magine all of the benefits of living in a detached home with none of the obligations of homeownership.

It seems like something that millennials and empty nesters could only dream about – until now. Avanterra Wolf’s Crossing, which will consist of 148 beautifully crafted, detached, single-family rental homes, broke ground in December 2021 at the southwest corner of Wolf’s Crossing Road and Douglas Road. “We’re thrilled it’s coming to Oswego,” said Dan DiSanto, village administrator for Oswego. “They see something special here with so much growth and development, and one of our major goals here in the village is we want diverse housing and not just single family. We want a mix. We have apartments for rent, single family homes for rent, maintenance-free ranch homes and larger single-family homes, affordable single homes.” Among the new homes, 65 will be threebedroom with 52 two-bedroom units, 22 four-bedroom units and nine singlebedroom homes. Home sizes will range from 899 square feet to 1,861 square feet on a total of nearly 23 acres. Average rent costs begin at $1,830 for the single bedrooms and upwards of $3,070 for the four-bedroom homes.

Continental Properties, which is responsible for bringing this project to life, already has had a great deal of success in Oswego with The Springs, which it didn’t take long to fill. That development process began in the fall of 2017 and three years later, its 280 units were at 94% occupancy. “They’ve been incredibly successful,” DiSanto said. “And based on that success, they came forward with Avanterra.” One- or two-car attached garages will be provided for most of the new homes, which are geared toward singles, young couples, families, empty-nesters, cohabitators and retirees with a projected median income upwards of $78,000. And while providing homes for new residents, Continental Properties expects those residents to boost the local economy with increased spending at existing local businesses and retail businesses estimated to be around $10 million annually. All homes will feature private yards with fenced yards available. The community will feature walking trails throughout, with tailored recreational space including a pet playground, pet spa, car care center and a clubhouse.

The proposed 2,000-square-foot clubhouse will feature large multipurpose space with a pool, sundeck, grilling area and a 24-hour resident fitness center. As a single-family rental home community, Avanterra will have a 24hour maintenance staff onsite as well as full-time leasing agents and property managers. While Oswego has good reason to be excited about Avanterra coming to town, there are several other developments going on as the village is booming with residential and commercial growth. DiSanto said the Redwood Apartment Townhomes are expected to begin construction in 2022, that the Piper Glen development of single-family homes was recently approved and that the Hudson Pointe residential subdivision is awaiting final approval this spring. In addition, DiSanto said Gemini Senior Living has a concept for the development of 48 senior housing rental units at the southwest corner of Wolf’s Crossing Road and Douglas Road, and that Shodeen Development continues to transform the downtown area with the mixed-use The Reserve at Hudson Crossing. “The first building is up and doing really well,” he said. “Hopefully they break ground on the second building soon.”
