Commercial & Residential Options Growing in Frankfort

Growth and change are a part of a vibrant community, and Frankfort continues to serve as a draw for those seeking business opportunities as well as proposals to better serve the residents. During the annual State of the Village in April hosted by the Frankfort Chamber of Commerce, Mayor Keith Ogle presented updates and information on the developments in the community.

Since approved by voters in 2018 and in effect starting in 2019, Frankfort has a non-home rule municipal sales tax. In 2022 Frankfort collected $10.99 million in sales tax and it serves as an important source of revenue for the village.

Frankfort continues to grow with new projects and developments. Construction of the Oasis Senior Living on the southwest corner of Route 30 and Windy Hill Drive is underway. The project, which includes a ranch-style building with four interior courtyards, will serve as an 82-unit assisted living and memory care facility.

Another approved project that is under review is the Misty Creek Townhomes at the Northwest corner of Laraway Road and 116th Avenue. The Flaherty Builders project is a proposed 32unit townhome development with the addition of a pet park built on a portion of the site.

This spring was also the start of construction on the Everbrook Academy, a daycare center on the site of vacant land at 11031 W. Lincoln Highway. The construction phase for this project is slated for completion by the end of 2023.

One of the commercial developments that was recently completed is the Homestead Center, at the southwest Corner of Laraway Road and Wolf Road, which would provide approximately 9,000 square feet of commercial space for multiple tenants.

And there are several more projects on the table for review by village leadership and village staff in the coming months, including renovations and redevelopment for 15 Ash St., in the downtown that would provide retail and office spaces around the bowling alley at the location.

The village leaders approved an

8,500-square-foot, multi-tenant commercial building on a portion of what is currently the western portion of the Prairie Park parking lot. The proposed tenants include Senso Sushi, Nautical Bowls, Rustic Knead and Growing Smiles Children’s Dentistry.

The Bridge Teen Center, a nonprofit based in Orland Park, has proposed re-utilizing a vacant office building located at 21420 S. Harlem Ave. to create Thrift Home & Restoration, a new retail store selling used furniture and home décor in an attractive upscale environment with proceeds supporting the organization.
