these selected areas.
• The Consultant needs soft copies of the following documents, which must be final and approved by the Owner’s designated representative, to commence the Concept Design studies:Floor plans, ceiling plans, elevations and sections, perspectives, finishes & furniture schedule, construction timeline, lighting budget, design guidelines, and -when applicable- Site Development Plan, Lighting Masterplan, and Landscapes Plans.)
• The Consultant shall only commence its Concept Design studies once the above files are final and have been approved by the Owner. If the Consultant commences its Concept Design studies and the files are thereafter modified, the Consultant shall be due additional by Clause 3.3 of this Agreement.
• Should the areas under the scope of work not occur at the same time (i.e., the above documents for one or some areas are final and have been approved while the others have not), the Consultant will either wait for all documents to be finalized or proceed with a maximum of two phases.
• The Owner shall inform the Consultant (in writing) if it has an assigned lighting supplier for the Project so that the Consultant can design based on the preferred lighting supplier’s product line. However, if the supplier’s products do not meet the design parameters, the Consultant shall propose alternative products.
1. Lighting Concept in PowerPoint in.PPSX and PDF format
• Upon sign-off and approval of the Concept Design phase, the Consultant will create basic lighting plans and specifications for the OWNER’s other consultants/professionals.
1. Basic lighting layout in CAD and PDF format lighting.
2. Summary showing basic technical data of lighting fixtures and preliminary quantities.
• Upon sign-off and approval of the Schematic Design phase, the Consultant will create detailed lighting plans and documentation.
• The Consultant shall coordinate with the Owner’s consultant team to integrate the lighting design with other trades’ drawings.
• The Consultant shall provide a detailed lighting specification schedule indicating technical information about the fixtures, driver, and other components.
• The Consultant shall provide a preliminary load schedule, a lighting quantification summary, and a basic budget for the supply of the lighting fixtures.
• The Consultant can provide a Value Engineering study in this phase and include one review round for lighting layout and specifications.
• Three meetings (online or in-person) and two revisions are included.
1. Drawing list: register the summary of drawings and documents provided.
2. AutoCAD 2D drawings of Lighting layouts (floor plan, RCP, preliminary elevations, and sections).
3. Lighting Catalogue: detailed narrative of lighting specifications and technical criteria.
4. Lighting summary: bill of quantity and basic load summary.
Documentation / For Construction Documents (FCD)
• Upon sign-off and approval of the Design Development phase, the Consultant will issue the Tender or Construction Documents, while the Quantity Surveyor will prepare the quantity.
• The Consultant shall attend meetings to finalize the Tender/Construction Documents lighting package and provide final lighting plans, specifications, load, and control schedules for implementation on-site.
• The Consultant shall provide the installation and fixing details.
• The lighting summary will be verified by the Quantity Surveyor, whose quantity will govern as the official tender document.
• The Consultant shall issue Construction Bulletins as needed, with a minimum of three working days required for reviewing simple bulletins.

• The Consultant shall evaluate up to three bidders, with one product option per bidder, after confirming all supplier documents are complete and authentic.
• A maximum of two rounds of technical review and evaluation are included.
• The Consultant shall submit a lighting evaluation report using its template to ensure a proper review of technical characteristics and recommend a supplier based on technical compliance.
• The Consultant will review physical samples, data sheets, certifications, and reports to ensure that the light fixtures comply.
• The Consultant will strive to meet the desired budget and lighting intent, but will not be held liable if the Owner disregards the evaluation and recommendation, resulting in unmet design intent or unsatisfactory products.
• The awarded supplier must verify quantities and mounting details based on site conditions.
• The Owner may add additional bidders or technical reviews require a variation order and negotiated fees.
1. Before bidding: List of required supporting documents and certifications for evaluation.
2. 1st & 2nd rounds: Marked-up data sheets and preliminary comments.

3. Final report: Lighting evaluation report and recommendations for the award in PDF format.

Upon executing the client contract, we obtain an appointment letter from the client, designating MOMA as the Lead Consultant for the project. This step is vital for subsequent submissions to regulatory bodies.
We create a detailed NOC Schedule, portraying specific data required from stakeholders, ensuring clarity for local authority clearance, especially vital during Concept Phase.
Our comprehensive project schedule covers design, permitting, and construction, ensuring alignment, organization, and proactive delay prevention.
Proactive Early Exceptions Identification ‘NonCompliance’ Resolution

We identify early exceptions in the project and proactively address any instances of noncompliance which may necessitate an “Exception” application, to empower informed decisions and mitigate project design, timeline, and cost risks.
Leveraging our in-depth expertise with Primary Permitting Authority portals, regulations and requisites, we meticulously prepare Preliminary and Final submissions, minimizing comments and expediting approvals of drawings and building permits.
Tailored to each masterplanner’s unique requirements, we secure approval either before or after submitting to the Primary Permitting Authority.
Dubai Civil Defense Submission (if necessary)
NOC Acquisition (Required by Primary Permitting Authority)
Drawing on our DCD online portal expertise, we optimize Preliminary submissions to reduce comments and rejections. Feedback is seamlessly integrated into the final submission, expediting the turnaround time.
As directed by the Primary Permitting Authority, we initiate the process of securing necessary NOCs from all utilities/services, DCAA (if necessary), DM Coastal Zone (if necessary) and other relevant entities.
Our regular updates to the project team synchronizes the NOC and Project Schedules, ensuring seamless coordination and timely achievement of all authority approvals.
Active attendance in online meetings foster clarification, follow-ups, and swift provision of requested information or drawings.
Our comprehensive reports provide insightful approval updates and updated Approvals Schedule, enhancing transparency and stakeholder awareness.
Upon award of Enabling or Main Works, MOMA as LDC, issues an NOC to the contractor confirming their role as Enabling or Main Works Contractor. Additionally, we initiate formal appointment through the Primary Permitting Authority system.
In the event of any approved drawings package changes, we submit as-built drawings to the Primary Permitting Authority.

Four Seasons, the world’s leading luxury hospitality company, and global investment firm Albwardy Investment have partnered to open a luxury resort in Zanzibar. Set along the white sand beaches and blue waters of Pongwe, Four Seasons Resort Zanzibar will create a distinct resort experience for guests looking to explore this unique destination, or for those who wish to complement the adventure of a safari with the relaxation of an island retreat.


The new Four Seasons Resort Zanzibar, designed by the internationally renowned architecture firm eco.id, features 60 private villas with one to threebedroom configurations. Each accommodation, with interiors by MOMA and eco.id, offers uninterrupted views of the Indian Ocean across a stunning 126-acre (50-hectare) beachfront property.

This vibrant lifestyle venue includes a lounge and bar, day beds, a contemporary pool overlooking the sea, and access to a private 140-meter beachfront. With Zuma’s renowned creative mixology and an izakaya menu in a new coastal setting, Dubai Beachhouse opens daily for lunch and pool bookings. A resident DJ plays throughout the day, making Dubai Beachhouse a buzzing lifestyle hub in Dubai.
Zuma will open a new beachside location in Dubai in 2025, marking its third location in the United Arab Emirates. Adjacent to the Gran Melia Dubai, a five-star hotel with a double-front beach plot, overlooking the Port de La Mer marina, Zuma Dubai Beachhouse will be situated at the tip of La Mer, the coastline that stretches between the Pearl Jumeirah and Jumeirah Bay.

Tilal Liwa Hotel is an iconic destination with decades of history. This desert retreat is built to look like a traditional bedouin residence, but with all of the luxuries of a contemporary resort.
The location is perfect for patrons of the local camel racing community, but visitors from all backgrounds will enjoy their stay at Tilal Liwa. Once refurbishment is complete, the hotel will reopen with 105 keys, including 92 standard rooms and 13 luxury suites. Additionally, there will be five separate luxury tent villas for the ultimate privacy and immersive desert experience, blending architecture with the natural beauty of the environment.




A brand new spa centre presents a rejuvenated range of treatments, nestled within an oasis of experience. Additional amenities feature a gym, a swimming pool, restaurants, bars, and an array of outdoor events and activities.

My Beach in Hoi An, the resort’s design is intricately combined into the natural landscape. The architectural design, characterized by a contemporary interpretation of local vernacular buildings, arranges the accommodation as stand-alone pavilions. The U-shape clusters offer panoramic sea views, while the suites feature a central platform seamlessly integrating the room’s elements. With linear roofs and expansive overhangs, the design provides protection from the elements and extends living spaces outdoors. The central area showcases a captivating composition of stepping platforms with water displays, pools, stairs, and pavilions, highlighting the pristine beach and expansive sea views.

The Four Seasons Resort in Mahé, Seychelles is set on 170 acres of tropical hillside, it overlooks the picturesque Petite Anse Beach with 67 private villas.
Lush foliage and ancient granite rocks, with Treehouse-style villas nestled amongst the terrain, each villa facing out onto the Indian Ocean. This 5-star resort is within close proximity to Baie Lazare Beach and La Mouche Beach. The views from the hilltop spa are stunning, and the treatment rooms are inspired by the varied history of Seychelles, with influences from Asia and Europe.
