Chief Executive’s Review Simplicity, strength and efficiency The construction industry can be a challenging environment but we continue to experience many bright spots and are well placed to seize opportunities in specific sectors. Continuing consolidation by our competitors has resulted in both our Interiors and Repair & Maintain divisions experiencing record levels of high quality trading. Our strategy remains to build a relationship based customer focused business, where price is not the only driver. We have all the resources in place to deliver a quality product and exceed expectation, ensuring an enjoyable journey throughout the duration of each project and the legacy beyond for our clients and stakeholders.

Investment in the business We have a number of notable achievements that have resulted from our continued investment in the business. In 2012 we were awarded Investors in People Gold Standard, which is achieved by just 1% of UK organisations and widely recognised as an accomplishment of world-class best practice. To achieve this standard we demonstrated that we more than satisfy 165 evidence requirements and as a result are building a team that is engaged, motivated, keen to contribute ideas and committed to attaining the highest quality standards. Our national presence has been expanded with the opening of our first office in the South West. Located in South Brent, Devon, the office is ideally positioned to build on our successes in the region. We have also expanded our London office due to growing commitments in the South East region.

Also in 2012 we achieved certification to OHSAS 18001 for our safety management system. This followed on from a 12 month development and implementation phase, and we are incredibly proud of having achieved the standard. OHSAS 18001 completes our all-important triumvirate of NQA accreditations, complementing our existing ISO14001 Environmental Management accreditation and ISO9001 Quality Management accreditation.

Strategic Platform Framework agreements make a significant contribution to our business success and we continue to win places on a range of new programmes. Early 2012 we were appointed to Cornwall Council’s Capital Projects Delivery Framework, which covers individual projects up to £1 million located within Cornwall and its neighbouring regions. This four year appointment will help generate almost £10 million to the Group’s operations from activities in the South West. The range of work within the region includes on-going projects spanning from Land’s End to Bristol, covering interiors as well as both major and minor works contracts in the banking and commercial sectors, where our Royal Bank of Scotland Framework is now in full flight. Our South East region London office has also benefited from a small works framework for the City of London. We have also been appointed to frameworks for Cheshire East Council, East Sussex Council, Birmingham Children’s Hospital, LHC, Virgin Trains and the Post Office to name but a few. Mapeley Estates is another framework success on a single appointment basis. Projects are of an internal refurbishment and fit-out nature, associated with office churn and rationalisation across the Inland

Revenue, HM Customs and Excise and Valuation Agency Estate, covering the Midlands and South, including Wales. The programme has a four year term which should deliver around £10 million to Group revenues and will be delivered by our Interiors division. We have also been appointed to two of the three new regional Strategic Alliance Agreement frameworks for the Ministry of Justice. These appointments are for a term of six years and we are the only SME to have been appointed to any of the new frameworks across the entire country. The frameworks will be delivered by our Build division, with recent awards at three establishments.

Future prospects We are pleased that all our divisions are experiencing growth and bucking the national trend for the industry. We know that we offer our clients and partners a first class provision in the field of construction services and we have a consistent stream of enquiries and increased pipeline visibility thanks to our framework agreements. Our confirmed order book remains active at healthy levels, enabling us to confidently set improvement targets and then measure our performance accordingly. We are confident that our independent status and discerningly different approach will provide us with a platform to move from strength to strength, continuing with our strategy of planned and managed growth.

Building a Better Future We describe our company as a proactive leadership based organisation, as we regularly deliver innovative solutions at both framework and project level. This approach has strengthened our relationships with clients and suppliers, having provided them with measurable benefits. We pride ourselves on our ability to be forward thinking with regard to new processes and areas for improvement, in addition to having the aptitude to consider and resolve problem areas prior to occurrence. Our management actively encourage innovation, from new ideas on techniques to alternative products and building systems, and this approach is supported by involving staff in training and development. This also extends to our technical partners that we engage on a value add basis. We have extensive experience in delivering BREEAM accredited projects on a variety of building schemes, particularly as a large proportion of our workload is for Public Sector clients. A significant number of our contracts are carried out on a design and build basis and therefore 8

we have direct control over meeting environmental issues in both design and site impacts, in line with the client’s brief and budget. We have completed a number of projects with a BREEAM ‘Excellent’ rating, primarily for hospital, custodial and educational buildings. We are also working towards achieving the strategic objective of Building Information Modelling (BIM) maturity as defined in the Government Construction Strategy. A timetable has been set out for achieving these milestones in advance of the government’s targets and we are working collaboratively with our design and construction supply chain to drive this implementation forward. Within the business we have established a dedicated action group of BIM champions which spans the estimating, design, operations and proposals departments and holds responsibility for driving our BIM objectives.

Shab Vasudevan, Director of Interiors

Shab joined Shaylor Group in 2008 as part of the acquisition of John Davies Interiors (JDI), where he held the role of Commercial Director. Continuing in the same role for Shaylor Group, Shab maintained his successful performance regarding administration of contractual matters and the financial management of key projects. Proving himself to be equally adept working on large framework programmes or delivering fast paced oneoff projects, Shab was promoted to the role of Director of Interiors in 2013.

My introduction to Shaylor Group was a very enjoyable experience as, although I was joining a new company, I had the support of bringing my whole workforce with me. Right from the start I could see that JDI and Shaylor Group approached projects with the same ethos regarding quality, programme and client care. The last five years have been truly exciting and I’ve been fortunate enough to have continuing opportunities to improve my career skills, culminating in my promotion to Director of Interiors. I’ve most enjoyed seeing how our presence in London, and the South in general, has grown at an incredible rate. I’m also particularly proud of the reputation and relationships we are building in the student accommodation sector. Becoming known as a specialist in your field is immensely satisfying, and I am working hard to see this reputation spread to every sector of work we deliver.”


Louise Anderson, Quantity Surveyor

Louise’s career in construction has taken her from Administration Assistant to Quantity Surveyor. In her current role, Louise is responsible for the commercial management of Shaylor’s small to midsized projects. Typical daily duties include preparing cost breakdowns, managing the subcontract supply chain, resource allocation and cost management. Louise also oversees the cost forecasting throughout the project life up to preparation and agreement of the Final Account.

I joined Shaylor Group in 2011, just after I’d become a Mum for the first time. Looking back, it was a very demanding time but the support from my colleagues and the company definitely made it easier. Right from the start I was encouraged to sign up for a Quantity Surveying and Commercial Management Degree, which the company arranged with the University of Wolverhampton. I attend university on a day release programme and have just started the final year of my degree. I’ve enjoyed every minute of studying as I’m able to quickly apply everything I learn to real life situations. Our Expertise

Frameworks Shaylor Group has an impressive portfolio of framework placements, and we are committed to adding frameworks to our client base in both the public and private sectors. We believe that prosperity will be created through continuing to increase our framework portfolio and understand that only by building relationships based on respect and trust can a framework be a success. We view framework agreements as platforms for stability, particularly with regard to visibility and ironing out seasonal-based downturns within the construction industry. One of our proudest achievements in the framework environment is being the only SME nationally to be appointed to the Ministry of Justice’s Strategic Alliance Agreement – a new six year framework that operates on a national basis with a maximum project value of £10 million. Our success in this area was built upon our appointment to the previous Strategic Alliance Agreement, which contributed over £50 million of turnover, at various secure locations across the central belt of England. Continuing our success in the justice and custodial sector is our place on a further Ministry of Justice framework for Minor Works. Awarded in 2011, this four year framework operates on a national basis with a maximum project value of £500,000. Following the successful delivery of numerous projects throughout 2012, we have been awarded further projects at various establishments nationwide. Our southern offices in Devon and London have also shared in our framework successes, with appointments to Cornwall Council Capital Projects Framework, City of London Minor Works Framework and East Sussex County Council Sustainable 12

Construction Projects Framework. In the Midlands, our Aldridge and Birmingham offices are serving further framework agreements with Cheshire East Council, Northamptonshire County Council and Birmingham Children’s Hospital. Nationally, we are drawing on local resources to deliver projects for RBS’ Cyclical Asset Investment Framework and also Mapeley Estates. Our single appointment status to the Mapeley Estates framework draws on our expertise in the internal refurbishment sector, and covers properties owned by the Inland Revenue, HM Customs and Excise, and the Valuation Office Agency. We are also a national presence on LHC’s Schools and Community Buildings Framework for general refurbishment works, being one


of only four companies to be appointed to the framework. This is a significant appointment as LHC is a centre of excellence for public sector procurement solutions and is used by numerous local authorities, housing associations and other public sector organisations throughout the UK. Our network of offices allows us to serve the LHC framework in the North, South, Midlands and Wales regions. Also on a national level, we are expanding our presence in the healthcare sector with our work on Spire Healthcare’s Refurbishment Framework, which covers 38 hospital sites across the UK. Typical works focus on refurbishment of reception areas, bedrooms and consulting rooms. We are also expanding our presence in the transport sector, with our appointment to the Virgin Trains Small/Medium Projects Framework. The framework focuses on improving facilities at the 17 West Coast Stations nationally, with projects ranging from small office and toilet refurbishments to relamping schemes.

Project Details Client: The Royal Bank of Scotland PLC Value: ÂŁ515,000 Duration: 11 weeks Location: Plymouth

Royal Bank of Scotland, Roof Replacement Works, Plymouth Replacement of the copper roof, installation of a new walkway latchway system and refurbishment of the clock tower at the existing Grade II Listed five storey building.

Project Description This scheme was awarded to Shaylor Group through our involvement with the Royal Bank of Scotland Framework. The replacement of roofing materials needed to be carefully planned to ensure the building remained water tight during the construction works. This was overcome by creating a secondary roofing layer, which was fully sheeted and waterproofed to ensure the engineers could undertake their works. The secondary roofing system was fully designed along with the main scaffold to the whole building. The scaffold design ensured that the roof could withstand the strong winds consistent with Plymouth. In addition to this, the scaffold was cantilever designed to provide a working platform at roof level without the need to install a full scaffold from ground level. This was a major benefit to the construction programme as it reduced the overall erection period.

Achievements • The barrel vaulted roof was covered in a patinated copper material fixed by traditional methods. To ensure the job was completed to a high standard we appointed the same family owned business who had completed the original roof works some 50 years ago. • The Grade II Listed clock’s gearing system is approximately 50 years old and is extremely delicate. We undertook the works around the mechanism and adapted the access ladder to the clock tower roof without disturbing the gear. • The works were undertaken in the centre of Plymouth with restricted access to the site. • Regular community newsletters were produced to keep local businesses and neighbours informed with regards to forthcoming works and the general progress on site. • This sensitive refurbishment project was delivered on time, to budget and to complete client satisfaction.

• The stair tower at each end of the building also required re-roofing, which was delivered by utilising a traditional torch on felt system. A new decorative handrail was also installed as part of this scheme to provide protection for people when they accessed this space and also to match the existing low level railings to the main clock tower. • The lightning conductor was removed and upgraded to current standards. As one elevation of the building sits closely to the busy traffic island, using a cherry picker to install the tape conductors for the main system was unsuitable and therefore had to be carried out by abseils. • A new man safe system was fitted to provide safe access onto the roof for cleaning and maintenance. The system was fully designed to enable safe and effective access to the entire roof.

Education and Student Accommodation Shaylor feels at home in the education sector, with a long and successful background of projects in primary, secondary, further and higher education establishments. Our work has ranged from local authority public sector works to forging relationships in the private sector. In 2012 alone we completed over £10 million of education projects. We recognise that working within an educational environment brings with it a special set of considerations that extend far beyond the project brief. Our history of partnering with establishments during our projects has seen us bring an added dimension to the typical learning day, rather than be an unwelcome disruption to activities. Our drive to integrate the construction process with student’s 16

learning has reaped benefits for pupils, teachers and our employees alike. We have supported learning objectives with project based presentations, site visits and work experience placements. We have also managed Health & Safety based competitions at a number of schools and donated prizes for winners. An example of this was at Salisbury Road Primary School in Plymouth, where we completed a five month project refurbishing a former school building to provide six additional classrooms. In order to find a fun and engaging way to promote Health & Safety, we ran a competition asking pupils to design a Health & Safety poster to raise awareness of being close to a construction site. Four winners were presented with new bikes by Head Teacher Neil Vasey and Shaylor Contracts Manager John Elliott. We have been active in the student

accommodation market for many years and have recently seen huge growth in the demand for our services in this area. Our growing relationship with The Mansion Group has seen us complete work on seven sites nationally to date, with more projects in the pipeline. We have an enviable track record in this area and understand the pressures clients face in achieving tight deadlines and maintaining revenues. We have a sympathetic approach in our dealings with tenants and by working with our clients have been able to successfully programme works in the close down and during term times limiting the risk to clients in the re-letting process. On campus, notable projects include revamping three floors of accommodation at the Maurice Foss hall of residence at Coventry University and works to improve and refurbish the nuclear physics laboratories and office space at the University of Birmingham.

Project Details

Bowman House Student Accommodation, Nottingham

Client: Mansion Group Value: £4 million Duration: 29 weeks Location: Nottingham

The redevelopment and extension of an existing 1970’s concrete frame four storey office block to form student accommodation.

Project Description The scheme comprised of the redevelopment of the building into 140 student accommodation studio dwellings, associated communal areas, common room, cleaners stores, bin stores, cycle stores, management suite and ancillary facilities, together with external works and drainage. To achieve the 140 studios, the existing shell was extended to the front façade with a steel frame structure and a rear low level brick extension. The works were designed to achieve the latest energy performance requirements. Part of the major works included constructing the lower level basement car park into the new ground floor level of the building, to incorporate the new common room, management suite and remaining bedrooms. New external works consisted of remedial works to the existing access road, car park and rear boundary walls. New front hard and soft landscaping included access ramps, stairs, tree planters, boundary walls, railings, aisles and footpaths with the associated drainage to serve. The new external envelope of the building has Ribbon rainscreen cladding panels on which the studio windows were installed, with the new front façade being cladded in a stone effect panelling system.

Achievements • The site was located on a busy one way street in the centre of Nottingham and surrounded by office buildings, residential dwellings, park land, a cemetery and a community church. Close liaisons with all residents were managed so that awkward deliveries and any possible noisy works did not impact on their day to day environment.

• There were minimal storage areas so individual tasks were programmed with fine detailing for the timing of material deliveries to site. • The project involved a fast paced programme with a client hand over deadline that was successfully met.

Local Community Initiatives and Gains The project included an agreement to provide opportunities to local trades and employees within the Nottingham Area. We met these requirements by employing local trades consisting of local sub-contractors, taking on three general operatives during the build, one apprentice and two quantity surveyor work experience students.

Harvinder Singh, Senior Estimator

A respected member of Shaylor Group’s work winning team, Harvinder is responsible for securing new contracts from the competitive tender arena. With over 15 years’ experience as an Estimator, Harvinder is highly competent in all aspects of tender pricing preparation. This covers the pricing of all elements on a labour, plant and material basis including the analysis of subcontractor quotations and the pricing of all preliminary costs.

I joined Shaylor in 2010 as part of the Estimating team, and thoroughly enjoy working in such a supportive environment. Every member of the team helps each other out. Our Operations Director is very hands on and always available to talk through ideas. To do my job well I rely on having trustworthy and established relationships, both internally and with our subcontractors. I work hard to build new supply chain relationships, and maintain existing ones, in order to receive the most realistic and competitive quotes for my tenders. The economic climate has definitely affected how I carry out my work. It’s become harder to win work as many firms have been slashing profit margins and buying turnover so I have remained focused on delivering value led tenders and helping our clients stretch their budgets that little bit further”.


Gary Bissell, Site Manager

Having spent over 35 years working in the construction industry, Gary brings a wealth of knowledge and experience to the project sites he manages. With extensive experience working in prisons and secure environments, Gary joined Shaylor Group in 2005 primarily to help develop our presence in the justice and custodial sectors. Since then, Gary has gone on to work in a variety of sectors, managing sites throughout the UK. As Site Manager, Gary is responsible for the day-to-day management and coordination of his projects, including direction of operatives (direct and sub-contract), Health & Safety on site, client liaison, services coordination, scheduling, programming and management of support staff.

I’ve spent the majority of my life working in construction as I love being outdoors and working closely with other people. I’ve built a good few buildings in my time but I particularly enjoy refurbishment projects, more so if they are carried out on a Listed building. I love seeing how a classic building can be restored to new build condition while also being enhanced by modern touches. My favourite projects are when I work on schools or on projects close to schools, as it’s fantastic getting involved with local communities and getting youngsters involved in construction. I’ve given presentations at numerous school assemblies and hosted plenty of site visits for pupils ranging in age from primary school to university students. It’s incredibly gratifying seeing the children take an interest in what we do, and hopefully I’ve inspired a few new careers in construction along the way”.

Our Expertise

Heritage Shaylor’s sensitive approach to heritage and conservation works, with the support of our specialist supply chain, ensures that we restore buildings to their former excellence, transforming the built environment. Our approach to delivering heritage schemes lies in our detailed understanding of this sector and our collaborative approach to liaising with designers and local planning authorities. Our expertise in this sector was recognised in the 2012 WMCCE Celebrating Construction Awards, where we were finalists in the Heritage category.

Projects in this sector have included the stone restoration at St Giles Church in Sheldon. The Church was built in 1330 and had little attention over the years. Our work involved replacing and re-carving many of the original stone features, repairing the church clock, installing feature external lighting and repairing the lead roof. The church and client both expressed their gratitude to our team for their attention to detail and the delicate manner in which we approached the project. Our work on the Kidderminster Carpet Museum saw the conversion of the Grade II Listed 19th century Stour Vale Mill into an


interactive museum environment dedicated to the carpet industry. The display of the museum’s collection of machinery, artefacts, photographs, archives and libraries spread over two floors of the mill originally constructed for carpet making. A Heritage Lottery Fund grant partially funded the project so work had to be carried out to exacting English Heritage standards. Similarly, in the retail environment, we successfully completed the external reroofing and conservation remedial works to Hornby Cottage Gift Shop for The Shakespeare Birthplace Trust. As Hornby Cottage is a Listed building, heritage materials such as hydrated lime mortar and oak panels were used and 150 year old leaded glass panes were removed, repaired and replaced. With the Cottage welcoming over 2,500 shoppers a day, the site team carried out all works without impeding the shop’s activities in any way. Further heritage projects included works at HMP Foston Hall, a Grade II Listed prison and the replacement of a copper roof at the iconic Royal Bank of Scotland building in Plymouth – also a Grade II Listed building.

The Shakespeare Birthplace Trust, Hornby Cottage, Stratford-Upon-Avon

Client: ​ The Shakespeare Birthplace Trust Value: £283,000 Duration: 20 weeks Location: ​ Stratford-Upon-Avon

Refurbishment and roofing works at Hornby Cottage Gift Shop for The Shakespeare Birthplace Trust.

Project Description The scheme involved carrying out external re-roofing works (two new roofs and patch repair) alongside conservation remedial works to Hornby Cottage, a Listed building. Internal structural alterations were made, along with an internal refurbishment and associated M & E works. The work was carried out in three phases. Externally, the work used heritage materials such as hydrated lime mortar. To the south elevation, timber repairs were made to imitation oak panels. 150 year old leaded glass panes were removed from the rear windows and repaired, and then replaced. Internally, all load bearing walls were removed, opening up the present gift shop to make it three times bigger than its existing size. New toilets were re-configured at the far end of the building. The vaulted cellar housed the archive room. In order to make the internal modifications, and due to the weight carried by the above floor, the cellar ceiling was supported whilst removing the load bearing wall as new steel structures were put into place. The new external envelope of the building has Ribbon rainscreen cladding panels on which the studio windows were installed, with the new front façade being cladded in a stone effect panelling system.

Achievements • The site had limited access as it is located in a pedestrianised area of central StratfordUpon-Avon. Supplier access was difficult, as was material access – which was only permitted at certain times of the day. All this required managing by the on site team. • The gift shop is open from 9am, so access to the shop could not be impeded in any way. Shaylor’s site team contended with maintaining the smooth running of the shop whilst it welcomed over 2,500 people per day, being the gift shop for the busy Shakespeare Birthplace Trust.

• ‘Eyes of the world’ were on the project as the building is regularly photographed and filmed by visiting film crews from around the world. A meticulous site was maintained at all times. • Sound proofing and dust proof barriers were created by way of stud walls to minimise the work activity noise and to maintain a clean environment within the gift shop.

Justice and Custodial The backbone of our work within the custodial sector is built upon our experience garnered under the Ministry of Justice’s Strategic Alliance Agreement framework. After generating £50 million in turnover over six years under the previous framework, we were delighted to be the only SME nationally to be appointed to two separate regional agreements under the new six year agreement launched in 2012. Within the first year of the agreement our contract wins included a £1.2 million roof replacement project at HMP Wandsworth, the largest prison in the UK, and a £500,000 project constructing a Treatment Disorder Centre at HMP Foston Hall female prison in Derbyshire. We are also proud to be part of the Ministry of Justice’s Minor Works framework, which operates on a national basis and covers projects up to £500,000. Under the first two years of the framework agreement we were awarded 20 projects in total ranging in location from Sussex to Hertfordshire. The types of work awarded 26

under this framework sit ideally within the skill set of our Repair & Maintain division, making us a very competitive force within this arena. Our work at Bedford Magistrates’ Court, awarded under the MoJ Minor Works framework, was particularly well received. This complex project involved various works in a live judicial environment. Elsewhere in the justice sector we have continued our longstanding relationship with the British Transport Police (BTP) with a number of new projects including the £2.1 million fit out works of the new BTP premises at Birmingham Gateway, New Street Station. In addition we have completed works on both Phase 1 and 2 of the refurbishments to their central Birmingham offices. These projects


compliment our portfolio of schemes for the BTP adding to the fit out of offices and reception areas in Cardiff, Wolverhampton, Manchester and Ashford, in addition to the complete refurbishment of a fire damaged police station in Peterborough. Returning to our ‘blue light’ roots, we carried out an extensive fit out project for Cheshire Police Authority, on their newly built Tactical Training Unit. The project involved fit outs to standard areas including the reception, offices, kitchens and break out areas in addition to creating mock cell and bar scenarios. The mock bar also consisted of an engineered joist and plywood roof to provide a viewing platform. Within the same vein, we also carried out refurbishment and external works to the Police Training College in Ryton on Dunsmore for the Central Police Training Development Authority.

Ministry of Justice, Roofing Works and Internal Refurbishment, Bedford Magistrates’ Court A complex project involving various works in a live judicial environment. Daily live programming and planning ensured the team were adaptable and responsive to the sensitivities of the environment.

Project Description The project scope initially covered remedial works to the roof including slating ridge tiles and glazing works. The client was so impressed with the site team’s performance, that further works were added to cover minor internal works including WC refurbishment and escape windows.

Project Challenges • Works took place in a live court environment; it was essential that court proceedings took place as normal. • Scaffolding was erected inside court rooms and had to be carried through the entrance/foyer with as little disruption as possible. • The team operated on restricted working hours so as not to disrupt normal court proceedings. This involved mainly working early am and late pm shifts and all through the weekend. • The team had to work with traditional materials, namely Westmorland slate. Sourcing this at the correct sizes was a challenge in itself.

• Shaylor needed to source specialist Lead Workers and specialist Man Safe Systems. • Works included installing lightning protection and pigeon nets and wire. • Erection of the scaffolding proved a challenge in itself as it had to be erected cantilever over the river.

Leisure and Retail We have varied and exciting involvement with the leisure and retail sectors, having worked with retailers, private leisure providers, local authorities and educational establishments on projects ranging from lecture halls and theatres to the home of Coventry City FC, the Ricoh Arena. We are particularly proud of our Ricoh Arena project, which entailed the construction of 41 bedrooms in two areas of the arena - 34 in the South stand and seven in the North stand. The entire works were carried out in a live hotel environment in addition to having to cater for the other activities of a busy sports and conference facility, while ensuring all those activities were not disrupted. Both sections of works were handed over on time with the seven bed area delivered two weeks early. Notably, 96% waste from site was recycled and diverted from landfill. 30

Our Repair & Maintain division has fared strongly in the retail sector with a number of dilapidation works projects at retail parks throughout the country. In addition to building new premises for multinational companies such as Starbucks, a highlight of this sector has been our work on the Royal Bank of Scotland framework. The framework covers the supply of construction services across the UK including all offshore locations for both retail and office environments. Shaylor is one of eight suppliers on this framework and we have worked on projects as far afield as Cardiff, Plymouth and the Isle of Wight. We have established a dedicated team within the company to ensure consistency of first class service delivery to RBS.


We again showed our proficiency with sporting facilities projects, with successful completion of a new hockey pitch and associated facilities for King Edward VI School Birmingham, an extension to the gymnasium facility at Newman University College and the construction of a two storey boathouse for Shrewsbury School. Our work on the Shrewsbury School boathouse was of such high quality that the project was a finalist in the Education category at Shropshire and Telford & Wrekin Councils’ LABC Building Excellence Awards 2013. Theatres also ranked high on our list of successes in the leisure sector, building on our previous experience in this area. Successfully completed projects include refurbishments of the Winston Churchill Hall in Hillingdon; the Bonnington Theatre in Nottingham; plus extensions, structural alterations and a complete refurbishment of the Compass Theatre, also in the London Borough of Hillingdon.

Ricoh Arena, Coventry Alterations and modifications to the arena to form 41 new ensuited hotel bedrooms for De Vere Hotels.

Project Description The project entailed the construction of 41 bedrooms within two areas of the arena; 34 in the South stand and seven in the North stand. All works were carried out in a live hotel environment as well as having to cater for the other activities of a busy sports and conference facility, while ensuring all those activities were not disrupted.

Seven Bedroom Area The seven bedrooms in the north wing were constructed in an area previously used as a store. The floor did not extend over the whole area so the bedrooms below had to be closed down to facilitate the flooring works. We were allowed five weeks occupation of these lower bedrooms, but subsequently returned them after only three and a half weeks. These seven bedrooms were handed over two weeks early.

34 Bedroom Area The 34 bedrooms were constructed over an area of the second floor that was previously a gymnasium. 32

To allow all rooms to fit in the zone, a mezzanine floor had to be constructed and as a result all the structural and flooring materials had to be brought in through an opening to the second floor in the curtain walling formed by the temporary removal of glazed panels. The innovative installation of the structural steelwork was successfully completed using Europe’s largest Hyab lorry. Additionally, very large diagonal steel bracing had to be removed to cater for storey height and these were replaced by substantial steel girders. These were also passed through the curtain wall and then assembled and installed from the floor. The scope of work was a turn key project whereby all furniture fixtures, fittings and equipment required in the bedroom and bathroom were supplied as part of the project, including curtains and bedding.


Achievements • Both sections of works were handed over on time with the seven bed area delivered two weeks early. • Complicated heavy steel girders were designed to be handled through a temporary opening formed in a curtain wall. • Additional works to the floor below to improve fire protection were carried out within contract period. • An acoustic consultant was engaged to enhance design of the walls and floors to ensure correct sound transmission was achieved through structures made slender by storey height issues. • A complete site shut down and removal of site accommodation was incorporated into the programme to accommodate the 2012 Olympic schedule.

• There were no reportable accidents and independent safety audits averaged 78%. • Achieved a Considerate Constructors Scheme score of 36. • 96% waste from site recycled and diverted from landfill. • Worked without disruption to the hotel or Arena activities.

Phil Davis,

Contracts Manager Phil joined Shaylor Group in 2009 as an Assistant Quantity Surveyor for the fast track delivery team dedicated to the Royal Mail Crown Office Refurbishment Programme (CORP). Since then he has worked on a wide variety of projects covering all sectors of the industry. During his time with Shaylor Phil has twice gained promotions, culminating in his current role. As Contracts Manager, Phil has overall accountability for a number of sites, from inception to completion. In the course of this he takes responsibility for the supervision of site managers and overall coordination of the supply chain. Phil also ensures efficient coordination of all subcontractors, staff, management of Health & Safety and compliance with environmental standards. 34

Assistant ICT Support Technician One of Shaylor Group’s youngest employees, Sam joined the company in 2011 in the role of ICT Apprentice as part of a work release programme with Walsall College while studying for his Level 3 Diploma in IT & Telecoms. Upon graduating, Sam was employed initially in a trainee role and later promoted to his current position of Assistant ICT Support Technician. Sam’s daily responsibilities include IT Help Desk support for all employees nationwide both office and site based, hardware maintenance including all mobile devices, and managing a hardware refresh programme.

My time with Shaylor Group has been a non-stop learning opportunity and I am fortunate enough to still learn new things on a daily basis. I am attracted by the constantly evolving nature of technology. It seems like new products are hitting the market at increasing speed and part of my role is to keep up with product releases to find devices that best fit the needs of our employees. We were also delighted to be appointed to Spire Healthcare’s Refurbishment Framework which covers 38 hospital sites across the UK. Typical works will focus on refurbishment of reception areas, bedrooms and consulting rooms. One of our proudest achievements in the Healthcare sector was the completion of the £6 million Royal Orthopaedic Hospital project. Locally, we successfully completed the £840,000 construction of a two storey building for The Stroke Association. The Life After Stroke Centre houses several core national and regional functions of The Stroke Association. It offers services for stroke survivors and their families and carers locally and regionally, with training facilities for people from across the UK. Life after Stroke, Two Storey Extension and Main Entrance, Bromsgrove The construction of a two storey building to form a main entrance which linked two existing buildings.

Project Description The scheme comprised the conversion and extension of existing buildings to provide new facilities for the Stroke Association, a charity providing support to stroke victims. We constructed a two storey building to form a main entrance which links two existing buildings. The existing Old School House and adjacent 1980’s block were re-configured and refurbished and a new link canopy from the car park to the main entrance was installed. The facility now provides the fundraising regional office in addition to teaching, counselling and meeting areas. Building aesthetics were improved by a new feature glazed atrium style reception. 38

Achievements • We were aware from pre-contract stage that local neighbours were concerned about the impact of the centre on the locality, both during construction and afterwards. The project team attended a meeting with neighbours and the client team before work commenced. • Works were then managed so as not to cause a nuisance to neighbouring properties. We regularly liaised with neighbours for ongoing comments and consistently received positive feedback. • Access to the site was restricted but managed so as to enable deliveries to be facilitated.

• Value Engineering Cost was a major issue and we worked with selected products as far as possible to provide savings. Alternative solutions were also agreed to provide cost savings for Ironmongery, Roofing, Hand Railings and Roof Lights amongst others. • We maintained an exemplary Health & Safety record with a 100% accident free site.

Our Expertise

Industrial and Commercial Our expertise in the construction and refurbishment of modern commercial and industrial units covers a broad range of projects in terms of size, design and construction value - each one tailored to suit the particular needs of our varied client base. Our continued successful relationships with blue chip clients has led to a number of negotiated new contract wins. Calthorpe Estates, DTZ and Royal Bank of Scotland are just a few of the serial clients who have contributed to our success in this growing market sector. We returned again to work on 54 Hagley Road, this time for Mercia Real Estate, carrying out refurbishment works to offices over five floors of the building. The project comprised of a Category A fit-out of approximately 2300m2, eight lift lobbies and two toilet blocks in an occupied sixteen-floor building. This is the third project we have completed on this bustling city centre location, with our experience and skill at working within a live operational office tower being commended on each occasion. 2013 also saw Allianz Insurance complete their septet of contracts with Shaylor for enabling works and refurbishment projects in Lancaster and Nottingham respectively. Coba Europe completed their hat trick of Shaylor contracts with two new projects in Leicestershire – an extension to an 40

existing industrial unit amenity block over two storeys and a new build warehouse with integral office accommodation. We had previously constructed a warehouse for Coba at the site in Flecknoe in 2008, a project which was extremely well received by the client. New relationships were also forged in this sector, most notably with Western Power Distribution. We have carried out five projects involving the refurbishment of former warehouse buildings into BREEAM rated local depots throughout the Midlands and North East. Typically, each depot included a large open plan office, internal workshops and stores, locker rooms and welfare accommodation, IT and conference rooms, an external concrete service yard and car parking for


up to 100 vans plus complete replacement of the roofing and external cladding, all within a typical programme period of nine weeks. Our relationship with Western Power Distribution is such that we were named winners in the ‘Integration and Collaborative Working’ category at WMCCE’s Celebrating Construction 2013 Awards. Jaguar Land Rover were also added to our list of new clients, and following our impressive performance on site a strong relationship has already been formed. In carrying out the £1 million fast track removal of the South Works area production track, the Shaylor team completed works a full week ahead of programme. Project Description Shaylor were one of three contractors on a national roll-out programme and delivered up to three projects simultaneously carrying out schemes in Telford, Grantham, Lincoln, Hednesford and Nottingham. With a pre-construction period of less than two weeks and a contract period of only eight weeks on some projects, with design development being carried out as work progressed, we had a challenging task. Demolition contractors were employed directly by the client and were still working on all projects when we took over the site. This meant that works had to be well coordinated and potential Health & Safety issues closed out early. The discovery of asbestos at certain sites added to the list of difficulties which we successfully overcame. The general scope of works included roofing and cladding, structural steelwork and mezzanine floors, external works, including new roadways, car parking areas and re-grading of embankment areas to the perimeter of the sites where necessary. The majority of the key work packages included ‘Contractors Design Works.’ Typical packages procured on a design basis were for above and below ground drainage, external cladding, mechanical and electrical installations, final connections (such as to structural 42

steelwork) and precast concrete floors. All schemes had new windows, new resin flooring, acoustic partitions, fully fitted toilets and kitchens, racking to storage areas, subceilings, external bunded storage, vehicle charging stations, new lighting columns and energy saving lighting. Completion to programme was the key factor for the client and the end date was immovable under any circumstance. Long and short term programmes were employed and were reviewed by the project team daily on each site, to monitor progress. These were monitored daily by conference calls with senior management within the business. This enabled speedy communication of risks and actions to deal with them. Several large variations were encountered during one project as a result of issues with the existing structure. This led to revised fuel storage areas and entrance systems and


the removal of asphalt flooring which was replaced with specified epoxy floor finish. These variations were accommodated into the contract by re-programming and reallocating resources as issues arose. Western Power had a number of their own specialists who were required to carry out works during the construction process (specifically IT, racking and alarm infrastructure) and we worked with them to deliver areas early to allow their works to progress.

Achievements • To deliver the projects within the time constraints we set up teams to enable double shift working weekdays, with full shifts on weekends. • Only preferred supply chain members were employed due to the absolute need to meet the project completion date. • Design Coordinators and M & E Coordinators were assigned to the projects to identify and close out potential design issues. • Health & Safety audits were carried out at short term intervals to identify improvement areas. • Interim Customer Satisfaction Survey scores (taken four weeks into the schemes on Grantham and Telford) were marked at 80% satisfaction for quality of service. Similarly Hednesford scored 80% and Lincoln scored 90% for quality of service. • Achieved BREEAM ‘Very Good’ rating for Hednesford project. • Considerate Constructors Scheme scores consistently averaged the upper quartile across the schemes. Transport We have measurable experience in this sector and have been involved with all types of works under the transport heading. Railway infrastructure, bus stations and the Metro system all fall within our wide work experience. Rail transport has become a prominent area of work within our transport portfolio as our divisions continue to develop their relationships with Network Rail, First Great Western, Virgin Trains, Centro and the British Transport Police. Positive relationships with these clients has encouraged a healthy flow of on-going works comprising of small works, fit out of holding cells and offices on the stations, 44

refurbishment of Listed buildings within stations and The National Stations Improvement Programme (NSIP), a programme for the enhancement and improvement of stations for First Group. Our work on the NSIP saw us upgrade the existing customer facilities including waiting areas and customer information rooms on a number of stations in London. Our flagship projects within the rail sector have been on the Birmingham Gateway at New Street Station. Working with Mace, we undertook several projects including the formation of temporary crew locker rooms, the design and construction of a temporary food safe environment for cross country catering to relocate from their previous location, and most notably,


the ÂŁ2.1 million refurbishment of the newly built offices and custodial suites of the British Transport Police (BTP). We were able to draw upon our experience in the Heritage sector for our work at Reading Station. The scheme involved the first phase of works for the Reading Station Area Redevelopment and was seen as project critical. Works involved the relocation of existing office occupants within The Three Guineas pub (a heritage building) and full refurbishment of the vacant office areas and kitchens, toilets and general areas of the pub. We have also enjoyed framework success in the transport sector, with our appointment to the Virgin Trains Small/Medium Projects Framework. The framework covers projects valued up to ÂŁ350,000 and is focused on improving facilities at Virgin Trains locations along the whole of the West Coast route.

The Three Guineas Pub, Reading Station The provision of standalone temporary accommodation sited on Station Road, Reading. The scheme covered the relocation of existing office occupants within the heritage building and full refurbishment to the vacant office areas, kitchens, toilets and general areas of The Three Guineas pub.

Project Description This scheme was the first phase of works for the Reading Station Area Redevelopment and was seen as project critical. The transfer of train operating employees and catering management allowed for the part

demolition of the heritage building and the refurbishment of the remaining original building section. Works released the enabling elements for the major platform upgrade works which in turn started the ÂŁ600,000 Area Redevelopment Scheme. As part of the temporary accommodation erection, the road servicing Reading Station required a major road reconfiguration with diversions and closures which lasted for the entire station upgrade. This element of the scheme was project critical and was delivered on time with no incidents and to the satisfaction of all stakeholders.


Achievements • The temporary accommodation was located on the main station approach and required significant interface with all project stakeholders in conjunction with the local council, bus and taxi operators. Tenant occupation was achieved with no disruption, allowing business as usual after a weekend move. • Phase two was carried out while The Three Guineas pub operated business as usual with the essential power supply upgrade being undertaken and completed in a seamless process.

Health & Safety Manager After becoming interested in Health & Safety while working in the rail industry, John has spent the last 15 years developing and implementing strategies to achieve excellence in Health & Safety, Environment and Quality (HSEQ) for employees, clients and members of the public, both in the UK and abroad. John is highly experienced in the development and delivery of HSEQ training programmes and courses, and specialises in subcontractor selection, approval, risk profiling and monitoring of performance.

I joined Shaylor Group in 2012 with my first challenge being to implement and manage the systems which led to our certification to BS OHSAS 18001:2007. During that process I learned that HSEQ procedures are already deeply ingrained into the daily working practices of my colleagues. As a Health & Safety Manager, you aren’t always welcomed warmly on site, but I’ve found this not to be the case with Shaylor. When they see me, our site managers understand they have the opportunity to gain first class advice on how to manage Health & Safety on their site, and they draw upon my experience to find solutions which best fit their needs. I am now focusing on our environmental performance, where we already perform strongly, however I would like us to be even better and gain a reputation as industry leaders in this area.”

Health and Safety We are proud of our Health & Safety record and remain committed to providing the highest level of Health & Safety across all sites and offices. A dedicated Health & Safety team work across all levels of the business to advise, implement and continually improve our performance. We have extended our capability with the appointment of additional safety advisors to undertake an increased number of workplace Health & Safety inspections. In 2012 we successfully developed and implemented a new Health & Safety Management system across the business and were awarded OHSAS 18001 certification, an internationally recognised standard. We are committed to training and developing our workforce and have undertaken a significant training programme for our safety critical staff. The minimum requirement for all operational staff is the relevant CSCS trade card. A new initiative, e-learning training for skill based and Health & Safety training

including manual handling and asbestos awareness, has recently been implemented. We operate an open, two-way communication channel for Health & Safety affairs using a range of media including SiteLink forums, safety committee meetings, formal training, safety alerts, newsletters and tool box talks. We are long standing holders of Achilles Link Up accreditation, the required standard for undertaking construction works on the railway infrastructure. This accreditation illustrates our commitment to driving up standards whilst helping us measure and improve our performance. We utilise a number of key performance indicators to monitor our Health & Safety performance. Our performance figures continue to improve. Our Accident Frequency Rate for 2012/2013 reduced by 53% from 0.84 to 0.40. With respect to our proactive actions, the number of site Health & Safety inspections increased by 10% with our average scores improving to 72.6%.

Our People We take immense pride in our reputation as a friendly, family run business. We invest in our people, giving them the support they need to reach their potential and deliver exceptional quality every time. We are extremely proud that in 2012 we became one of only 40 companies in the West Midlands, and only 200 across the whole of the UK, to achieve the Investors in People Gold Standard. We were commended for recognising the benefits to both employees and employer of a successful work life balance, for implementing an effective communication strategy and for showing commitment to staff development through a variety of professional and personal development programmes, as well as informal coaching and mentoring. We have also been awarded the Best Companies 2013 ‘One to Watch’ award and have previously been named as one of their ‘Best Companies to Work For’. Our

aim is to develop a workforce that has the ability to cross skill, ensuring we can provide a flexible and adaptable resource to meet individual client and project demands. We have extended our range of flexible working options in order to help us achieve this. Investment in training at all levels has been maintained. We are currently supporting a number of apprentices at various stages of qualification including day release and site experience. We are a training partner with the Chartered Institute of Building (CIOB) which assists employees in gaining professional qualifications and chartered status. In addition to this, we also signed up to the Jobs and Skills Pledge at Birmingham Gateway, New Street Station. The initiative, launched by Network Rail, is supported by Mace and Birmingham City Council and aims to promote positive behaviour in supply chain work packages, maximising access to jobs and skills opportunities for local unemployed people.

Our Communities We engage with a diverse range of communities and are committed to building long term beneficial relationships. On all our projects, we seek to make a positive difference through our actions and activities. We have a strong track record of working with schools and place great emphasis on building links with teachers and pupils whilst we are working on site. We introduce children to the world of construction via workshops, site visits and work placements. Recent school initiatives have involved presenting Career’s Day workshops on the Construction Industry to Year 10 pupils at Brownhills School, and gifting four new bikes plus 100 Key Stage 2 curriculum support workbooks to Salisbury Road School in Plymouth. The bikes were awarded as prizes for the winning pupils of a ‘Health & Safety’ poster design competition. Our chosen charity for 2012 was Birmingham Children’s Hospital (BCH). Both site and office based staff whole heartedly threw their support behind this very worth charity and funds were raised through football matches, a cycle ride and a number of other activities. We also replaced corporate gifts at Christmas with BCH Christmas cards. These initiatives resulted in us presenting a cheque for 56

£10,000 to Helen Bell from the BCH Fundraising Team at our Aldridge Head Office. We are continuing to support cancer sufferers with our current chosen charity ‘Beating Bowel Cancer’, and employees have begun to plan fund raising activities, including participating in the Virgin London Triathlon, throughout 2013 and beyond. Equally, we encourage and support staff in their own fundraising activities. Senior Quantity Surveyor Paul Dorrell, a Shaylor team member for over a decade, embarked on a nine-day challenge, trekking and rafting from coast to coast in Costa Rica and raised over £10,000 for Help for Heroes. Paul is an active member of the Territorial Army and completed a tour of duty in Afghanistan in 2009 which was supported by Shaylor Group. His position was held open for the 12 months he was away from the business. Two Head Office based ladies also received very generous support from colleagues when they entered Race for Life events. Rounding out a year of charitable actions, a team of five supported the Movember challenge in 2012 and grew moustaches in order to raise vital funds and awareness for men’s health, specifically prostate cancer and testicular cancer.

Lee Cash,

Quantity Surveyor Lee has spent his entire working life with Shaylor Group, having joined the company in 2002 straight from school. One of our biggest success stories, Lee was initially employed as an apprentice carpenter and worked his way up through the trades while simultaneously studying for his HNC and then BTEC qualifications on day release programmes. After being encouraged to enrol for a BSc (Hons) in Quantity Surveying with Birmingham City University, Lee’s hard work paid off when he was awarded a First Class Honours degree in Quantity Surveying in 2013.

Lynne Fitzgerald, Senior Buyer

Lynne’s career as a buyer in the construction industry spans more than 20 years. After joining Shaylor Group’s Procurement team in 2011, Lynne quickly gained promotion to the role of Senior Buyer thanks to her wealth of knowledge and experience in sourcing the best quality, cost effective materials for each site. Lynne plays a key role in the overall profitability of the projects she works on, due to fluctuations in the cost of raw materials required, while also ensuring that all materials are project compliant and accord with statutory guidelines. The main coordination point for many projects, Lynne liaises with suppliers, site managers, quantity surveyors and estimators on a daily basis.

Over the course of my career I’ve always remained focused on delivering the best value possible on each product I source, which ultimately will contribute to the company’s success. I love working with people; I have to get to know who I’m dealing with, whether they’re suppliers or site managers, and build relationships with them. I enjoy negotiating over costs but am also fascinated by new products and seeing how building materials are evolving. I know I’m respected by my colleagues, particularly on site, as I always question the orders that come through in terms of quantities and offering more cost effective alternative products. I consider myself lucky as I learn something new every day. New materials and products come out daily and I also learn from my colleagues and our suppliers.”

Our Environment Sustainability is paramount to our business. We endeavour to deliver increasingly sustainable solutions to our people, our customers and the environments in which we work. We operate an Environmental Management system and are ISO14001 accredited. Our construction teams are empowered to continually strive to reduce waste emissions and negative impacts for each and every project. We achieve this through a number of measures and policies derived in tandem with our ISO14001 objectives and Corporate Social Responsibility policy. As a business we are committed to reducing our impact on the environment and have a number of initiatives and targets which allow us to manage this process. We benchmark our supplier’s capability through our approved supplier process, providing guidance to them on achieving Shaylor’s high standards and targets. We work with subcontractors and waste companies to reduce the level of waste produced. From 2011 to 2013 an impressive 97.28% of our construction waste was diverted from landfill, with this ratio being upheld moving forward. We ran a pilot scheme to measure the 60

carbon footprint of our projects at King Edward VI School and King Edward VI High School for Girls, Birmingham. This included site cabins selected for their eco-friendly credentials with increased insulation and movement sensors for lights and heating. The projects also utilised Construct CO2 software to monitor and measure carbon emissions. This allowed us to re-engineer the construction processes, logistics and systems to minimise our footprint. The results were included in a national Construct CO2 database. Maintaining natural wildlife in the areas surrounding projects is increasingly important to our clients and the local communities impacted by our work. As company policy, we conduct ecological surveys, contaminated land assessments and consider impacts on local biodiversity. Through our operations we have the capability to reduce our impacts through better design, development and management of our projects.

Our Suppliers An efficient, flexible and committed supply chain is an essential part of our business and our aim is to develop strong long term relationships that are mutually beneficial. All suppliers must meet the high standards expected by Shaylor Group in order to join our supply chain database. Suppliers are vetted prior to use, and this includes their own quality systems and competence, as well as review of environmental credentials and performance, financial probity and Health & Safety systems. We continuously monitor their performance by a number of quantitative methods. To remain on our approved supply chain database, suppliers must also demonstrate adherence to our CSR values and competence in all areas of their business in line with our ISO9001 Quality System, HSEQ management 64

system OHSAS 18001 and ISO14001. These encompass Health & Safety, Environmental systems and local employment initiatives where applicable. We actively engage with our suppliers on the development of enhanced sustainable products and services.
