2017 will be remembered as a record breaking year for Shaylor Group, a year of celebration on all levels.

We have welcomed new clients whilst enjoying continued relationships with many others. We have been appointed to a number of new frameworks whilst excelling on delivery with existing agreements. Financially we gave our strongest ever performance and our trophy cabinet is creaking from a host of new awards.

Showcase Projects During the course of 2017 we were once again busy in the residential arena, delivering multiple projects converting former commercial buildings in to first class accommodation. We carried out repeat business in the automotive sector and delivered projects for some of the country’s best known student accommodation providers.

A shining example is our work with Prestige Student Living on 88 Bromsgrove House in central Birmingham. The project involved the construction of 140 high end studios and one bedroom apartments with each apartment comprising of bathroom pods which were manufactured off site, plus fully fitted kitchens and bedrooms.

There were also two common rooms built per floor which contained a cinema, cookhouse, snug and games room, gym, karaoke and a library to be enjoyed by the tenants.

The year saw us undertake further schemes in the retail and leisure markets for well-known national and global brands.

In addition to securing a framework placement with the Midcounties CoOperative, we also carried out a number of bespoke store refurbishments including Bicton Heath.

This project saw fast paced round the clock working to deliver the major refurbishment within a live store. Despite a number of variations, the project team were able to complete the bespoke joinery packages and fit-out to both the store and back of house facilities within the original programme. Utilising our live environment expertise, all works were completed while complying with noise pollution legislation, providing outstanding public segregation and allowing the store to operate business as usual during the majority of the project.

Showcase Projects Our presence in the hospitality sector continues to grow with a number of schemes delivered nationally for respected hotel chains. Our Birmingham city centre project for easyHotel saw the design and refurbishment of office premises spread over four floors into 86 new ensuite bedrooms, entrance reception and staff facilities. Despite being faced with a challenging urban location, working on a Grade II listed building and having a fully operational restaurant below, the project was completed within budget and two weeks prior to the anticipated completion date. Our performance led to a strong relationship with the client and we have started several further projects nationwide.

In addition to adding to our client base we also renewed a number of old acquaintances with clients who actively sought our services by way of our reputation for quality and delivery. Our

long standing relationship with Western Power Distribution saw us complete a sixth project for the leading energy supplier, this time in Hinckley. The project involved constructing a ground floor four bay maintenance garage with toilets, offices and storage, plus mess facilities and storage deck on first floor. The project was again completed to the delight of the client with additional variations worked into the programme without causing any delays.

We were excited to carry out our first airside project to create a new bussing lounge at Birmingham Airport. Located within the Restricted Zone, the works were undertaken at the Departures and Arrivals Level with the majority of the Airport remaining operational on a 24/7 basis. A major achievement was to maintain the level of environment enjoyed by passengers, staff and visitors alike throughout the duration of the project.

Framework Appointments Framework agreements underpin our business. Through our ethos of collaborative working we are able to work with clients, end users and framework partners to deliver exceptional quality and enjoyable project experiences.

Currently, we are engaged to over 25 framework agreements including the Ministry of Justice, the Foreign & Commonwealth Office and Mapeley STEPS. Our long standing frameworks continue to deliver meaningful activity with our new significant framework wins adding depth and breadth to our already impressive portfolio.

We are incredibly proud to have secured a place on the new Government ÂŁ1bn major fit-out framework to deliver its estate reorganisation programme.

The Government Hubs programme is overseeing the structural reorganisation to reduce the Government office estate.

Led by HMRC, the framework will cover the consolidation of their estate to create

13 modern regional centres equipped with digital infrastructure and training facilities.

Further framework success through the year included our appointment to the second LHC Schools and Community Buildings Framework. Established over 45 years ago, the LHC is a not-for-profit company specialising in the procurement of key building components and services for the refurbishment and maintenance of social housing, schools and other public sector buildings.

The new four year framework will be in operation until 2021 and will provide new build, extension and refurbishment works across the country, helping public sector bodies to assess best value and quality solutions for their projects. Having also held a place on the previous expired framework, we are excited to continue delivering outstanding projects in a collaborative, trusted environment.

On Site in 2018 2018 will see us deliver a number of landmark and complex projects throughout the UK. In the heart of our home city, we are thrilled to have commenced work on Gilder’s Yard - converting a former jewellery factory into high-end urban apartments.

The development will involve demolishing some of the existing buildings and the renovation of the three-storey Grade II listed former factory, which was once home to J Ashford & Son. Working with the UK’s largest listed residential landlord, Grainger, we will transform the industrial site into 156 high quality one and two bedroom apartments, with parking spaces, cycle spaces and commercial units.

Having just celebrated the official opening of Routh and Cobham Halls, the new performing arts facilities we recently completed at Bromsgrove School, we are moving swiftly on to our next project on campus. The existing Webber Building,

home to the schools music department, will undergo a complete refurbishment alongside new build construction to provide 25 student bedrooms with bathroom pods, plant room and classrooms on the ground floor, and a breakout area on the first floor.

We have a number of impressive projects in the automotive industry coming to site in the early part of 2018. After completing successful projects for Rolls Royce, BMW Group, Jaguar Land Rover and other industry leading brands, we will be bringing our expertise to the state of the art headquarters of Aston Martin in Gaydon. This fast track project involves both demolition and new build construction to aid the production process by providing a new water test facility, conveyor and plant room.

Internal Achievements In addition to industry recognition and significant project wins, 2017 gave us a lot of reasons to celebrate our internal achievements. July saw the launch of our ‘Desk to Site’ day designed to allow support functions and office based employees the opportunity to spend time at one our most interesting project sites.

A number of employees made the journey to visit our exciting heritage project at Chester Farm to see the hands on work happening on site. Situated in beautiful Northamptonshire countryside, the Chester Farm project incorporates a combination of heritage, refurbishment and new build elements to provide a state of the art visitor centre, cafe, archive building and offices.

Set on the site of a Roman walled town and Grade II listed scheduled monument, we are working with the local council to seamlessly deliver all aspects of the project with the utmost care, be it the new buildings or the intricate conversion of the

17th century threshing barn. The day was thoroughly enjoyed by all and proved an excellent opportunity for support staff to step away from their desks and increase their understanding of site activity.

We once again celebrated the successes of our colleagues with the Shaylor Group Awards, the highlight of our annual SiteLink conference. Acknowledging and celebrating the performance of our inspiring individuals and teams, award winners were named in the Health, Safety & Environmental Leader, Unsung Heroine, Team of the Year, Rising Star, Career Achievement and the Frederick Shaylor Memorial Award (known as the Spirit of Fred award) categories. Presented with their prizes by CEO Stephen Shaylor, winners were named from all areas of operations and support functions, from administrators and procurement through to trainee site managers and contracts managers.

Internal Achievements There was much to celebrate with the completion of our Aldridge headquarters £1.5m refurbishment. In particular our team enjoyed the opening of our staff breakout area and canteen, complete with pool table, games console and large screen TVs. The head office transformation has been incredibly well received and we continue to act upon feedback received via our Intranet Suggestion Box and Health & Safety Committee. Recent improvements include upgrading the range of lunch and snack options in our canteen to provide healthy alternatives based on suggestions.

Our commitment to employee wellbeing received top tier industry recognition when we gained a finalist accolade in the Construction News Investing In Talent Awards in November. Our shortlisting in the ‘Best Place to Work (Contractor)’ category came in recognition of our practices to help make construction an inclusive industry and by pushing the

boundaries on our outreach initiatives, recruitment strategies and employee rewards.

We also took positive and measurable steps to play our part in securing the future talent of the construction industry with the launch of our very own Shaylor Group Academy. Designed to assist employees in the advancement of their construction knowledge and skills, the course is sponsored and funded by the Black Country Skills Factory and the Skills Funding Agency.

The academy provides a range of modules with lessons including coordination and management of design, planning skills, commercial awareness and work packages. Initially aimed at our apprentices, trainees and assistants, more experienced colleagues are also welcome to attend specific modules to support with their continuous learning and development.

Awards Success The Shaylor Group trophy cabinet saw many new additions this year, with the company shortlisted for or named winner of 12 prestigious awards regionally and nationally. Accolades covered recognition from respected institutions including RIBA, RICS, West Midlands LABC, the Building Safety Group and Construction News.

In addition to receiving acknowledgement for our outstanding projects and individuals, 2017 also saw Shaylor Group secure growing recognition for our business practices. We were thrilled to achieve double success in this year’s Construction Enquirer Awards held in Birmingham in October. After being named as Top 10 winners in both the ‘Best Main Contractor to Work For’ and ‘Best Main Contractor to Work With’ (£50m-£250m turnover) categories earlier in the year, the prestigious awards ceremony saw us secure the overall ‘Best Main Contractor to Work For’ title.

It was again an award winning year for our pioneering Birmingham Institute of Forest Research (BIFoR) project on behalf of the University of Birmingham. This innovative climate change research experiment was named finalist in the ‘Design through Innovation’ category of the RICS West Midlands Awards 2017, and the team were understandably elated to also be named winner of the ‘Project of the Year’ and ‘Infrastructure’ categories on the same night. Further recognition for the project included a ‘Highly Commended’ nod at the RICS national finals and winning the ‘Sustainability’ category at the Insider Property Awards West Midlands 2017.

Success also came at the Royal Society for the Prevention of Accidents’ (RoSPA) Occupational Health and Safety Awards.

After receiving the Silver award last year, we are delighted to have secured the prestigious Gold award in this year’s annual scheme.

Our Community We have been out and about in 2017, actively working with clients, schools, universities, charities and businesses to promote a positive image of the construction industry through meaningful engagement with our local communities.

Our Birmingham city centre conversion of the former Christopher Wray building has twice received visits from West Midlands Mayor, Andy Street. Andy first visited site in June to learn more about the complex refurbishment of the iconic listed building, taking place alongside the construction of a new 15 storey student accommodation block. Situated in bustling Eastside Park and surrounded by educational institutes, student accommodation and the Thinktank Museum, this prominent redevelopment project will bring the now derelict building back into active use. The completed project will provide student accommodation, retail units, office space and bars.

Andy was then invited back when the project achieved a key milestone in November, reaching the ‘Topping Out’ stage. Joined by Business Development Director Lana Shaylor, the event saw Andy and Lana trowel in a concrete plinth on the 15th floor of the new build student accommodation block currently being constructed.

It was also smiles all round as our Elite Centre for Manufacturing Skills (ECMS) project for the University of Wolverhampton at the former Thomas Dudley factory site got underway. The landmark occasion was celebrated with a ground breaking ceremony attended by the University, Black Country LEP and the Managing Director of Thomas Dudley Ltd. The ‘foundry and pattern-making spoke’ will provide a purpose built training facility adjacent to the existing foundry in Dudley Port where students will have access to industrial facilities.

Our Community February saw an exciting day for Shaylor Group and easyHotel alike, as the recently completed Birmingham hotel officially opened its doors to guests. easyHotel Birmingham was chosen as the company’s first hotel launch of 2017 due to its excellent location on John Bright Street.

The hotel is near to cultural attractions, shopping, nightlife and main transport hubs, and is a fantastic location for both leisure and business visitors to our city.

Having finished this challenging heritage conversion project ahead of programme, our relationship with easyHotel grew to see us secure three further projects to deliver new hotels in Ipswich, Leeds and Sheffield.

Our proudest moment of 2017 came with the launch of the Shaylor Foundation, a registered charity dedicated to supporting causes of all types and sizes throughout the UK. The Foundation’s focus is to assist the communities where Shaylor Group makes an impact, through identifying

programmes to effectively give back and invest in the long term support for all parts of our community. The charity provided a number of lively fundraising events over the year including a Family Fun Day and football tournaments, had a team take part in Birmingham Velo and supported a charity cycle from John O’Groats to Land’s End. In July our historic Chester Farm project hosted a visit by children from the nearby Irchester Primary School. Linking to the history curriculum, the day focused on skill based learning and saw the children explore some of the artefacts found at the former Roman town as well as learning about how the project will bring the buildings back to life and tell their stories.

After touring the area to see the ongoing new build and archaeological works the children took the chance to get their hands dirty by using traditional methods to repoint stonework with lime mortar.
